The top floor suite (#11) is to die for. It has truly spacious terraces on both sides. Wonderful for relaxing in the mornings and evenings.

we realized early on that this is a locals spot, more than a tourist spot, and there is something…read moremagical about that when traveling abroad. the property is secluded and it is easy to relax away from the city noise in the lush gardens each with their own spa pool or intentional space. the hotel rooms are comfortable and in keeping with the building exteriors, very rustic. must mention the service levels which are high, notable mentions for niko {check in) and also gabriele & georgia (front desk) who have gone above and beyond to enhance our stay. we will definitely be trying this hotel/spa brand again on our travels.

The biggest negative about this place was a super small shower with a slippery floor in it, I slipped and fell once as I stepped out of it--so be careful. The breakfast was well stocked no matter what time we came down and the staff was friendly. It had some meats, cheese, cakes, croissants, coffee, and juices. They arranged a flat rate 45 euro taxi to the airport for us which was perfect.

The property is scenic and overall gorgeous... offering a waterfall cascading into a pool, many terraces with seating, and almost every part of the grounds offer great views of the beach/sea. Once you get down to the beach, this resort is located near the end. Worth checking out the small cave. Otherwise you can walk a couple kilometers along the sand to the other end, where there is a public beach. I prefer lounging in the sand or playing in the water, however there are many sun chairs to lounge in while you soak up the sun. The breakfast buffet served daily was delicious. A large selection of pastries, cheeses, cured meats, fruit, fresh squeezed juices, cereals, and also a hot food option (just order through one of the many kind staff members). Did not eat any other meals during our stay at this property but did enjoy apertivi on one of the terraces. Highly recommend this place. Quality service, paradise like oasis, and perfectly located between the towns of Sperlonga and Gaeta to enjoy exploring both areas. **if wedding venue planning, recommend checking this place out. A wedding occurred during one night of our stay. The staff decorated the grounds beautifully for the reception and neither our stay or the wedding party was disrupted by one another.

It was one of those "buy the ticket then figure out when you're going" situations (if anyone else does that...). Luckily, this wound up being a great decision. The Relais is the quintessentially charming Italian getaway we were hoping for. The staff is exceptionally friendly (and for the most part speaks nearly perfect English - a major plus when your Italian is as cringe-worthy as mine). They really were fantastic. Be forewarned, the resort itself is about 35-40 minute drive from the actual city of Perugia. There is basically nothing on-site except their passable restaurant and a small spa. It's perfect for people who really want to unwind, but not ideal as a home-base for touring the area. (One half-star off for this.) The restaurant on-site is OK, but honestly was one of our least favorite meals in Italy. (Another half-star off for this.) We wound up going down the street several times to a small place called La Locanda del Colle; you will absolutely need a reservation because it's tiny and DELICIOUS. My recommendations if you pass through and decide to stay in the area: brace yourself for the most unbelievable views, morning and night. It's truly breathtaking! Also, if you are looking for a wine tour, we really liked Gusto Wine Tours. They are local and regularly pick folks up from the Relais. (No Yelp page so just shouting out here!)

The ground alone are breathtaking. The food, exquisitely prepared and lovingly supplied. The service kind and helpful and the rooms spacious and comfortable. They even have bath tubs such can be a rarity anywhere. Orizio, the gentleman whom took care of us at the restaurant in the mornings got to know us in just moments and anticipated refills for our beverages and remembered or likes for our second day there. He and the beautiful chef worked diligently to create a peaceful relaxing space for u to enjoy their many delightful bites, making our mornings something g we looked forward too! The waters of course were so relaxing and the grounds spoke of years of history and breathtaking serenity as well as beauty. I would defiantly stay here again.

It's also just a few blocks down from the famous Villa Malta Keyhole -- a definite must see as it showcases St. Peter's Basilica beautifully. It's a gorgeous hotel. Walking through ivy-covered gates, you feel like you've been transported to Wonderland. lol. The path towards the dining room and other hotel rooms is sheltered by their many fruit trees and and plant-covered awnings. It's quaint and almost breath-taking. I didn't actually do any of the booking plans or anything like that since I was there for a retreat/conference and the travel company had taken care of all of that, but I had no issue checking in; and when we requested separate beds, they were more than willing to accommodate. The staff is extremely friendly and courteous. Need anything and they're ready to help. Be sure to try the fresh-squeezed orange juice offered in the main lobby -- they're made from the oranges that grow right in the garden! They have mandarins too. The room was lovely. The beds were comfortably firm and everything was beautifully furnished. It felt very opulent and classic. The view wasn't that great (looked out onto the back alley/garbage), but I never looked outside, to be honest. Nice bathrooms -- a jetted tub (didn't use, but some of the other guests said they had issues with their jets), full-standing shower, toilet, bidet, the whole enchilada. They had minor mold issues though, in one of the ceiling corners; it's an older hotel, so I brought it to their attention. The dining room/bar area was nice. I loved that their breakfast room was a greenhouse -- you could enjoy the beautiful atmosphere whilst enjoying your meal. They servers were very attentive. Complimentary international newspapers were available as well, if you wanted to catch up with the world. FREE WIFI! That was a blessing since I didn't want to buy an international plan for a four day trip. It was fairly strong everywhere but the dining room. My only reservations about the place would be that bathroom mold and the lack of proximity to shops, restaurants, etc.; everything is a 10-15 cab ride away, but it would be nice to have some nightlife nearby.

The…read moreone I got to share with my two teenage daughters was three single beds with no padding on the beds so the springs poke your back, no art on the muted yellow walls, broken lights so you can enjoy all the lights on or none, air conditioning that barely gets cool, one dark window with an alley view and the faint smell of someone's old perfume. The electric key keeps flipping so there's no lights essentially unless I want to stand by the door and hold the key in place. This is not a "4 star hotel". It's like a motel. There's no space to walk as in maybe 6" between the bed and the dresser with our suitcases. I asked for help and after three visits to the reception I was offered free breakfast I'm extremely disappointed

Breakfast is included. The variety is limited and the warm parts re Luke warm. Not quite American standard but typical European breakfast. The restaurant can be rather busy. We had a great stay. The hotel is close to the main rail terminal, a Horst walk from pantheon, colosseum, ... A great oasis for the explorer.

Admittedly, I was a bit worried given the mixed reviews but we arrived in Frascati, phoned the villa and they were at the train station to collect us within 10 minutes. Our room was phenomenal, on the fourth floor, with sweeping views of the entire valley and on both days we were there we could see the Mediterranean (wow!). I spent a lot of time just gazing out the window! We spent some time sunning on the lawn by the 'pool' (very small and frigid in September) but enjoyed lawn bottle service of local Prosecco with simple snacks complimentary with the bottle. The interior and exterior of the building itself are meticulously maintained but the grounds are a little plain. No biggie, just notable. We chose to dine at the in-house restaurant that evening to relax and save ourselves a walk into town. The food was okay but nothing spectacular and the service was harried because they had more guests than they expected. Again, we had local wine which was the highlight (along with the fabulous dessert). The breakfast in the morning is quite nice. Simple but very diverse and yummy. All in all, we felt this place was a good value ($80 rooms was what we booked) for the 'special' factor that it had.

The hotel is located quite a distance away from the city centre. It is therefore a good place to stay if you travel by car, otherwise be prepared to spend some money on taxis. In summary, this is a stunning place at the first glance with some flaws when it comes to the details. I would, however, recommend a stay since the building itself and the views are really impressive.
