    I have been extremely disappointed with my experience with Ellis Real Estate, particularly with how…read morean ongoing HVAC issue in my apartment has been handled. I moved into my apartment in May and immediately noticed that the back bedroom was significantly warmer than the rest of the apartment and had little to no airflow from the central AC. Since then, I have submitted five maintenance requests and had multiple visits from maintenance and an HVAC contractor. The bedroom vent was eventually confirmed to be disconnected from the ductwork and was finally repaired in August, but the larger HVAC problem remains unresolved. Even after the vent was repaired, my AC has run continuously for more than 24 hours at times and has been unable to maintain 72 degrees in the apartment. During hot weather, the temperature has reached approximately 77-78 degrees inside, despite the system running constantly. My projected electric bill has also approached $300 for a roughly 1,200-square-foot, two-bedroom apartment. What has been most frustrating is the lack of communication and follow-through. Multiple maintenance requests were marked as completed even though the underlying problem continued. I have repeatedly contacted management, and after being told I would receive an update and repair timeline, I had to follow up again when no response came. Even after finally repairing the bedroom vent, management responded as though the HVAC issue had been resolved, despite the fact that I have repeatedly explained that the central AC itself is still unable to adequately cool the apartment. I understand that HVAC repairs can take time, especially during hot weather. What I find unacceptable is having to repeatedly ask for updates and explain that the same problem is still occurring without receiving a clear plan to address it. I have tried to be patient and work with management throughout this process, but after months of dealing with this issue, I am extremely frustrated with how it has been handled.

Timely communication and follow up has always been Ryan's strength. Ryan comes to the table ready to identify the issues and is prepared with good solutions. Now that we live out of State, we know we are in good hands with Ryan. Things that really stood out to me was his business practices. Royal Gate has excellent protocol starting with the screening process through to the Move In process. The thorough documentation and pictures taken at move in/move out is fantastic! This benefits both Landlord and Tenant. Honestly, Ryan is such a personable guy, he treats people with respect. Our tenants are happy. Did I mention Ryan has a construction background? He was able to give us valuable suggestions on repairs/renovations and ongoing maintenance. Ryan is also a licensed real estate agent. We used him on our latest sale and he handled it like a pro! I can go on and on but it really comes down to trying him out. We've been burned by Property Management companies before, I'm so glad we got off the last pirate ship and lived to tell about it LOL. It is a total 180 with Ryan! He gets the job done!

    They scam their tenants. After months of going back and forth about black mold and flooding in a…read morehome we were renting. I finally said we needed to move. They didn't have a property that accommodated our family so I was told by Rick and Andrea that they spoke with the owners and we could change our lease from a 2 year to a 1 year and we could move out. Ok great! We began to move out. Prior to us leaving Rick asked if I would allow people to come and view the property sure. I didn't care I wanted out because the mold was making my kids sick. After moving out and doing the final walk through with Rick he said everything was good I handed over the keys and left. Now after over 30 days I called and spoke with Ryan who is now the property manager that we did not receive our deposit back. Due to fees associated to us moving out. I assured Ryan I had spoken with Rick and Andrea and I was told we would not have any issues and with getting our deposit back as long as the property was in good condition. I also expressed to them I was trying to avoid having to take legal matters and add medical fees and more due to this issue. I had been battling them with the flooding and mold for the entire time I was a tenant. Conveniently every time I call Rick not Andrea is in the office. I'm so frustrated and I've had to do this with our previous landlord and took them to court and won our deposit and more because of how they ran a business. I was trying to avoid having it do it again. I've called and left messages no one returns calls you have to call multiple times. I don't understand how a company can run a successful business like this. It's sad some people don't know their tenant rights. Please before you rent from them or hire them know that they are a for profit company and care about the dollar over morals. I will update this review after the legal proceedings. Here are a few pictures of the condition of our basement. That we paid for monthly and was told it was a livable space. After mailing a certified letter of 14 day to return deposit or going to court. I was finally contacted by Rick and he confirmed what we had previously discussed and apologized for Ryan not knowing the situation. I will be getting my deposit back. It's sad that it had to come to this but I'm glad it has been rectified.

However, we wish we had read the reviews before signing with him to manage a single rental home. We had issues from the start when the contract was different than the terms discussed on the phone. It took significant time and effort to rectify while the house sat vacant. Numerous emails and voice mails remained unanswered once the contract was signed to get any kind of update on activity. We cancelled our contract and marketed the home ourselves. Within 3 days we had dozens of interested parties and nealy a dozen applicants. The home was rented quickly. We had placed $100 in our PMI account for future expenses when we signed the initial contract. We have repeatedly tried to contact Jeremy for that to be returned to us and have received no response. He signs his email "doing whatever it takes to earn your business". What a joke!
