Early experience: After getting three quotes from some of the top local roofing companies, Roofscapes stood out immediately. They were the most knowledgeable, the most transparent about pricing, and the only company that fully walked me through what a 1920s Craftsman home would realistically need. They were upfront about the possibility of plywood replacement and other hidden issues that can come with an older home (if you own an old Craftsman, you know the surprises and challenges that seem to come with every project! May I never see Knob-and-tube ever again). They also pointed out areas that had been noted in a previous home inspection, but none of the other companies even mentioned them. During the installation: The communication was outstanding. I received daily updates with photos, the amazing crew cleaned up every single day, and when we ran into insurance issues, they went above and beyond to help us navigate everything quickly. Back in 2021, I was told by my insurance company that I should be replacing my roof after I filed a claim about a few shingles that got ripped out from a storm. The roofer I used at the time for just the shingle replacement were nothing but a headache to where I literally had to hunt them down to ask why they didn't show up on a good weather day after weeks of delays due to bad weather. We recently hired Roofscapes NW to do a complete replacement of our roof after we discovered it was deteriorating badly due to improper vent installation by the original builder. Out of the five roofing companies we had out to inspect our roof and provide bids, Roofscapes NW offered by the far the most comprehensive and professional inspection and explanation of the issues with our roof. The inspector (Mike) was extremely thorough. He provided a detailed description of the condition of the roof and a variety of possible solutions. Rather than pushing his opinion on us ("you need a new roof" or "you just need a quick repair") he gave us the information we needed to make an informed decision for ourselves about how to proceed. He was super patient with our MANY questions and spent a lot of time helping us reach a solution we felt good about. Once the crew took over, the experience continued to be really seamless and professional. The project manager, Ubaldo, kept me informed every step of the way about what would happen when and also coordinated the other companies that would need to do work (we also had to have our attic remediated and an electrician come to install our new attic fans). He handled everything to minimize impact on us and checked in frequently with me to make sure I was happy with how everything was going. The onsite crew was fantastic. But it turned out it was very helpful to review the pictures/concerns/issues with the roof and attic so that I could understand what needed to be done. For example, our house is older and as such, it had wood sheathing rather than plywood under the shingles, which meant the entire roof wood need new plywood. (Otherwise, the shingle manufacturer won't warranty their product. ) At the time, we had gotten another bid which was lower, but they didn't identify this issue, which meant the price would have gone up after we'd signed the contract. It's interesting when you find a company that, if they do a good job, you will never see again. That's really what you're looking for in a roofing company . . . that's Roofscapes NW. When we figured out that we needed a new roof -- might have been the water seeping through some windows -- we asked around, looked at online reviews, and followed everyone's advice to "get three bids." All three companies had solid reputations, all had worked with friends in the past, and, considering the size of the job, the bids probably wouldn't be too different; all three representatives were straightforward and seemed to know what they were talking about. Jonathan Baldivino from Roofscapes NW was a little different than the others, though. First, before even climbing on the roof, he went into the attic/crawl space, looked in every nook and cranny, measured, looked at venting, measured some more . . . he was the only one who did this. After that, he climbed up onto the roof and started looking around . . . and looking around . . . and measuring . . . and looking some more. It was incredibly thorough and, when he came down, he calculated the bid right there. He talked to me about venting and what he felt we needed or didn't need, he talked about options and changes, and presented me with the actual bid. What I especially appreciated was that, right then and there on the bid, he listed the various upgrades and additions BUT was willing to tell me which ones I really didn't need and the one or two that might be worth it. He took his time, explained everything, and it was pretty clear from that point that I would be choosing Roofscapes NW. [When bids from the other companies came in, one was a little lower and one was a little higher. When I spoke with Jon about it, he pointed out a couple of the differences BUT was able to come down a little bit to help us out. In addition, they were able to price out some extensive work on the facia that would have to be done. All in all, I felt that I was being dealt with honestly and with respect.] Before we had signed the contract, we ran into a problem in our house. There was heavy rain and water was coming in through a couple of windows. (There were holes in the old roof so water was getting underneath and coming down the side of house BEHIND the siding.) I called Roofscapes NW -- I was about to sign the contract anyway -- and two hours later Carlos had come out and tarped the roof for us. This was great because, like every other roofing company, they had a number of jobs ahead of us and we were going to have to wait a little while for them to get to our house. The tarp never moved . . the water never got into our house again. When the time came to actually do the job, a small crew came, did the whole thing in two and a half days, did great clean-up, and were done. They were professional, they were careful, they were friendly, they were efficient . . . do I need to go on? Well, I will! Because there's one more HUGE detail. Early on the second day, Carlos came to the door to talk to me. He said that, after they examined all the facia that needed replacing, they found it didn't need replacing at all. There were some "tails" that we had always planned to cut off and there were two small pieces that would have to be replaced but even though this facia work was part of the signed contract, he didn't feel it was necessary, saving us almost $2000 in the end. We used this company to redo the entire roof of my house. Unfortunately few days later we had a night of high wind, typical in Seattle during the winter, and we lost quite few shingles because the rubber strip in them did not have the time to settle properly, you need quite few hot days for that but I did not know that before, I guess homeownership it's a constant learning curve!!. The company promptly repaired my roof but few shingles hit my car. Roofscape eventually agreed to pay part of my repair bill which was nice since ,technically, it was an "Act of God". However, I learned my lesson, never re-roof your house in winter, I could have waited few months, it was not an urgent job. Craftmanship was excellent and I recommend the company but, again, my advice is do not re-roof your house during winter season in Seattle unless you have an emergency situation!! read more
