    I did receive a response…read more Unfortunately, several statements in their message are factually incorrect or omit critical context, and I want to ensure the record is accurate. Their response states: "Earlier this year, an emergency water line repair was completed... As is common with this type of underground work, the disturbed soil must be allowed time to settle before final grading and turf restoration are completed." This does not reflect what occurred at Mapleleaf Drive. 1. The Work Done January 2026 at 490 & 492 Mapleleaf Drive Still has Indefinite Piles of Dirt. The excavation and water line work took place in January 2026, and the piles of dirt left behind at 490 and 492 Mapleleaf Drive remain untouched. These piles are now covered in weeds, have spread outward, and are a clear eyesore visible to every resident who drives past. 2. "Allowing Soil to Settle" Cannot Justify Leaving Dirt Piles for Years Your response implies that the piles must remain indefinitely because "the disturbed soil must be allowed time to settle." I would like Towne Properties to provide an actual estimate of what "a great deal of time" means, especially since Scott Losekamp stated this verbally. Realistically, these piles will not "settle" into anything usable. Without grading, compaction, and turf restoration, they will remain exactly as they are now--weed covered mounds of dirt. At this rate, they will still be here five to ten years from now, degrading the appearance of the community and lowering curb appeal. When I retire in 2036 - those piles of dirt will still be there. A permanent eyesore. Still supposedly "settling" from prior work. Years ago your facility hired third party contractors to remove the dead boxwoods. They just either pulled them out of the ground, leaving huge holes or just cut them at the base, leaving the trunk exposed. That produced numerous eyesores. In fact, just looking at the "work" they did in front of my condo was so bad, I went out to buy out of my own money two replacement Boxwood bushes to replace the damage. 3. Landscaping Damage Was Not Addressed Your reply states: "Tree trimming and removal work... including stump grinding where appropriate." There are tree stumps which have been neglected well over five years now, and prior concerns about these in meetings were raised, only to be brushed aside. 4. Bulk Trash and Compactor Issues Are Ongoing with Neglect of Stop Signs You mention that bulk trash "has already been reported for pickup," but this is a recurring problem. Items are routinely left outside the dumpster area, and renters frequently ignore posted signage. Reporting a single pickup does not resolve the ongoing neglect. I drove past the compactor last Sunday afternoon where there were two boxes and a garbage bag lying there neglected. Two days later they were no longer there, but this is an ongoing issue and I suspect this is from many of the new renters. In addition, there is the ongoing rampant disregard of the Stop signs at Maplefield. There is constant dangers revealed within the property. This can lead to either a auto accident or bodily injury from pedestrians or vehicles that cross that area with the stop sign and may end up being struck. This can also lead to possible litigation with Maplefield being named as a defendant. The end result would be court fees or fines eventually distributed to the residents who will have to pay the bill for the negligence of Towne Properties. I have addressed this three years ago and was rebuffed at the Maplefield annual meeting. Property management does not care about tenant concerns. The only real "concern" is that as long as tenants pay their HOA dues, that is all that matters. 5. Occupancy Concerns and Property Value Impact There are multiple condos now housing more than one family, with four to five vehicles parked in front of units designed for single family occupancy. There are people driving in their vehicles smoking marijuana in these new properties. This is not a minor issue. High density renter occupancy often leads to: * Neglect of property * Increased noise and traffic * Lower adherence to community rules * Declining property values for adjacent owners These concerns are not hypothetical--they are already visible in Maplefield.

I have sent emails and left messages to Kimberly with no response. Had a gutter issue since January, it has not been resolved, had to fix it myself. Our fee is almost $400 a month, this is unacceptable.

    As good as it gets! The highest recommendation!…read more We dipped our toe into being a landlord. We knew we wanted to go with a management company, so I researched about 5 of them. My experience at EquityTeam blew my the other experiences (which were good experiences!) out of the water. John returned my online inquiry within about 15 minutes. He was personable and easy to talk to. I had a hundred questions and explained everything was new to me. He answered everything in detail; you just get the sense from talking to him that he's an expert in his field. ET is local, which is huge for us. Some of the other companies are regional with offices in Michigan. We worked with John through the on-boarding process. He is awesome to work with. Always ahead of the problem. He had the house up and listed quickly and the property was rented within a couple of weeks. The high-level of service hasn't stopped there. John is available to answer all of my questions (I'm still new... so I still have a ton) and provides the same helpful detail that he did when I was still shopping for management companies. I honestly couldn't think of a better scenario if I tried. Simply exceptional managerial work from top to bottom for about 5 months now.

Our…read morerental home's lease was taken over by them about a year into my lease and immediately it was one inspection after another. The also will insist on putting electronic locks on the doors that anyone with access to their system can open and they will refuse to provide details about how this data is protected and stored. Very shady company and their employees will try to bully you into submission. They do not have a direct line to call and the robotic answering machine is incredibly frustrating. I also think it's important to consider how their rating on Google is solely due to landlords reviewing how much they love their management. Avoid at all costs!!!!

    I was a tenant of Sns management when they sold the property and Prosper took over. The company…read morestarted out with big promises that changed very quickly once tge building was occupied. The management was in the office everyday and within a few weeks was down to no days. The tenants of Section Rd apartments were and are not a priority to this company. The company immediately changed the place our water was being provided thru not giving us a chance to pay off the previous company before billing us for the new rate and route. We were then told that we would be receiving a trash can for concierge service 2 days a week. It was not presented as an option and we would be charged for this service. From someone that took out the trash everyday and sometimes has more than one bag, this service was really not needed. When I moved out i was under the previous lease and did not want to sign with them. Of course had to sign a lease for 1 month and was charged almost double after all the fees. 30 days after moving out I was charged for things that should have been considered wear and tear. where can you stay somewhere for 2 years and everything is perfect when you move out like it was when you moved in?? And they don't even know how things were when we moved in because the previous owners never shared that info with them. Elevators never worked, there were issues with the water ALL the time. Carpeting in the halls were filthy and the communication was nonprofessional. We were nickel and dimed under prosper and this was not the greatest transition of power. I will never make a choice to rent from them!!
