Anywhere in their footprint I will be a customer of theirs. Selling was most recent and more fresh in my mind. In the space of 8 weeks, I was able to contact them with intention to sell, accomplish all the necessary tasks to list, list, inspect, fix, close, and be very happy with our results. There are a few factors for this, and most are a result of the team's work. Very quickly I was able to get their stager in the door to break down for me how to present the house best to sell, and very importantly the priority of those projects, in case you don't have six months to work with. In mine, we thought that market timing would be a significant factor and sooner was better than later. They also had recommendations on hand of people to accomplish some of the work I needed where I could not myself. They had data on hand when I considered renting as opposed to selling, and advised me on the impact of living in the house while selling vs going thru the extra expense/effort of completely moving out. When the house was ready to list, again the photo/listing process was quick and effective, including 3d modeling and walkthroughs online, which I found very helpful on the buying side. During showings and negotiations they made the process straightforward & the house was under contract in a couple weeks. Throughout their communication was great & were also fun to work with. They were responsive to my questions and appreciative when I was as well. Electronic documentation is now the way of the present, driving across town to sign something is such a waste. We went back & forth over text & email which is always easy. In the end, the decision of whether & which realtor to use is a tough one. In my case at the end of the day I ended up much better with than without. You can't ask for more than that.

If you have taken a tour of Savoy or recently moved-in you will undoubtedly be bombarded by the…read moremanagement team to provide a 5 star Google review. Don't do it. This is their way of getting 5 star reviews before you have had a chance to interact with them for an extended period of time. Wait to provide a review until you move-out. This will give you more time to determine how Savoy West Chester (Hills Properties) truly operates. The management team is exceptionally good at being very friendly before and immediately upon move-in. Just read the other reviews...they are from people who recently took a tour of the property or recently moved-in. Then compare those reviews to the reviews provided by tenants that have moved out. You will see a vast difference in opinion.. Move-out becomes a problem if you have to break your lease and move out early. They tell you they have a "waiting list" and ask you for "accelerated" rent payments. They tell you they will refund any amount if they are able to place a new tenant before your lease expires and since they have a waiting list, that time period is typically 2 weeks. My 3 neighbors moved out at least 3 weeks before any work was even started on 2 of the units. If you need an honest opinion of Savoy don't rely on this review or anything you hear from the management team, with the exception of Taylor. Taylor is great to work with and has a great personality. Come by the place and talk to the 3rd party cleaning crew and ask their opinion of the management team. You will be amazed at what they have to say about the management team. There are plenty of other decent apartments in the area. I would encourage everyone to consider those first. You will regret staying at Savoy in the end. Again, please, please, please don't give them a 5 star review until you stay here at least a year or more and have had a chance to see how they handle move-out! What have you got to lose? Also, before signing the lease, ask them what the "Lease Break Fee" is and get it in writing. As mentioned before, working with Taylor was great. I can't say that about the leasing staff. Forget about calling the corporate office. The regional manager can't seem to return emails or phone calls. She gets the manager to do her dirty work. Shame on Savoy West Chester and Hills Properties.

I'm writing this review of Josh House and Realiant's services after 3 years of using them to manage…read moremy rental property in Burlington, KY. In that time he let my property go to a Sheriff's tax sale. My property now has a tax lien against it because Josh failed to pay my property taxes, three years in a row. Josh claims he never agreed to pay my taxes, even though I have an email from his office manager saying that they would (and I had a phone conversation with him about it). Josh claims he never received the tax bill and would've paid it if he had, even though somebody in his office forwarded the tax bill to me with a fresh stamp and label with my address (an address that the Boone County real estate department does not have). The original bill had his office's address on it and was sent pre-sorted first class. I sent him a picture of the bill with a new stamp and label, and his original address, and he still said that it couldn't have been his office. When I asked him to pay my late tax bill, he refused to pay the late fees for with the tax bill that he failed to pay. Then he said he would not pay the tax bill at all unless I wired him money to cover it, because it was more than the income from a single month's rent could cover. I now have several hundred dollars in fees from the tax lien holder who has the right to foreclose on my property if I don't pay his fees. I have fired them without another property manager in place because I simply cannot trust them at all. I'm now spending my vacation fixing Josh's mistakes. I have to pay off this tax lien, then find a new property manager. Also, he charged below market rents for my property. The absolute worst mistake I've ever made in real estate is working with Josh House and Realiant. Never, ever hire this clown.

The unit I received did not look like it had passed a proper inspection, with multiple issues that needed attention right away. The most concerning was the laminate wood flooring, which I asked to have replaced before moving in--but instead I was told to wait weeks, creating a huge inconvenience. Even now, after repeated follow-ups and chasing management, the flooring work has been left half-finished because the work order was incorrect. On top of that, several other work orders (tub drain, window screens, door jams) were started but never completed, some lingering for more than a week. For a place marketed as "luxury apartments," the first month has been frustrating and far from luxurious. I expected better quality control and management responsiveness.
