Unfortunately my lease is not up until October so I am stuck until then. Summary: Rent: Rent stated online will not be the rent you end up paying (add $100) Leasing: At the end the first year I asked if I could switch units early because I did not like my unit, they said sure. Cost $1,700 to move into a completely empty apartment in the same complex 2 months early. Package deliveries: You are on your own there. They have parcel pending but lockers are always full and deliveries will be strewn across the floor. In the past 2 years I have had 5 packages stolen either from my front door or the parcel pending room. This is a complex that you need a fob to get into so basically your community is stealing your items. When I asked the office to email the community about the stealing or asked what can be done here was my answer, "I cannot help that there are horrible people out there." Broken knee: Cleaning company did not put wet floor signs out, slipped on the wet floor, broke my patella. As a result, I was fired from my job because I had to have surgery the same week I was supposed to be at a conference. I was without a job for 4 months and almost became homeless. Responsibility goes to the cleaning company not the complex but here is what the insurance company offered me after all that I went through, $25,000. My medical bills alone were $16,000. So what a great insurance/cleaning company is working here. WARNING; DON'T FALL ON UNMARKED WET FLOORS AT ROOSEVELT ROW APARTMENTS. Homeless, crazy people outside my window: I know it comes with the territory however, the first floor is not where you want to be here. Most recent: Some man on drugs screaming right in front of my window for 2 hours. I work from home and was trying to wait it out in hopes he would move on but he stayed there. At one point he realized that I was in my apartment and started hiding behind a tree and peeking in my window over and over and over again. I had to call 911. (And this is only 1 of at least 5 different times this has happened. Someone is outside my window for hours screaming and not one person managing the complex has a clue. Fitness room: Whoever purchases the treadmills has no idea what they are doing and it seems they are buying consumer treadmills meant for in home, not gym use. The problem is that when they break, they are left broken for months. Here is the danger. When the up and down button for speed is broken and you you push to go up 1mph, it goes up by 5 or 6 mph. I almost fell off the treadmill when that happened and again DON'T GET HURT ON THE PREMISES OR YOU ARE OUT OF LUCK. Garage: I pay $25 a month for the garage. I got in an accident and while waiting for the insurance check, I had it parked in the garage on the 2nd floor in a spot that I pay for every month. Get a text one day that my car cannot be in the garage taking up a space if it is not functional. I have to move it or be towed. The ordeal of moving it was a lot and I got my insurance check 2 weeks later. BikeS: I have a bike that I bought for $50 to get around downtown so I am not driving everywhere. I asked if they had a bike storage and yes, they do for $10 month which makes absolutely no sense. So within 5 months I have paid for the bike again. I called around and checked other apartments in this neighborhood and all of them offered bike storage for free. So if you intend on having a bike here, know that it's $10/mo to store which, for a college students, and I am not one, that sucks. Garbage: Unfortunately I live right next to the garbage room, One Monday the city did not pick up the garbage. I told the office they said they would handle it. Wednesday, the city did not pick up the garbage. I told the office a 2nd time, they said they would take care of it. The following Monday, and mind you this is a 4 story apartment complex, no garbage pick up. So essentially 1 week of garbage was falling from the 3 floors above me and it blocked the entrance to the garbage door on the first floor. (btw, the blocking of the 1st floor door happened on the Wednesday of that first week) 3rd time to the office. In the meantime people on the first floor are throwing their garbage all over the garbage room with no where else to put it. As a result stuff was oozing all over the floor in the garbage room, the stench in my unit became unbearable and I ended up with gnats that even after pest control still to this day live in my unit. The pool is the only redeeming quality about this place however, it is closed off and on all the time and don't try going out there on a holiday weekend unless you want the twerk party in the pool. STAY AWAY FROM ROOSEVELT SQUARE. THERE ARE A TON OF OTHER OPTIONS AT THE SAME PRICE POINT read more

Played in my face they denied my application and said rent grow did it and when I contacted rent grow they said we provide the information it's up to the apartment to accept it only thing on my credit report was a dam Netflix bill and a chime credit card that's it with great rental history no evictions no criminal record nothing they played with my time went right down the road and got approved looked at the rental requirements and the place I got approved for they had a even more strict credit requirements so idk what's the deal but hey bless to be paying less some were else great location April was nice just didn't work out read more

Have lived here for a few years now. Just wanted to shout out Corey from maintenance as he's always been super responsive, polite, and professional on the requests we've put in. We do miss Jordan from the front office as she was our main point of contact over the years, but the new staff have been just as helpful. Location is great with plenty to do and relatively safe, albeit the few people that wander into our neighborhood early morning and late night. But that comes with the territory of any downtown area. Amenities are good (public pool, weight room, etc.) that come standard in most complexes; although, unsure of the change to locking up the terrace view which was previously free to being by reservation only now (upwards to $200/hour!!! from when I last checked). I lived at Roosevelt Square for 4 and 1/2 years. Although my apartment was old and small, I really enjoyed living in that community. The neighbors are so nice! Our dogs became familiar w/each other. The location is perfect. However, my APS bill was crazy for the small space because the windows are not energy efficient. I asked if I could put window tint on but that wasn't an option. So the cost of living there is equal to larger, newer buildings. About 2 years in or so we got a new property manager and the building went to hell. I lived in Building A- referred to as Cellblock A by residents. Cobwebs hanging in the doorways & hallways, doors with broken or no hinges giving full access to homeless people, no communication, no preventative maintenance. Everything she does is reactive. Like the palm trees in the pool area needing to be trimmed. Happens every year, right? Well she waited until After they shed during Memorial Day weekend, covering the pool with a disgusting layer. She shut the pool down for a week afterwards, while children were on summer break and stuck in their apartments. Oh! The elevator in Cellblock A was broke for a month during this summer's heatwave (2023). No communication about that! I had to carry my senior dog down 3 flights of stairs in that heat. Twice stumbling upon a homeless person camping out in the stairwell. One was even so comfortable that he set up a hammock. In an area that is supposed to be locked and secure. If you're considering living there because rent is lower: Stop. Add about $150 for APS in hot months. And ask to tour Cellblock A. This complex steals rent from military servicemen. I would not recommend renting here. We provided over thirty days' notice that we needed to vacate, as required by the Servicemembers Civil Relief Act, but accidentally paid an extra months' rent due to autopay. We vacated the apartment on time, returned our keys, etc., and Roosevelt Square said they would return our extra month's rent. After we vacated they said they changed their mind and refused to return our rent. We have been trying to get our rent for two months, and they now refuse to answer our calls. Where do we begin? My husband and I are coming up on our move out date, this has been my experience with Roosevelt Square from December 2022-November 2023 PROS: Great location close to Roosevelt row: not too close but close enough to have quick access to great local spots and the light rail! Just updated the gym equipment this October thank god! Nothing worked before! Maintenance comes quickly when things are broken or need repair and the maintenance guys are very kind and helpful! CONS: Dirty & dangerous: the grounds are filthy and covered in cob webs and dirt. Each building is referenced as "cell block a, b, or c" by many residents rather than by building letter. The homeless community loves to sleep in the garages and on the benches outside ! Many residents here have dogs due to being close to Portland park and unfortunately many people curb their pets right onto the building and entryways- this means in the hotter months the whole complex wreaks of hot dog urine! The apartments themselves are very dirty too, we moved in and were told it would be clean but I had to delay my move in and hire my own cleaners before I felt comfortable moving my things in. It's still nasty because they just paint over the previous residents. There is literally hair that does not belong to me or my husband painted into the walls and baseboards. Parking: They will also tow you so fast in those garages, even with my sticker and monthly payment to park in the garage and still got towed! If you have friends or family coming to stay advise them to find street parking and wish them luck. Amenities: they just updated the gym but for majority of my time here the equipment was broken and low quality. The pool is just fine- no hot tub and the chairs kinda suck. (Don't lay flat for tanning) also very weird having so many apartments looking right into the pool area, I've had many weird situations of residents just gawking at my friends and I to the point that we left. There is no business center or anything of that sort, best bet would be the coffee spot across the street to have a place to sit and work. read more

Location is great! Overall, my experience with move-in is less than acceptable in my opinion. A week prior to move-in, I emailed the leasing staff to request a specific time I would be able to obtain the keys to the apartment in order to coordinate scheduling movers. I did not get an email or a call back so I went ahead and scheduled movers for the morning of move in. A day prior I was able to schedule with the leasing staff for the morning. The day of, less than an hour prior to the scheduled time to pick up my keys, I get a phone call reporting the apartment has not been cleaned and I would not be able to obtain my keys. Despite having scheduled movers for a specific slotted time. I had to reschedule my movers for a later time and paid fees associated with this as well. I was able to obtain a credit for a days worth of rent which is nice but not enough for the hassle and lack of communication. When I received my keys, the cleaning lady was still cleaning the apartment. Trash on the floor and in terrible condition. I completed my move in checklist and provided photos via email. The cabinets were peeling and in terrible condition. I was not expecting the apartment to be in this condition and was not what I was shown in the tour. I have emailed several times asking about what will be done about the condition of the apartment with no response whatsoever. Fast forward to the middle of my lease, the apartment wreaked of marijuana from my neighbors to the point where everything I owned started to smell like it. Tried contacting the office with no response. During move out, they had the nerve to ask for a renewal and when I decided not to they asked why? I forwarded them my initial email and surprise, never responded. I spent weeks cleaning my apartment and was charged $175 for carpet cleaning and pet deodorizing... but the apartment was in trash condition when I moved in? Don't be fooled by the location. Truly. The pandemic stretch was tough for urban dwellers of multifamily apartment compounds like Roosevelt Square. One of the questions many of the unemployment offices asked was, "Do you feel comfortable leaving your home?" No ... I had a lot of intense mental strife with that question. I did not feel comfortable with or without a medical-grade mask over my ears, nose, and throat. LOL I thought at first it was used to keep me from catching something from you . I am socially distant pretty far out there to start with, so no worries there. But, I have a light case of paranoid schizophrenia as well as a number of other random mental health snags that never have had me in the position of being eligible for the formal disability under the social security system we have in place. For such a potentially needed safety net, I found out in a crystal clear light the setting was going to have to be negotiable ... patience with all forces of humanity and beyond was paramount. I felt the need like never before to micro manage every corner turned of my budget, planner, and attendance to well being. Without a very understanding ear, I know at this point I'm up the creek without a paddle, but that is not the treatment I've enjoyed here at all. Roosevelt Square was the one "security blanket" I trusted I could count on when all that confusion hit. MY PLACE ... I had to put myself in it and flipping survive my dude -shrugs- it is what it is. But that even to this day there has not been a single upset peep out of them for my many, many extra grace periods and slips in following the hardline contract. I'll be honest, the way they have treated me was a godsend. I danced in the living room on some days (the blinds closed per the daunting talent spew LOL); I got misty eyed many times on others feeling the awkwardness of the lockdowns as a single person with no map given. As to how to hustle a way through it, I tried to think of what it was like back when we had polio ... or the previous pandemic early in the 1900s. I tried to be a good citizen and go with the flow of traffic in a way. I will say a fear of death haunted my little living space, not a mental hell exactly, but one of the guys on my trivia team died of Covid. A few distant friends of friends I knew and loved had passed; some grand parents I heard about are no longer with us including my maternal grandmother, etc. Also ... I lost my job because of the corona virus hitting that first week of March, and I was therefore on a VERY sketchy budget that THANKFULLY included the stimulus checks and the difficult to stretch unemployment penance. We sacrificed A LOT during the worst of it, and I understood that thing about those elders who survived the Great Depression sort of in a 2019 and beyond sorted way. This was just the way things would be for a bit, I shrugged it off and rolled with the punches the best I could. So as not to bring to light anything negative to this extreme with no corresponding balance due, please know that I have decided there are VERY FEW places on Earth I'd rather have been during such extremely unsettling times and uncharted territories than this complex under this current management. This apartment community was my rock ... even though truly I developed several nasty personal habits (Kroger brand ice cream is only five bucks a gallon ... I spent hundreds LOL!) in effect the powers that be who ran this place during the shake-up truly did their duty and kept this ship afloat so in tandem there was what seemed like a seamless transition to and fro alongside me basically freaking out and hiding in my shell with all due hope and respect. To this day I am TRULY GRATEFUL the Berkshire/Roosevelt teams came thru on that ... a dutiful triumph we've enjoyed conquering this sick virus. It is a trophy award that is blurry and abstract with regard to exactly who put in the time and service but quite worthy of mention nonetheless we'll be singing when we're winning, I consider that I did not have to be hospitalized, but in a way the leasing and maintenance office staff to me were like the medical personnel - deserving of these accolades for sure! There were many days that passed where I was so upset my mother had trouble empathizing beyond emojis and hearts on iMessages. Both my parents who live several states away gave me a massively loving support system remotely by way of zoom, texts, and prayer. This included the general nod toward not moving ... staying the course until this blows over perhaps was the unspoken sentiment as I am working on my masters. I believe we have come out of this vicious storm finally despite the fact we are still hovering in sad numbers with the elderly and afflicted. We really have overcome the adversary it presented and we have done what we always do. Humanity survived the lost years through laughter and tears, fears and doubts! We will report to future generations that we made it through the storm. read more

What a great place of tranquility, peace, fun, animal-loving place, while creating a community by the pool to hang out with a gym next door to burn off those calories and a 4th-floor terrace where you can hide to write on your novel. And if you are tired of being by yourself, you can stroll over to the multiple cafes, bars, or restaurants, hang out and meet new people. And if you have been there more than twice, the staff at these places make you feel like you are at home and a regular. What more could you ask for? Not only that, the staff at Roosevelt are service-oriented and doing their utmost to make you feel at home. Their joy, professionalism, and service-oriented mentality are what create this great community. I especially want to give a shout-out to Mechelle, who went beyond her duty to help me. I had signed up for the place unseen. I got an apartment facing Roosevelt street, which was too noisy and too much flood light streaming into my bedroom (ordinance requiring the light), unfortunately making the place less than optimal. Mechelle helped me locate a place that fit me perfectly, and the transition from one apartment to the next was as smooth as you could wish for... I look forward to creating memories and moments in this idyllic place in Phoenix. read more

We have been living at this community for almost a year now and we love it! It is nestled right next to Roosevelt Row, but not too close (no rowdy crowds down here for First Friday, for instance). I can easily walk or take the light rail to work, concerts, local events, and sports games. Our unit is spacious and quiet. The front office staff, particularly Jordan, are phenomenal. If we have a quick question or maintenance request, they immediately jump into action. Jordan conducted our initial property tour--she was thorough, super friendly, and answered all of our questions. The community hosts regular resident events, including a Christmas party, and invites food trucks down for weekday dinners. One of my favorite amenities is the pool! There is also a great fitness center. I have recommended this community to friends, who now live here too. I plan on staying here for the foreseeable future, and recommend touring the community if you are looking for a great place to live in downtown Phoenix! read more

Updated: I lived here for a full year. Pros / Cons - The location is great, very decent area and amenities around it. / thought it's not the busiest part of downtown it can still be very noisy at night and it's hard to sleep with the window open. - price wise it's not the most expensive complex in downtown for all the benefits / not cheap either, specially considering the size of the rooms and unless you get the renovated option (more $) you'll use dated water damaged cabinets. - they never increased the rent while I lived there / they did charge a LOT for fees. Lease base price was $1350 I ended up paying $1550 + internet + APS + insurance. I left the apt impecable but they still took $290 from my deposit for 'light cleaning' and 'carpet shampoo' - "pet friendly place" / with a huge cost. They market themselves as pet friendly but remember you'll be charged $500 in fees right away + $50 extra /month per pet. If your not that pet friendly you must get used to the hard urine smell on the sidewalks all around each building and dog poop everywhere. They do clean sometimes but it's not enough. - the building condition is partially nice. courtyards, terrace, gym are ok. Gym was fully renovated once. / unfortunately, in-building hallways staircases and elevators are never cleaned, and when they are, it seems like a 5 year old cleaned them with a muddy mop. It looks very bad most of the times. Spider webs, bad smells, etc. Gym is ok but we had a huge rat coming out of the ceiling once, most treadmills didn't work for 5 months until they renovated it and after renovation it was like 3 months with no hand soap or paper towels. - the personal in the office is ok but not great. Honestly, I understand it's downtown and you don't know what kind of person can come through that door, but at least be nice. We don't bite. - the apt is fine on the inside, all carpet though. I think it sucks but I understand it helps with noise insulation, at least I felt that. I never had any trouble with bugs or anything like that. Overall, if your planning to make Roosevelt square you're home for a while, it is a good place if you can afford it, you just have to get used to things that can happen at any other complex, it's just that this one's kind of nicer and has cool things to do around. read more

This place is pretty controversial. You either love it here or hate it. I'm with the latter group. This place is run by a big corporation and the property managers have one job, squeeze every last cent out of you. If you do deal with these people, have everything in writing. The most frustrating part of this place is they charge for everything. Sure they charge for things like parking which are normal, but utilities are split up among tenants and then you have to pay them a management fee. They use valet trash which is an additional charge you can't back out of. Receiving packages is even something you have to pay for. Some of this is pretty normal, but when they close half the garage for maintenance, you wonder what're you paying for. There are other stupid things they do too. Like when you move in, you have to park in the red zone across the street and carry everything. So if you move in on a June Saturday wear sunscreen. Not to mention, the emails about safety when they won't even fix the broken doors/gates. No wonder cars keep getting broken into. The apartments are ok, but covered in damage. Why do they even have maintenance? The only real advantage this place has is the location. But, when a bunch of non-tenants are parking in the garage it starts to get old. I can go on and on about this place, but at the end of the day, they don't care about you. People have been complaining about this stuff on Yelp for a while now and the property managers look and respond to reviews, but nothing has changed. This place is horrible. I went there in November of 2017 and applied for an apartment. I was in a hurry to move from Oregon and the people sat on the application decision. I ended up getting another apartment in the area. Months later I spoke with the manager at the time and she promised me I would get my app fee back. Its now almost 2 years and I am still waiting. Not a safe place to live. Look at the crime statistics before you consider. There is no guest parking at the property. Your guests must find city or paid parking elsewhere. The towing company makes regular visits. You cannot have any branded work vehicles in the parking garage. There are no cameras in the common areas. Auto break ins are a regular thing. Ladies please carry some form of self-defense on the property especially inside the parking garages. The gates of the parking garage were rammed and damaged beyond operational. It took the property weeks to repair. Basic building maintenance is deferred. Fire doors are not maintained. I had to file complaints with the city to get corrections made. The dumpsters for Fez and the coffee shop are overflowing on a regular basis. As it turns out, the homeless are happy to dumpster dive for what you didn't eat. A Scottsdale officer was shot serving a warrant in the property adjacent. It took the property days to cover gang signs on the exterior. I had thousands of property stolen and thousands more in vehicle damage. Don't believe the bogus 5 star reviews. Parents, please do your research on the property and the crime before considering the property for your college students. read more

I just renewed my lease here for the fourth time and I must say, it is a great place to live. The location is great, and you have many options around you to do things throughout the day. The community itself is quiet with a good mix of people and generations. It is a downtown property so if you are looking for complete silence at night, you will hear some of the hustle and bustle of downtown. As far as the staff goes, they are all great. I have never had a negative experience with the leasing staff or the maintenance staff. They are very courteous and responsive. I have dealt primarily with the managers Mechelle and Christine and they are both rockstars. Mechelle and Christine thank you for everything with my renewal! I am a resident of four years with Roosevelt Square and unfortunately I do not recommend this complex. The location is unbeatable, great amenities and amazing local businesses at your doorstep. However, the leasing office's current staff is ill-equipped to handle any issues that arise and do not communicate with tenants on a professional level. Parking here is an absolute nightmare. The leasing office has a toxic partnership with a towing company named "AZ All City Towing" and it tows its own residents at the expense of their residents. Neither company takes responsibility and the fees are astronomical to say the least, let alone a waste of time. For the price we, as tenants, are charged monthly, the least we could be provided with is a secure parking area. And quite frankly, the leasing office could strive if it bothered to offer their residents a standard level of customer service and effective problem solving solutions. read more

While the apartment homes may not offer the newer finishes or updated amenities that other downtown communities might, the neighborhood that IS Roosevelt Square with it's three square blocks and east coast vibe offers comfort and easy access to the downtown community that you won't find anywhere else. JT Turner was amazing! He was so patient with me and helped me so much! Honestly everyone in the office was very helpful and nice! I love the building and all its charms! The neighborhood is so quiet but yet steps away from the hustle and bustle! I have a dog and he seems to really enjoy our walks to the dog park, it runs along the front of the complex. The neighbors seem to be friendly, no complaints. The unit it self is perfect LOVE MY WALK-IN CLOSET & it was CLEAN to move into! (No crazy scrubing before unpacking. Just finished moving our stuff into our new apartment and have been really happy with the building and its staff so far! Everyone that I've come across (leasing office, grounds crew, valet waste service) has been kind and accommodating. The unit was meticulously cleaned and we have always found it easy to find answers to our questions or get help when we needed it. The whole process of viewing, leasing and moving has felt safe and professional during the pandemic, although I don't recommend relocating at a time like this unless absolutely necessary. The leasing agents (Mechelle and JT) have been very helpful and attentive and we are really pleased with the whole situation. read more
