Been living at Roosevelt Square for about five months now and I have loved it. Apartments are very nice and a great value for a downtown location. It has a great location you can basically walk everywhere downtown and has a light rail station right outside. The pool is awesome and stays really cold during the summer. Most Saturdays there are a lot of tenants at the pool so it's great for meeting people. The maintenance team does a great job and is super quick. If you submit a request it is filled within 24 hours at the latest. Usually it is fixed an hour or two after it's submitted. The front desk ladies are fantastic as well very nice and always willing to help with anything, especially Jordan. Really like this complex. read more

We're relocating from San Francisco and were looking for a place that would take 2 cats, had a flexible lease, a great Arts District location, and nice amenities (pool, fitness room, good outdoor space). Roosevelt Square met all the criteria, and as a bonus also has 4 electric charging stations for our car. Mechelle in the leasing office was super helpful and made the process very easy, much of it done online prior to our actual move. Travis was very helpful too. Mechelle and Travis are also very supportive on the phone and have answered various questions patiently and professionally. They and the other office staff are cordial, friendly, and competent. We immediately felt at home. We needed a few minor repairs and the maintenance was scheduled quickly. The maintenance tech, Chris, was knowledgeable and professional, and in about 10 minutes fixed our 2 items. This is a very good apartment complex with excellent support. Please beware this complex has a serious rat issue. I have seen them personally. I've lived in AZ my entire life and never had this issue anywhere else. They are this places mascot apparently. Roosevelt Rats! The office will avoid talking to you at all costs. I have left voicemails and emails when I can I go into the office but they just make excuses and won't take any responsibility. They just look at you with a blank stare and say What do you want me to do? Answer: provide a safe and clean living environment. They raised rent by 9% when inflation was right around 3%. There is zero chance of my renewal and I would recommend you find another place. New apartments are being built rich across the street and there are other options nearby along the light rail. I lived here for 2 and a half years, and I can say that I have very fond memories of this place. Details are a little fuzzy as it has been over a year now since I lived there - but I recently went back to Phoenix on a trip and I made sure to visit Portland Park and Roosevelt Square. Just to be up front, some issues that we had during our time there were 2 giant rats that were crawling around and making noise in our air vents which my husband set traps for and killed (gross). Also, appliances were not very up-to-date (washer/dryer, dishwasher, refrigerator), and the fire alarms went off in the C building many times, sometimes in the middle of the night. I had a few very sleepy mornings going to work because of these fire alarm issues which were never explained to us by management. Also, management clearly valued potential tenants over actual tenants. Every time I went to retrieve a package and one of the office people was with a new customer trying to make a sale, I was always ignored for at least 10 minutes until I was begrudgingly granted my request. And all I wanted was my package! However, despite all of that I will still leave a 5-star review. Simply because the location is the best, the park across the street is great, restaurants and businesses are popping up everywhere, and if you want to live in downtown Phoenix, or Phoenix in general, there is no better place to be. Shockingly unprofessional leasing staff. Did a virtual tour - was told we needed to immediately apply with an immediate move in date to even be considered. Then took days of back and forth calling to even get our application processed. Finally received an approval letter by email, only to be told the next we were denied by phone (and get a different letter later the second evening). Their Cox setup person wouldn't stop calling to see when we wanted to start services. When I called the leasing agent, JT, to ask questions about the conflicting information - he was hostile, judgmental and straight up refused to put me in touch with the manager who made the decision change. The whole process was sketchy and felt so discriminatory. We only considered this place because of a current tenant referral and now will make sure to make it widely known how we were treated. read more

We just moved in and everything has been incredible. JT was super helpful and knowledgeable about the property. He even came to check on us when we were struggling to move some items and directed us to the free dollies in the office. The neighborhood is everything we have been looking for and the building is quiet, central, and has great amenities. SUPER happy about our move!! read more

Living in an apartment community is not without its quirks. Being in such close proximity to your neighbors, we are bound to run into an issue every once in a while. That being said, where an apartment community really shines is in its ability to resolve these issues in an effective and prompt manner. Since moving here I have had two noise issues. One when I first moved in with a previous neighbor, and one beginning a few days ago. I have made friends with other neighbors in the building, and it seems this frequency is just a fluke, and not a representation of the building as a whole. My first experience with this building was under the previous managment team members. While my experience was not terrible, it did bring to mind the stereotypical lackluster landlord involvement one might expect. The situation went on for weeks. I was constantly having to call with only marginal follow up. Ultimately, the neighbors moved out and the matter was closed. My experience in resolving second and most recent incident was significantly different. The managment team has gone through some new changes. I spoke with JT, who is new. Not only did JT get back to me promptly the same day (on a weekend), he went above and beyond to resolve the matter in an effective and honestly impressive way. The noise is currently no longer an issue. He followed up with me multiple times to check if it was continuing, and offered clear and detailed options for me if it happened again. In summary: My expectations were exceeded by JT and the impressive new managment, I feel heard by the complex, the situation was resolved promptly, and I am much happier living here because of it. read more

We loved living here for the 4 or so months while our house was being finished. The entire staff, especially Mechelle and Travis in the front office, and Teresa in the back office, were smart, professional, and responsive. In a difficult period (the initial weeks/months of the pandemic), these people and other staff maintained a kind and interested approach to us and whatever large or small concerns we had. The apartment itself was very comfortable, quiet, and clean. It had an excellent hot water system and a good washer/dryer. We loved Parcel Pending, a secure way to receive packages. This is updated, since I now have lived elsewhere for five months. I assumed all management was not that great, nor responsive. At my new place, my manager will return my calls and act on any complaints people have (at RS, the managers never returned my calls!, and the leasing staff would say they were out or on calls at all times). Pros and cons - just like any apartment complex. The LOCATION cannot be beat. This is downtown but where you're near parks and close to historical neighborhoods with unique homes. Downtown Phoenix (DTPHX) has become insanely pricey, since now it's suddenly hipster and cool, whereas when I moved down there in 2010, it was not. PROS: 1. LOCATION. Many students and faculty and staff from ASU or downtown businesses reside here. I saved over $800 a year (or whatever insane pricing ASU charges for parking). Just north of the complex are very expensive nice condos, and further north and west is the Roosevelt Historical Neighborhood with homes ranging from $400k to almost a million. That said, there are numerous homeless individuals around; this is downtown. (Just like in any city). DT PHX has become cool over the last 10 years. In 2010, I'd walk down the street, and it was a ghost town. Now with the light rail off Central, tons of restaurants, bars, etc., and some kind of festival(s) almost every weekend, it's easy to find things to do. There is the Downtown YMCA / ASU gym down the street. 2. CHEAPER than most other complexes. Now that DTPHX has been incredibly built up, there are many complexes around, where a 1BD may start at $1500 or more. There are even cheaper apartments south, maybe off 4th Ave and Fillmore or even further down, smaller places that are not gated, maybe a studio or somewhere without W/D in unit. It depends on what a person wants. Also cheaper is to not live downtown (duh), by moving to Midtown or Uptown. 3. MAINTENANCE team is fantastic. I lived here over seven years, and there has been turnover (again, common among any apartment I lived), but current maintenance crew are excellent. They call before coming by, are professional, and friendly. In the past, I would say, some of the repairs were done kinda half way... so they had to be redone. In 2014, I had a major leak from the upstairs neighbors. Someone NOT from this current crew kind of fixed it (the leak is fixed BTW), but the wall / ceiling looked warped. 4. The move out process was not so bad. I also hired cleaners to thoroughly clean my place; it was well worth it. I had moved units at some point so ended up moving from a 3rd to a 2nd floor. I ensured I did a walk through with maintenance and the assistant manager. The final moveout statement took 18 days to arrive in my email inbox. The refund from my original deposit took 1 week. 5. Lots of areas for dogs. If a person has a dog, there is the park just to the north within the area, or just go north to Hance (Hance can also be a con). 6. Decent managements...but I have had better managers. In 2017, when I complained about trash in hallways and emailed the manager or assistant manager, the people were warned and did not leave trash out again. It does attract pests! 7. Great gym for an apartment complex. It isn't huge, but adequate space for floor exercises & plenty of equipment. CONS So many of these are common among apartment complexes. 1. Pests. Yes, there were rats and mice in 2015 and maybe before, sometimes roaches. This has been fixed, though - hopefully(?). The Burns Pest company comes out all the time, there are rat traps everywhere now. Also - this is partially residents' faults if they leave trash out in hall (another con - Valet trash everyone has to pay for!) 2. Management does turn over. The assistant manager Daishia was here for over five years, and some staff remain. It's hard to work in this setting, I can imagine. When I moved in 2010, it was Greystar. Now the company is Berkshire. There is better management at other places. At my current place, the manager returns my call, knows who I am, and is helpful. 3. This is downtown; there are going to be homeless individuals around. Hance Park just north houses many homeless people, and the park has become an area of drugs, according to a city employee. This is not related to the apartment itself. 4. Valet trash is required; they do not always come by. The halls often smell of trash, since residents leave trash out on weekends. One can use special bags for recycling, which often just get tossed in the trash. 5. Like many complexes, one can hear through walls and neighbors above/below. 6. Assigned parking costs extra. The garages can fill up quickly. Now they require a permit to park in the garages. I noted parking improved after this. 7. Cheap-o cabinets and fixtures. Also typical of other places. Cabinets made of plywood. Now that I've lived elsewhere, there are better options with higher quality cabinets. read more

The new management it fantastic. The maintenance crew is fast and friendly. Any problems with pests get fixed quickly. My one outstanding issue is the high utility bills. I have a 2 bdr loft on top floor in direct sun and some months cost 400-500 dollars just to keep the place at around 76 degrees. Still worth 5 stars though. The community is beautiful and the move in went very smoothly thanks to the team at Roosevelt Square. This is in the perfect spot downtown and everyone who lives here feels like a community. They will charge you unnecessarily and not go by the check list prices that they give you on the list. They will make up something right on the spot just to get money out of you for moving out even if the place is spotless and ready to move in. You will get sewerage cockroaches that will crawl out of your drain even with the exterminator fee you have to pay each mouth. I had rats in my ceiling and wall for at least three months. Looks nice but not worth the price and they are continuing to raise the price. Parking after 6 is the worst. Just go get a house and pay a lower mortgage monthly than rent here. read more

Here we are again. It's 2:30 in the morning and the fire alarm in building C is going off. There will be no communication about what happened, and the complex won't care to comment at all on it, and it almost certainly will do nothing to resolve the problem. A lot of the life safety equipment is broken. This complex does not take life safety seriously. I will follow up with a full review of how awful this place is tomorrow. Looking to rent here? Take note, this apartment complex is filthy. As they take you on a tour look down the halls, in the stairwells and elevator...they are never cleaned. Look at the overflowing trash cans around the exterior. Weekends are the best, they are never emptied on weekends. Before Berkshire took over they would always clean common areas, they would spray the exterior where many dogs peed, now? When they get to it, but no spraying. That got cut. Ask about the gate code. Homeless people knew the code and were using it to get they were found sleeping inside the property so Berkshire disabled the main gate codes. If you have a guest you must go all the way down to let them in. Outdoor benches, you mean homeless beds? Just hope they don't follow you in, they aren't happy their codes don't work. Security garage gate? Haha! It's often broken and on First Fridays the garage is filled with visitors. Yup that space you pay for as part of rent, they give away. They also open all the garage gates on Sunday to allow parking on all garage floors. Service calls? Wait 4-5 days and then it will get fixed, maybe. And forget about permission to enter, crews come in as they please. The office staff never walks the property, no newsletters no notice of water shut offs, events at Portland Parkway or street closures. The new manager redecorated the office and its nice, but look around future renters...you won't be living in the office! The pool is great if you like living at Rocky Point all summer...loud music, ASU girls and beer pong!!!! Kids not welcomed. Appliances and cabinets are original install from 90's--sweet! Take a close look when you tour and then save yourself, rent somewhere else! I'm counting down the days until I can get out. read more

Love the area- too bad management was horrible. Too many stories to post, but will give you 1 just to convey their mindset. I go out of town, have my dad check on my place and my pet, which he has done before. He calls me to let me know the call box code wasn't working and he couldnt get in. I call the manager the next day and ask what was up and am told- "we disabled the codes a few months ago" ....ok well were you going to let the tenants know? "we figured you guys would have figured it out by now" ....uhhhmmmm, well I didn't until just now and now my dad can't get into my place to check on my cat, so can you guys turn it back on so he can or give him a fob so he can open the gate and get in "you can mail us a money order for 50 dollars and then we can give him a keyfob" ....I'm in another state, and that will take at least a day or 2 for guys get it in the mail, is there anything you can do to fix this and am in shock that your only solution is for me to mail a MO to you guys..." it went on and on and I thought it was a prank it was so outlandish- THEY disable the call boxes, they don't let us know, then want me to mail a MO to them so my dad can get one for 3 days..... insane when I left that horrible manager was promoted up....and the good people in the office were on there way out no matter how cool a place looks, NEVER move into a place with management this incompetent! 2 years there, was going to stay another, but when this was going on (and one of MANY crazy issues) I told them the way there were handling it, this would cause me to move "do what you got to do" ok- in Tempe now= :D read more

PROS: * The location cannot be beat. The place sits between a gorgeous little park and the edge of the arts district. Everywhere you look there's incredible food and interesting events just a short walk away. CONS: Everything else * The property is poorly maintained, despite first glances. The entry gates are constantly broken - either locked with a malfunctioning fob detector, or left wide open without a functioning lock. The parking garage gates are the same story. * Management is AWFUL. Every day you will receive a poorly spelled, poorly written update on some kind of emergency event (water shut off, gates not working, fire doors malfunctioning). * Maintenance is a toss up. The staff themselves are great and very knowledgeable and friendly. But it may take anywhere from a few hours to a few days for them to show up. I had a malfunctioning smoke alarm attached to a vaulted ceiling going off for 5 days before management sent someone. This was after sending multiple service requests and pleading with office staff to take it seriously. Maintenance staff will also show up unannounced, so beware of wearing headphones or taking showers during the day because more than once I was surprised when I found a stranger hunched over in my living room. * From 2014-2016 our water was shut off 45 times for "emergency repairs" (see image). In February of 2016 alone it was shut off 7 times. * Bike theft is rampant. If you have a bike, do not leave it locked up in the stairwells. * Although the parking garages have security cameras at the entrances, they are non-functioning. I discovered this after my husband's car was backed in to and we asked if we could review the footage. There was no footage. * The first floor hallways are prone to flooding (see image) and are rarely, if ever, cleaned. read more

Wow! Glad my friend sent me these Yelp reviews. Went here during the weekend to check out possibly leasing here. Leasing agents were not friendly at all. We were told there were 64 floor plans and they had not one model to show up. Rent prices change daily and most people rent based on floor plan. I knew immediately after speaking to the first agent who quickly dismissed me and my friend and told us the other agent would help us that this was not a place I wanted to be. Bad energy. I lived at Roosevelt Square for 1 year and, right up until my move-out date, was more or less satisfied with the experience. The apartments are a nice blend of stylishness with affordability in (what I consider to be) a great downtown location (particularly for First Fridays). The proximity to the light rail is very nice, and throughout the year, I related my satisfaction with my living situation to numerous friends and colleagues. I was never blown away with the management company. The office hours are reasonable enough, but for some reason they always seemed to be closed when I needed to pick up a package or discuss an issue I was having. The were responsive enough when problems arose, but never in a particularly satisfying or impressive fashion. Up until my move out date, I would have probably rated the experience 3 or 4 stars. My move-out experience, however, forever tainted my view of Roosevelt Square and will prevent me from recommending this complex to anyone. Everyone I interacted with, from the office staff to maintenance to the office manager was so spectacularly unhelpful that I literally left their office on several occasions with my mouth agape. Unfortunately, I don't have the time or energy to go into great detail about the myriad was in which this company suddenly became disinterested in being helpful to a tenant, but suffice it to say, once it's clear that they won't be getting any more money from you, you are on your own at Roosevelt Square. read more

There's good and bad here. Though, I wouldn't live here - I would generally recommend it for people who are heavy sleepers, don't mind crappy service from staff, and don't have a car. When I was an undergraduate I would have probably liked this place a lot. It is walking distance to some fun stuff. BUT... Ben is right. Spectacularly unhelpful management and leasing agents. This will come to bite you at some point during your stay, and leave a terrible taste in your mouth. Also, your living situation is a crapshoot as they show only the model apartment and do not show you the actual apartment you'll be moving into. This complex is so huge and filled with so many different floor plans that there is a good possibility you'll get stuck with a crappy one and be either out of money or face an uphill struggle with the mgmt to get out. Parking is a pain and cars have been towed... but there's always first Friday! read more

OK so I am seeing all of these terrible reviews for Roosevelt Square and I am confused. I have lived here in a studio apartment for about 10 months now and it had been nothing but a good experience. The leasing office staff is great. I agree sometimes they are a little under staffed but that is the case in every single apartment complex I have lived in. The apartments inside are a bit outdated but is worth it because of the prime location. I have an apartment with a pool balcony and i feel like I'm at a luxury resort sitting on my balcony looking out at the palm trees and pool. I want to make a special and LOUD note here about the maintenance staff: They are absolutely wonderful. My fridge stopped working last month and I freaked out- put a request through the online system for maintenance. I got home the next day and everything was fixed like new! Not only did Eric fix the fridge but also took the time to clean the ice buildup from my freezer. The same week my garbage disposal stopped working and again a note from Eric with everything fixed to perfection. I really love living here and am complimented every time I have a guest over on my apartment and the complex itself. Also, rent is easily paid online through the resident portal which is very convenient. I really don't know what kind of crazy ass standards all these people have that are writing these terrible reviews. Roosevelt Square is gorgeous outside, decent inside, fun loft style apartments. You can walk to Hance Park and the dog park, the library, Fez, Fair Trade, Lola, Pita Jungle, Forno 301, The Nash, Carly's. I loved living in the Roosevelt Square apartments. All in all this was one of my most pleasant experiences with an apartment complex. After hearing great things from former and current residents, I caved in and took a tour of the buildings. Though slightly higher than my target price range, I was quickly swayed. The amenities and prime location allowed me to save money in transportation, gym memberships, gas, and even groceries (it's just a block Away from the Phoenix Public Market). The same apartment in such a prime location of Boston (where I lived previously for several years) would run around $2,500/month. I love the urban feeling in the area, without the typical level of noisiness that comes in downtown areas. It has the feeling of a quiet town, with the city at your doorstep. Overall, the area is clean and well-kept, though my apartment was not thoroughly cleaned at move-in (the floors were dirty and the tub needed additional cleaning). This is the reason for knocking off one star. I'm pretty sure that the management would have had the cleaning folks come back out, if I had told them about it immediately. I waited a couple weeks to mention it, so they offered me a discount on something else I requested to make up for the inconvenience. I recommend this apartment complex, while encouraging folks to make sure to go into the front office and have conversations with the management as soon as issues arise. My husband and I have lived in this community since 2008. We love the location, the amenities and the price. Mostly we love that they helped us out when my husband lost his job in 2009. We had only been here a year and he knew he was going to be let go. We went to the leasing office to see if they had a less expensive apartment or could cut us a break until he got another job. We still had 6 months left on our lease at this point and couldn't afford to break it. Fortunately they did have a much cheaper apartment in the C building which was the same size as the one we had been renting in the B building. All we had to do was transfer the lease and move. They didn't charge a transfer fee or require an additional deposit. (And this was with the former management.) We've been there ever since. As long as rent only goes up by $25-50 a month were staying cause I hate packing! The community has been under a new management company for about a year. We have not had any problems with the new management company. The new management updated all the equipment in the gym and updated the floors. All the staff changed but the new staff are good. We've never had a problem with our neighbors. Maintenance issues are taken care of in a reasonable time period. (Unless its an emergency then they're there ASAP. ) I personally like that there is a little park on Portland where our neighbors take their dogs. I don't have a dog but it's nice to live in a pet friendly community. There are also tons of trash cans and doggie bag dispensers so no one has an excuse not to clean up after their dog. If I didn't actually see the dogs every day, I would have no idea that anyone owned a dog downtown. We recommend this place to everyone. read more

I called for a maintenance need on Saturday due to my A/C not working properly. My request was moved to emergency status even though I didn't request it. Because of that I had someone at my door within 15 min. I was quite surprised because it was after hours. The guy that came to my door was super polite and professional. He let me know he was going to take a peek to see what the problem would be. He said I needed a recharge. Once he left I that that would be the end of it but he came again after about another 15 minuets yo let me know he still on the roof double checking the unit and wanted to make sure the a/c was blowing nicely before he called it a day. Not sure if I will be making the move to the downtown area anytime soon, but if I do, I will surely consider Roosevelt Square. The location is convenient to all there is to do downtown, but also provides refuge from the hustle and bustle the way it is peacefully placed. While I was unable to tour the property in person right now, JT in the leasing office was very helpful in providing me with a thorough and friendly virtual tour. I don't live here and I just toured the place and it was way out of my price range but the person giving me the tour, Makayla Syverson did such a good job showing me the place that it looked more attractive. It's a nice place and it's just very expensive and things like parking aren't handled in the best way because after how expensive it is, you just pay extra for parking. I thought for the amount you're paying the apartments would be more spacious and nicer but either way if you have the money to spend on a place like this, you should do it. However, Makayla Syverson did a fantastic job with the tour and it was the best tour of an apartment I've taken. If you're checking out the place, make sure you get Makayla! read more
