Pros: These lofts are pretty nice. The color schemes are great, there is a decent amount of open space, the amenities are up to date, and our host Bob claimed that the building is pet-friendly, which is hard to come by in luxury lofts in Detroit. The units were priced relatively fairly and competitive with the other lofts of its type in the neighborhood. Cons: Customer service....namely, our host, Bob, who seemed straight out of a 1960s time capsule. He was pleasant at first, and it seems the condescending manner in which he spoke is just product of the stereotypes his generation tends to have about women rather than him trying to be insulting (he was an older gentleman). Yet, it still soured our experience. Any questions I had were mostly answered to my boyfriend's face. The unit we were most interested in was a two bedroom for $1600 a month...the square footage currently escapes me. The loft was clean and moderately aesthetically pleasing, but ultimately underwhelming. The floor plan was bi-level, yet not in a traditional loft sense...the living room and bedrooms were two separate floors entirely. Descending into the bedroom area felt like walking into a basement, and the two bedrooms were rather small and only had two medium sized windows. Being huge on natural light, I quietly mentioned to my boyfriend that I didn't care for the unit(he agreed) and that we had 4 others to see so we should not waste Bob's time and head to the next one. Bob overheard this, and said to me "Don't worry, you'll like it in a minute!" And showed me an extremely sad excuse for a walk-in closet with nothing but cheap wire shelves screwed into the walls. Sorry, Bob. It's going to take more than white wire shelves bolted to walls to sell me on $1600 per month. Any questions on income or employment were asked directly to my boyfriend. We quickly viewed a one bedroom unit where Bob pointed to the kitchen and the whirlpool tub and said to me "you'll like these, and he'll like that (motioning to the living room with a view over the city...I forgot that only men enjoy a view..apparently Bob's wife doesn't like a view of the outdoors while she gets dinner on the table for him by 5.) We left not long after that, both laughing and scratching our heads. Bob, maybe try being a bit more professional with female applicants, and stop making the tired stereotypical jokes that are far too common with landlords and female tenants. PS- we rented the next unit we saw, shown to us by Ken Davies with New Century Management. Very professional, efficient, and with the times where most couples keep two-earner households.

I've been dealing with a huge bedbug infestation since November 1 the going on an entire month. I've emailed PandB management llc who owns this building no reply. I texted pictures of the bugs since moving into the infested apt.i was informed prior to me moving in the unit was treated 3 times and inspected .whatttt¡! Since I've had the apt it's been an additional 2 times. I turned in ziplock back I've collected a total 15 bedbug prior to the so called treatment the exterminator wanted to see the bugs . I literally went back to my place and inspected/collected 10 more bedbugs the next day. My anxiety is at an all time high. I today had works with quote unquote management about my current living situation in said infested apt. Which I replied I had to get a room away for my own sanity a few days. The response I received was well move there then. This is how we treat disabled war veterans on limited funds. I did 4 combat tours for our country fighting for freedom and the American way and this the thanks I get .A slap in the face and substandard living. I've had to throw away all my things and clothes. No offer of another clean bug free apartment, no temporary lodging until the problem is fixed , just basically make sure the rent paid in full on the 1st or your on the streets. This is the worst place I have ever lived, and I've lived in a shared house without any heating or cooling. If negative stars were an option I would have used those for my rating. The entire time I have lived here it has been nothing but issues here. First off, whenever I moved into my apartment it was unfinished there was a hole in the wall leaking water, the bathtub was not properly caulked, and people were working on the unit for about a couple weeks after I moved in. The toilet wasn't working properly as well for a while... There was also mold and cigarette tar on the bathroom ceiling which has never been addressed. Additionally, the apartment is poorly put together. There are places where drywall isn't sanded down, the walls are cracking/not attached at certain places, and paint is chipping on the walls and radiators. My old roommate had water damage within her room and it wasn't addressed for a week. The crack within the ceiling is still there to. Within our unit, there was also no internet hookup and they had somebody drill into the wall to set it up. To make things worse, they do not care about their tenets at all. I went several weeks without any heat in the dead of winter. Originally i was brushed off by staff saying the boiler wasn't on, but when they looked into it the radiator in my unit was clogged and was the wrong size. This wasn't fixed until I brought up the law regarding heating during the winter. When it was fixed, staff did not clean up the mess and left sludge/residue on our carpet. They also do not take out the trash regularly; I've had other tenets comment on the smell on their floor and ask me if it was an issue on mine. And yes, there are pest rampant throughout this place. Bed bugs, roaches, you name it. Pest control is here twice a week if that tells you anything... Property management downplays this and will tell you it isn't the bad, but there are roaches larger than my thumb at this place. I've had to throw away mattress, bedding, and items due to the infestation. The only thing good about this place is most of the other tenets and the front desk staff. The front desk is hit or miss at times too. I've had to wait several hours, if not days to get a package because nobody is there. I don't expect 24/7 staff, but I shouldn't have to wait days to get a package. Besides that, there's nothing good about this place, I've never felt more disrespected and ignored by management than here. Do yourself a favor, and pay the extra hundred dollars to live elsewhere; it will save you so much money, time, and stress in the long run. I'm moving out in less than a week and I'm so glad to be out. Keep yourself and your loved ones safe by not living here.

Paul has always been helpful in responding to requests, community events, or maintenance issues. He is also someone you can just have a conversation with. And Ursula, always works diligently every time I see her. Everyone that works at this building is top notch! This building goes beyond your normal lifestyle experience. It becomes a family. I am super thankful for my journey here, and recommend to anyone looking within the area. Not only do you have a great staff, but you're also in walking distance to all of the hot spots Ferndale has to offer. Part of the pull for me, aside from the great tour, was the walkability to multiple grocery stores, hair salons, restaurants, and nightlife. Ferndalehaus will forever hold a special space for me. I definitely recommend calling it home.

The leasing lady explained to me that the return of my deposit may take 10 days but it's been over a month. I indeed gave notice before 2 business days requesting my refund and sent that to Lynn the leasing specialist 11/24. I had a tour of this property back in November and I paid my application fee $53 plus $250 holding fee 11/23 and I am still yet to receive it and it's been over a month. I never moved in at DC and my money has not been returned it is not okay to withhold people's money and during coronavirus times, nobody has an extra $250 just to give away. If you are planning to be a future applicant at this place, just know they will delay refunding your money with no regards. My overall experience has been bad service and slow service. NOW ITS 3/21 AND MY CHECK HAS NOT ARRIVED. SHOULD THEY HAVE ONLY KEOT $53 BUT TOOK THE WHOLE $303 read the scamming words before signing.

There is no AC (I should note that I'm in one of the less ritzy units - others do have AC and probably updated heaters). Our ceiling leaked a bit, but nothing crazy. The floors are cement/stoneish, as the building used to be a brewery/warehouse, so there are some chunks taken out of it. Not necessarily a bad thing at all! But just know that when they describe a raw, industrial loft, you'll really be getting the raw and semi-gritty vibe. I love it, but it's not for everyone. Yes, I hear some complaints from other residents about things being fixed, but I have seen a ton of effort from staff (not only the building manager but maintenance as well), and the pros of living here are countless. You won't find this much space for the price anywhere else in the city, and it is worth it to be in such an amazing, artistic community, surrounded by murals. Trips to the Market for food on Saturdays or a quick beer at Eastern Market Brewing will become an easy routine. Parking is only $25/month. They throw a party on the rooftop for residents on Fireworks day, which is really amazing! I also love that residents are able to make the place their own (no strict rules on pets, painting, etc). The owner is laid back about that, and I feel very lucky to live here.

I'll separate review into positive and negative experience living in this place…read more Positive: residents are great and friendly. Lofts offer stunning views. The location is great. Never had any problem hearing other residents from our loft. Good security in the building. Negative: our shower was not working properly when we moved in. It took 2-3 weeks for them to fix it. Almost every month, they had to come in for a different reason. One time it was just to take pictures of the loft. So, if you have a pet then be prepared to be there or have someone watch over your pet. Communication with jim is just nasty. I had emailed him 2 months prior our move out to get an idea of move out procedure. He would not respond. During our moving out process we threw the stuff we didn't keep in the trash. He charged us 500$ for trash removal. This doesn't make sense because we pay a flat fee every month that covers trash removal. He WOULD NOT send us our copy of the lease no matter how many times we asked. He gave us a unit that has a washer and dryer that was left by previous resident. When we told him the dryer doesn't work.... He told us that WE need to fix it. When we moved out he charged us 150$ to fix the dryer. Why are we getting charged for something that didn't even belong to us and that was not even inspected by him when we moved in. On moving out day, I told him about issues with the loft. One major one is that ALL windows leak in air during winter. The personal heaters and his heating system could never keep place above 60 degrees. And during summer it would hit 90+ with no a/c. It made it unbareable to live in it. When I told him that he cussed me out and threatens to call the cops because he felt insulted about me bringing these issues before. Now, he refused to send us our copy of the lease and is refusing to give the security deposit back.

Every apartment has drop ceilings and the AC leaks every. single. summer. For the first 3 years I lived there, the A/C would shut down in mid-July (Shout out Detroit Beer Co). I had a build-up of water that created a giant bubble in the ceiling (as well as the paint next to it) for several days that eventually burst. Maintenance came by and cleaned up (a little) but I was without a ceiling tile for AT LEAST a month. Just a big old gaping hole in the ceiling for all my guests to see when they came over. On top of that, my AC would leak onto the floor, causing the nastiest moldy smell. They also sealed (nailed shut) all the windows last Spring (**Due to insanely high lead content on the original windows paint), so it was hard to escape the smell. Every time I called the emergency line about one of these issues, the manager (Marlo) never responded. I would get a text several days after calling saying 'someone will come look at it.' The live-in maintenance guy, Ken, is a nice guy but terribly unskilled and things are often (always) done half-assed. On top of all that, parking went up from $75 to $150 in the last 6 months. Which is average for the city but not worth it to park in a place that is regularly un-supervised and fills up during any sport/concert event downtown. A liquor store also opened up downstairs which is convenient, but ultimately brought along some sketchy clientele that hangs out outside. Oh, and lets not forget that you're directly next to Annex night club - which literally vibrates your walls like a German house orgy every Saturday night until 2 AM - in which, the cops would shut down Adams every. single. week. due to some fight or shooting OUTSIDE of the club - which is your front door! I'd say hold off on the Fyfe for now. It's falling apart, and some bigger fish is going to swoop in soon and gut that place. The location is too good for the Gilbert types not to notice.
