Completely Unreliable Company. I moved into a Coldwell property around February and haven't even…read morefinished my first year in it. There have been nothing but issues in this half built apartment and Coldwell has been no help. The issues began my first day moving in. I was supposed to meet whatever maintenance person to get my key and do my move-in inspection. I was given the person's number the day before. The day of move I was supposed to meet them at 10 am. 10 am no was there so I called the number and no answer. I waited 10 minutes then called again still no answer. 15 minutes in I called the office to make sure there wasn't a change, no answer there. 30 minutes in I drove to the office to see about getting my key just to be able to move in. One of the lady's at the office Ashely then followed back to the property so I can be let in and that was also when I was informed that to be able to access my mailbox i had to buy my own key from the post office. I got moved in but because we didn't really do an inspection we didn't notice the mold growing in the bathroom until I saw it grow to a large mold spot a couple months later. I put the first maintenance request in to have that fixed back in march and as of June it still isn't fully completed. The frustrating thing is that request was closed twice before the work was fully done. Another issue is the thermostat, I originally had a leaking A.C pipe but that was when I first noticed that sometimes the thermostat loses functionality every once in a while, at this point there was a team of people who had come in to the apartment to investigate all the requests I had put in by this point. I mention the lost of functionality to the owner and the maintenance team to the owner, the maintenance team, and the Coldwell representative that were all present that day. The owner said something like " maybe when the leak is fixed that'll be fine" so it was something that was blown off. The leak wasn't fixed until maybe close to a month later and even then the thermostat still lost power occasionally. Fast forward a couple months I left my apartment to go on a trip when I returned the thermostat wasn't working again, but unlike the other times where it would turn itself back on after a couple hours it didn't come back on for 2 days, all the while the apartment got hotter. it was the weekend so the office was closed so I called the "emergency line" to see if there was anything they could do to help, I called twice that day to see if there was any information they could give me and they said they'd contact whatever vendor they use but didn't know their schedule to get me more information so I sat in my apartment as the heat rose to 77 degrees, when the problem should have been looked at months ago when I first mentioned it. I still have yet to receive a call from that vendor. On the same day I mentioned the thermostat to everyone I mentioned that the front door doesn't fully seal and I thought that may be why I had such a large bug problem in the apartment (more on that later). The Coldwell representative told me that the door wasn't properly set and that would be something that needed to be fixed. I mentioned that to the owner of the property and still have yet to hear any developments on that. I even submitted a maintenance report that was cancelled with no actions done. The final issue is that there has been a huge bug problem in the apartment. They Have a pest control service that is supposed to come through. The apartment was treated when I first moved in, but the company Barrett pest control came in talking to each other, sprayed around the fridge and left, and after that the bug issue was not affected in the least. I called Coldwell to have the service redone and I was sent an email that essentially told me that I had to call the company to set up the service. When I called Barrett they hadn't even received an Invoice from Coldwell. Barrett scheduled a day and said they'd track down Coldwell to get the invoice done.

I was represented by a separate realtor (Kira Grubb) during the process. I was a first time home buyer, so pardon my naivety for some of the red flags. In my dealings with both Jim and the builder, Jim would basically shut down any meaningful conversation about the build process. For example, I had an issue with how shoddily done the paint was for the interior - I had paid an overage for several coats and a custom paint and they haphazardly smeared paint across the walls in what appeared to be a single coat. In some parts of the home, they clearly did not do the extra coats that I paid for. When I brought this up to Jim during the final walk through, he basically said "too bad" until my realtor pushed the subject repeatedly and got the builder on the phone. On a separate occasion, I brought up the subject of having an independent inspection done before the build was completed and Jim became aggressive, basically telling me that it was unacceptable to request that this be done, as he would make himself available for the inspection to be performed. An inspection after the home building process was completed showed a number of items that were not up to code, such as missing GFCI protection, missing insulation in the attic space, jutting rebar in the basement that was never filed down, dead trees that the builder's machines killed and never removed, and debris all over the yard (glass, beer cans, rebar, torn plastic and rocks). An honorable mention would be that the inspection showed there was major issues with the landscaping the builder had performed, to the point that the yard turned into pools of standing water in large areas and wouldn't drain correctly. This resulted in the flood/septic alarms going off at all hours whenever it rained. Post-build process, I would CC Jim as well as the builder when I communicated these issues, and Jim basically told me to stop emailing him and that if I had any problems, I should talk to the builder directly (the builder proceeded to ignore me for the most part on any of the items mentioned before, as well as items covered by warranty, and the electrician responsible for a number of the items in the home has never answered his phone or certified mail). Not only would I not recommend Jim in any sort of realtor capacity, but I would also not recommend using the builder that Jim represented (again, Joe Edmiston of Westview Custom Homes, LLC) in any home-related projects you may have in the future.
