Do not park in a lot operated by Royal Parking--unless you're looking to add an unexpected "parking violation scavenger hunt" to your shopping trip. I parked at what any reasonable person would assume is part of the T&T lot in Coquitlam (the one by IKEA). I ran in for about 10 minutes, grabbed what I needed, came back feeling efficient... and was immediately rewarded with a parking ticket for allegedly "walking off the lot." Now, to the untrained eye (and by "untrained," I mean literally every normal human being), this appears to be one shopping plaza. You know, the kind where you park once and walk to nearby stores like T&T, McDonald's, and the other businesses right next to each other. I've been doing exactly that here for over 1.5 years, almost every Sunday, without incident. Apparently, I've been living dangerously. The signage is a masterpiece of ambiguity. I parked right in front of a "No Walk-Offs" sign that lists an address, but no lot number, or any other useful information whatsoever about where you are actually allowed to park for T&T. Meanwhile, there's a large Royal Parking sign on the T&T building advertising 90-minute free parking... with no address, just a mysterious lot number that means absolutely nothing unless you're part of the Royal Parking inner circle. I disputed the ticket, thinking logic might prevail. Instead, I was informed that this is not one lot, but multiple separate lots. Their "evidence" included the exact same vague sign I had already sent them, plus a random "This Way" directional sign in the plaza--which, shockingly, is not a Royal Parking sign and tells you nothing about parking boundaries. Apparently, this has been tripping up unwary customers for years, as evidenced by multiple unfriendly reviews - right here on Yelp and the BBB. According to Royal Parking, the correct way to shop here is as follows: Park at McDonald's eat move your car Drive to the pet store shop move your car Drive to T&T shop probably question your life choices So the big question remains: which lot is the T&T lot? Because they are all managed by the same parking company, and give no clear indication of where one ends and the next begins. At this point, it starts to feel less like parking management and more like a logic puzzle designed specifically to fail and suck exorbitant amounts of money out of honest customers' pockets so that the Royal Parking executives can afford another private jet, or yacht, or mansion in the Caribbean. Also worth noting: shopping plazas are generally meant to be walkable. This one seems to be designed as a low-speed driving obstacle course where you're expected to relocate your vehicle every time you cross an invisible line. If the goal here is confusion, congratulations--it's working flawlessly. Park here at your own risk and expect to pay a hefty fine to these corporate parking parasites, regardless of where you park. read more

We parked in the Coquitlam T&T lot, the shop that is next to Ikea, and went into T&T to shop. We got a random ticket for "walking off the lot." However there was no apparent signage and we spent over an hour in the store. The time is inconsistent for viewing us "walking off the lot," and we have reciepts to prove we were in T&T shopping. This is a scummy scam practice that uses fear tactics to try and extort money out of unsuspecting law abiding citizens. read more

They ticketed my girlfriend's parents claiming they walked off when we had a receipt for the store they parked outside just 20 mins later. Showed them this evidence and they just stated the same copy & paste responses every time. "Walk offs are not permitted" When it never happened in the first place! At this point either they can't read or this "Grace" that responds to most of their emails and complaints is actually AI. Businesses running car parks like this should be illegal. I was given $70+ a ticket for "walk off" at location T&T/McDonalds in Coquitlam even though I was a customer at these businesses and have receipts to prove it. I reviewed the parking signs on Google Maps and the sign says "parking for xx90 Lougheed Hwy", which is the address of T&T where I shopped. It seems there are other stalls in the SAME lot that say "parking for T&T". This makes no sense as the address for all these businesses are the same, and ALL parking is run by Royal Parking. My wife and I went to Moores, Richmond, B.C. store to shop for tuxedo and accessories for our son's wedding. After we parked our car, my wife went into the shop to discuss about tuxedo rentals with salesperson. I waited for her outside to smoke cigarette. I went into the shop later to meet with her. When we came out after shopping at the Moores, we found a parking ticket on the windshield of our vehicle. We were told that the reason for the parking ticket issued were: parking too long (exceeded 30 minutes and walked away from the vehicle) while we were shoppers shopping inside the store. This parasite company issued my vehicle a $57 ticket. Appeals made to the parasite Royal Parking with proof of our purchase receipt, they denied it. This company is a hungry wolf ready to rob your money! Be aware! read more

Shopping in T&T at conquilam, the parking lot is managed by this company. However, I got ticket for the walk off. I have no idea what's going on. I did not walk off and I can support the receipt as evidence. The parking lot instruction is not clear enough, only they understand and no one can understand it. BEWARE! STAY AWAY FROM ROYAL PARKING LOTS. Got ticketed at one of their lots at 7-Eleven in Coquitlam. We were valid customers here and had purchased items from the store. There was a small market next door which we thought we'd just quickly buy some fruits from. Granted, it was a different parking lot but we were not even gone for more than 5 minutes. When we got back to our car, we were shocked to find that we had already been issued a ticket for $59. We checked the time that the ticket had been issued and it was only 2 minutes after our purchase from 7-Eleven (as we had a receipt from there). Basically, the man issuing tickets was preying on everyone there. As soon as we put our items in the trunk and left the lot, he issued us a ticket immediately. We saw him, approached him, and asked why he had issued us a ticket when we were valid customers and we had proof of purchase but he rudely brushed us off and kept saying "I don't care." All this while he was ticketing some other cars at that lot. Despicable business practice and totally uncalled for. Don't even bother parking at the lots managed by them because they will just try to money grab from you. So reprehensible. read more

Royal Parking is in the business of ticketing vehicles that are parked in violation at one of the parking lots. The arbitrary charge starts at $74 and goes up from there. In my case the alleged violation (according to Royal Parking), was way back in July 2018. There was NO ticket on the vehicle on the day of the alleged violation. There was NO invoice sent to me until Sept 2018 (well over 60 days later) when they demanded $74 plus incurred costs of $28 for a total of $102. The incurred costs appear to be an ICBC fee they paid that was presumably incurred while looking up my address so they could send me the notice in the Canada Post. Private companies are not able to issue "real tickets" like the police or municipalities can do. read more

Unscrupulous business practices! I drove my friends and family to the McDonald's on 1527 Main St. The sign on the parking lot allows for 1 hour free parking while eating at the restaurant. My friend and her kid finished eating early and went across the street to take pictures in front of Science World while my mother and I (the driver) sat in McDonald's enjoying our meal. Needless to say, I was surprised to get a ticket for $74, which I appealed via e-mail. They claimed an parking attendant saw us walking off the premises (only my friend & her kid) and thus they can ticket me even before the 1 hr expiry limit! I explained the situation to appeals, but they were only willing to reduce the fine back to $74 (they claim it went up to $102 due to "non-payment"). What kind of policy is this!? Let's say I drove some friends to eat at that McDonald's together. What if they lived nearby and decided to walk home after meal? I can get ticketed because I'm nice enough to drive my friends home!?? Ludicrous! read more
