RPM is one of two companies I would rent from in Pocatello. I rented from them for 3 years and never had a single issue. My property manager was amazing. Any time I had a service request they were on top of it and kept me in the loop. And they were communicated well during move out. We lived in an apartment from this company for 7 months. The apartment itself was fine, old but we never had problems with appliances or fixtures. Our main issues were with the rental company. It was always difficult to contact our landlord if we had any concerns. When we were getting internet set up we called the maintenance line for assistance but the worker who answered was very rude and unhelpful. Fortunately we never had to request future maintenance service because I'm sure dealing with them would have been a pain and a half. Our apartment was $750 a month, but they also charged a $30 fee for some bullshit like the online user portal, which frankly we as tenants should be able to access for free. I should not have to pay money so that I can pay them money. That was scummy and did not improve my image of the rental company. Water, sewer, and trash was an extra $90 a month which was well beyond what we actually used between myself and my sibling who lived with me. Furthermore, they do not have an after hours lock out service, which really sucked for me when I forgot my keys while getting groceries on a Sunday. I had to pay $70 (an unreasonable price) to have a key company let me back in. Also the laundry facility was terrible. It was run down and poorly maintained and at one point during our tenancy, the power was shut off to the facility entirely. I don't know how mismanaged you have to be to let a laundry facility go without power for weeks, but it was ridiculous. Not to mention the laundry machines were pay operated as well. It really felt like they were nickel and diming us. There were also issues with their automatic emails being sent to us wrongly. We had downstairs neighbors with an animal, but we did not have one in our apartment. I received emails on two separate occassions saying we would be charged for animal waste removal services. The first time was whatever, I emailed them saying that we had received the email wrongfully. The second time was just lazy on their part. Surely you can check the email before you send it to make sure you are not causing unnecessary stress on your tenants. Another gripe I had was that we only wanted the apartment for 5 months as I was finishing my last semester of college, but they said they "didn't do move outs during winter." Why not? If I had been able to move out in December, they would have been able to find a new tenant for the spring semester. Instead we vacated our apartment halfway through the spring semester (after 7 months of living there) so if they're looking for more college students to fill their vacant apartments, they will be waiting longer. Also, the day after we submitted our intent to vacate notice, we got an email about our "Lease Renewal Fee" being overdue. Very classy. And this is a side note not about our property but about another property that we viewed from this rental company. It was clear that the property had not been cleaned in months. There were literally dozens of dead spiders in the property, it was horrifying. I don't know why they thought it was appropriate to be shown in that condition. Overall I gave two stars because I really did like the apartment, it was cozy and the perfect size for us, but my issues with the rental company left a lot to be desired. read more

Not a very open-minded business, and it's pretty clear they don't actually care about the people looking for a place to live. They don't work with anyone who has a busy schedule to show available rental units so I can only imagine how unhelpful they are as landlords. Amanda's exact words were: "We offer showings Monday through Friday, no later than 430pm" when asking to see the unit after business hours since I live in Idaho Falls and work a full time job. NEVER RENT FROM THEM!!! They "lost" my deposit and I had to pay another $1700 to get the keys from them. They promised when I moved in that an issue with that house would be fixed within a week, months later, still not fixed. They gave an eviction notice when I had money taken from my bank due to fraud (which I could prove) and it caused my rent money to be returned. THE WORST EXPERIENCE OF MY LIFE. Sadly, I did not look over the house good enough initially. After moving in, I found all these horrific travesties listed here. The god awful musty smell in the hot summer days, PAINTED OVER MOUSE POOP, MICE NESTS IN THE AIR DUCTS, MICE PISS IN THE BASEMENT, etc. I had to BEG for maintenance to fix countless issues with the house. Toilet, doors, windows, AC, etc. RPM sent "3 sisters cleaning crew" which turned out to be one woman, she couldn't spend 10 minutes in the house until giving up and telling me I have to get ahold of RPM to get someone else to tear out/clean the wood plank walls, fix the PAINTED OVER MOUSE POOP in the KITCHEN, MICE NESTS, and the etc damage. REAL PROPERTY MANAGEMENT REFUSED to give me my money back, REFUSED to fix these UNLIVABLE conditions. I HAD TO GET A STATE LAWYER TO GET OUT OF MY LEASE. Refused to replace the air conditioning unit that was advertised in the lease, and the house is horribly optimized for the weather making it blistering hot during the summer. Mouse infestation in kitchen. Shoddy repair work done all around the house, constantly finding trash in the backyard, broken glass, nails, etc. Constantly taking way too long to respond to maintenance requests, of they don't just ignore them outright. We did finally get our deposit back, but paid more than the deposit because we paid $99 for carpet cleaning as required and they gave us only $45 back. One of the many things they deducted for was $30 cleaning fee. I knew we left the apartment more clean than when we moved in so I asked what was up and they said it was because we left a cleaning rag in the bathroom that they had to discard! $30! Honestly this is one of the more unethical businesses I have encountered in Pocatello. My wife and I rented a property from these folks for two years(2018-2020). In that time they managed to do several things that were concerning to both of us. From hiring a plumber who swore at and berated my wife(because she couldn't come home for work to accommodate his schedule), to seizing our entire security deposit and claiming it was for clutter in the yard(news flash all of that crap was there when we moved in). The best example was when they forced lawn work on us when we happened to already been completing the work. When I refused to pay the lawn care fees they pulled the money from our monthly rent and then proceeded to charge a late rental fee of 250 dollars. Real property Management is the absolute worst to rent from! DO NOT DO IT! I moved back to Pocatello from Florida, I found a townhouse on their website they approved me immediately and that was nice. I sign my lease in the middle of June they did not prorate June for me charge me the full month's rent. I did not get to Pocatello till June 30th and had to pay rent again July 1st. They always want to charge all kinds of fees. Do not sign the 17-page contract not worth it! I have had nothing but issues with them, the townhouse is beat up, dirty carpets, holes in the walls, cracked tile on the floor, laminate peeling up off the counter top. Real Property Management has been managing my mother's rental for two years. They have been absolutely great to work with. They are attentive to our renters needs, rather it is to fix or replace something. My mom gets updates on what was repaired or replaced and how much it cost. Terrible company--they do not answer their phones or return email. You are required to pay a fee to even apply to rent somewhere but then they tell you the place is not available (after they just told you it was available). So they are either trying to collect extra application fees or they don't update their rental availability or they lie to you. Very unprofessional staff. They do not keep promises. I was told that some problems with the apartment would be fixed before the move in date. (Leaking tub, toilet didn't work properly, water didn't get hot, windows don't seal, outlets didn't work) nothing got fixed. When I would request that they get fixed, nothing would happen. They do NOT pay their maintenance people and they end up leaving and the repairs are never done. For a management team that we paid on time for 3 years and even put up with them raising rent on us... they have just burnt bridges. We had a daughter accidentally flush something down the toilet, the maintenance broke the toilet and had us pay 300 to replace. The maintenance didn't ask us to replace and we got hit with a bill. For us being previous property management, a 60 dollar plunging fix would have done it. We didn't want to leave in bad standing so we paid it. Then they took our whole deposit with additional costs of 87 dollars, and with me trying to work with them they couldn't budge on the cost or deadline. There should be laws afainst massive nitpicking fees, in & out. YES the properties they lease are old, rundown, and they charge high rent. i was looking for a place to rent & unfortunately found a mobile home with them. I needed it as I am elderly and need easy access to the door. They sent me running in 3 trips to get all the info needed. I had asked if being on social security is accepted, They said yes but failed to disclose you have to have 3x amount of rent. I have alittle over 1000. savings over 2000. Before they took the app & 45.00 fee I asked what are all these other fees. deposit, admin fee, tenant management fee, non refundable. The admin fee is for them to set up your account online & thats 100.00 non refundable. The management fee is a 7.00 monthly fee for privilege of calling maintaince after hours in emergency (should just let broken pipe flood till open hours) then there is a 75.00 monthly fee for water (tho if in your own name could cost less! the power co, car insurance, others add you to their site to see bills & other things & don't charge 100.00 non refundable. out of your deposit they keep 150.00 & i see by reviews on move out they nitpick to keep it all! I am single elderly on social security. I get plenty to pay rent and utl. I have good credit, a 12 year rental history & never missed a payment even tho i had less ss income then. one was 775.00 mo. Excellent references, but instead of checking, they demanded co signer & they also would pay fees. Like other reviews the two mobiles were horrid. One, when you walk in you feel like the floor was gonna cave in. Back door appeared kicked in. the took cooler out of the other one &walls appeared have gotten wet. smelled musty-like a moldly smell. i ve been told on repairs they try to determine its your fault but since i didn't rent, can't verify that. wished i had read reviews prior. Both were nasty, run down, but rent in this small town isn't good & no regulations on how may fees they can gouge you for. Don't work with them if you can help it. My wife and I rented a house from them a few years ago. The house needed a lot of work when we first moved into it. It smelled like cigarettes and the yard had not been attended to in many months. Some of the "weeds" in the back yard had been there so long that they were basically trees and shrubs. We got rid of the cigarette smell and tamed the landscaping. When we moved out a couple years later, but they kept our entire deposit because they said the baseboards were dusty, which they weren't because we had just cleaned them... and even if we hadn't, it doesn't take several hundred dollars to clean baseboards. They then proceeded to request that we send them several hundred more dollars for other miscellaneous repairs that were needed due to us staying there. I told them they were full of crap and not getting another dime out of us... at least not until they paid us for all of work we put into the property. These are not property managers or, they are slumlords. Stay very far away. read more

I HAD a duplex managed through them. I would not recommend this company for the following reasons. They had very poor communication. I had several renters not pay and didn't find out about it until there was no check sent to me I had to call each time it happened to find out why. After the first time it happened I was told it is not their policy to notify the owner if a renter doesn't pay but if that's what I wanted they would notify me in the future. I did not receive any calls when it happened again. In fact I was told it was a good thing when renters paid late so we could get more fees out of them and could make more money. There were unexpected fees. What I thought I agreed to was a flat percentage based on rent. Come to find out there were a lot more things that popped up. I was charged to have my duplex listed on their website as well as every property inspection made it seems like every time I turned around there was something else. I had to "opt out" of certain things if I didn't want to be charged for them. When renters moved out ahead of their lease instead of using the deposit for repairs they used the deposit as rent so Real Properties could take their management fees out of it first. My basement apartment sat vacant for a month before a sign was put in the yard. I hired a Property management company to help take the stress off of owning a rental and I feel like it has been more stressful dealing with Real Properties than it was to deal with renters. I have owned this particular duplex for 13 years, up until the last year I have managed it myself. It has been vacant more this past year than the previous 12 put together. read more

I needed a place short notice and Patty was very helpful. All my paperwork was run quickly, and I was approved for move-in immediately. The other rental agencies in town weren't this helpful. The rental was run down and I could hear everything from the neighbors below. It was also kind of trashed too, holes in the walls, tore up cabinets, infested with ants, etc. I just made sure to mark it all down so I wouldn't be held responsible. During the time I stayed there I never had a billing issue, no problems with parking, or them barging in without notice. I never had to contact them about any issues, so I can't really vouch for that. Upon move-out, I didn't do a walk through with them and I only received a small portion of my deposit back. They docked me pretty hard for dirty blinds, oven, baseboards. Things I had actually done, but probably not to their standard. I think, had I done no cleaning, it would have been the same result. Overall, I'd go with them again. I'd just be pickier about which rental I move into and request a walk through with them before I move out. read more

I wish I could rate them 0 stars. Here is why: 1. When we found the house on Zillow, there was no contact information, and the email link was dead. We drove by to look for a sign out front, but there was none. We asked all the neighbors if they knew anything and they ended up personally contacting the owner. 2. When we finally got hold of RPM we arrived to the scheduled showing of the home and the agent was late and rushed us through the home saying that she "had another showing ten minutes ago", and she was not very nice at all about it. 3. When we did get to walk through the home, we saw a LOT, I mean like a complete infestation, of spiders of all kinds. They assured us that they would have the home cleaned before we moved in, stating "we will send cleaners to the home to clean it properly for you". They never sent any cleaners nor did they return our calls or emails about this issue, so we had to pay out of pocket for their mess. 4. Did I mention they are impossible to get hold of? They literally never return calls or emails. For any issue we have had, we had to contact the owner directly and it was only then that RPM would return our calls...BUT WEEKS LATER. 5. They messes up our billing big time. When we called multiple times about this to sort it out, they ignore our emails, literally NEVER answer our calls, and when we physically go into the office, the person we need to speak with is apparently never available. 6. They notified us only 2 days in advance about an inspection and ended up coming by an hour past the 4 hour time frame they originally gave us. read more

First, they claimed there was a no pets policy for the property. I have asthma so that was nice. Wrong, they did allow pets to prior renters and the house stunk like cat crap. We didn't know this because they had a air cleaner in the house when we checked it out because of smells from the sump pump. Second, they claimed that they cleaned the property, including carpets before we moved in. Wrong again. If they had cleaned the carpets and done inspections on the house, they probably would have noticed the strong stench of feline piss in the bedroom carpets. Going along with this, they said no one lived downstairs so they didn't clean those carpets. When I could barely breath downstairs because of strong animal and mold odors, I used my hepa filter vacuum and found tons of animal hair. I brought this to them and demanded that I be released from my contract. They had to oblige because it was unsafe conditions for my asthma and to my unborn child. They promised we would receive our deposit within a week or two because they understood we needed the money to use for another deposit elsewhere. It took them four weeks to cut us a check, and that's with me constantly hounding them. When I got my deposit, they took out $60 for cleaning fees, which was an insult because that's the very reason we left. When I called to speak about it, one of the hags hung up on me. Pocatello is, in general, a shit hole. But there are better, safer, and nicer places to rent from. Unless you have been homeless for the past 20 years, REMWEST will most certainly be a downgrade in your standard of living. Don't rent from them!!! read more

they are sending me to collections because they are not following landlord laws and I am trying to hold them to their own lease agreement and they refuse to admit that they are the ones in the wrong. they broke Idaho law by not contacting us within 30 days of us surrendering the property about our security deposit and then tried to say they could keep the whole deposit because I left before the end of the lease. they should not be in this business if they don't seem to understand the basics of contracts. on multiple occasions I found myself trying to explain to them what their own documents said and that they had to hold to their statements. it is unlawful to require a tenant to sign addendums to a lease at move out or any time after the signing of the lease which they did in trying to get us to pay a fee for leaving early. they also insisted that the carpets needed to be cleaned when it said in their lease that they would only need to be cleaned "if necessary". it was not necessary because we had already cleaned them 3 times in the last year making them exponentially more clean than they were when we moved in. we cleaned them first thing after moving in because they did not feel sanitary for our kids to play on as they made our feet black when we walked on it. the apartment had mice and lots of bugs and was pretty dirty/dusty when we moved in. to give them credit, when I made complaints, they did a pretty good job of making repairs quickly, but I just can't give more than 1 star because they are breaking the law and then saying I'm the one in the wrong. the laws are there for a reason, you can't just ignore them. I dealt with Garret on the carpet issue and Dani with the breaking the security deposit law issue. both refused to admit I had valid points. you shouldn't be in this business if you cant/refuse to follow simple laws. here is the law I reference that they did not follow:TITLE 6 ACTIONS IN PARTICULAR CASES CHAPTER 3 FORCIBLE ENTRY AND UNLAWFUL DETAINER 6-321.Refunds shall be made within twenty-one (21) days if no time is fixed by agreement, and in any event, within thirty (30) days after surrender of the premises by the tenant. Any refunds in an amount less than the full amount deposited by the tenant shall be accompanied by a signed statement itemizing the amounts lawfully retained by the landlord, the purpose for the amounts retained, and a detailed list of expenditures made from the deposit. read more

They failed to notify me of their move out for 3 days. They did go after them for reparations through Bonneville Collections but they would never communicate with me. 3 times I called for updates to find out that they had received money but they were sitting on it for whatever reason. Don't ever rent from these cheap useless landlords. The places that are for rent are usually substandard. They may not look like it at first but once you move in you will regret it. Most of them flood, badly. Mold is a huge problem not to mention they won't fix a thing. The last place I rented had not had the floors replaced since the 70s and they were in horrible condition. The bathroom flooring had been peeling up for the last 15 years I'm assuming. The carpets had huge holes in them. They also charge you a carpet cleaning fee when you move out but most of the time the honestly don't shampoo them. This last place I rented from them had a huge ant infestation. It flooded. The closet doors would never stay on track. There were huge cracks in the windows that dirt and debri would fly through. The dryer did not vent out side at all. It didn't vent anywhere actually, just blew around the laundry room pretty much. The ant infestation was so bad u had to put everything in the fridge, then they would somehow get in the fridge and usually you would have 20 or so crushed aunts where the fridge seals shut. There would be 30 crawling up the walls in the bathroom in the bathtub and on the bathroom counter. They called moly a coupple of times for the ants but nothing else. As with any problem big or small, you would have to call 6 times a day or so to get them to fix anything. I remember one time my daughters bedroom flooded badly. I phoned remwest and told them our house was pouring in water. Pattie said she would send someone over. Never happened. Called later that day to see when they would arrive and was told there was never even an order put out. After about six calls or so that day and two or so the next they finally sent someone over. To top it all off this problem was not solved untill two months later when we received a HUGE bill for the flooding saying we caused it by watering the lawn we were required to water. Turns out there was a huge crack in the foundation and a drippy water faucet. The two problems combined caused a nasty flood to reacurr over and over. Now, the closet doors would not stay on track.. We called our usual 5/6 times or so to get the problem fixed. Finally they sent someone over. They sent, I am not kidding you.. A 94YEAR OLD man to fix it. He couldn't even hold the door! My boyfriend had to hold the door for him and eventually fix it himself. We finally gave up calling about the stupid clauset doors after there refusal to fix. The end result on that one? When we move out we get charged a buttload of money for the clauset doors off track! They will charge you for anything and everything they can and they will. They will never fix anything and if they actually do it will need fixed again very very soon. Our door wAs kicked in and we were robbed one time because the door wouldn't shut/lock properly. Even when receiving the police report and our frantic calls they would never ever fix the front door even though we lived with a 5 year old girl. There are so many problems with this company and it's property's that one could go on for days. Last biggest complaint is this... I had rented from rem west for 5 1/2 years. I rented two places from them. One month social security had made a mistake and was four days late paying my rent. I became aware of this when I received a 3 day notice. This was during the last 3 months of renting from them. For five years and three months I had never missed a rent payment or was ever even 1 day late. No call no letter just a piece of paper saying I had three days to leave for non payment of rent. Don't let my stories become yours. Because of all this I refused to clean my house upon leaving this time around. Turns out to be a horrible mistake. I was 5 months pregnant. My grandmother and grandfather both had just passed. My dad had what they thought was brain cancer at the time and my aunt had a massive heart attack and died. She was brought back. We also had a friend murdered 2 days before my grandma died. This was all in the last three months of renting from rem west. At that time cleaning there crap hole was the last thing I cared about. Now, they took my 400$ deposit plus sent me to collections for 1300$ charging me for all the stuff they would never fix. Clauset doors and all! Absolute worst company in Idaho to rent from! The contract they have you sign makes you relinquish rights under the Idaho Rental and Tenant laws, allowing them to even charge for shampooing the floors (which under normal wear is supposed to be covered by the landlord). I even took them to court and because it was in the contract, they took it from our deposit anyway, and our house was cleaned when we moved out!! Additionally, they tried to make me pay for things that was broken when we moved in! They also charge all cleanings to a fictitious cleaning company that is not listed as having a business license and give receipts for it on their own paper, and say it is an external company that did cleaning, all in order to take your money. I had a friend had to move from one of their rentals due to hazardous conditions of the property, and they even tried to keep their deposit because they moved before the year contract was up, and REM was the ones that asked them to move out and into a different place!! All in all, this company is devoid of ethics, will steal you blind, make you sign a contract and not let you know it forces you to give up your right under state rental laws, and then lie to you! Do not rent from them!! There are other placed in Pocatello to rent from, this is the worst. I have not seen anybody give them more than one star for a reason!!! I had the worst experience with RPM someone could have. Beside my psychopathic roommate that constantly tried to murder me (of which I messaged and called RPM many times about and they did nothing), I was forced to fix the internet on my own (I am not the primary account holder bc it is a business account and it was impossible), I was charged for cleaning my room and area even though I kept it spotless with daily and weekly deep cleaning. I had no say about any matters that were issues and when I moved, they refused to allow me to get any mail from my employer that was at the property (which I'm pretty sure is illegal) which were gifts for my wedding. They took half of my deposit saying I didn't clean well enough and they treated me horribly. Why would you waste your time on a place that doesn't listen or care about your concerns. Axiom Rental Properties rekeyed my storage closet and mail box for free when they realized they forgot to do that. They repainted where there where mistakes in their first cleaning and fixing of the apartment and they listened to my concerns and took their own time to care about me and know me by name. Absolutely worst company I've ever hired. They are dishonest; overcharged for repairs done by their own unqualified workmen; charged for work not done. I was told the advertising was included in sign up fee, then charged another $100. When I complained they said they would reimburse it, but instead charged another $100. They were not very transparent or forthcoming about monies collected on my behalf. When my contract expired it was only a few days into the month but they charged for a full month for their fees, refused to prorate, even though they prorate rents. Landlords beware. read more

Never rent from them. They treat you very rude, and it is very hard to deal with them. They never give you your deposit back. I checked out in better condition then when I received, but they forfeited my deposit ($350) without any reason. They additionally charged me $194 for keeping pet, when I never had pets.
