Truly awful. They don't take responsibility for any of the work that they subcontract. Built my fence and my sprinkler system on the neighbors property. All of my concrete has cold spots, is cracking and wasn't don't properly. They will gaslight you and act like it's not their fault. But by law it is, they need to take responsibility for the work that they hire. Went to check the house I was buying. Driveway was not level there was a pool of water in middle of driveway, pools of water throughout the yard, and moisture on part of the interior slab of the home in the dining room. I walked because to me nobody is doing checks on these homes, they are cranking them out one after the other. It's sad people are just accepting whatever due to the housing bubble we're in. They also are not going to give back the housing deposit (there is always a clause in the contract to prevent people from getting deposit back) I saw that coming. read more

If you plan on purchasing your home from RTS Builders please be aware that if your plans have to be changed before closing or you read the reviews on the Better Business Bureau website and change your mind about purchasing a home from RTS you don't get your Ernest Money back. I gave them $2000.00 in Ernest money. The house was not going to be completed until June 2023 so know one could occupy the home the builders didn't lose anything because the house couldn't be sold untill June it's April now I cancelled the contract and they are keeping my $2000.00 dollars money I worked hard for. If I had read the Reviews from the Better Business Bureau especially from the gentleman with the faulty breakers in his house I would not have considered for one minute signing a contract with them. They should refund my money so BUYERS YOU NEED TO REALLY BEWARE this is not a joke They actually took my money. I am having the same issues with RTS as Natasha P. and Ryan R. Ladies and gentlemen building my first home has been a nightmare! I won't say that RTS IS a bad builder, this is my experience. There does not seem to be a quality control process at all. From the start, there were problems with the foundation. They very sloppily repaired it as if they did not care about quality. It look a F'n mess!! The concrete was rigid and unfinished in areas where it should have been lean and smooth. The patio is not the dimensions that is in the contract and it has a big dip in it making it uneven!! When they began framing I thought it would get better unfortunately it did not. Gaps, and gaps and gaps is the word. Gaps all over the place where wood should meet and close up certain areas. Windows and doors have inch to inch and a half gaps at the top or bottom!! Nails! Nails shooting through wood not attached to nothing at all! They will nickel and dime you for the most mundane things (FYI making a curved line straight costs $200) but they will not and are not monitoring the workers progress. Not to mention, the workers drink on the job (no wonder the measurements are off)!! I go to the home multiple times a week and there are beer cans and bottles inside and outside of the house. Luckily we have a friend who builds and he was able to point out a lot of these things for us. RTS has been jacked up on every part of the building process so far. If that isn't bad enough these people will not reach out to at all!! No apology, no explanation, no nothing. I am so disappointed with this home and RTS and it isn't even complete! If you do go with RTS, pay close attention or you might have a mess on your hands and you won't even know it! read more

BUYER BEWARE BUYER BEWARE BUYER BEWARE I would suggest before you buy from this builder you should talk with their customers in the Oak Crest Neighborhood. Talk with contractors (Not the ones they use or that voted 5 stars in their review section) in the area that do home improvements and let them tell you their opinions. I wish I would have done this because it would have saved a lot of heartache and money. I should have went with my gut feeling and backed out before I bought this home. From day one (after closing) the 100% customer satisfaction promised disappeared and it has been a fight to get anything fixed correctly. In the short time we have had this house the kitchen sink was leaking, master bathroom floor was not glued properly to the floor, shower door was the wrong size, Our bedroom doors were not plumb or level, all chalking in the bathrooms and kitchen have either cracked or separated, our floors creak and squeal, countertops were installed incomplete, our kitchen tile was done with 2 different grout colors, Bay window was installed incorrectly and with poor workmanship, our garage floor is already cracking, our HVAC system was wired incorrectly where both heating and A/C would run at the same time, our laundry room wall would move up to an inch because the studs were not even, our irrigation system did not work thus causing our grass to die,. Their default answer for everything is that " its built to code" or "its within the tolerance" or " that's not covered under their 2-10 year warranty"! Hello, we just barely passed the 6 month mark. They never take ownership of a fault and always shift blame or point fingers at others unless you get assertive and don't accept their terrible excuses and demand that things get resolved. It has got to the point now that they sent me a letter refusing to assist us for the remaining of the 1 year builder warranty because they stated my demeanor was threatening towards their company because I don't accept their terrible reasons that I should accept their terrible workmanship. If you are thinking about having a home built here in the Hinesville/Ludowici, GA area by RTS Homes, you might want to think again. We are a military family and my husband is retiring soon so we decided to settle down here in Georgia. We decided to go with RTS Homes instead of a couple of other builders we should've chosen! From the beginning it has been a mess! First, I want to say, though my realtor was sweet, and she did get back with me quickly every time I needed to speak with her, she is scatter-brained! It's like we never had a sit-down meeting to discuss what we wanted in our new home! She acted as if she never wrote down notes for our wish list of things to be added in addition to the standard features of the house! I almost didn't get my additional electrical sockets installed had I not had an inkling to call her. Her answer was, well, the drywall is up now. But, she did make it happen though. The paint job that I wanted done, got done a couple of months later. I constantly had to ask her if they added this and that. I kept my composure until now. We moved into our home about 6 months ago and I have regretted ever choosing RTS to build our forever home. Though we did have a final walk-through of the house, it wasn't until later that we noticed things we were not satisfied with. There was a big opening behind the stove in which I did discover on the final walk through that never would've been bought to our attention. The contractor decided to try to putty it up but we still had to go get additional supplies to go over the whole still. The walls are so thin that while I am taking a shower or standing in my closet, I can hear my sons bus and all the noise and traffic from OUTSIDE! Next, we saw where the paint job was done poorly in places that was still showing white spots. There are places on the walls where you can see where more plaster or whatever they put over drywall was needed. The garage door wasn't properly working and still isn't. Sod was placed over debree in the front yard instead of a clean slated yard and there were foreign objects such as tools, glass, wires and other stuff left around the rest of the landscape and back yard, the carpets in the intrances of all the bedrooms was not properly laid and nails were sticking up through the entrances so when we walked in, we could and did injure our feet on the sharp nails sticking through, and when we walk on the carpet, it feels like there is debree up under the carpets as well. But, this is the kicker; the door frames in the master bed and bath and other rooms in the house were measured incorrectly so now we have at least half inch spaces from the floor to the end of the door frames! I got the run-around for a while before they sent someone over to fix this problem. Finally today, they decided to rectify this issue with, hold on to your seat........Caulk! Can you believe that ----! I called the realtor who did not answer, to let her know that this was NOT ACCEPTABLE to me, so I texted her. She got in touch with the lady in charge of the warranty department, who I later spoke with only to be told that they would not be putting in new door frames! I told her well if it was done right the first time, we would not be in this mess! She said that if it wasn't causing a safety issue or hazard that it was just fine to fill a space of that size with caulk! I am so pissed with RTS right now! I asked the warranty lady (Kristie) if she could at least, judging by the pictures I sent her of the spaces of the door frames, if she truly thought that the job was done right and she gave an awkward pause and then lied through her teeth and said yes, Leslie(my realtor) said hers was like that too and that she would send me pics of her door frames too. I wish I knew how to apply a picture of what I'm talking about so you guys can see and give me your opinions! Let's see if I'll see the pics of my realtor's door frames! So people, if you are thinking about choosing RTS as your home builders, think again! I wish we would've went with JM Allen homes!!!! read more

Disappointed. We have had so many issues from septic to cracks in the walls. We bought a house a year ago, we sent our one year list in to have the house fixed after settling ect. After calling and taking the list in and sending it over their warranty link on their website they started ignoring me. They will not return our calls or e-mails. The last time I spoke with them they told me that since we are at one year and made no scheduled appointments that it was now our responsibility to have the house fixed and to call the warranty company, I did and they told me they would not fix any preexisting problems. IDK how this makes sense when we haven't even owned the house for one year we still have another week. They did the same thing with our two month warranty. It took 6 months to get fixed. The house is built poorly. I would never recommend this company to anyone who is interested in purchasing a home. read more
