    To Whom It May Concern,…read more My stay at the Vue at 3600 has been pleasant up until recently. The past couple of months The property is showing neglect I have been a longtime resident on this property, and I would like to report some problems that have been happening during my stay. I see residents leaving food out for cats, and it draws other animals to the property such as racoons, skunks, possums, ect.. I have seen a dead racoon at the entrance of the property for a couple of days and not picked up. I walk out early morning to take my trash out and seen a wolf or some type of dog scavenging around patios. It was either looking for food or hunting cats. I also hear cats fight and cry at night outside. All of the trash receptacles have been neglected and are over flowing constantly and smells verry bad especially now with the warmer weather out making lots of flies and maggots. I am unable to place my trach inside a bin of any sort and it is buried with trash on the ground and on top above the enclosure. (see attached) There is a lot of broken glass/screws,nails, every where including parking stalls (see attached) this is not good for anyone that walk outside with sandals, kids, or a vehicle tires on that regard especially if anyone has a pet. There has been stolen vehicles on the property including mine twice with an additional attempt. No security onsite and if there is there seem to never been any report of any findings. Security only takes a photo of the front office door and never patrol any breezeways or behind buildings as they sit in a vehicle and drive one lap around and leave. There are lights out through out the property, parking stalls, building, stairways, visitor spaces. and if they are not out they are flashing/blinking/flickering. this is a serious concern as I almost fell down a set of stairs at night where there is multiple lights out along a staircase (see Attached). The Maintenace shop leave wobbly wooden ramps out over a solid stair case (Trip hazard) (see attached). Flaggs are piled in the corner of the property as it seem they have no more room to dispose (see attached). Swimming pool is always closed (closed for over a year) as that is an amenity that each of us all pay for that we can not enjoy with access to BBQ.(see attached). Broken dumpster door leaning on the encloser and semi blocking a reserved parking space. (see attached). Dumpster left outside enclosure with trash blowing around when the wind picks up (see attached). Dog walk park/strip has feces (See attached). Broken laundry door that you can simply push open and does not close fully. See frame work as it is also damaged (see attached). I writing this letter in concern for the safety of all the residents and also for this property. plus we all pay (Con service) but for what if there is no type of service going on a daily basis. Miriam and Mychelle have…read morealways been on top of things when it comes to professionalism; Last week, the fridg has stopped working unexpectedly; Called the leasing office and Mychelle was very concerned about the situation as it was the last day of the week and late evening; she has offered other alternatives to save the food in it... the fridg gotten replaced the very next business day and the food was saved. In many occasions in the past, she has gone extra miles to make sure every complaint is taken care off and does not inconvenience me as far as my work schedules. The property is quite and clean compared to most places around the city in terms of landscaping and maintenance. I would recommend this place to friends and family.

Homeless people get into the gate all the time and made us feel very unsafe. Apartments look nice but they are very outdated. Paint is caked onto all the kitchen cabinets and shelves are sticky. If you place anything on shelves the paint peels off easily. Forget about getting your entire deposit back. They will charge you for all the normal apartment maintenance. They charged us for carpet cleaning in a room we didn't even use. Never wore shoes inside the apartment and carpet was left in perfect condition. Charged for painting the apartment for new tenants as well. Overall not a great place to live. Management needs to be nicer to their tenants.

It would be an awesome place to retire and the price was amazing compared to what they go for now. I should have purchased even though I was planning to move--would have been a great investment and future retirement home. Having lived in other gated premium communities since The Shores, the stand out of these condos is that they have tons of storage space--moved into a 2 bdrm after living at the Shores in a 1 bedrm and despite the extra square footage I found myself with less storage space and a tiny kitchen by comparison. Never had a problem with vagrants and property damage at the Shores like I have experienced at the units I've rented since. My neighbors were owners and very friendly. It was quiet, rarely heard my neighbors (unlike now), always had a parking spot and great shops/restaurants nearby. It may be Richmond, but its a perfect oasis in East Bay right on the bay that offers easy access to everything and is a daily retreat from grind.

When I first went to rent the apartments I was a student at the University of Illinois and I moved out here due to graduate school at Cal. Cindy and Chuck were the only people who were friendly enough to do all of the renting and showing of the apartments by email and phone. If things would have been different my moving experience would have been much less fantastic. Additionally, they let me ship all of my things to their home before I moved to California -- this saved me so much trouble. Even beyond my initial experience, Cindy and Chuck have constantly proved to be amazing both as landlords and people. They are constantly working on the apartment and surrounding yard and garden to make the place look immaculate. They are friendly, honest and genuine -- hard to find in people, let alone in landlords. The apartments themselves are furnished and well taken care of. ANECDOTE ALERT! In the past, they have made me cookies and pie and dropped them off freshly baked. In fact, one evening, I got a call from Cindy saying she just baked a peach pie for me and she wanted to drop it off while still warm. Much to my chagrin, I was unable to return to my apartment that evening. So, what did she do? She said, "no big deal, we'll bake you another pie tomorrow because we want you to have it hot". Awesome! Needless to say, that pie was eaten in one sitting. Beyond the food, and hard work ethic, I genuinely love living in my apartment and it feels like Cindy and Chuck genuinely care for their tenants and their well being. Sometimes I think about the fact that someday I will move from this apartment and it saddens me a bit -- I know that as far as landlords go, this is absolutely as good as it gets, everything else will pale in comparison.

On many occasions we have received fresh cookies, pies, cakes, and anything else Cindy has made a bunch of. I will review the different aspects of the Channing-Milvia Apartments experience. Apartment itself: The apartments are around 600sq. ft. This may seem small but we, my wife and I and soon to arrive daughter, have found it to be the perfect size. The kitchen is large enough for anyone who cooks a few days a week to every night. While they aren't huge they have allowed me to cook quite a bit of food at a time. The living room is large with a desk, bookshelf, futon, and two windows. Apart from the kitchen and bathroom, the apartment has hardwood floors which help to brighten even the 1st floor apartments(we have lived downstairs and upstairs). The bedroom is perfect for a couple, two roommates or a single person. There is a nice closet and a walk in storage room with shelves. The bathroom is small but it really is big enough. Outdoor scene: The backyard is fantastic! Not only is there a grass area capable of holding 15-30 people for a BBQ, but there is a large garden that residents are allowed to use to grow food. There is a peach tree in the garden and a lemon tree along the driveway, each of which produce an abundance of fruit in season. There is a large charcoal grill and a smaller charcoal grill, which residents are free to use at their leisure. Furnishings: Wow, these apartments come with everything you could need. I love to cook, always have(my dad owns a restaurant) and these apartments are supplied with more than enough stuff to prepare holiday feasts. The linens are great and the rest of the furnishings are in great shape. We have just about everything we could need/want here. What if a problem arises? Chuck and Cindy are skilled handy-people. They can fix anything from a leaky faucet to problems with your stove, light fixtures or plumbing. If you report a problem, any problem, they are extremely quick to fix it. We could not wish for better landlords or friends, we will be sad to move in May. We HIGHLY recommend renting here, you will not regret it!
