It is not the apartments themselves that makes San Marcos, such a lousy place to reside - it is the unethical management that harbors disdain for being truthful, genuine and sincere, that can end up making your residence at San Marcos, so unappealing. The attitude of management is unprofessional, unwarranted, unreasonable and unreal. If you have the "unheard of" need to file a complaint with the front office, you are treated as though YOU are the problem - merely for bringing a situation to the attention of the staff, that makes your living conditions deplorable. Complain - and YOU become the "complainer" in their narrow and myopic eyes. Management's ability to get it dead wrong, is legendary. I've spoken with other people who have lived here longer than I have, and at least two of them have explicitly stated to me some of the very same problems with the ethics of management, that I have experienced first hand myself. Where do you start! Smoking on the property is prohibited by City Ordinance, but does this matter to management - of course, not. They do absolutely nothing but give total lip-service to the notion that people should be allowed to live in respective apartment, without being choked half to death by a shroud of smoke billowing through an open patio door, or window. Complaint to management about the health and safety issue and YOU get talked to as you YOU are the problem. It is like management does not want to hear anything at all about "your" complaints - they could seem to care less. Loudness? My goodness! This place ranks Number #1 for being one of the most boisterous and noisiest, "Spring Break" apartment complexes, you'll ever want to live in. Car horns and rudely loud car audio systems being blasted at 3am in the morning on the premises and not one attempt by security to intervene! Complain to management about the noise from the cars of other rude tenants and YOU become the problem, merely because you dared complain about it. Disrespectful and rude tone? Absolutely, this is the way that management talks to you when you report problems that they have a responsibility to handle, but never do. When you make it clear that they have not solved the problems you report or complain about, they become incredibly irrational - right to the point of ignoring your report and/or claim. They tell you that they are doing something about the problems you bring to them, yet you see NO (zero) evidence that anything whatsoever, has been done. Maintenance? What maintenance! I reported directly to management that I had a problem with the smell of "Rotten Eggs," or "Sulfur" coming from my sink and was told that someone would come by to take a look at the problem. That was 1 MONTH AGO! Apparently, management here, has never heard of the San Bruno, PG&E gas explosion! I have even called back and left a voice-mail message about the odor of what seems like natural gas being emitted along with water through one of my sinks and STILL, nobody has bothered to call back. At this point, I'm calling BOTH PG&E and the City of Richmond Health & Safety Department, to check on the matter for me, since management wants to IGNORE the complaint/problem. Parking? What parking! That's a joke. When you are completing your application and you ask them directly about parking, they tell you that there is ample parking space on the premises. That's a TOTAL lie! People actually have to park off premises and in places that are ripe for Richmond Auto Theft Crime, because the parking plan was so incredibly under-prepared and inadequate. Yet, I routinely see tenants allowing their guests to park overnight inside the gates! What the heck! How can a VISITOR be given preference over a rent paying TENANT!!! Bring this problem up to management and they instantly grab an *attitude* while they talk down to you, as if any of them have more than high school diploma, or GED equivalent. The essential nature of management is to be dishonest, unethical and downright rude when the rubber meets the road. They consider YOU the problem, when you report that they have issues that need to be dealt with. They are irrational, unreasonable and highly unprofessional - just for starters. I should have read between the lines before I signed my lease agreement. I should have paid more attention to the posts made by others that have had real world experience with the management at San Marcos Apartments. I should have been more intuitive and more discerning about what I was reading. After all, that's what Yelp is all about - getting the inside information that you can't possibly know about, unless you've experienced it for yourself. I just love it when you are honest with people and they end up trying to take you for granted. That's the experience that I've had here at San Marcos and it was all made possible by management. Luxury my azz. This apartment community is managed by a neo-airhead group of apathetic morons who don't seem to know their rear-end from a hole in the ground. They do not enforce the terms and conditions of their lease agreement, which means that when your apartment gets filled with some idiot's cigarette smoke, marijuana smoke, crack cocaine vapor, Cuban cigar smoke or the rotten stench that pours through your ducted air system from the apartment next to your own, where the tenant refuses to take out their garbage for seemingly weeks at a time, then you can expect the management here to do absolutely nothing to protect your rights as a tenant to live without that kind of capital BS infringing on your wellness. Management caters to the Ghetto Mindset here and seems to appreciate tenants who exhibit deep Ghetto Behavior pathologies. In fact, management seems to love such idiotic and abrasive tenants. What do I mean by Ghetto Mindset? Simple. I'm talking about the moronic tenants who can't seem to figure out that blasting music while driving through the parking lot just might be a disturbance to other tenants in their apartment. I'm talking about the Ghetto Attitude morons tenants who don't have brains sufficient to recognize that slamming doors repeatedly for no damn good reason, is more than likely going to result in a disturbance to other tenants inside their apartment. I love and adore children, but running down the freaking hallway while jumping up and down in close proximity to other apartments, is downright rude and inconsiderate - not to mention a HUGE nuisance. You can hardly step OUT from your apartment without stepping INTO dog crap on the walkways left behind by disgustingly unconscious tenants who refuse to abide by the terms and conditions of their least agreement by placing their animal on a leash and picking-up their excrement before the decent tenants who do live in the community step into their mess and unknowingly back-track that crap into their apartment! There are at least 50 free ranging cats who literally take over the community at night, urinating on car windshields parked outside overnight - absolutely disgusting when you turn on your air conditioner, only to have your car filled with the odor of cat urine pouring through the air vents. A serious health hazard inside your own freaking car! You will also enjoy the obnoxiously loud and repetitive car horn blasting that some of the more irresistibly STUPID Ghetto-set tenants like to do on a routine basis. So, if you are inside your apartment attempting to enjoy your right to peace and quiet, you can expect to be awaken from sleep, disturbed while reading, disrupted while studying and otherwise completely vexed inside your own damn apartment, as the extremely LOW I.Q. set go about their daily routine of demonstrating to the entire world just how incredibly DUMB they can be on a consistent basis. If you happen to have a problem or a fact based complaint, management will not treat your complaint with respect. They are not interested in your comfort, or your rights as a tenant. If you happen to maintain either one of those two things at San Marcos Apartments in Richmond, California, then you are one of the precious few that do. Here is what you have to look forward to when you move there: - A great looking property on the outside (that's it!) - Management without integrity - Management without dignity - Management without competence - Management without understanding of Tenants' Rights - Management that tries to escape from its duties under contract - Management that violates the Residential Lease Agreement From repairs to complaints about rogue tenants who destroy your peace, quiet and comfort on the property, you can expect San Marcos Apartments' Management to do the absolute WRONG thing every single chance they get. - They collect rent checks and don't have common sense enough to say Thank You - They do not enforce the City of Richmond Nonsmoking Policy - They do not enforce their own Quiet Curfew Policy - They do not take to task disruptive tenants on the property - They make no genuine effort to solve tenant related problems on the property Rudeness and Unprofessional Demeanor: This is one of those property managers with attitude and precious little brains. They have allowed their "status" as property managers to go to their head, sufficient to cause a complete loss of memory when it comes to their own duties under the law and the lease agreement. If you make valid complaints backed by evidence, San Marcos Apartments' Management considers YOU the problem, instead of those tenants who continually smoke and engage in disruptive loud behavior at all hours of the day and night. Issue a complaint about it and management talks to you as if you are the problem, merely because you report problems as their occur. Police Raids (Drugs and Who Knows What Else): Expect them to be a routine part of your life at San Marcos Apartments. I have personally witnessed three police raids with the latest being inside a second floor apartment on the east side of building number #7. Nearly 30 LEOs descended on one small apartment and served a search warrant, dragging two suspects out of their apartment in handcuffs, but not before entering the apartment with tactical semi-automatic rifles (they looked like H&K MP5s from my vantage point). The rest were carrying Glock and Sig Sauer - as far as I could see. This took place roughly one week ago before 12pm. I can't imagine anyone wanting their children exposed to raids with H&K MP5 tactical assault rifles involved. That rifles fires a .22 LR and it is more than capable of penetrating the lousy structural components used to build your San Marcos Apartment. You can hear your neighbors blasting music through your walls and banging on your ceiling - so you can definitely expect the .22 LR bullet to come through those same walls and ceilings when the Richmond Police raid the apartment next to yours. Constant Marijuana & Crack Vapors: This crap will fill your apartment and smoke you out. I've had to leave my apartment many times in the past late at night after calling courtesy patrol because the smoke was so strong given no reasonable barrier protection between the walls and sub-floors. Courtesy Patrol does absolutely nothing and when you let management know about the matter, it does absolutely nothing but consider you the problem for reporting such violations of both law and contract. Management seems to side with bad tenants. That's been said by others in this thread, and I believe it to be true from personal experience myself. They seem to like disruptive tenants, drug dealers and pimps. They do more to protect their rights as tenants, than they do those who pay their rent on time and cause no problems for anyone. That's clearly bassackwards behavior but that's the kind of management you can expect when you move there. Will I ever refer anyone to San Marcos Apartments in Richmond, California? Absolutely, not. Until Essex Property Trust realizes that good communities are produced by supporting and respecting good tenants, San Marcos Apartments, in Richmond, California, will never be a decent place to live for any duration of time. SAN MARCOS APARTMENTS IS BAD FOR YOUR HEALTH - CONSTANT NOISE PROBLEMS - CONSTANT SMOKE & HEALTH PROBLEMS - CONSTANT MANAGEMENT (ETHICS) PROBLEMS I am a Doctor. I work very long hours. When I come back to my apartment, the last thing I want to come back to are rude, noisy and inconsiderate tenants who refuse to abide by the terms and conditions of their own lease agreement, by stacking noise levels to a point of complete absurdity. If you are a working professional who puts in a lot of hours and need rest and recovery when you come home - do not look for it at San Marcos Apartments, because you will not find an ounce of peace and quiet in your home. Noise Problems: Complaints to management about constant noise problems are either: - Summarily rejected as being "insufficient" - Summarily rejected as being "a mere inconvenience" - Summarily rejected as being "unverifiable" - Completely ignored without so much as a return follow-up phone call When you finally get their Courtesy Patrol (which is a joke in and of itself) to come to your apartment and actually witness (with their own ears) the noise disturbances that you endure inside your apartment, management finally relents and makes contact with the offending tenant. However, when they do, management never tells the offending tenant that they were heard by a third-party (Courtesy Patrol) and that the level of disturbance was excessive and a violation of their lease agreement. This failure to communicate to the offending tenant, does nothing but embolden them to continue their disruptive behavior because they now know that management will do absolutely nothing to enforce the terms and conditions of their own lease agreement. Parking Problems: Forget about it, if you happen to arrive at San Marcos Apartments after 5:00pm. The property developer simply failed. This community has over 400 apartments and nowhere near a sufficient level of capacity to handle 2.0 cars per apartment, which is a very reasonable level of capacity, given demographic statistic on auto ownership per household and the available number of acres upon which the proper sits. This community has a giant front lawn that "Looks Good" from the outside. The buildings in front of the property could have been moved forward and some of that space used for Resident Parking. They simply stacked too many apartments into only 18.5 acres of available land. Very poor planning for accommodations. Smoking Violation Problems: As a Doctor, you probably know where I come down on this. The City of Richmond, has an Ordinance that prohibits smoking in multi-family apartment communities of this size and density - and for good reason. The research is conclusive, smoking cause serious health hazards for those forced LIVE WITH environmental or second-hand smoke. These apartments do not have proper intake ventilation from a clean (external) source from the outside. You must always keep multiple windows open in order to generate cross circulation. With smoking being allowed by management in the common areas directly outside your apartment AND from within the building in which you live, your apartment is literally filled with the toxic second-hand smoke virtually all the time. When the smoke leaks into your apartment from either inside the building or from the common areas directly outside your apartment, it gets trapped with no place to go except directly into your lungs. Long term exposure to environmental tobacco smoke causes immediate negative health effects, whether you immediately show negative symptoms or not. There is no such thing as a non-negative effect from exposure to continuous long term environmental smoke. The net negative effects are accumulative and no less potentially lethal to your body and those of your family members. You simply CANNOT allow your children to live in that kind of environment. I have subsequently moved out of San Marcos Apartments recently because of the problems that I address above and have regretted the day I made the mistake of ever deciding to move there in the first place. This apartment community is unhealthy, completely mismanaged and polluted with constant noise from rude tenants who do not read their own lease agreement. I would never recommend San Marcos Apartments to anyone concerned about ethical management, their health and well being, or their peace and quiet. None of those things exist at San Marcos Apartments. If negative stars were possible, I'd offer them to you in this review of this apartment complex. This places looks gorgeous on the outside, but it is very mismanaged on the inside. My experience at San Marcos - a sincere warning for future tenants I want to share my real and extremely frustrating experience with San Marcos Apartments (2601 Hilltop Dr, Richmond) in the hope of warning others so they don't go through what I did. From the very beginning, everything seemed promising. I took a self-guided tour and, like many people, I made it very clear that my preference was for a ground-floor unit, especially because of my baby. I explained that my wife would need to move the stroller in and out of the apartment daily for morning and afternoon walks, and that stairs would be a major inconvenience for her. This need was clearly stated during the visit. Yet, there was no empathy whatsoever. I was offered unit 1011, which is on the ground floor. But when it came time to sign the lease, I was told that it had already been reserved by someone else. Left with no alternative, I ended up signing for unit 1735, located on the third floor. The most outrageous part? Shortly after signing, unit 1011 suddenly showed up as available again on their official website. This makes it clear that the "unavailability" was simply a tactic to push the upper-level unit. Later, I found out that many other residents have gone through the exact same situation -- they're shown a ground-floor unit during the tour, and then it mysteriously becomes unavailable at signing. And the problems continued while I was already living there: * When I asked to change units, they increased the security deposit without a clear justification, making it harder to switch. * The heater in the apartment never worked. I notified the management in writing that I would not pay rent until the issue was fixed -- which is my legal right under California law. Instead of addressing the problem, they initiated an eviction process and sent me a letter falsely claiming that the apartment was in perfect condition, even citing perjury clauses -- while fully aware that the heating system was not functioning. * Shortly after that, I received an email from the manager apologizing for the eviction notice and promising the issue would be resolved. Trusting that promise, I paid the rent. But they never fixed the heater. * My car was towed even though it was properly registered as a resident vehicle. I had to pay $591.60 out of pocket, missed a day of work, and received no support from the management. * The assigned parking space (P39) had already been claimed by another legal owner, and yet I was told it had been "offered to two tenants at the same time" -- which is simply false. * The management is slow, disorganized, and full of empty promises. It takes days to resolve basic maintenance issues like clogged sinks or pest problems. * Furthermore, nowhere in the lease or during the tour was it mentioned that there was a two-vehicle limit per unit. I already had two vehicles, and when I tried to add more, I was told this supposed limit existed -- and that management could change the rules at any time based on an internal clause. This is a clearly abusive and arbitrary practice. What's most frustrating is the attitude of the management: Whenever you raise legitimate concerns, they try to shift the blame onto you, or invent confusing narratives to avoid responsibility. A serious and ethical company that respects its residents does not invent stories, threaten legal action, or twist facts to hide their own mistakes. But San Marcos does exactly that -- they create misleading and dishonest explanations to cover up negligence, and treat residents with complete disregard. My recommendation is simple: If you're considering San Marcos and prefer a ground-floor unit, demand written confirmation. Don't just trust what you're told during the tour. Be cautious of hidden charges, sudden policy changes, lack of empathy, and misleading statements about unit and parking availability. My mistake was trusting their word -- don't make the same one. And lastly, one of the things that convinced me to choose San Marcos was the way they responded to negative reviews here on Yelp. They always say: "Please come see us, have a coffee with us, and let's resolve the issue." This gave me the impression that they genuinely cared and handled problems quickly. But the reality was completely different. I did reach out. I tried to resolve everything respectfully and in good faith. And in return, I got pressure, lies, threats, and broken promises. read more

I really wouldn't even give one star if I had the option, but oh well, where to begin. I moved to San Marcos 4 years ago, the first day I got here, I checked out the community gym first, theres a huge sign that says "we love our residents". After four years I can honestly say well, residents were well nothing more but a nuisance to them. The first year, our tiny garage door was jammed, I was late for work, I called the office, a lady said she will radio someone, yes someone came an hour later. Coming home from work, I parked at the mailbox to get mail when I saw the same guy who was late to fix my garage smoking weed with a few security buddies. Gotta say, I felt uneasy knowing my overpriced rent is going to these security guards. Tried to park my car in the same garage, it was jammed again, so tired, I parked in one of the open parking spaces until I could get someone to fix the garage again. Next morning, I got a warning they would tow my car. I called the office manager, they never answered their phone, walked to the office, they have a closed until noon sign up. All their cars were there so where do these office people do locked up in the building not answering the phone or returning calls? Anyway, I love working out, I work a 9 to 6 shift, so I go to the gym every morning at 7. But their gym is never open at 7 even though a big sign hangs in the front of the door that says open from 7am to 12am. I guess the gym will be open whenever the people at the office decides to wakes up. When the gym is finally opened on time maybe 4 times a week, two or three of the machines are usually broken. Ok now, ant problem, when it rains, ants are pouring in, when its hot in the summer, ants are marching in. Renters insurance, seriously, started at 25k 4 years ago, now manadatory we insure the property up to 100k. Anyway to finish up, San marcos is an overpriced piece of crap. It looks good from the outside and from their advertisements, thats how I was fooled, but its as ghetto as the houses lined up on 23rd of richmond. The assistant manager and property managers are lazy, so are the security. Lazy with a bad attitude. Save your money and buy a house, the mortgage is way cheaper than what these people will charge you, or if you don't want to own, look elsewhere, take the advice from someone who's lived here. My lease is due this year, but will not be renewed this time. Looking forward to packing and moving out in a few months and away from this nightmare. read more

Move Here At Your Own Risk! Better yet - Do Not Move Here At All! If you value your peace and quiet then don't move here. If you value your security and safety don't move here. If you value dealing with a reputable property manager don't move here. If you value your time and don't want to waste it solving problems that management refuses to solve then don't move here. We lived here for three years and have never had such a poor apartment community experience in our lives. Management take a devil may care attitude to problems on the property and they never take the initiative to solve those problems. If you have problems with tenants who make your life miserable on the premises, don't expect management to do anything about it - they consider it your problem. This has got to be the absolute worst managed property in all the Bay Area! Dog crap everywhere you turn, including directly in front of your door. Cat urine everywhere - you can smell it in your apartment just by opening the windows. The drug problem here is getting much worse. You get contact high between your garage and your apartment. There is rarely any fresh air on this property given all the illegal smoking going on in and around the apartments. The noise this place generates is epic! We often times felt as if we lived in the middle of a truck stop! Commercial vehicles with loud and obnoxious diesel engines spewing toxic pollution through your open windows - every single day. Loud horns blaring from trucks, buses, shuttles, taxis, delivery vehicles of all kinds and obnoxiously loud tenants who pull within feet from your bedroom window and BLAST their horn! This place is disgusting on the inside, but it looks beautiful on the outside. If you enjoy no privacy, no peace and quiet, no sense of well being inside your own home, high levels of environmental stress, careless management who could give a damn (or less) about your well being - then you will do just fine at these apartments. Our best advice? Keep looking. This place is definitely not worth the ridiculous rent you pay and certainly not worth the attitude you get from its management. read more

You people have to be kidding me. Don't move here if you're white! Are you serious. For the record, most of my neighbors (about 95%) are great. They are primarily professional and working class people, Black, White, Asian, and Latino who actually get along quite well. We speak to each other on the way to & from work...holding light conversation here and there. Very pleasant people that follow the rules (non-noisy, cordial, respectful of others.....and SANE). That don't move here if you're white has to be from the crazy lady who won't walk 3 yards to place her trash in the dumpster (the other 5%). Linda (the manager) is extremely professional and has more patience then me. She has recently installed new carbon monoxide detectors in every apartment (not required by law until 2013) and steam cleaned the walkways (which were very clean to begin with.) The landscaping is immaculate. The maintenance team is friendly. The staff is great. Darnisha is constantly busy working everytime I go to the office. Her eyes are on that computer except for one occassion that I witnessed her stopping for about 3 minutes to place a warm cookie on the desks of her coworkers. O.K., I'm biased. She offered me a cookie too. But Since you're moving anyway, try this at your next apartment for better success: 1) Turn off the Jerry Springer reruns and Jersey Shore and maybe try some PBS and NPR. 2) Unglue your lips from the brown liquor and Pall Mall longs and try something organic and non-gassy. 3) Don't try to cause division among the tenants who actually get along quite well. 4) Most Important: Cover those middle-aged cellulite encrusted cottage cheese thighs that you insist upon flashing from underneath those short shorts. The most horrible 4 years of my life. I've been robbed so badly here, not just by burglars but by the place itself, the rent goes up 100 bucks every year, you won't get your security deposit back even if they say you would, they'll find an excuse to keep it, you can't park your car in the PARKING LOT! they will ticket you it costs 50 bucks a month just to park your car, they force you to pay for THEIR insurance, yes you have to pay renters insurance that will not protect you but THEM! believe me I know because when I was robbed I filed a claim and they say no they can't help me because I've been paying 130 per year to protect their building in case of fire or if my dog attacks someone. Oh and once in a while I would pay hundreds of bucks because they would tow my car if I parked in the parking lot!! If only zero or negative stars were an option because one star is too high for them, don't be fooled by the way the building looks on the outside and their advertisement it is straight up ghetto even the property manager and assistants are lazy and never answer the phone. I have lived in Richmond CA all my life ! I was considering leaving the county untill I started to lease from San Marcos. I've lived here know over ten years :) Thanks to Ms.Paula I'm still living here and not considering leaving anytime soon: ) When you are starting to get into your senior years you want to make sure you're living in you confort level, somewhere you feel safe! and that's how I fell living here in the San Marcos Apt. I couldn't see myself living anywhere else. I appericate the timely manner in witch the staff responds to the teneants needs. They are my family and they are always having some type of family function here at the common area !brining all the residents closer togather. They keep us informed on any changes to the staff. In closing my personal reccomendation is come and see for yourself how confortable we over here check out our wonderful ammenties, Gym, Commputer Lab, Eusiness Center, Swimming pools, sauna and a wonderful park for your childeren or grand childeren, tennis court .... DO NOT MOVE IN HERE!!! The management is RUDE as ever, have been here for 2 years new people come and go and they are all still the same type "rude". You will pay an outrageous amount of money for things that don't work! The maintenance never come when you want them too, the office treats you like they don't care about your problem. They will hit you with many different type of fee's throughout your lease for outrageous things, it will be their fault and they hit you with a fee and say they can't take the fee off. I should not have to pay extra money because the leasing office doesn't know you cant pay rent with a personal check....(literally she told me over the phone we could which I was like hmmm that doesn't sound right but hey they know they work their) they obviously don't know their job! This property management is a fraud!! Be my guest move in and you will all see exactly what me and the other people have witnessed! Oh and every dang near 2-3 weeks their will be a sign on your door threatening eviction even if u paid your utility bill online or have renters insurance they never look into anything all they want is charge you extra money and don't take the blame when they are wrong or even an apology!!! read more
