    As a first time home owner, I am very grateful to have had Ryan by my side the entire time. He was able to work with us for a while to help us get things in line during the preaprovel process. Ryan was very patient throughout the process as he waited for us to get our stuff together lol. The new build consultant said that Ryan was one of the best brokers she had ever worked with. The escrow process was pretty smooth, Ryan kept us educated and informed throughout the tedious task of getting everything to escrow as requested. We moved in right on time, thank you Ryan and Loan Lock.

    Had such a wondetful experience. First and foremost we had a different lender to begin with. Needless to say that lender was not doing his job. Immediately my awesome realtor Kamesha Keesee Broker/Owner with www.4HomesAndLoans.com drop the deadweight lender and picked up a heavy hitter. Ryan Hrisca, he came in with the right attitude, the right understanding and obviously the right knowledge to get the job done. He made sure that he did not give us any false pre qualification promises. He worked expeditiously and fervently in regards to my family's loan. Needless to say we got the house; we're super excited and he made what seemed far-reaching a reality. I highly recommend this lender if you are a serious buyer! JMJ Financial

    Alan Gutchoen and his team at Gold Coast are the best. They are based…read morein Orange County but they provide financing all over California. We've refinanced our mortgage three times with them (interest rates keep falling) and my parents' mortgage once. Gold Coast combines the lowest rates in the market, absolute honesty, and a can-do attitude. On most of our refis, we checked HSH.com to find the best rates, and Gold Coast has always offered at least a good a rate as anyone in California. For people with good credit, he can tap smaller lenders who will offer a rate that's often an eighth or a quarter of a percentage point lower than the big lenders. Alan always takes the time to explain what's going on until we're satisfied. He knows what he's talking about. He's a fast talker but you can believe every word: if he says that the fees listed at $4K on the initial estimate will end up around $3K, that's what they'll be. The process is always as smooth as he can make it. If something is going wrong, he and his team are all over the problem until it's fixed. For instance, on my parents' refi, we were having trouble getting the tax returns from the IRS, and Alan's colleague Andre was tireless in getting to the bottom of it. One note: Alan likes to work by telephone, and he isn't always as responsive to email. But if you call him, you can always get an answer. He's a good man and he offers a great service. Highly recommended.

    Horrible company that my loan was assigned to by my broker. Avoid at all costs!…read more Having worked with lots of lenders over the years, I found them to be the worst I have ever dealt with. I requested a payoff amount and it took me over a week of repeated phone calls and emails to four different people while their website was not working before I finally got an answer. Then, after following their wiring instructions exactly and confirming with my bank that the wire was sent, there was no acknowledgement of receipt which in all of my previous experience is done within an hour or so. I had to call them only to be erroneously told that they hadn't received anything which obviously caused me a lot of undue stress until they finally confirmed receipt of the funds the next day. The frustration continued as I had to attempt to contact them six times to get the deed of trust reconveyed and the original promissory note returned to me. Only after I told them I would be taking legal action did someone finally respond. They did record the reconveyance, but I am still waiting on the note which will probably take several more calls/emails to retrieve. Not only that, but over a month after I completely paid off the loan, one of their reps called me to claim that the March payment was overdue and asking me to pay before I suggested she review their records to see the payoff. Complete lack of communication, nonexistent customer service as nobody answers their emails without being badgered to do so and calls are not picked up, no sense of urgency, no coordination across departments and their website is amateurish with very little functionality other than being able to make a payment. Avoid this company!

    I was conditionally approved for an FHA loan and spent 6 months in the process. Then, just 30 days…read morebefore closing, the loan officer and underwriters suddenly revealed that FHA has strict requirements about including a non-borrowing spouse's income in community property states like California. I had applied for the loan individually, but this critical FHA requirement meant my application was dead on arrival. This should have been disclosed during the pre-approval stage 6 months earlier, not weeks before closing. Any competent loan officer should know this basic FHA rule for California borrowers. After wasting 6 months on a loan that could never work, they claimed I wouldn't qualify for a conventional loan either and immediately tried steering me toward a non-QM/stated income loan with worse terms and higher rates. I'm fortunate that my builder recommended another lender who is now processing my application properly, otherwise this incompetence would have cost me my home purchase. This lender either didn't know fundamental FHA requirements for California, or they knew and chose not to tell me until the last minute. They wasted 6 months of my time on an application they should have known wouldn't work from day one. Do not trust this company with your home purchase. Find a lender who understands basic loan requirements and discloses critical information upfront, not 30 days before closing.
