But if you do it's 45$ to file without an attorney and if your lease says you owe them legal fees for a lawsuit there's a law making it reciprocal so they will owe you too if you win. They are not just bad builders; they are professional scammers who weaponize contracts to cheat buyers. We bought a "fully renovated" home from them. Because the closing was in the winter, the swimming pool could not be inspected. We agreed--in writing, beforehand--to hold a $5,000 pool escrow deposit, to be released only after a successful spring inspection. During the closing, they sneakily and maliciously deleted this entire clause from the final contract without telling anyone. Nobody expects a licensed builder to act like a common thief, and sadly, our attorney missed their last-minute tampering. Now, the nightmare is fully exposed. Just two months in, the first floor suffered a massive leak. We tore down the walls and found rotted structural framing and severe foundation failure. They 100% knew about this during their "renovation" and covered it up with cheap drywall. When we uncovered the rot and the pool issues, my attorney formally contacted them. They have completely ignored my attorney and refused to respond. Because a lawsuit would cost more than the damages, and insurance doesn't cover a seller's intentional fraud, I am stuck paying over $20,000 out of pocket to fix rotted structural walls, remediate toxic mold, and rebuild the rooms.
