If you are reading this now I implore you to listen: DO. NOT. RENT. SABET. PERIOD. I've been living here since September in a three bedroom apartment with a closet-like kitchen and essentially no common space. I pay 800 p/month, I guess since I'm a glutton for punishment. I love the location, but lately it seems that the negatives outweigh the positives. For instance, our heat works.......sometimes. My roommate's radiator freqently spits this boiling, brackish water all over the place. When we call Sabet they send a small, impatient man who puts towels around the inflicted area and then leaves. Brilliant, right? During the winter our hot water has been out almost every day, no exaggeration. We just couldn't get even lukewarm water before noon. Usually when I politely called about this issue Sabet would say "hot water be hot soon, just one seconds, okays?!" As frustrating these things are, they're trivial in comparison with the non-existent safety standards in Sabet buildings. There have been three separate occasions when I've come home and not been able to enter the building due to some dangerous issue with the wiring, fire, or flood. At one point this October they were working on the roof and OOPS! They forgot to close the gaping hole in the middle of it! Thus the top floor rooms suffered damage as did all of the wiring in the building. We were promptly evacuated, but Sabet offered no alternative housing solution (or even a half-hearted apology) to cover for their dangerous mistake. I had a really lovely night running around with my cats in the freezing, pouring rain, hoping to find someone to take them for the night. A few months later I came home around 1 AM, only to be greeted by a strong smell of burnt carpet and the sight of fire trucks. An apartment on my floor got ripped apart by a fire caused by antiquated and unsafe wiring, destroying much of their things/their rooms, and setting off the sprinklers. Again, instead of trying to house some people who were stranded in one of their other buildings, the stragglers were relegated to an idling MBTA bus for the entirety of the evening and early morning. When I called the landlords the following morning to ask if I may come home, the woman on the phone angrily hissed "I don't know!" and hung up one me. I know it's my fault that I signed a lease for $800 a month for a cramped, ancient apartment. But how could I expect this level of incompetence? These guys are seriously criminals, and my roommates and I are looking for report them to whatever government agency handles safe housing. read more

Unfortunately In order to write a review, I must at least check one star, but this management company is so shitty that it doesn't even deserve half of a star. Sabet Management totally sucks. They're happy to collect rent from you and raise it unreasonably, and that's mostly it. "Professionally" managed is a vast understatement. Multiple examples of terrible management include, but are not limited to; Years and years of students begging for an elevator. (I live on the 4th floor and am a very petite woman) so I am physically incapable of carrying my 50-70lb suitcase up and down the stairs when I go on vacation) Years of stolen packages with building management doing absolutely nothing about it. Not turning the heating on until the students are practically freezing. (The building temperature can go down to anywhere between 65-70 degrees when this happens) Maintenance people barging into apartments with little to no notification, and also carelessly handling your personal items and/or furniture and almost breaking it in the process when they have to do an invasive repair. The main guy running the maintenance is the only one who speaks English fluently. All the other workers barely understand half of what you're saying, which makes it nearly impossible to communicate your problem or get it fixed. Every once in a while when they clean the building, the air in the hallways is literally polluted with harmful chemicals that are toxic for us to be breathing. If I had known all these things and read all these reviews before moving into a building that's run by this company, I wouldn't have moved here. It greatly angers me that they're even getting a dime of my money. This company deserves to be fired and replaced with people who actually know how to do their job well and who actually care about the well being of their tenants. Sabet Management is a collection of the most massively incompetent and rude individuals I have ever encountered. I made the mistake of living there for two years because it was reasonably close to my law school. I lived at the 105 Peterborough Street address. 1. Moving in: Sabet promised us the apartment would be cleaned. It was completely messy, etc. 2. Painting: One month after moving in, Sabet announced that they must paint the apartment or else they would charge us for painting it after we left. Probably unlawful. While a landlord can probably make reasonably necessary repairs (I don't know the law), I'm betting they can't threaten to charge you for doing them later if you refuse. At least where it's paint - do that inbetween leases. Told them not to. One day I returned from class to find all our belongings shoved in to the middle of every room, paint splattered on the floor, and a bunch of people who did not speak English painting it. There were also bottles of liquor and empty cups tucked around various places in the building hallway - I wouldn't care except they splattered paint around. 3. Buzzer: There is no normal buzzer. Instead they program your phone number into the dial-box at the entrance. Your phone is called whenever someone presses the button for your apartment. It took them 6 months to put my number up. I moved out two and a half years ago. I still get calls. 4. Repairs: Don't even try. Make a long list of things that were broken, and include all the other issues (half-inch deep gouges in the floor, college kid residue, etc.). 5. Quality: Sabet only manages its rental rates because of the apartment buildings' locations. These are some of the most beat up, run down, puked-in-by-worthless-idiot, cess pools that anyone has ever dared to call an apartment. 6. Heating: My heater did not work for 2 years. The heater in the other bedroom worked - too well. It was either 50 or 90 degrees. Also illegal. In direct violation of the law, they also did not turn on the heat until mid-november and turned it off very early in the spring, leading to below-68 degree temperatures. 7. Pests: I forgot to mention ants, roaches, mice. They regularly had exterminators come around the building, but it did not do much. Get a cat and pray. 8. Shower: A bathtub that looked like it was from the 1920s. No water pressure. Floor tiles all uneven, half missing. Wall broken up and peeling along floor, etc. 9. Repair deduction: They screwed us for $75 on the security deposit, claiming they had to do repairs. Such a small amount that if you can't annoy them into giving it back, it isn't worth your time to sue over. Unless you want to go on Judge Judy and scream a lot. 10. Other tenants: While were a handful of reasonable small medium/low income families, most tenants are drunken college kids. You will be blessed by round-the-clock bad music, weekly vomitings in the hallway, stupid drunk college kids screaming, and a constant stream of cigarette smoke wafting in under your door (there was a 1/2 to 1 inch gap between 3 sides of the door and the door frame, so that sound/smell came in and out). They will steal your money, never respond, charge you for issues in the apartment that you didn't cause (terrible construction) and you won't get your security deposit back. I moved into 109 Peterborough with my roommates on September first, excited for my very first apartment. I had only seen the apartment once before, led by our shady realtor from Boston Union Realty (who has since handed over the reins to Boston Off-Campus Apartments). I had read the reviews, but had also consulted friends who lived in other buildings on Peterborough. They said they had never had any problems. I am so disappointed. It's unfortunate that Sabet has their hands on a building in such an awesome location, because they are a deplorable excuse for a management company. I'll start with move-in day: While we had been told that the apartment would be cleaned and repainted prior to our arrival, we were greeted by walls covered in black smudges of god knows what. My roommate had severe water damage on the wall near her window that had previously been hidden by a bed. There was quite literally something growing underneath the sink, dirt all over the floor - just clearly hadn't been touched since the previous tenants left. After requests for cleaning were ignored, we spent the first few days sucking it up and cleaning it ourselves. As far as paint went, our requests for painting were finally acknowledged in October, when a group of men came in, told us to put all of our things in the middle of the room, and went to work. The paint on the walls looked great - the paint on the floor and in our cat's dish... not so much. At least the dirt is covered up? Shortly after moving in, we discovered that neither or burners nor our stove worked. With the help of a friend, we got the pilot light lit on the stove, but it's now mid-December and calls to management for the past three months have been half-heartedly answered by their staff. These men seem perfectly nice, all things considered, but hardly speak any English and after laying in our kitchen, playing around with the oven for five to ten minutes, keep telling us that the oven is simply too dirty to function. We haven't even used it! Management will never give prior warning, and they will let themselves in when nobody is home. My roommate came home after class and announced herself, expecting to hear one of us respond. Nope! It was somebody from management, laying on the kitchen floor and tinkering with our stove. Surprise! The elevator in the building has an inspection sticker that expired on October 8th. It's now December 13th. I cannot fathom how that's legal. Two weeks ago, somebody was stuck in said elevator for four hours before the fire department had to come and get her out. Absolutely unacceptable, and I'm shocked that somebody hasn't sued Sabet for everything they're worth. I don't care about the partying, the smell of cigarettes or pot or whatever else people seem to be upset about. This building is primarily off-campus housing for undergrads - everybody seems to be from Simmons, Berklee, or the Conservatory. Sabet absolutely knows this, and will walk all over young tenants. While living here is cheaper than living in the dorms, I still think that my roommates and I are paying way, way more than this trouble is worth. On the bright side, we have not yet (knock on wood) had problems with pests - roaches, mice, or otherwise. When our refrigerator started leaking, management gave us a new one. We were shocked! If only they were so responsive about our oven that seems to be only for decoration, or our toilet that stopped flushing. Modern luxuries include a revolutionary shower that actually turns into a bath within five minutes due to the drain that doesn't work. Attempts to fix this ourselves brought what I can only describe as 'sludge' coming up through the drain. No thanks! EDIT: We just received our first heat bill in the mail... the heat bill that we were told was included. Don't listen to anything your realtor tells you - make sure you read the lease, beginning to end, and find out for sure about what will be included. It was left out of our lease completely, and the lease we were given by Boston Union to show to our parents was a different lease than the one we signed. Three months in, and I've already started searching for a new apartment under different management. I know the cost of rent in Boston is high in general, but what we pay per month compared to the services we receive is all kinds of wrong. It's a shame because Peterborough is a beautiful street and it's easily one of the most convenient locations in the city, but as far as I'm concerned, September 1st can't come fast enough. read more

They take months to do repairs, never keep their records straight, and barely speak English. When you call to file maintenance reports, you have to be assertive and dominant just to get them to listen to you. If you're occupying in May, be prepared to be asked multiple times if you're vacating in September (and deep inside, you'll wish you were). As soon as my lease runs up, I'm finding another building with a different company. Update 1: I should also mention that it is now almost November and they still haven't turned on the heat in my building. Update 2: It's November 5 and the heat is still not on. I have also recently found out that a friend of mine nearly died in my building from mold infestation and is suing Sabet for every penny they've got. Hopefully this will change things. Update 3: I got served an eviction notice for my last month because my rent apparently was not paid for April, even though I paid my last month's rent up front when I moved in. However, the good folks at Boston Union Realty know how retarded these people are and are going to straighten it out for me. Bottom line: Don't live in a Sabet building. read more

I am so happy that I finally moved out!!!!! To make it straight. If you combine all the reviews below (and probably above), you will be able to imagine what Sabet Management (409 Marlborough) is all about. I hated them so much that I found a better, cheaper, bigger, and more luxurious apartment a block down the street and moved in the middle of March when my lease was to expire in September. I found a "poor" guy (who I obviously didn't inform about Sabet) on Craigslist and he took over my lease for the rest of the year. Don't get me wrong. This is an amazing location, close to everything and the apartments could be beautiful if they weren't abandoned. But those tramps who run the company, Moses the "manager" (uugh), and some annoying Alexandra whose job is to write down your phone number, apt unit, and issue (I must have given them more than 30 times in 6 months) are so ridiculous that you have no idea. For the record, I once saw this guy, Moses, stealing packages that USPS people were leaving in front of the elevator. When I asked him where are the packages that were here a while ago he responded "I didn't see any packages, people might have came and picked them up." AVOID AT ANY COST. read more

2 months into a year long lease and I wish I would have looked at Yelp first, don't know why I didn't... The day I moved in the toilet wasn't working, no one had cleaned the apartment from the previous tenant (who was a cat owner and I made it clear I am allergic to cats), and the fire alarm STILL goes off every time I turn on the oven or stove. My courtyard facing apartment echoes with noise starting as early as 7AM from their foreign workers (what are they working on!? not my fire alarm), and their building of "young professionals" is nothing but a glorified dorm. Sabet Managment is by FAR, the worst management I've ever had to deal with. Don't waste your money. I have tried to be open-minded and patient when it came to dealing with the problems I've faced with my apartment, but enough is enough. #1, after moving in, they had promised us a new stove, as the stove upon move-in didn't work. It took TWO MONTHS to get a new stove into the apartment. Unnaceptable, for the money I pay. We thought all of our problems were solved, but then after a few days of cooking I found myself getting extremely dizzy. I immediately called National Grid, which informed me that the Carbon Monoxide levels were over 500 PPM. Extremely high, and unacceptable. Called management who REFUSED to do anything about it, and claimed I was trying to cause trouble because I was a college student. I then called National Grid, again, who informed me the levels were now over 800 PPM. I explained that our management refused to believe there was a problem, which appalled him. He immediately wrote a NG warning notice. I called management, again, who became very upset by the fact I was calling. Hard to believe that a health issue such as this, would be disregarded so many times. It took another couple of weeks for the new stove to come in, which after a botched installation, caused a gas leak. Three visits from National Grid and I am NOT a happy camper. I'm amazed by the fact that, because I'm a college student, I'm treated so unfairly. I don't care if I'm a college student, or a working professional. I pay the same amount as everyone else, and deserve the same treatment as anyone else, also. read more

I have been in a sabet unit for a year and a half now and it has been the most miserable living experience. Moving in--The unit we moved into was in horrible condition. Every room had this orange mold dusting the trim, the cabinet below the sink had brown goo in it and the fridge actually had hair in it. I know that the previous people who had lived there were the slobbish ones, but I would expect that it would have been checked over before people moved in. We made a list of all the problems including a wall full of holes and nothing was repaired. Pests-- Mice and roaches were a major problem for us, even though my roommates and I are clean. Pest control visits every few months and basically just scatters these blue pellets that don't do anything. We had to resort to buying our own traps and poison to get the job done. Repairs--There have been a few times where there was a problem with the sink and they did a good job, but otherwise forget it. Sabet does not care about maintaining their buildings. Last spring we were having sewage coming up from our shower drain and all they did was clean it out. The next day our tub was filled to the brim from a leak and sewage because they did not take our request seriously and send a general maintenance person instead of a qualified plumber. A few weeks ago the entire building was evacuated at 2am because they had removed the roof from one of the units on the top floor and when it rained, water got into the electrical system. The fire dept. called the red cross to help us find hotels, but really Sabet should have been responsible for that. There was no offer to reimburse us for these hotel rooms. Additionally, if it even matters at this point, the people who take complaint calls are rude. Heat--It was on for a week in October and has been off since. I don't really think they care if you freeze to death. It is Nov. 10th, 40 degrees out and there is no heat on despite frequent calls and reminding that the dept. of public health states that it needs to be at least 68 deg in the units during the day. **Do not rent from Sabet Management. The rent is outrageous for the poor quality of life you will have in one of their buildings. ** read more

Beautiful apartment, but awful management company. A few examples from my experience at a New York property: 1. The day I moved in, my key wouldn't turn and eventually got stuck in the door. I called Sabet Management and explained I had movers outside waiting to bring my things in. Natalya's response was, "There's nothing we can do." Out of desperation, I called my broker, who called Sabet's broker, who gave me some advice on how to wiggle the key. I got inside after an hour. 2. Four times over the winter, the hot water went out in the building. I reached out to Leor Sabet, who assured me they were working on it but eventually started ignoring my calls and messages. The water was never fixed in the estimated time, and I ended up going four days (thankfully not consecutively) without a shower. (Lack of hot water is a housing code violation, even if the water goes out for just one day.) 3. It was very cold several nights this winter inside my apartment. Despite the $4000+ rent, tenants can't control the heat in my building. But when I asked Sabet to turn up the heat, their response was that the building is legally obligated to turn on the heat at night only if it dips below 40ºF outside. 4. Negotiating my rent, I noticed a small discrepancy between the amount I discussed with Leor and the amount stated on my lease. I raised this with Leor, who told me on the phone that it would all work out to the lower amount in the end. When I mentioned this again, he denied this and said he has to go by what's in the agreements. Shame on me for not getting his assurance in writing, but slimy nonetheless. 5. The tenant before me had a month-to-month lease. Under New York property laws, Sabet must provide 30-day notice when asking her to move out. Sabet gave her 20-day notice then kept her $4000 deposit because she "broke the lease." read more

I am currently in the middle of my second 12 month lease living at 171 Sixth Ave. During the first 12 month lease, Sabet Management took over the building, under 171 Sixth Ave LLC. That was January 2020. Did not deal much with Sabet Management during first 12 month lease since they were not there at the beginning of the least, and because of living else were due to covid. During the second 12 month lease, I have had significant issues with the Sabet group. For example, they put the heat on in the middle of September. I contacted them multiple ways and never heard back. The heat in NYC does not need to be on until October 1st. Since they put on the heat, I had to run my air conditioning. They wasted their money and my money. September was consistently hot, between 80-85 degrees F, in my apartment, since they started running the heat wicked early. Also, it is very hard to get in touch with them. Emails from them are emails are one that cannot respond to. In addition, while trying to fix the heat problem, I sent an email to somebody at Sabet Management, I got an email back from the app they use saying, "email conversation thread has expired." This company may be the worst management company in Boston. College students who live about my girlfriend at 409 Marlborough Street are CONSTANTLY loud, blasting music at all hours. She has called Sabett Management about this a dozen times and they continue to do absolutely nothing. Not just that, but they're rude about doing absolutely nothing. I had a very good experience with Sabet Management, but that might be on account of i speak enough spanish and portuguese to communicate with the maintenance. I lived in 133 Peterborough and had 2 maintenance men living in the basement of my building. They were kind enough to always ask me if it was ok for them to paint my apartment and I politely said No. They also had no problem with me asking for help. All and All I had a good experience with these guys! read more

I've never written a bad review about any business...before now. I lived in a Sabet Management building (109 Peterborough St.) from Sept 1 2011 to August 31 2012 -- I couldn't get out fast enough. During my tenancy, I experienced uncontrolled bathroom mold, a cockroach infestation, and mice. There were so many mice at one point I had to buy a cat to keep them under control because Sabet would only put one mouse trap down at a time. It took 2 weeks to get Sabet to come take care of the mold, that ended up growing back a month later; however they did come to remove it before we moved out "to make sure the next tenants don't see it." After everything was all said and done, we moved out. My roommates and I put together a letter that included dates, names, and everything that was ever fixed (or neglected). We even included pictures that were time/date stamped from the day when we moved in and other pictures that were time/date stamped from the day we moved out. Apparently the management company thought they could still take $450 from our security deposit and that would be "okay". To this day, I am still trying to get ahold of Sabet. I have tried 10 times by phone, and three separate emails with no response. I've decided to get a lawyer to write them a letter, and if nothing comes of that, we will take it further. It's just ridiculous that after literally proving that we left the apartment in much better condition than when we first moved in (with pictures, and copies of management work order slips), we still had $450 stolen from us. As a real estate agent in the Commonwealth, I have made it my duty to let all of my customers know that they should definitely never rent from Sabet Group, now or in the future. They are absolutely the worst company I've ever worked with. If you ever rent from them, good luck -- you WILL be sorry. read more

Wish I could select 0 stars. It is hard to put into words how many times Sabet screwed over me and my roommates. We were fined, did not get our security deposit back when the place was left spotless, we lived among mice to the point where we had to move out for a brief period, we never had heat or hot water. They do not care about you or your money, and have no morals. We are hard workers, and from hard-working families who did not deserve to have our money shamelessly taken by these slumlords. We are currently in court with Sabet, and have fined them by the Health Department of the City of Boston. read more

The other reviewers are absolutely right. These apartments might be appealing to you because of their relatively okay price range for Boston but trust me, it's NOT worth dealing with the annoying degenerates who live in these buildings and the people who run them. Pay a little bit more and find a decent place that isn't full of slacker college students from mediocre institutions (you won't find any Harvard Med or BU students here) who could not care less about school and only care about partying, getting drunk and high 24/7. You will also get a slew of irritating Berkelee Music kids who think they have talent but really don't. You'll have to suffer their horrible music round the clock as well. You can try calling the management about this but all they do is post a little note every once in a while in the building without ever enforcing anything. You'll be calling the cops at least once a week here with the loud parties constantly going on. Truly, the worst part of living here is the other tenants. If you care anything about doing well in school, AVOID THESE BUILDINGS. You will never get any studying done with the drunk idiots and terrible wannabe musicians who live there. Also the elevator never works so good luck moving your furniture to the third floor and whenever there's rain coming, you will get mice even if you keep your apartment clean. The only relatively decent thing is that the repair guy does get things fixed if you request easy stuff like clogged drains and stuff but that's about it. Also the leasing people, Boston Union Realty, are also complete crap. They lost our rent checks once and then threatened us with eviction even though it was their own fault. They're just rude and miserable people, and it's ridiculous that they make you bring your check to their office every month. If you're looking to be in the Fenway area, check out the apartments on Boylston by the park instead. They have much better management and the prices are not much higher. They also have much young professionals and fewer drunk college kids. read more

Literally the worst management company that can ever exist. I sincerely regret being have to deal with them for 3 years. I should have moved out after my first year. I kept living there just because it was close to my school. They enter your property without giving notice even though you've told them at least 30 times over 3 years that you want a heads up. When they come in they don't treat your belongings nicely, and when you call them to complain about that, all you hear is "I'm busy, I don't have time." One cannot solve any problems with them. They are a waste of time. I seriously don't understand how their business can still exist, because it shouldn't under any circumstance. When you call them, they never transfer you to anyone in charge. They take your message and say that you'll receive a call within 3-4 business days, which NEVER happens. I go on Yelp all the time to read other reviews, but have never felt strongly enough about anything to write my own review....until now. Sabet is THE WORST. They are a management company who pray on college students, overcharge for their crappy apartments, and then come up with MADE UP charges to deduct as much as possible from your security deposit. 1 week before typical 8/31 move out day, Sabet left notices for all tenants who were not renewing their leases that their maintenance crew would be coming around doing routine wall touch ups. This was not an option that tenants could opt out of. No where on the notice did it say this was an inspection of any sort or that tenants would be charged. 1 month later we get our security deposit invoice in the mail saying they did FOUR THOUSAND DOLLARS worth of repairs on our walls including sanding and painting of all bedrooms, bathrooms, kitchen, living room with 2 coats of primer and 2 coats of paint, patching "holes" etc. Knowing our walls were in near perfect condition with the exception of a few scuff marks here and there (normal wear and tear), we decided to follow up with the current tenants knowing that Sabet had hastily applied 1 coat of paint to only the living room and hallway before we moved out, and highly doubted they came in again to do all the claimed reparations. Shocker....literally NONE of the claims were true. NO sanding NO holes NO painting. On top of that, they charged us $175 for "removal" of a ceiling light fixture that came in one of the rooms. To no one's surprise, that lamp is still hanging there. Finally, they also tried slapping us with a $400 charge for "cleaning service". Again, having contact with the tenants who moved in after us, we followed up on this claim, considering when we moved in the cleaning crew came in at 4pm after we had cleaned the entire apartment ourselves and sent them away. Dejavu. Cleaning crew (2 women who don't speak english) showed up mid-late afternoon after the girls had already been moving and cleaning for hours. With proof and 100% confidence that all their charges are fake, as well as knowing that they are required (per our lease) to provide bills and invoices of any deductions, we have gone as far as getting an attorney involved. These pricks are the definition of slumlord. read more

I don't even know where to start with this place. AWFUL JUST AWFUL. We submitted paperwork at the beginning of the lease stating all the damages done to the apartment. When we moved out we were fined and our security deposits taken for damages we have proof were there when we moved in. Now we have been trying to contact this company for months and been ignored. These people are awful. They took more than 2/3 of my security deposit even though the apartment was spotless, and they took it under the guise of they needed it to touch up an already renovated spotless apartment. Also any maintenance work they do they will just show up, not tell you and have keys to YOUR apartment. Conveniently had my bike and $1K in cash from my other roommate stolen the same week the painters showed up 3 times without notice and Sabet denies any knowledge and our door was confirmed locked that day so clearly someone from maintenance took it. $2600, no thermostat and no dish washer? The location just isn't worth it for these dicks, trust me. read more

Do not ever rent from this company. Disgusting individuals who rent disgusting unkempt apartments. Management is awful and disrespectful. I'm a serviceman in the Army with a high toleration for profanity however I do not tolerate management who uses the F-word towards their renters. If you want a decent experience renting in Boston you're much better renting from either Boston Heritage or Boston Property Group. in addition to their horrible and atrocious customer service, they entirely overprice their apartments. A two bedroom unrennovated apartment without central AC on Gainsborough (69 Gainsborough to be exact) costs about $3000/m w/ this company. You can rent a beautiful clean renovated apartment with central AC from Boston Heritage Realty for $2950. Let me begin by saying these people don't deserve any stars. What so ever. Nearly 2 years after having dealt with them AND Boston Union Realty, I still feel an extreme disgust for them. Where to start: -Repairs are not addressed immediately. You will be waiting at least a few weeks for something as simple as a light bulb to be changed -When they do report for duty, they have no idea how to fix whatever you have logged. Let's see I've watched "maintenance" bang a radiator with a hammer on two separate occasions only to leave towels around it. Needless to say the radiator, despite coercion, still refused to heat that particular room. I called in an emergency repair when the toilet in an apartment above us overflowed and leaked down into our apartment. The man walked in, took one look at the ceiling dripping with water, screamed "HOLY SH*T!" and ran upstairs. They then proceded to rip the counter in our kitchen away from the wall and including the sink on the opposite side of the wall because there was water leaking down into the apartment below us. When they finally returned our counter back to its original place, it was uneven and they didn't bother finishing all the spackling they did on either side of the wall (aka sanding it down, painting it, caulking along some of the edges. We had a lovely, large, sink-sized spot of white spackle on a plum colored wall) -Oh may I add that they rarely speak English, and if they do, not that well. Also, by law they are supposed to announce themselves...properly. Often they don't announce themselves at all, and if they do come and you're not there, they leave no notes to indicate they were. They also peer into bedrooms. One instance at 8 am, a "maintenance" man showed up, peered into my bedroom WHILE I'M IN BED!! And said "I change light bulb?" There have also been numerous occasions where I've walked out of the shower and headed into my bedroom with a towel wrapped 'round me only to realize there is someone in the kitchen or another bedroom tinkering with a broken object. -my roommates and I had 3 cats. You're not allowed to have cats but it is overlooked. And lucky we did, for unlike our neighbors- we never had a mice issue. Extermination every now and then would show up, but they really just threw a couple of pieces of rat poison around and left. (which we had to promptly remove for it was a hazard to our animals) -Oh and the fire alarm goes off, but the fire department, which for my building was located RIGHT behind it, won't respond to it. You have to call them directly. Took about ten minutes during one incident before everyone in our building figured it out and it was my roommate that called the fire department. When she told them, the fire dept. was surprised stating they received no indication our alarms went off, and when they did arrive, they didn't shut off the alarm. They checked it out, saw it was a false alarm but said that it was the management company's job to shut it off. We waited another 2 hours for someone to shut it off (it was 3 am by this time). -They'll also come at you with ridiculous charges, won't tell you exactly what you owe and send you fees for things they never did. They rushed my roommates out of our apartment on August 31st stating they'll have to spend all night painting and that they were going to take it out of our deposits. Few months later, a roommate checked in with the poor souls that took the apartment from us. Sabet never painted, but they sure as hell charged us for it. After going back and forth repeatedly-with Boston Union (the two are one in the same really- shady). Boston Union sent our security deposits to the roommate who originally brought the complaint. Let me repeat: They sent our nearly $1000 security deposits (about 5000 total)to ONE tenant who lived in another state by that point. -Also if you turn in your rent check a day late, they wait to cash it. We looked at the logs that they finally relinquished, and it showed that despite some of us turning our checks in a day late (shown by the date on the checks) they weren't cashed until a week to two weeks later. They charge you a $50 late fee and threaten to take you to court. We were actually sent a letter stating we lost a case in Housing court...We were never told we had a court date. Why wait to cash it? There is apparently a loop hole or some such nonsense that if someone hasn't paid their rent for the first two weeks of the month, the company can start proceedings for an eviction. And those proceedings cost money...money they charge you for. It's completely bogus and if anyone had the money to actually take their a$$es to court they'd be completely washed up. Don't ever work with Sabet Management and Don't EVER work with Boston Union Realty. It's ridiculously expensive crappy apartments that siphon the little money you have with absurd realtor fees and bogus late fees. read more

If there were negative stars they would get it. My daughter is a graduate school student who rented from Sabet. From the very beginning there were mice. They also had problems with the kitchen sink but that was never attended to. She now moved and they deducted $750 for painting and repairs. They said the rooms were not white, however when the girls moved in two of the rooms were lite green! My daughter asked for an inspection before she moved out but they would not accommodate. Now, of course, I cannot reach anyone with any authority so my lawyer will be sending a letter to Sabet Mgmt, 38 W 31 Street, Suite 3, New york, NY 10001. Interesting that they the powers that be aren't in Boston. Also, I was told the only contact was thru e-mail to matt@dabetgroup.com. I did that 3x not any courtesy of a reply.
