The homes appear nice but lack the quality of a great home, they use pre made walls on some of the homes and I can't see that they will last since they have yet to prove themselves The company also has a poor record of taking care of the customers after their purchase I've heard complaints about debris left on site that could pose a hazard to people who have children, they don't seem to clean up after the job very well and construction done doesn't seem worth what you are paying for Sad they are slapped together and a little more time or a person to check it over and they may have a product worth buying But, I don't foresee that happening read more

We just moved into our 2-year-old Sable home in Caledonia. After looking at several older homes, this one was very appealing. The market was highly pressured to make an offer or lose it. The current owner had it nicely decorated. We made an offer without really looking at important things. We paid way too much money for what we got. We were selling a home for the same amount that was almost double the size and more acreage. There are no coat or utility closets! The master bath is a hallway with just a shower. The master closet is a joke. It has one side (because there is no room for racks on both sides of the wall!) of metal racks with the worst arrangement for hanging clothes. The shelving is either buried under the hanging clothes or it's unreachable on top. The bathroom scale is half in the closet for the lack of space. The "storage" room which is a future 3rd bath and 4th bedroom is not finished. It has one ceiling light, one outlet, and no heating vents or dry wall and a cement floor! The garage's only opening is the garage doors, no side door. No outside code box and no light switch in the garage. The slider on the upper deck is warped. The front door frame also doesn't fit tight. The guest bath fan does not turn off; it runs all of the time. Several neighbors have a black soot stain around the outside vent which is probably permanent damage. There is no utility tub. The laundry room is too narrow for two people to be in there at the same time. There is no room to hang or fold clothes. The only source of water in the whole house is the kitchen and bathroom sinks. Sable just keeps building, I don't understand it. I would never buy a Sable home again!! read more

This was a review I left almost 2 years ago. I never did hear back from them....even after calling them again. WORST EVER!! This review is more about the POOR, almost negligible, building practices of this company. I need to start by saying I purchased my Sable home from the original owners, with the house only being 1 year old. I immediately noticed that neither the door going to the garage or the front door sealed correctly. I thought maybe the weather stripping needed to be replaced as I saw that it looked like a cat had dug at it. I purchased replacements for both and installed them when I got home. It was at this time that I realized the entire door frame, and possible the wall, were not square. I hade another build friend of mine come and look at it and he advised it looked like either the wall or the door frame was not built straight, but most likely the door frame. He indicated the only way to tell for sure would be to tear it apart.I called Sable KNOWING that there was no warranty for me as I wasn't the original owner, but was seeking their recommendation as they were the original builder. I explained the situation to the lady on the phone and she advised she would have someone contact me to stop by and take a look and provide some feedback. That was 6 MONTHS ago, not a word and nobody will return calls.It's hard for me to imagine that Sable DIDN'T NOTICE that this was WRONG when they were building it. I think it's more like they DIDN'T CARE!! These people are the absolute WORST, shoddy, incompetent builders I have ever had to deal with. Avoid them at ALL costs! read more

Love our home. Waiting 3 weeks for the ground to be flattened to put in a fence for our dogs. Have had constant emails reminding them with empty promises. We've had a lot of nice weather the past 3 weeks but always an excuse. Terrible communication but sure loves taking that money. read more

Sable Homes: Let me tell you what a terrible experience we had building to Sable Homes. Full disclosure, we have only lived here less than one month, so the list is growing. We would never recommend this builder. We paid entirely too much money for a house with quality worse than a mobile home. The home is poorly constructed, poor cosmetic work, and in some areas unsafe. 1. Our sales rep Kristy Lecceadone was dishonest and deceitful throughout the process. Her communication skills were poor at best. Attempts to reach her supervisor or management above her were never returned. The list of irrelevant excuses provided were endless. Our realtor didn't have any better success in timely or honest communication. 2. We never received timeline updates. Any timeframe update provided after multiple requests were still off by months. We only knew the home was not ready as scheduled from visiting the property. The home finished nearly five months after promised. We knew building in the post pandemic market was tricky, but we're assured they could maintain their timeline. This has cost us a fortune following several interest rate hikes. We also had to pay per day to hold our interest rate after yet another promised close date came and went. We paid an absorbent amount of rent while we lived in limbo. 3. Overall the quality of our home is extremely poor. Our walkthrough before close identified over 50 issues to be resolved, they remain unresolved. 4. The home shakes and sounds like a heard of elephants when my 30lb dog walks around. 5. Window screens were not installed prior to close, and not a single screen fits in the window after lots of attempts. We also have one window that the seal has already broken on. The windows are extremely hard to open and slide. 6. Our sales rep assured us they could install ethernet in several areas of the home as we requested. Prior to drywall installation we made them aware that ethernet had not been run, Kristy refused to have it corrected. 7. We left messages making Kristy aware that they had plumbed the master bathroom incorrectly. We specified in our contract the master bathroom plan. They instead came to us at near completion and asked that we pay for an upgrade or experience further delay. 8. The home and surrounding yard were not cleaned up. There are nails, staples, metal, and cement debris all over the yard presenting a safety risk to our children and pets. 9. We had to spend $4,000.00 post close to make our water safe and palatable for human consumption. The water test provided by Sable was vastly different than when we had a reputable company test the water. 10. They failed to clean the subfloor before installing the linoleum flooring. There are bumps and damage already forming from the debris underneath. You can see every plywood seam. 11. The paint finishes are terrible. Throughout the home they touched up the nail holes in the trim but never painted over the filler. 12. There was no caulk where the tub meets the floor. They did however spear caulk all over the tub and flooring in areas that now won't come off. 13. The basement is plumbed for another bathroom. Two contractors have identified that they will have to drill the basement cement floor and move the pipe as it is not spaced per code. 14. The garage entry door threshold was not screwed in. A family member was severely injured when they stepped on it carrying a moving box and the entire threshold came off. There were no screws attaching it to the frame. 15. The bathroom vent fan is not wired to a switch. Kristy indicated that it senses humidity and turns off/on itself. It hasn't ever turned off. 16. The home has venting to connect the microwave vent fan installed, however it was never connected. The nearby smoke detector goes off (que entire home of alarms) when I boil water. The vent fan does nothing as it is not vented to the outside.. 17. The outlets in the master bath are supposedly GFCI protected, but do not have the corresponding outlet. 18. The gas company was never notified of the home's completion, so final inspection never took place. We learned this after living in the home for a few days, and are grateful nothing bad happened. read more

Worst housing/building company ever! Too bad we can't give negative stars. When we owned our brand new sable home, we never experienced such poor customer service, lack of communication, and shotty, craftsmanship. For example, broken light fixtures upon moving in, unpainted walls, poor fitting cabinets, no insulation in the attic, no insulation in an entire wall (seriously! Our inside wall was icy!), no sill seal, the list never ended. Everyone there are liars and very unprofessional. Also they don't follow up on warranty work.... Maybe because they are too busy fixing other homes?! read more

Since purchasing our Sable home we have encountered nothing but issues and poor customer service. In particular, Bryan Burhnam (general manager) has been completely unprofessional and disrespectful offering zero solutions to the number of issues we have encountered and taking no blame as the builder (and never calling back when he says he will). There are several other options such as Allen Edwin Homes, Eastbrook Homes, or even a mobile home that may serve you better than Sable Homes. Consider yourself forewarned. 1. We had to install gutters ourselves-$1500 2. They offer a 1 year warranty but don't show up to complete the work for months. 3. The moment we entered the home, the water was dark brown, everything stained, everything covered in rust (including our brand new sink which we can't get the rust out of), and had a putrid smell. It was high in iron and sulfates and Sable Homes accepted no responsibility knowing the water was horrible (while choosing not to inform us of the water condition prior to closing on the home). I have still not rectified this situation completely but it has cost me $4000 so far and the cost is still adding up. We have asked Sable Homes to cover as little at $290 for an additional filter and were not offered anything in return. 4. We were required to read the covenants for the HOA and sign an agreement before purchasing the home. I went through each-and-every page to ensure I understood what was required of me BEFORE SIGNING THE AGREEMENT. One of the main requirements is that the homeowner put out a mailbox as soon as they take ownership of the property. So, I did what any good homeowner would do and purchased a nice mailbox and installed it ($100) on our 2nd day. I quickly found out from the USPS that they do not deliver to our home (even though we are only a few houses down from homes that do get deliveries). After working closely with the postmaster, I determined that Sable Homes was informed of this 3 years ago and chose not to inform buyers of this rule. Sable Homes was then instructed by the USPS that they are required to install a community mailbox and agreed to do so at that time. When I approached Bryan (the aforementioned top-notch customer service provider), he told me this was between the USPS and the homeowner and that the builder doesn't get involved and that if Sable Homes 'gives in' to the USPS and installs a community mailbox then they will be required to 'give in' going forward. OH....did I mention that Sable Homes is also the HOA contact for our home??? Yes, so, there is a conflict of interest as Sable Homes continually chooses to take the stance as 'a builder' even though they should now act as the 'HOA contact' and on the behalf of the homeowners. Bryan and I have exchanged several face-to-face and email communications and it resulted in him telling me to work with my homeowners and purchase a community mailbox at our expense. OH...did I mention I am the ONLY homeowner in the new part of the development and the ONLY one not receiving mail. Not one person would be willing to pay for a mailbox they would NEVER USE. So, I informed Bryan that it was not my responsibility as the homeowner to do this since Sable Homes, as the builder - not the HOA, was informed of this 3 years ago and that they also didn't update the legal document for the home before I purchased it. Needless to say, they have taken the stance that 'as the builder' they don't get involved with conflicts with the USPS. So, for 4 weeks now, I have not been able to receive mail, I have a $100 mailbox and post already set in my yard that I can't use, and the builder is refusing to step up and follow through with what they agreed to do 3 years ago with the USPS as well as follow through with their own HOA covenants. Overall, this has been the worst experience we have ever gone through with purchasing a home. Steer clear of Sable unless it's still standing a few years later. read more

While looking at several houses and floor plans sable seemed the way to go because of a floor plan we particularly liked. We initiated contact and was soon in touch with one of their salespeople Sharon. We asked several questions but got few answers then thought she may have answers upon our meeting at one of the show houses. We met and she could not even guesstimate some of the questions we had asked her previously. she "took note" of some of our questions but never responded to them fully. we had to ask several times each question individually before getting a response. she would reply to our emails but avoided answering our questions. we worked with a realtor who got us a meeting with Ron (the manager) and again, being first time home buyers and never have built a home before we brought several questions regarding, policies, procedures, materials, etc... both Sharon and Ron acted as if no one ever has had the nerve to be so meticulous and acted offended that we were inquiring. we still have questions that have gone unanswered. we loved the floor plan and were mostly comfortable with the price and wanted to move forward but had a few things to work out as far as options with offers go. (deciding on whether we wanted underground sprinkling, framed windows, framed mirrors, etc...aka-small things that we were adding into the offer at costs we were told by sable). we organized our offer with our final questions and got a response from Sharon saying she wasn't able to answer any of the questions and that Ron was out of town for "perhaps 10 days". we patiently waited two weeks and was never contacted by sable. we finally asked our realtor to inquire with sable. They said the prices in lumbar will be going up and to get our official offer in asap and they would honor the agreed upon price. 2 days later our official offer was into sable. 2 days after that we got a response from Ron saying he spoke with the owner and "Unfortunately, the opportunity to make this deal work has passed." if we wanted that same house it would be 25k more than originally agreed upon. no counter offer, no negotiating, just-"Unfortunately, the opportunity to make this deal work has passed." unless you want to pay 25k more. Although none of the other-to be built- houses listed online were raised in price at all. we were offended and appalled at the fact that if we had the offer in sooner we could of had the house we wanted, we waited over 2 weeks for communication back and heard nothing until we inquired. Their manager was gone for 2 weeks and we missed out on the house we wanted because their salesperson couldn't answer simple questions. the professionalism for this company is beyond lax, and the new social norms are probably outside their realm of understanding. we feel we were discriminated against and they simply did not wish to work with us any longer. They will not be receiving our business and therefore missed out on a 250k house we are now going to build with someone else. they get a 1 out of 5 stars because 0 is not an option. read more

There were footings missing on load bearing walls, incorrectly framed doors, and walls, flooring joists, and improperly installed trusses. There were so many things done incorrectly and not to industry standards I would not have enough room to list them. All these items were missed by the superintendent and passed by the inspector. If you have no construction experience you wouldn't notice these issues. Sable's finish contractors are very good. If you walked in a home that was already finished, the floor, counters, drywall and trim are good. It's the structural things behind the walls that you don't see that I would be worried about. I always follow the chain of command with any business. My complaints started with the superintendent, then went to the sales manager, then went to the general manager. The general manager never bothered to call me back or return my email. She didn't even bother to show up to the two meetings I had scheduled with her and the sales manager. At that point I reached out to the owner of the company. I made 3 phone calls and sent 2 emails to the owner - he also never once took the time to get back to me. I finally got a message through the sales manager stating that the Sable owner said it was not his job to talk to me and didn't care but wanted the salesman to handle it. I have been in business for 40 years myself, and I have never heard of an owner not being concerned about a customer's complaint or concerns. From there, I went to the Leighton Township supervisor for help. He got involved and the owner never would call him back for 5 months either. There were many items on the warranty list that took over 1 1/2 years to get resolved also. Two of the items, missing insulation in the living room and two improper load bearing posts on the deck never got resolved. I had no choice but to file a claim with the State of Michigan Construction Division (LARA) in order to try and get my house repaired. On my last check they have not responded to the state yet either. In my opinion, this was the poorest quality work that I have ever seen in my 40 years of business. Fine Print Up Front: I am in the PROCESS of building; seriously, and I mean seriously, tweaking a production home to the limit with Sable. Homework done; some complaints found out there in the Internet world, research done, neighbors visited, I did it all. This morning John (owner of Sable) met with me at my home site. REVIEW: We shall see what the home is like to live in, and I WILL update this review, but suffice it to say that at this point I am impressed with the people involved, the process, the building materials, the willingness to modify and educate. I would, at this point, highly recommend Sable. Again...I know that building and living are two separate subjects so stay tuned, but if living in it is as impressive as the time and response I have had to-date, then Sable is a go-to builder in my book. read more

We also had a very negative experience with Sable. Not only was the process frustrating due to their lack of timeliness, communication, and overall professionalism, but they didn't seem to care about any concerns we had along the way. We felt like we were burdens, and even our realtor was very unimpressed and downright surprised by the company's work ethic. Once we moved in, there were multiple concerns and we had to contact them multiple times to address them. We were frustrated that we had to continue reminding them. For example, our yard was supposed to be seeded in the spring but they didn't respond until late summer which is not an ideal time to seed a yard. To summarize, the concerns were eventually addressed, but in a very slow, lazy, and incompetent manner. We've been here for a 1 year plus now, and have found the quality of the home to quite disappointing. The model we live in is a Vienna, so we can only speak for the Vienna. In the winter, the downstairs is very, very frigid (to the point that we avoid going down there and only do so to sleep). Even our visitors have been appalled that a new home would have such poor quality heating. We rely on space heaters to warm the bedroom and bathroom otherwise it'd be unbearable. In the spring and summer, we have issue with bugs and insects entering the home. It appears they are coming from the floorboard so we are constantly spraying for bugs on the exterior and interior. Also, the spring and summer are very, very humid downstairs (we have had items mold over, actually) so we know use products in the bathroom and closet to help with extreme moisture. In the winter, it is extremely dry and we experience constant electric shock. On multiple occasions, I've seen actual sparks at night when I've woken up and rustled the blankets. Due to these issues, we have invested in a humidifier, dehumidifier, multiple space heaters, regular supply of insect sprays, etc. We understand many homeowners have to purchase such supplies but we never expected to experience these types of difficulties in a brand new home. While I could continue going on, I will just finalize by stating we would never recommend Sable to family or friends and plan to build with a more reputable, quality company in the next 5 years. read more

I would never EVER buy a Sable home again. Ever. We've been in our home one year, and so far we've had these problems with our brand new home: Loose siding; missing shingles; missing outdoor vent covers; loose floorboards in multiple rooms; broken faucets; sliding glass doors don't open properly; both sliding glass doors leak during rain; front door had 1/2" gap and didn't close properly; cracking garage and basement floors; water heater quit working twice; rain water leaked into basement from electrical breaker box. And if those issues weren't enough, the laundry room design is so poor that you can't shut the door once the dryer is in place! Also, something is very wrong with the insulation in our home. The second story is too hot in the summer & winter, while the main level is too cold in both seasons. And the basement - forget about it in the winter. It's about 50 degrees on a good day. And it's not just my home; several neighbors have said the same thing about their Sable home basements, too. If you're planning on buying a Sable home, talk to other Sable home owners first! If you still aren't sure if you should buy, walk through your potential home and ask yourself these questions: does it have appliances, a deck, gutters, garage door openers, window trim, knobs and pulls on cabinets, outside garage lights?? What you save in initials costs will quickly be made up in what you must spend to make that shell of a house home. read more

We don't actually have Sable built home, thank God, but our house that we bought, almost 10 years ago, happens to be in a Sable development unfortunately! We have heard bad things about Sable and we now know why. We pay $30 a month for trash and snow plowing services. Our snow plow service has been awful to the point my husband had to use his plow truck to plow the road just so myself and others could get to work. It was after 9am on a week day and still not plowed! This has happened more than once where my husband had to plow so we felt that since we didn't get the service we paid for, and actually incurred expenses with fuel, not including time and wear and tear on my husbands truck, we deducted $15 for each month he had to plow. (Total of $30 deducted). Instead of apologizing for the poor plowing service and thanking my husband for "helping out" John Bitely tells my husband if we don't pay the remaining $30 we owe he's going to put a lien on our house. We have heard a lot of negative things about John Bitely and I see why he is a very disliked, disrespected person. We can't wait to move out of this development and I highly encourage anyone thinking of buying a Sable home or moving into Sable development, DON'T!! read more
