My feedback is centered specifically on the building's construction and the living experience. The Pros: The build quality regarding side-by-side insulation is outstanding. The walls are thick enough that you rarely, if ever, hear your neighbors next door; they would have to be intentionally loud for any sound to bleed through. The Cons: Unfortunately, the floor-to-ceiling insulation is the most significant drawback I've experienced. If you have a neighbor above you, the sound transfer is substantial. In my case, this has been exacerbated by pets that howl throughout the day while their owners are away, and activity (such as playing fetch) that continues well past 11:00 PM. While I believe much of this is due to a lack of awareness regarding apartment etiquette rather than intentional disruption, it has made working from home quite difficult and has impacted our sleep. Recommendation: If you are sensitive to overhead noise or plan to work from home, I highly recommend securing a unit on the top floor (4th or 5th floors, depending on the building) to ensure a quieter living environment. Aside from the floor-to-floor sound transfer, the community has a lot to offer.

Why would you pay the same as luxury apartments in the area without getting any of the luxuries?

Maintenance requests are completed in a timely fashion and the lead maintenance man is kind and thorough. If you are looking for fancy and new this probably won't fit the bill. I had fancy and it wasn't nearly as warm and welcoming as Robin Hills. The units are renovated and a bit dated but overall it meets expectations. Bonus, parking is always available right outside of your building and I have never felt unsafe walking by myself. If you want to be near downtown Lee's Summit and are looking for an affordable rent this is a must see! Tell them Cheyenne sent you :)

If I could sum up my experience it would be like a plane trip: the takeoff was smooth, the ride had a few bumps along the way, and the landing ended in a smoldering pile of jet fuel and body parts. I will say that they provided good support when there was an issue with a tenant involving an injury. The tenant kept pursuing the issue, and to her credit Jennifer continued dealing with it. And this is why they get 2 stars instead of 1. But other than that, I felt nickeled and dimed as time went on. It seemed like there was always some little problem that I ended up having to pay for like a wasp's nest, a clogged toilet, weird little things that were obviously not my problem but they seemed unwilling to press the tenant. The end started when my long-time tenant moved out and MGC dragged their feet on fixing things with security deposit (like repainting two bedrooms back to a neutral color) so I could put the house up for sale. Then, after the fixes, and after a couple months where the house did not sell, they sent me a list of "make ready" items wanting me to pay for a bunch of stuff they hadn't mentioned. There were things I knew about or expected like the interior needed painting and wood stain touch-up, which I considered normal wear and tear. But there were other things I did not know that should have come from the tenant's security deposit because they were not normal wear and tear, like cleaning, holes in doors, torn window screens, broken pet door, and towel rung wall patches. When I am a tenant anywhere else, I have to pay for carpet cleaning; MGC apparently charges the owner for that instead of the tenant. Back to nickel and dime, they even included a light bulb and an outlet cover that needed replacing because it had a paint stain - in the same room that they just had painted by their contractor to fix the tenant's paint changes. What upset me most was the lack of communication. Over the history, getting specifics about a necessary repair was like squeezing water from a stone. What happened? When? What exactly is the extent of the damage? Why do you have to replace the entire dishwasher instead of just the motor? For the entire last month, I got zero word on walkthroughs or potential renters. So I try to get ahold of them to put it back up for sale and get no response other than "if you want to sell you should work with our service". Note that I'm in California - they took advantage of that. Multiple times, by phone and e-mail, they avoided a real conversation. Eventually my partner gets the keys back and sends me pictures - it was worse than MGC told me! A giant bright red wall in the kitchen, stains on the ceiling (with no corresponding plumbing above?!?), ceiling patches that did not match texture or color, carpet torn up down to the base layer by a dog. So they drug their feet with the first round of fixes, tried to slip a bunch of repairs past me in the second round, and never told me about the most ridiculous, disturbing issues. Now here's the real kicker. The final conversation... When I finally talked to Michelle on the phone (with her sister whispering in the background), she pounced. She was "offended" by my questioning of all the "make ready" items. She challenged me "why would I come back to MGC" if things were so bad? (uh, because I'm 2000 miles away with no other contacts and you have my keys and I thought what you were doing was at least acceptable before I found out about the kitchen and ceiling and carpet) Why didn't you ask about the make ready list months ago? (I did, you didn't respond to my phone calls) She threatened that I owe them money because they put so much time and effort into listing the house for rental. (yeah, that silent month where you took a week off) She blasted me for "changing my mind because things were not going the way I wanted." (btw i got a new realtor and got an offer two weeks later - results, not excuses) She called the torn up dog carpet "irrelevant" because the carpet was already aging. (obviously me bringing it up means its relevant, and old worn carpet is different than dog torn-up carpet). And she talked down to me about how the level of detail I was asking about repairs was "not customary." Let's imagine I'm wrong. Let's imagine that they communicated well the entire time and managed the property like all-stars. Let's imagine that I'm totally blowing everything out of proportion up to this point. I never heard "what can we do to make this right?" or "how can we keep your business?" If you own a business, you do not treat your customers and clients that way. They played a strong hand to throw me off and avoid having to do anything to make the situation right; well now you're not collecting my $ and also not from some of the people reading this. The customer is always right.

On top of that, I've dealt with disputed monthly charges I was told would be waived, late fees that piled up without a clear accounting despite repeated requests for a ledger audit, and a sudden switch to cash-only payment demands with the online portal disabled. When I raised these issues with the city and state, MGC denied any wrongdoing rather than working with me toward resolution. If you're considering this property, I'd push hard for a full electrical inspection before signing anything, and get every promise about fees or charges in writing.

I wasn't sure what to expect but it was so fun, that I attended a second time in the same month. The event is held in their greenhouse, which makes the perfect backdrop for this event. You play three rounds of bingo with three cards each round, and each game has one plant prize, so one winner. There's a Plant Bar serving cocktails and popcorn, plus a coffee shop on site with small bites available during the event. Jessica, the events coordinator, is friendly and fun. After all games are played you have time to shop. I went during January and there wasn't an abundance of plants and flowers, but I'm looking forward to spring to check out the greenhouse when it is blooming.

'I do, baby, you're just invading my space! Where'd you put my shoes?' 'All you care about is your shoes?! FUCK!!!'), but all in all, it was solid. No crime, no car burglaries. A lot of residents seemed to be lifers, you know, the weird old people who didn't manage their 401ks correctly, or middle-aged dudes who were scraping by with government assistance... those people are fine. It's the college-contingent on their first foray into self-sufficiency that caused the problems... And the maintenance guy, Roy. Roy was a middle aged black dude with a singular focus: fix the fucking problem. Didn't matter if it was an emergency or not. He'd give a cursory knock, followed by his call: 'MAINTENANCE!' If you didn't answer immediately, he'd Swat-team the door and rush in... You know, to find out why the fridge wasn't working, or to replace the bulb above the vanity. On at least one occasion, I'm fairly certain he encountered my fiancee as she came out of the shower. They probably made love, I don't know (he was, after-all, the strapping 56 year old maintenance man of color). Avanti was nice, though. Lots of good times there. If you're moving to Lee's Summit and you don't have a ton of money to spend, I'd definitely recommend giving it a shot. Who knows, you might get lucky! (If old black maintenance men are your thing)

My wife and I have lived in these apartments for three years, and I have a LOT to say about it…read more First of all, AMAZING maintenance team. They fix things quickly and efficiently, and I have had no trouble of them not alerting us before or knocking when they come for a service we requested. Unlike past place I've lived, every maintenance team member I had was respectful & polite, and none of them ever made me or my wife feel uncomfortable - which as a lesbian couple can and has happened in the past. Not here, professionalism abounds. Second, the amenities are good. The pool is nice, the gym small but fine for the community size, and the car wash and pet wash were crazy useful us while we lived here. Third, it is CLEAN. If you've lived in apartments with bug issues, you'll understand this. They spray for bugs every few months, and if you have a problem they'll come spray immediately - within a day or two. We had a small ant problem during the spring the first year - then they recaulked the issue area, and sprayed once it had dried. Problem solved! And my most favorite thing about living here - Assistant Manager Matthew Spotz. We've seen several managers come and go, maintenance members change out, other leasing agents leave and get resolved but Matt had been here our whole tenure at this complex. He is AMAZING. Kind, remembers details about the tenants, checks in on us when he sees us out walking around the complex. He's served us ice cream out of a golf cart, driving to every building to make access easy. He's scheduled resident events during the day AND evening - which means most of us have a chance to attend at least a few events! To be honest I don't know why they don't make him the manager, because he has this complex ON LOCK. Even came to handle some simple repairs for us when the maintenance team was overwhelmed to make sure we didn't have to wait too long for a fix!! The only slightly annoying thing I can complain about has already been taken care of. My main issue was the dirtiness of the "hallways" outside the apartment. As they are not enclosed, they can get gross. They just power washed the whole complex, including balconies, and the hallways, and painted in a new fresh color! That and the three floor walk up no elevator, but at least my calf muscles have gotten stronger The only reason we are moving out of this complex is because we've had to relocate about an hour away for a career opportunity. If that wasn't the case, we would have just sized up to an apartment with two bedrooms instead of the 1B/1B we had been in for almost our whole relationship. If you're looking for a quiet and well run complex this is the ONE!!
