I was a property owner using MGC. I mostly dealt with Jennifer Cooper, but at the end had to also deal with her sister Michelle. If I could sum up my experience it would be like a plane trip: the takeoff was smooth, the ride had a few bumps along the way, and the landing ended in a smoldering pile of jet fuel and body parts. I will say that they provided good support when there was an issue with a tenant involving an injury. The tenant kept pursuing the issue, and to her credit Jennifer continued dealing with it. And this is why they get 2 stars instead of 1. But other than that, I felt nickeled and dimed as time went on. It seemed like there was always some little problem that I ended up having to pay for like a wasp's nest, a clogged toilet, weird little things that were obviously not my problem but they seemed unwilling to press the tenant. The end started when my long-time tenant moved out and MGC dragged their feet on fixing things with security deposit (like repainting two bedrooms back to a neutral color) so I could put the house up for sale. Then, after the fixes, and after a couple months where the house did not sell, they sent me a list of "make ready" items wanting me to pay for a bunch of stuff they hadn't mentioned. There were things I knew about or expected like the interior needed painting and wood stain touch-up, which I considered normal wear and tear. But there were other things I did not know that should have come from the tenant's security deposit because they were not normal wear and tear, like cleaning, holes in doors, torn window screens, broken pet door, and towel rung wall patches. When I am a tenant anywhere else, I have to pay for carpet cleaning; MGC apparently charges the owner for that instead of the tenant. Back to nickel and dime, they even included a light bulb and an outlet cover that needed replacing because it had a paint stain - in the same room that they just had painted by their contractor to fix the tenant's paint changes. What upset me most was the lack of communication. Over the history, getting specifics about a necessary repair was like squeezing water from a stone. What happened? When? What exactly is the extent of the damage? Why do you have to replace the entire dishwasher instead of just the motor? For the entire last month, I got zero word on walkthroughs or potential renters. So I try to get ahold of them to put it back up for sale and get no response other than "if you want to sell you should work with our service". Note that I'm in California - they took advantage of that. Multiple times, by phone and e-mail, they avoided a real conversation. Eventually my partner gets the keys back and sends me pictures - it was worse than MGC told me! A giant bright red wall in the kitchen, stains on the ceiling (with no corresponding plumbing above?!?), ceiling patches that did not match texture or color, carpet torn up down to the base layer by a dog. So they drug their feet with the first round of fixes, tried to slip a bunch of repairs past me in the second round, and never told me about the most ridiculous, disturbing issues. Now here's the real kicker. The final conversation... When I finally talked to Michelle on the phone (with her sister whispering in the background), she pounced. She was "offended" by my questioning of all the "make ready" items. She challenged me "why would I come back to MGC" if things were so bad? (uh, because I'm 2000 miles away with no other contacts and you have my keys and I thought what you were doing was at least acceptable before I found out about the kitchen and ceiling and carpet) Why didn't you ask about the make ready list months ago? (I did, you didn't respond to my phone calls) She threatened that I owe them money because they put so much time and effort into listing the house for rental. (yeah, that silent month where you took a week off) She blasted me for "changing my mind because things were not going the way I wanted." (btw i got a new realtor and got an offer two weeks later - results, not excuses) She called the torn up dog carpet "irrelevant" because the carpet was already aging. (obviously me bringing it up means its relevant, and old worn carpet is different than dog torn-up carpet). And she talked down to me about how the level of detail I was asking about repairs was "not customary." Let's imagine I'm wrong. Let's imagine that they communicated well the entire time and managed the property like all-stars. Let's imagine that I'm totally blowing everything out of proportion up to this point. I never heard "what can we do to make this right?" or "how can we keep your business?" If you own a business, you do not treat your customers and clients that way. They played a strong hand to throw me off and avoid having to do anything to make the situation right; well now you're not collecting my $ and also not from some of the people reading this. Years of unresolved electrical hazards (breaker trips, dead outlets, actual fire risk) that MGC kept blaming on my appliances instead of fixing, until an electrician finally found the real cause: bad wiring. Add in murky late fees I could never get an audit on, disputed charges I was told would be waived, and a sudden switch to cash-only payments with the portal shut off. Get everything in writing and get the wiring inspected before you sign anything here. Lived here for 5+ years across two ownership groups, and MGC Leasing (which took over management in 2022) has been consistently unresponsive to a serious electrical hazard. Recurring breaker trips and power outages in the kitchen, master bedroom, and living room went unresolved for years despite repeated maintenance requests, most of which were met with attempts to blame my own appliance use rather than test the wiring. It wasn't until a licensed electrician finally inspected the property in 2026 that the real cause (improperly grounded wiring) was identified and fixed, something that could have been caught years earlier. On top of that, I've dealt with disputed monthly charges I was told would be waived, late fees that piled up without a clear accounting despite repeated requests for a ledger audit, and a sudden switch to cash-only payment demands with the online portal disabled. When I raised these issues with the city and state, MGC denied any wrongdoing rather than working with me toward resolution. If you're considering this property, I'd push hard for a full electrical inspection before signing anything, and get every promise about fees or charges in writing. read more

Well, I signed a lease agreement with MGC in 2025. I should of, took heed in the reviews before i did. Anyway! like i mentioned a signed a lease and that day i meet up with the property manager to view the house. Note, i already signed the lease agreement and the property manager brought up that she forgot to add on two charges. So, she added them on. . WoW! first mistake. Knew that day it was going to be they did not care about you, just chasing MONEY! I also had issues trying to get repairs done, three, to 4 days after creating the ticket to get a maintenance person over to fix it. The first time, maintenance showed up he did not knock, he walked in then announced himself. Again, No respect for the renter! I called the office to let them know i had mice in my house, i bought mouse traps. The office told me to go around the house to see where they are coming in at and open a ticket. That's my job?? So, they do not want to pay for maintenance they want you to take care if it free of charge. I lived with mice until i finally had enough and broke the lease. I swore to myself DO NOT EVER RENT AGAIN! I bought my home, I could of before i rented from this management company but thought i wanted a break and live a little more ease. MCG could not give me that! I lived with mice and they did not like the idea of a not cleaned stove and the shower was not fully cleaned so they took 90 bucks from me. I've been renting here since 2020. Usually maintenence issues are taken care of with no problem. Here lately I can't say the same. Their after hours/emergency maintenance is a joke! The only thing they're good for are opening tickets, which I can do myself on the tenant portal. The first time I tried to get emergency maintenance was when I couldn't turn off the water at the washing machine wall and I had water going everywhere. I even told them they don't have to come, just have someone call me. 8 hours later.... NOTHING, NO CALL NO SHOW!! Now, we've been without air for over 24 hours and it's HOT OUTSIDE!!! My thermostat is reading 84 degrees right now. We were offered 2 window units, when we have a 3 bedroom townhouse. What about the kitchen and living room areas?? I literally have to become someone I'm not to make them fix things. and they still have a list of 16 things that need to be fixed. my toilet in the guest bathroom had a leak and it over flowed and water was raining down every where. all the way down into the basement. they blamed me. they said I used to much toilet paper. and electrical issues. they said I was lying my kitchen floor is unraveling and holes in it and I asked for five years and they still have not fixed it. everything is my fault. PREDATORY PRACTICES!!! I applied to lease a property w/MGC Leasing. I applied, paid the application fee, and received an email stating I was approved. I was asked to pay 3x the rent due to them not being able to verify previous rental history & credit score. I immediately emailed them back and asked what information they still needed to verify this information. Julie Nigro told me what documentation was needed and I faxed that info to them the same day. She stated that she was not sure of what was meant by the credit scores. We waited a day or two & asked for status update and offered to pay deposit. Heard nothing. This was on a Friday. By Monday morning, I received an email stating that the unit had been rented to another applicant, but that there was another unit available if we still wanted to move forward. Even after getting extra documentation, they claim they still needed more info and could not contact the previous landlord--which is funny because I simply dialed their number & spoke to them several times between the time they requested extra documentation and when they rented to someone else. I don't understand how you provide the requested info on the application, send in all requested documentation, have a good income, have a good enough credit score for a home loan--only to not be qualified enough for MGC Leasing properties!? They are not willing to refund any application fees as if it is our fault that they were not able to verify the information they requested. I have not gotten any documentation showing that they pulled my credit history, so I'm not sure how my credit scores did not meet qualification. MGC Leasing can count their days! Online literally everywhere 1008 Garden Drive is posted, says cats and dogs allowed. They have stipulations they don't disclose until after. Worst management company you could have!!!! We had sewer water from the next door neighbors unit and it ruined our rug it is molded and the basement smells like mold. We we're not notified that they had a back up and it was over a week before we found the damage. I don't know how charging us double is going to prove that we can be reliable renters. Reading reviews it seems there's a 99% chance we would not even get the $2400.00 deposit back. RENTAL BEWARE: Went through the entire application process and jumped through hoops to get them everything they needed as fast as possible and it took them over a week to get back to us. We got approved but came up with excuses why we didn't get approved officially to try and charge us ridiculous fees. The deposit fee DOUBLED after we already applied. The deposit fee went from $1,300 to $2,600 even though we were told prior to applying the entire deposit fee was $1,300. Mind you we weren't even getting the townhome we APPLIED for. We dealt with Tammy Moppin and she was horrible. AWFUL communication skills and when she spoke with us over the phone she was extremely rude and spoke to us like we were incompetent. RENTER BEWARE- RUN!!! stay far away from this company. Stay away from Tammy Moppin. MGC leasing is crooked and fraudulent. Their business practices are nothing short of unethical & I firmly believe they will get whats coming to them. Tammy did our pre move out walk through, where she greeted the carpet service I hired to clean all the carpet. Luckily, I have proof as she has now decided to deny that. Anyway, days passed and we heard nothing from MGC leasing or any representatives regarding improvements that needed to be made prior to final moving out. We reached out, were told by Tammy "things look good". We officially moved out and were told there would be a final walk through. We waited a couple days, nothing. My husband called asking when we should expect to hear anything, expect our deposit, etc. TAMMY once again said "things look good. You should see any deposit by the end of the month". We waited. Heard nothing. No Report on the property, no email, no call, nothing. We called atleast another 1-2 times getting the same response until the last time we called Tammy informed my husband that not only did we not get any of our $2,000 deposit back, we also owe MGC $300+ dollars. This obviously did not go over well. We were dumbfounded. Still had not received ANY information about the walk through. When asked WHAT the hell we owed that money for, Tammy couldn't really come up with a direct answer. Just kept saying "I'll send you the email". mind you, this is 1-2 months AFTER the walk through Even happened. After further demanding she tell me over the phone WHAT I could possibly owe them for, she muttered "carpet cleaning". I explicitly reminded her that she was THERE and GREETED the carpet cleaning service and that I won't pay for that AGAIN . Tammy got immediately defensive and promptly said she would be sending this off to collections before hanging up on me and refusing to take any more of my calls. a while later, we got an email full of photos of why theyre keeping our deposit. Some were legitimate things we are willing and understandably ok with getting deducted from our deposit but i kid you not, DIRT on the exterior door in the middle of winter. Some leaves on the empty GARAGE floor. this place is a joke. So glad we took pictures before move in and are prepared to see this through by all means necessary . So sad. This place isn't cheap. I would highly suggest not working with these people. If there was a lower rating than one star I would have selected that. MGC Leasing is a very unprofessional and incredibly unresponsive property management group. The townhome I rented from them had mice infestation and it took multiple months for them to finally get an exterminator involved. The maintenance people promise to be at your home on certain days and don't show. You constantly have to remind someone at MCG that you have issues and then they always pass the blame on someone else over there as to why nobody got back with you. I had multiple issues that required someone to come out multiple times to finally correct. For what they charge in rent I would have expected better, more responsive service. Even after I moved out of the townhouse I rented I was told the owner Michelle would be calling me to discuss my deposit and after nearly two weeks and two emails by me asking if she was calling did she finally call. It is safe to say that their lack of professionalism comes from the top down. My advice would be to find another option to rent. read more

We had an issue with our faucet last week and MGC hired a guy named Kevin to assist with the issue. Shannon from MGC responded immediately and sent out Kevin to check it out. Kevin was extremely polite, explained everything to me as he was fixing it and even checked our bathroom faucets to ensure we wouldn't have the same issue. Jennifer, Todd, Michelle.... UNPROFESSIONAL UNORGANIZED UNTRUSTWORTHY.. UNEXCEPTABLE in this kind of business. We are FINALLY done with the longest 12 months EVER! They DO NOT uphold the lease agreement as we had to buy security cameras for our home because of our neighbors to PROVE them breaking the lease. Proved on 4 occasions them breaking 6 out of the 13 lease agreement. They did nothing. Our children have not played outside our home in over 5 months because they are scared the neighbors will come out and "be mean." The neighbors yell and cuss and us all the time and even make sexual remarks. All in which we have sent the videos to the leasing company and they do nothing. We sent pictures off all the problems when we moved in and they finally got to them 9 months later and some still not fixed. They hire random Joe Blows off the street and half way do every job. Was unable to even enjoy our balcony because the OWNER Todd said they didn't fix it right as he pulled the railing off the brick of the house (they never attached it and it still isn't attached) holes around windows where water leaks and it a perfect place for ants to get into the home. They will ONLY email and not speak to you on the phone. If you are upset because random workers show up at your house that even the leasing company said they didn't send then Michelle the owner will call you and try to speak down to you like you are a child. Our property manager, Jessie Glenn, guaranteed us that we were not required to pay a buyout at all due to the below list. I do not understand why we are being required to pay it? I also spoke with a Jennifer at the Lee's Summit office who stated that there was a payment date of 12/31/2016. I am confused that your company felt it appropriate to threaten to turn us over to the Cass County Prosecuting attorney when all of my contact with your office stated my lease buyout was not due until 12/31/2016. I do not at all agree with even having to pay a buy out fee for the following reasons: 1.We have a leaking shower stall that is leaking through to the living room ceiling (the repair person Jessie sent out negligently failed to fix this). This has resulted in us not being able to use the shower for months. 2.A broken ceiling fan in another bathroom 3.A toilet that won't stop running water constantly that results in us having to shut the water supply off to the toilet. 4.A room ceiling fan that if you turn it on violently shakes to the point you think it will fall out of the ceiling. 5.Neighbors that are obnoxiously loud at all hours of the night. 6.These are the same neighbors that allegedly had 14 people living there for six months. We have done nothing but pay our rent on time only to be met with several inadequate services as well as MGC Leasing employees who are unable to answer an office phone or help us resolve an issue. Also keep in mind that back in February, Jessie was completely aware of the noise and over occupancy problem with our neighbors and guaranteed us we would be able to break the lease without any fees or a buyout fee. read more

MGC Leasing and Michelle Cooper have managed my properties in Missouri and Kansas for over 8 years. Prior to hiring Michelle I had hired and fired three other property managers in two years. I was constantly having to over see the properties from California. Since hiring MGC, my properties have been taken care of in every sense. They are very selective in the screening process for new tenants. We have had a very low vacancy rate, and a minimum of expenses to get the unit ready for new tenants. Over all I trust them completely in handling our properties. Through the years I have referred many people to them and will continue to do so. read more

I am very pleased with MGC leasing. I had originally set an appointment with Belinda on Thursday for Monday afternoon, but due to some other issues I was unable to meet at that time. I called Belinda back on Friday at 11 am and she met with me 2 hours later! After meeting Belinda and looking at 2 different places I was pretty convinced I had found the place I wanted to rent. I put in an application as soon as I could. I was approved very fast and was amazed with how well Belinda worked with me and my busy schedule. A few days after moving in I filled out my move in conditions form with a few minor repairs that needed to be done. The next day all the repairs were done, minus one thing because it was a 2 step process. I was astounded! In the past I had been through the wringer with other rental companies and with this one I can feel comfortable in knowing that this small family owned business really will take care of me in an efficient and timely manner. I had such a good start of my experience with MGC. We had a good contractual agreement, and then we had verbal agreements with the initial contact, Chris. Our house hadn't been painted with official MGC colors, so we were told we could paint without the worry of repainting when we left. We were told that after our year contract was up, we could continue at the same rate we were paying until we moved. When Belinda came in, she chose not to honor these agreements. A company is only as good as the promises it makes. We are likely going to go to court over this unless they honor their verbal contracts. read more

We are very pleased with MGC. We moved in to our rental house with a time crunch after selling our home in less than 48 hours. They were most accommodating of our schedule. That was in October. Since then we have been very pleased with the promptness with which our repair requests have been answered. Larry, the Maintenance Guy is very attentive to our questions and concerns. I currently rent with this company and have never had any problems. My water heater broke I called the office left a voicemail and received a call back that same day and received a replacement the following day. At one point my bathroom doorknob broke same thing left a voicemail and next day I got a new doorknob. My microwave was also replaced because the clock didn't work. This company had been fantastic in that respect however it is extremely frustrating that every call goes straight to voicemail I have left a few not concerning maintenance issues and never receive calls back and I would really like someone to answer if I pay more than $500 a month for rent for a one bed one bath someone needs to answer the phone. They also need to do something about people coming from other places and using our dumpsters for furniture. Things like this frustrate me. They also cut out some bushes by one of the buildings over a year ago and just replaced them. One of the bushes died because they didn't water them just put them straight in mulched and left. I don't have any sort of a green thumb but even I know to water a new plant. The next exciting thing is now that winter is coming I will need to buy a shovel as I learned last year is if I don't beat the plow guys my car will be buried that is if they even come and I have to shovel my own sidewalk. Yes I decided to keep living here this year and I do enjoy the place but these issues have made sure I will not go for a third year. No calls back and annoying winter issues and eyesores of dead bushes when I have found places with comparable pricing that have offices on sight so then I can walk in and find someone if they decide not to answer. read more

Rented from them for a year and they had terrible attitudes. We had a water heater go out over Christmas, and it took a WEEK to get here. Maintenance has poor at best response time, as we've had a leak in the apartment for two weeks now that got fixed today, and jacked the water bill up 30 dollars. When we asked what it was, he said, "Well, in order to keep this from happening, there's a drain the AC line goes into... The apartment above's water heater was attached as well. There was probably some other contributing factors to it, but it was the drainage pipe for the AC." When we moved in, the neighbors had an issue with their washing machine hookups and the company tried to charge us a $25 service fee for making a call wondering why our wall was leaking. Eventually, Larry, the maintenance man, told us to just call him to get things fixed, and he'd bill the company later. There's mold under the sink, mold on the bathroom ceiling, mold in the utility closet, missing screens on four out of six windows, one of the living room windows doesn't open all the way, we fixed the shower faucet and toilet flap by ourselves because maintenance never came out and even looked at it, (even though the issue with the shower was listed in our initial walk-through). Then, upon giving them 30 days notice of vacancy, we find out that you have to give them 60 days notice and would have to stay another month (or move out and pay for the month of August, as well). Then, we found out we'd been charged for an updated apartment for the last year, when this apartment hasn't had any "updates" other than a fresh coat of paint and a new water heater which was put in (surprise!) halfway through our lease.
