I am a current tenant and I am writing this review to document ongoing issues with billing…read moretransparency, communication, and responsiveness. Management has repeatedly claimed that I owe an additional $110, yet has been unable to explain where this charge originated, what it is for, or when it was incurred. When I attempted to pay rent, my tenant portal reflected an unexplained extra $110, without any itemization or written explanation. Tenants are only able to pay rent online, and partial payments are not accepted. This means tenants are required to pay the full amount shown in the portal or risk late fees, even when part of the balance is disputed and has not been explained. This places tenants in an unfair position when billing errors occur. I have sent multiple emails to both Copper Landing Apartments and FPI Management requesting clarification and documentation. Several of these emails received no response, while others were dismissed with instructions to "check the ledger," despite the ledger not reflecting or explaining the charge. Requests for a full ledger review and an audit showing month-by-month charges have gone unanswered. In addition, management will place multiple payment notices on tenants' doors, yet fails to provide clear answers when tenants ask for clarification regarding the charges listed on those notices. This lack of responsiveness extends beyond billing. When repairs were needed in my apartment, a formal 10-day demand letter had to be sent before management would respond or take action. Overall, this has been the worst apartment experience I have had. Issues are routinely dismissed, responsibility is shifted back onto the tenant, and meaningful responses only occur after repeated follow-ups or formal notices. Prospective renters should be aware that management responses to reviews may appear polite but do not resolve the underlying issues or provide documentation. I am sharing my experience so others can make an informed decision before renting here. Due to the lack of response and documentation, I have also filed formal complaints with the appropriate state and housing oversight agencies so the matter can be reviewed independently.

I am not one who likes to complain, but after living here for 2 years now and I think its about…read moretime I said something. The 1st year was nothing but a breeze. We never got a complaint about our apartment nor did we ever complain about anyone around us. But, recently, things have NOT been great here. No one cleans up their dog poop and snow removal does not seem to be a known thing around here and whenever we let the office know, nothing gets done. Like always I turn our rent in to the office about a week or two early AND would ALWAYS have them make a copy for me for my personal keeping and NEVER experienced a problem with it, until last month. Last month, like always, I turned rent in early. Well this time there was a problem, A HUGE PROBLEM. After having my rent turned in already for about a few weeks now, we randomly got a notice on our door saying that we have THREE days to pay rent or to VACATE, with another notice that stated we have TEN days to comply with the lease or to quit the premises. I immediately went down to the office first thing the next morning WITH MY RENT RECEIPT THEY COPIED FOR ME asking them what this eviction notice was all about even though I had a copy of the money order. You know what they told me? That it was NEVER logged into my account, that they could NOT find it and that I would have about a week to get a new one and they would be "willing" to wave the late fee. WHAT LATE FEE???? I TURNED IT IN EARLY AND AND YOU PHOTOCOPIED IT. They literally LOST it and literally kept telling me "I don't know what to tell you. We don't have it or know where it is. But it shows it hasn't been cashed yet so you can get a new one." Getting a new one involved me having to wait a week to hear back from the money order company to even just hear that they would approve the request or not. Then it took over 2 weeks for them to send me a new one, which I had to pay in order to get. The management is nothing but a joke here, they don't do anything to better the tenants, they only seem to care about themselves and money. There was ONE lady that used to work in the office named Amanda, she was AMAZING and BEYOND friendly to every one, but had recently just got promoted and no longer works in the office and ever since she left, the office management just went down hill from there. Addition information as to not rent here: Apartments look nice, but are CHEAPLY made (everything breaks and falls apart), paper thin walls, your winter bill sky rockets due to how cheaply the units are made, you can't have decorations on your balcony, snow removal is NOT a thing here, poor management, dog shit EVERY WHERE outside, broken down cars just sit in the parking areas, SOMEONE WAS MURDERED HERE, cars have been stolen from here (mine was actually one of many stolen cars), no pantry space in most units, the washer and dryer units are shitty, and SO SO SO much more.
