I had a tenant move in who brought two dogs with them after responding to my For Rent ad…read morespecifically stating "No pets." They filled out an application which spelled out no pets. When moving in, I looked them both in the eyes and said "You understand their are no pets allowed" and they both said "Yes." Weeks later, the gardener mentioned that there were 2 dogs in the house. I asked how he knew. "Big poops and small poops in the yard." When I tried to discuss this with the tenant, they demanded I stay away from the house or they would get a high powered lawyer. I have every right to enter the house as long as I give legal notice. The relationship went downhill from there. I found Rachel Callahan here on Yelp. Since I live 100 miles away, everything was done by phone and email. She was INCREDIBLY fast and efficient. She filed all paperwork and QUICKLY got a judgement as the tenants never responded. The judgement gave me possession of my property back and included over $5,000 in rent and costs. Every time her firm sent me a bill, I paid within minutes because I loved what they were doing. AND, it was extremely reasonable for the work she did. I now have fantastic tenants in the house but if there's any trouble, you bet I'll call Rachel. THANKS FOR THE GREAT WORK!

I'm new to the whole landlord/tenant thing and this experience is one I would rather never do again! Lawrence definitely helped me a lot and I appreciate him "holding my hand" through the process.

Lawrence is truly a good lawyer and general good guy. During all the economic eviction chaos that…read morewas going on in San Diego, we desperately needed support against a bad landlord. There isnt much support for tenants here, really, there are is almost none. After calling about 30 offices and being told they were to busy or only supported landlords, Lawrence listen to what we had to say and decided to represent my wife and I from illegal rental increases. Everyone else wanted us to go to court. Lawrence instead wrote a nice letter for our landlord, explained what we were going to do, and then put the ball in the landlords court. That was enough to get him to back down, listen to reason, and keep the rent at the legal and fair rate. Avoided the hassle of court for both sides, and saved everyone money, while resolving the overall issue. At no point was he looking to railroad anyone, he genuinely wanted to seek mutually beneficial outcomes for both side, despite not really ever needing to engage with the landlord. I really appreciated that he advised us to just seek what was genuinely fair. Lawrence was kind, responsive to emails and phone calls. My wife was very scared about the worst case scenarios and Lawrence took the time to address all of her concerns as well as mine. He gave us peace of mind with a sold plan with each step. He followed up with us during the way and even checked back in with us months later to make sure things were still going well. I really can't put into words how great it felt to have Lawrence on our side, if I was a landlord, which is what he mostly represents, I would want this man working for me.

1 Star - Serious Mishandling of Eviction Case & Failure to Appear…read moreWe hired this Callahan Firm, Rachael Kennebeck (SBN: 275627) for legal representation in an eviction matter based on a recommendation from a real estate agent. Unfortunately, our experience was extremely poor and resulted in direct harm to our case. We followed the firm's explicit emailed instructions to arrive early at the Menifee courthouse and wait for a call from our attorney. Despite doing so, our attorney never appeared. We received no communication from the firm and had to call three separate times in a panic to find out what was happening. Because our attorney failed to show up, we were effectively abandoned and handed off to her contracted counsel at the courthouse. The contracted counsel attorney informed us that our case had been mishandled from the beginning. We were advised that the tenant should have been served with a 60-day notice rather than a 30-day notice, and that the required 3-day notice was never served at all. We were told these errors meant we would have certainly lost the case had it gone forward. As a result, we were forced to dismiss the case entirely, losing time, money $ 5674.50 in total, and our legal standing. To make matters worse, evidence referenced by the free attorney representing the tenant (a video introduced by the tenant the day of the trial) was mentioned by our attorney, after we sent a complaint to her. Instead of taking accountability for the errors in the paperwork and apologizing for the lack of communication about not intending to show up at court. The attorney effectively accused us of lying to her and withholding information. This is not true. We knew nothing about any video. We have asked numerous times to see this deceiving video, but it still has not been provided. Given the attorney's failure to appear, lack of communication, and fundamental legal errors, the services provided had no value and caused significant stress and harm. We sent a demand of a review of the invoice and asked for some adjustments to the total. But this request was completely ignored. I strongly advise family and friends to proceed with extreme caution before trusting this firm with a legal matter. I would also advise others to review the Bar Association's website. I wish we would have reviewed the site prior to contacting the attorney's office.
