I lived at San Marin Phase 2 for a year. Upon move in, the unit was infested with carpenter ants. The ants were crawling up the walls, on the ceiling, and in the carpet. It was quite disgusting. Never spotted a roach in sight, but ants yes. The unit was partially cleaned and the tiles in the bathtub was filled with black grout. I immediately notified the maintenance staff. At that time, they had this guy who spoke primarily Spanish and didn't understand English. So we both used Google translate to communicate with each other. He eventually fixed the issue. I toured the model unit and was in for a rude awakening when I realized the unit I got. My unit had old outdated white appliances from 1989. The oven didn't have the window to inside. The microwave didn't have a turntable and it was cracked. I guess enough people complained about the non-English speaking maintenance guy that I stopped seeing him after two weeks. They hired new maintenance guys who would speed down trails like a bat in hell. In Phase 2, neighbors wasn't friendly and often didn't speak when I saw them. However, in Phase 1, majority of the neighbors are extremely friendly. I've been invited to UT tailgates on Sundays, doggie playdates at the dog park, and overall just greet you. Phase 1 is a great location. In Phase 2, very late at night around 3am, since there aren't any gates protecting the property, non-residents use the pool. I've seen it a couple of times. Only ever blue moon, residents use the pool for the holidays. The biggest perks about living at San Marin that I've experienced were the trailheads behind the complex. Those were a lot of fun accessing on the weekends and evenings. The trails take you from Phase 2 behind Phase 1, into Balcones Woods park, and Walnut Creek. Walking and exploring through the tunnels to the train tracks. Another perk was having the pleasure to interact with Cesar in the office. So helpful, attentive, gets on work orders quickly, and honest. He is one of the best leasing agents. Jodie and the other chick is cool too, but Cesar always is around. A rare perk that most apartment complexes don't have is that at San Marin, it's open parking including the covered carports. You will never have to walk too far to get home. I could always park very close to my unit. Now, they still tow here if you choose to park on the line. Another perk is the location. The complex is close to everything. The Sprouts was nearby, the Target across the street from Sprouts, Juiceland up the way, and Dollar Tree, and the Exxon gas station. Everything is at your fingertips. Now the cons: the management sucks. I never met the manager when I lived here, but I swear he had some vendetta out for me. I know it sounds crazy, but seriously, rent was late one day and yet they gave me an bright pink eviction notice on the door. It wasn't even on the 3rd day. I immediately paid it. Then, I was falsely accused of noise complaints when I wasn't even home. Cesar would always call me leave a message saying I was making too much noise. How can I cause noise when I'm driving around South Austin, in Jonestown, in East Austin, or even in Pflugerville doing my job. I'm not sure. Disappointed to be accused of something I didn't do. The office staff reasoning was because all of the neighbors say it wasn't them, but yet since I was too busy working and couldn't answer my personal phone over my work line, then it must be me. Absolutely wrong. Anyways, I felt targeted and they should go after the ruckus of screaming children. They are annoying especially on the weekends. Constantly knocking on doors then running. When it came to move out, I was charged for the carpet. The carpet was dirty upon move-in. Here's a secret, don't have heavy furniture on the carpet. I honestly don't understand why carpet is still even a thing in this day and age, should be outlawed. Of course, I paid the fees. Another thing to mention is you pay all utilities: electric, water, gas, Internet, and for an outdated unit $1,500 a one bedroom/one bath. Another con is the leasing office doesn't answer the phone. However, I've found that they do answer emails quickly. On weekends, it's only one person working. Another perk is they don't charge you for valet trash. They don't even have that service. Thankfully! I like being able to take my own trash out. I don't like valet trash services. I want to add: the walls are well insulated, there was a family of 4 that lived above me. I never heard a peep out of them, no loud footsteps or stomping. Another thing which was great was the complex constantly updating the grounds from painting the rails on the balcony, repainting the lines in the parking lot, pressure washing the sidewalks, painting the stairways and doors, and maintaining the lawn. Pointless to write a review for this complex as you can see from the responses from them to even the bad reviews, but here it goes. I'll begin with the pro and yes, there is only one. Location. You're in-between Mo-pac and 183, quick access to The Domain. One other pro is maintenance typically responds to maintenance requests within one day. Cons: I'll try to stick to items that every resident will have to deal with while staying at this complex. #1 As others have mentioned, with no gate and everyone having access to the amenities I found use of drugs in the fitness center. Picture attached. #2 The front office does not answer emails or phone calls. Your best option is to walk into the office. #3 Though maintenance responds to requests quickly, they don't fix the issue. I had to put in 5 tickets for a toilet leaking because they would come out and say they fixed the leak and the leak would continue the next day. Same issue with the HVAC during the summer. Too multiple tickets to finally have them fix the AC. #4 Cesar who worked in the front office was the only employee there that cared. Once he left, you really just have to deal with a random person who probably won't be there long, cannot answer any of your questions, and genuinely does not care. Example: My lease was ending on a Sunday and the front office is closed on Sundays but no one there could tell me how I would be able to turn in my apartment keys. They just kept saying I had to turn them in when an employee was in the office. Another example: I showed them an email I had sent where I hadn't gotten a response for a few days and one of them told me they didn't see where I sent them an email lol. It was an issue were they were trying to charge me rent for the month after my lease ended. #5 The maintenance team has a garage that would use to work on a boat. I have no issue with that, but I did have a problem with them blasting music all evening to the point where you could hear it in your bedroom. #6 I could keep going with the cons but we'd be here all day. read more

They don't answer the phones, lie to your face when you go to the office. AI phone system claims to leave a message, but staff claim they never get the messages. Send messages through the service portal, and they also don't get them. Change "community rules" often, essentially just pissed the entire complex off by not allowing anything personal on your porch. Feels like a concentration camp. Heat is run through your hot water, so in the winter, when you shower, the temp drops 20 F when the heater comes on. Walls are thin, and odors spread between apartments. Contractors leave beer cans and their trash behind. If an appliance breaks, you have to do without until they bother to order you a new one. read more

I have recently moved back into the San Marin Apartments after having lived here ten years ago. I love it! They have the best floor plans of any apartments I have ever lived in or visited which has been numerous over the span of 30 years. I face the greenbelt which is wonderful if you like to view birds and wildlife. The residents here take very good care of their balconies and the complex is lovely. It is within walking distance to parks with trails, and there are trails in the greenbelt as well. Many people have dogs that they walk frequently, and people are so nice. I would recommend this complex to anyone that loves a sense of community with friendly neighbors. read more

I wrote a review four months ago, and a lot has happened since then, warranting an update. We underwent a lease transfer within the apartment, and it has been nothing short of difficult. To start, the day before our new lease was supposed to begin, we still hadn't seen a lease; all pricing discussions had taken place either in person or over the phone. Secondly, we didn't receive the keys to move into the new unit until 5 PM on the day our lease "started," despite repeatedly asking for them at the office throughout the day. There have been numerous instances of billing issues, and despite emailing the office staff, they rarely respond. To speak to someone in person, you have to go to the office and ask to speak with a manager, which still doesn't guarantee your problem will be resolved. The leasing consultants at the front desk seem to know very little, likely due to inadequate training. After explaining your problem and waiting for assistance, you might be told by a property manager, "I cannot help you; I am too busy." This apartment complex appears to care more about your money than its residents. The office staff at this complex seriously needs an overhaul, bringing in people who actually know what they are doing and are willing to help residents. There used to be gentleman that worked in the office and was the assistant property manager and he was great that has been my only positive with the office staff. read more

I moved here May 2020 during the beginning of the Pandemic. Moved in "sight unseen" with only an online visual tour to see inside the apartment model, not even the apartment I was trying to rent... BOTH bedroom toilets are dwarf size, and this is coming from a 5'3" 100lb woman, who fits large children clothing sizes. Low to the ground, tiny toilet seat. I didn't even know this size of toilet existed, besides potty training kid toilets! THIS USED TO BE THE REASON for wanting to move out after my 15 month lease, but IT GETS BETTER. It is currently 5:33 AM as I type this. The WHOLE complex was woken up FOR THE 3RD TIME in 3 wks by the FIRE ALARM!!! Last week, 6 A M MONDAY... week before, 3 A M Sunday!! The whole complex JUST had our "Annual fire alarm inspection", so is the alarm system faulty?? Someone pulling the alarms early morning?? By the way, there are fire alarms right next to doors JUST like in High School. I didn't even have this many false fire alarms in 4 yrs of high school!! Boyfriend has PTSD from the military. These alarms are SO loud as if it's right inside your bedroom. If you've ever lived in military barracks when the alarms go off... EXACTLY. LIKE. THAT. Camp Lejeune all over again. PROS: I give this place 2 stars... one star for how quickly Maintenance comes after posting a request online (usually within hours... 10:30PM toilet overflowed onto carpets & they came quickly to help) & one star for the nice dog park inside the complex. Also read reviews before moving here about several car break-ins... just waiting for that to happen to round off a great 2020... CONS: Trash dumpsters always overflowing, trash + construction debris + old food thrown from balconies scattered around dog park & complex terrain, you can hear the neighbors use their toilets from above and below you... all toilet noises. Tow Truck company will tow your car for parking on white lines! ($100 lot fee for our neighbor, apparently). Don't forget, EARLY MORNING FIRE ALARM DRILLS. Also, WHY are the building #s out of order? Building 7 then building 9(?!) then across the parking lot, building 8. Many failed DoorDash delivery attempts who couldn't find the buildings. I don't like posting reviews on apartment complexes because sh*t happens that can be out of the company's control, but this fire alarm situation 3 times in 3 weeks is too much. San Marin has NOT sent out emails apologizing or informing us residents of what is going on. Faulty system?? Childish pranks?? Please acknowledge what is going on. Initially moving here was not so bad. A year later, my partner and I have had multiple issues. The biggest one was when a lady carrying drugs managed to break in to our floor level apartment and actively stealing. Thank god we keep our 3 month old son in our bedroom as she was found in his nursery. Cops were called and she was arrested. The most upsetting part of all this is we reached out to the property manager and not even a response back was given. Recommend finding a more secure area, especially if you are a family. read more

I walked in a week ago looking for a home, seemed nice.. there was one last apartment I was told was for $1260 now I am told it's $1355 after applying the day it was $1260. The manager Roman is taking zero responsibility. The agent that helped me was sweet but they left her alone on her first day of working without her knowing much training... they have one employee to help the 1000 tenets that live there. I do not recommend this place, I was lied to and I am now in a bind to find a home in less than 2 weeks. Absolutely unprofessional. Ok I want to start by saying Dez morrow went above and beyond for me and my wife, from touring the propety to showing us units she was fantastic. we had a system error something she and the San Marin team never seen before, she worked quick and efficiently in solving our problem with constant email updates and phone calls to keep us up to speed, communication was never a problem and she made sure that our problem got figured out and we didn't have to do any heavy lifting or extra out of pocket expense. I gots to say this was by far my best apartment touring/application process ever even though there was minor hiccups Dez never failed to reassure us that she will get this figured out and have our application in the system! Let me start this review off by saying there were a couple different factors that affected our decision to sign at San Marin. I also want to say, I've been in the apartment hunting position many times, and honest reviews have really helped me make informed decisions on whether or not to sign a place. I hope I've included information that will assist you in making the best decision for yourselves. My roommate and I had toured 8 different 2x2 apartments(mainly in north and central Austin) and San Marin stood out as the clear winner. We've lived here about 2 months for frame of reference. 1)Our leasing consultant Dez was by far the most down to earth, knowledgeable, patient, communicative, HONEST, dedicated, genuine, and reliable leasing agent that we had met whenever we were touring. I've lived and dealt with over 7 leasing agents and their teams, and I can confidently say Dez has by FAR shown us a better experience in EVERY aspect of apartment hunting/living. She was a huge part of why we felt comfortable moving here, as we felt taken care of before we even moved. There have been many times where I have walked into an apartment leasing office and felt as if the agent just saw me as the next possible money bag, but Dez didn't exude any greed. If you wish to be treated like a human being, I could not recommend Dez more. 2)We toured about 5 different 2x2 floor plans just at San Marin, and we agreed that there was one that we loved the best, however, we wouldn't have been mad at all if we had to live in any of those. The availability and variety of different floor plans for different needs was a really big selling point for San Marin. Being a garden property, the place feels integrated with nature rather than random trees being placed on a built concrete and asphalt platform. Everything feels intentional and far less artificial. Our balcony has a view into a peaceful woodsy area, there's a huge trail right behind our building, multiple dog parks, not one, but TWO fitness/amenity centers. There was also a religious accommodation that needed to be made for us to move in and Dez took care of us for that. Maintenance is really quick, and their emergency line is very prompt. I submitted a request for my thermostat to be fixed around 9pm on a weekday because it was 78 in our apartment and they came within 45 minutes and left in another 10! We also got a great deal on our apartment, they were running a half a month free special and they seem to run specials fairly frequently, so make sure you wait and get the best deal. 3)Like all apartment complexes, there are some issues. As you may have noticed in other reviews, there have been billing issues, which we have also experienced. I'd say going into the office is your best bet. I've seen(and heard) their phone lines and emails be congested. We had our billing issue fixed within a couple of days, so be proactive if you do find yourself having any issues. Crime wise, we have never felt unsafe, our neighbors all seem friendly, and the parking is first come, first serve but I've never had to drive too far to find a spot. I love how covered parking is also free, helps with the Texas sun. Location wise, you really can't beat here. Easy access to 183/mopac, will take you down south or up north quickly! I work in cedar park and my roommate works near central Austin and it's less than a 15 minute commute for both of us!! Tldr- you'll have the best experience if you sign with Dez, and you really can't go wrong with signing here as long as you're proactive about issues and maintenance work orders! read more

These apartments have a great location, but have some key features to watch out for. Do you like large roaches? Then one of the apartments near the woods is the perfect place to rest your head at night! They love to sneak into your apartment. This was one of the worst things about living in our apartment as the complex couldn't seem to keep them out and I am terrified of any size roach. Additionally, while living here our cars were broken into multiple times and the complex did nothing and didn't seem to care at all. When we asked if anyone else had reported their car being broken into they refused to tell us. They didn't take any action to make residents aware of this issue. We apartment itself was kept alright. There was a tube above the bathtub that spit cold, moldy water into the shower or tub when the AC was on. That will certainly wake you up when you're taking your morning shower or evening bath. This is now out of building code, but I suppose they didn't find it necessary to update. Due to this constant source of water the bathtub became discolored and impossible to keep clean. They tried to charge us for ruining the surface of the bathtub when we moved out, but were kind enough to cancel the charge when we showed them photos and the maintenance request we submitted when we moved in and the bathtub was disgusting already. If you have a dog and taking them to the dog park is important to you I recommend going to the Domain dog park or finding a new apartment. The dog park is mostly sharp rocks, they don't clean up the feces left everywhere, and after one visit my strictly inside dog came home with fleas. The positives of this complex are the location, price, and excellent walking trails near by. read more

Avoid Building 29. It is located less than 100 feet from a minor arterial roadway (Duval Road), about 200 feet from an Union Pacific railroad and about a mile for a fire station. Your stay will be disrupted at all times of day by traffic noises, train engines that shake the building, blaring train horns, and sirens. How frequent are the trains? They can run as frequent as every 20 minutes and on average about every two hours. Phase II is not gated. Like others have said the maintenance crew will respond in less than 24 hours. They are pretty good about this. There are some nice trails nearby. The apartments themselves are average. The interior features are basic made with low quality materials. They could increase the frequency of cleaning the exterior of the buildings. There is usually a build up of cob webs, dirt and debris in the outer hallways. Which is fine around Halloween. You don't have to do much to give the stairwell a spooky vibe. read more

Great place to live if you want to be shown a much better apartment unit than you'll be actually renting. Revolving door of maintenance workers in my unit (who also had to do work on the water at one point and left it off after they LEFT THE PROPERTY) from AC consistently being broken in 100+ degrees to just plain ineptitude. Great place to live if you like having a lot of problems out of your control that won't be dealt with in an at all timely manner. Had a broken AC through the a weekend of 105+ temps in June and not once did calling the emergency line do anything, once the office finally opened on Tuesday (holiday Monday) we had to physically go down to the office and basically beg for help since our apartment was in the 90s. Worst apartment experience ever!!!! Cheap toxic carpet that smells bad!!! Loud trains!!! Management never picks up the phone!!! You will have issues with Parcel Pending!!! Spectrum is the only internet provider, and the sales lady for this complex will call you 100 times, because she can't do her job right!!! First come first serve covered parking. Really wanted to like this place. The model did not have any carpet, so we were expecting no carpet in our unit. We had carpet throughout, except for the bathroom and kitchen. So disappointed! They got us real good! Recently painted all buildings on the outside as well as railing. They used cheap quality paint. Paint fumes still noticeable after two months. I walk my dogs around that can smell the fumes everywhere. Strong paint fumes enter the apartment, so pretty much everything you own, sofa, bed, clothes, rugs, and even animals, will smell like paint; everything is pretty much ruined and needs to be thrown out. It is awful! San Marin did not even clean up the paint residue left behind from the painters. Paint powder gets on your shoes, dogs' feet... so much lack of care for the health of your residents, San Marin! I'm at a new place. They just painted today, and their paint quality is not even as cheap as what San Marin used. They also cleaned up the paint residue UNLIKE San Marin! At San Marin, you will literally smell like paint fumes going on a night out. Think about your health before checking this place out. This is a hazardous place! The train is awfully loud. There are frequent car crashes by the train, sometimes, late at night. One week, there was two car crashes on the tracks late at night. People speed, and can't make the turn. When they crash, the train will collide with the cars that are stuck on the tracks. This is real! Not making it up! The train sounds and traffic will for sure wake up anyone. No, you will not just get used to it. Traffic often backs up for half a mile when a train blocks the road. Nice open space to walk dogs around. Feels like walking in a forest. Watch out for mosquitoes! There's a lot of them in the summer! No issues with towing. A random car was dead by the office for weeks and never got towed. Constant alarm beeping noise on first floor of several buildings. It never gets fixed! Bird waste on stairs never gets cleaned! Snakes climb up on stairs too! Watch out! read more

Great place to live! The office is staff is very helpful with all your needs and the maintenance staff is the best. If you are a runner or walker there are trails and parks all around. This is close to shopping so you really never need to go more than 5 miles for all your needs. This area of Austin is best. I have lived here 8 years and came in thinking it was temporary. San Marino allows an off-site tow company to sit in the parking lot like a Warden and watch for vehicles to touch white lines. There have been multiple vehicle break-ins , my car was stolen, and there seems to be nothing done about non resident protesters filling up the free spots at this complex. Beware of your property here. I was told to allow my friends and family to park elsewhere and walk versus fix the problems at hand. Unsafe. Duval specifically near san marin has become a very costly and worrisome place to live. Commercial vehicles have been allowed to also take up parking here. read more

After submitting work order for treatment of wasps on balcony, came home to discover both of our Mountain bikes had been stolen. Definitely do not trust the maintenance or contractors at this property. Carpet is worn out which the maintenance staff made a note of during annual inspections over a year ago. Nothing ever done. Tub fixtures rusting out due to unrepaired leak in the wall of the guest bathroom. Maintenance can't fix, because they claim they would have to shut off water for whole building. Refrigerator shelving cracked and crisper drawers busted. Nothing done about it. Pest control was allowed in to treat the apartment with out being requested. I would be suspicious of the postive reviews. A former employee told me they regularly post fake reviews. read more

ABSOLUTELY DO NOT LIVE HERE. Unless the ENTIRE maintenance team has been replaced. The maintenance manager is Frankie. When I first moved in my apartment was NOT move in ready. I had to wait a week, while paying rent, for them to complete the necessary tasks. After a week went by my apartment STILL had things that needed to be touched up/ cleaned. After multiple maintenance request SOME got completed. But ALL request were closed out. I came home two weeks later to my toilet seat up and pee on it ( I am a woman and live alone). I immediately asked the front desk if someone was in my apartment and Sara's response was " yeah, some 3rd party to fix something, Frankie takes care of that" I did not authorize ANYONE to enter my apartment. Not to mention he did not fix the crack in my tile because I had a cat and there was a vase sitting on the tile (weighs 1lb). BUT HE COULD USE MY BATHROOM. Eli was nice and got my locks changed that day because not even he was sure who had came into my apartment. Last week my water heater broke. While they were replacing it they broke a gas hose. Long story shorter fire dept. came out and my building was evacuated. All was clear around 1030 pm but I had no hot water and no where to take my cat for the night. I asked Frankie if I should get a hotel he said yes we will reimburse you to your rent. EVEN asked if I would like him to pay with his card. In a hurry because I was supposed to be in Wimberley setting up a surprise engagement, I said no as long as I get paid back. He said it would ALL go to my rent just to keep my receipt. (BULLSHIT) I asked if I needed to stay in a price range- he just said no hilton downtown. I stayed at candlewood suits with my cat Friday night. Paid a fee to move the engagement to saturday night. ALL day saturday I was in communication with Frankie to see if my apartment was ready. He did not inform me until 8pm when I text messaged him asking again. Well of course it was too late to check out of candlewood suites. I drove from wimberley saturday night to see if I left that night they would reimburse me or prorate it and they said they could not. I spoke to Eli today and he said Frankie is not authorized to say/ promise ANY of the stuff he did. My total bill for a POS hotel was over 200 dollars. Eli said in any condition they can ONLY reimburse $75 dollars TOTAL. I am now stuck with a debt due to maintenance that apparently don't know the rules and protocols of their own property. Do yourself a favor and live at one of the other apartments right next door on duval that are fully renovated and don't have 30 year old water heaters and incompetent maintenance men. worst. customer. service. ever. I'm coming up on the end of my 2nd lease at San Marin and boy! am I glad. I've had an issue with a neighbor and have requested assistance 7 times, including contacting the TAA and their corporate office. My issue has been brushed aside and treated as irrelevant (it involves being soaked with water when trying to enjoy my patio due to the watering habits of my upstairs neighbor). The inconsiderate actions have continued (just got soaked tonight) and the management is appallingly lackadaisical. In one correspondence it was even stated, "It's just the corners of your patio." Yes. They excused the actions because it was 'just the corners". If you don't need maintenance, never EVER live near an inconsiderate neighbor - try it out. If you think you may need SOME help from the office, I'd check out other residences. read more

My wife and I lived here in Phase I (phase furthest from RR track, closer to Mopac) for 3 years from 20011 to 2014. The apartments are in pretty good shape and they have done some nice updates recently. The staff is very friendly and helpful. Eli and Shea helped us on numerous occasions and we can't thank them enough. San Marin is also very organized when it comes to collecting and dispersing FedEx/UPS packages. We had a ton of them come through I bet! There were a few maintenance issues but they were always resolved in a timely manner. The location is awesome for Austin! He is a friend of mine and I believe his review to be accurate for his experience WAAAAAY far away from the train tracks. If you want the San Marin II experience, read on dear yelper. Before moving to Austin Texas I had read several reviews of apartment complexes and was often times scoffing at what seemed to be gross over exaggerations by tenants of various apartment complexes. But now, here I sit in disbelief of my own review of the san marin apartment hell. Man, I sure wish I had listened. I've thought long and hard about this review and have had ample time to do so while suffering from sleep deprivation. The irony of this whole situation is that before moving out here from California, I stressed to the apartment staff over the phone that my number one concern was noise. I am 36 years old, I care about my career, and I want to be able to come home, relax, and get good sleep. When we arrived in Austin Texas, I again stressed quite emphatically that NOISE was my number one concern. My concern was always greeted with a smile and assurance that it is very quiet here. WRONG!!!!! My apartment looks out over a beautiful field of trees, which neatly hide the train tracks that run through them. So as a new tenant, I would have no way of knowing that the trains run so close to the apartment. Secondly, the trains run almost exclusively at night time and ESPECIALLY on the weekend nights. To be more specific, they seem most active between the hours of midnight and 6 am. The trains blast their horns at unbelievable intervals, often times just holding the air horn down for minutes at a time as if to say "F*ck you" to all the residents in the area (there are houses along the tracks as well). After two months of living in this nightmare, my wife and I have decided to break the lease. neither of us are sleeping, I'm falling asleep at work and we're both irritable and cranky. and if all that wasn't unbelievable enough, about two weeks ago, something must have died in the wall between our bedroom closet and the bathroom, because the smell of something rotting began to permeate our apartment. The smell became so intense that my wife and I turned to "sleeping" on the living room floor. We called the apartment managers several times and nothing was done about it until I used the key words "black mold". That got maintenance out here immediately. Although we don't have black mold, the maintenance guys came in to our apartment and upon being rudely greeted with the stench of death, they exclaimed "oh, you have something dead in the walls or ducts". No shit, captain obvious. Long story short, they have crawled our ducts, torn out the wall in our closet (after we had already removed everything), and can't seem to find the source of the smell. after a couple weeks, the smell has begun to subside. Obviously whatever has died has politely rotted enough as to let my wife and I enjoy our sleepless nights from our bed again. "you hear that honey? the train conductor is reminding us that it's 3 am. how awesome of him." You may be scratching your head in disbelief when reading this. But all I can urge you to do is stay as far away from the san marin apartments as you can. There are MUCH better places to stay. read more

He came off as being smug and high and mighty "Oh why shall we allow you to stay at our complex?" When I asked him basic questions he gave lengthy and canned corporate-type responses (Maybe he is paid to talk by the hour? ;-) ). Be aware that San Marin is somewhat near to a train track, so ask about an apartment far away from it. I love the staff, the amenities, and the apartment. This gets a 4 because of maintenance operations. The maintenance staff is amazing. The people are nice, but their system is horrible. I've had 3 incidents that were considered emergency that the hotline center can't Give you an update on, and you won't get an actual response until the next day. I don't blame the maintenance for this, it's the system. What If this were a water leak? Hope the apartment would be attended to Asap. read more

Update to add: The other day my husband tried to leave for a job interview, only to discover that his car battery was dead. One of the maintenance guys for the apartment complex saw his distress and gave him a jump. Because of that nice maintenance guy, my husband made his job interview (with one minute to spare!). If it wasn't for that, the best job opportunity he's seen in months would have been ruined. San Marin maintenance guy, you are 5-star in my book! read more

The towing company prowling here really does tow if your car is touching or over the white line. They take a picture to prove it to you, as if to justify this being necessary, even if it technically happened. The hot water heater problems are true too. I read other reviews about this, and my unit had a pipe burst my first week and flood my unit and damage my things (amongst multiple other unlivable occurrences that same first week.) I have a bad feeling posting this will lead to them being less helpful toward me now, but this is all true and what it's like to live here. read more

This was my first apartment of my own and overall was a rather enjoyable experience. The front office staff was fantastic! There have definitely been a few times my rent was late and they were always understanding. The complex also hosts a lot of cute little events for the residents and I always really appreciated that. If any criminal activity occurred (which was rare) the complex would send out info to every apartment and keep everyone updated. The complex is also very close to The Domain which is nice. Especially when you don't have a vehicle. The main thing I didn't enjoy about the complex was how long it took maintenance to fix something. My refrigerator actually went out and I was told someone would come fix it soon. After an hour I called again to make sure someone was coming ; they assured me someone would be there but, no one came until I had to call again the next day. Needless to say, I did lose my groceries. My reasoning for leaving is just because it's kind of pricy for me and even more pricey if you try to renew your lease. read more

I moved in, in July 2018 and have an 18 month lease. At this point, I'll probably renew if prices don't sky rocket. I've had a few maintenance issues, but they typically come quickly to fix them after putting in a request. They recently started doing property upgrades, new gym, black topping, hallway lighting and an upgraded package delivery system. I'd like to see more dog poop stations and better recycling put in place. We have had a few car break-ins around my building, so maybe fencing might be smart. They do have security driving around the property in the evening, which is good and makes me feel safer. They also keep the property decently groomed, as the groundskeepers come bi-weekly it seems. It's a good place to call home, if you're unwilling to pay crazy prices for brand new places in Austin and you need or want to be North. read more

I moved from Corpus Christi to Austin and was really nervous about paying too much for rent and not knowing what I was getting into when moving into an apartment, but I have to say San Marin is AWESOME! I was lucky enough to get a move in special. When I first moved in, there was a mix up in the move in dates, but our apartment wasn't quite ready at move in. They wanted to fix a few things up (upgrade) in our apartment, and they offered to let us stay in the model home while they did this. They also took a discount off of our next month's rent for the inconvenience. They were very helpful and very quick to do the upgrades as well. They respond very quickly to service calls, and they're always hosting "dinner to go" 's with free food, and neighborhood events. The staff is always friendly and the maintenince guys are as well. I'm in phase 2, and I would mention that if you're looking into San Marin there is a train about 100 feet from the back end of Phase 2 - it took some getting used to, and it wasn't mentioned when we leased. It was a bit surprising to say the least. (Try for Phase 1 if you can! ) Overall the staff has been really helpful, no crime that I've noticed, and overall I'm very happy with San Marin. Neighbors are quiet and nice, and they're very dog friendly. Overall, great!! read more

I loved my apartment when I moved in. I've lived here almost a year. However due to some ongoing problems I'm not sure I will renew my lease. First when I moved in, I noticed a mold smell in the bathroom. I kept searching for the source but couldn't find it. Then I discovered that water was leaking through the floor near the tub. After further investigation I found the back wall of the bathroom cabinet (under the sink) was saturated with water. It was like touching wet cardboard. I called maintenance and they came out. They said there was a leak in the apartment next door and had fixed it. But water continued to come up through the floor. I called maintenance again and they came out and said they fixed the lead in the apartment next door again. (apparently there was another leak) Water is still coming through the floor. The mold smell remained. They finally came out and ripped out the back wall of the bathroom sink cabinet to find that there were leaks in my apartment as well. And black mold. The whole entire sink/cabinet had to be ripped out. I had to take off from work and the plumbers worked all day to repair. I have photos as well. When they replaced the cabinet with a new they never finished the bottom leaving a 2 inch gap from the baseboard tot he cabinet. I've put in 2 service requests and even phone call to the office. The person I spoke with (female) said to email them the photos and that she would put in a request. It never happened. So the work was never complete. Thankfully the mold smell was gone. Maintenance was great. But it took 2 months after I moved in to fix the problem. Had I not been persistent I'm certain water would still be leaking. I can only imagine that black mold spread to the apartment next to me. I'd post photos but I don't see how I can do that on this review. Then came the other problem. During the summer I was woken up in the middle of the night by a spider cricket crawling on me. I brushed it off thinking it was a 1 time thing. But then it kept happening. I began to notice a LOT of crickets and they only come out at night and craw on you. Waking up in the middle of the night is not fun. While they are harmless, they can destroy everything as they eat anything. Then came the roaches. While lounging on my sofa watching TV a roach crawled on me and ended up in my hair. I called maintenance and they sent pest control. All they did was spray an aerosol can. Still the crickets and roaches kept coming. I called again. I even took off from work to meet pest control and all they did was spray with an aerosol can. I could have done that. It did no good. I called the office to explain and asked what options pest control can do to eliminate these bugs. (can they fog the place? do a more extensive treatment?) The female on the phone (who I won't name) was rude and responded with "I don't know. I'm not a pest control expert". Totally not cool. I talked to maintenance while they were out servicing other apartments and they told me "yeah, those bugs come in these apartments all the time due to the green belt/dry creek they back up to". This whole experience has been disappointing to say the least. I've had to buy my own pest control devices to try to keep these bugs away. I'm not unreasonable. 1 or 2 here and there is understandable. But I was killing 5/6 crickets a day. 1/2 roaches a day. Not to mention the other bugs that were coming in. I opened up my storage unit on the patio and found a colony of roaches/crickets having a big party in there. It's disgusting and not healthy. I'm averaging about 4 maybe 5 hours of sleep a night thanks to these bugs. (Note: I'm very clean. I don't have any food out, my pantry items are stored in closed containers, and never leave dirty dishes out) I've lived in Austin Apartments for many years now. Even on greenbelts and have never experienced the amount of bugs as I have in this apartment. I'd love to stay as the maintenance staff is great and responsive. I love my apartment but I won't recommend anyone move here. The front office staff while nice, don't seem to care. They haven't even attempted to try to make things right. Which is bad customer service. And don't buy that line "we have people lined up to rent our apartments" bit. The apartment next door to me had been vacant since I moved in. Someone JUST NOW leased it. That's 9 months or longer it was vacant. I really don't want to move but this is a deal breaker for me. read more

Short version: Maintenance is terrible, groundskeeping is terrible, dog poop is everywhere, and the leasing office no longer handles packages shipped in via USPS, so you have to go get them at the post office. Long version: These apartments are 20+ years old, and things have definitely started to wear out, not function, etc. We have had 10+ maintenance work orders since we have lived here, and most of them require several visits in order to be resolved. Not because they had to go get a part or something...I mean because they say it is fixed and it is not. Examples include our garage door, our heater/AC unit (twice), exterior lighting in the building, and the finish on our bathtub. Maintenance is terrible around here. They fired the old manager in mid 2017 but the new one doesn't seem to have improved things much. Also the groundskeeping is terrible. We live at the back of the complex and there is trash everywhere. Contributing to this is the fact that out dumpster seems like it is overflowing-full all the time. So wind blows trash off the top and into the grassy areas. And dog poop? Everywhere. It's like nobody picks up after their dog. And what do those of us that do get for our trouble? Poop receptacles that are as overflowing as the dumpster. At least the dumpster gets emptied every week, though. The poop receptacles can go for a couple of weeks or more without being emptied. And it would take less than one hour for one maintenance person to drive the whole complex in one of their little golf carts they whiz around on and empty those things. Oh, and back to maintenance, one time a couple of the covered parking things got ran over and destroyed. It took the management a couple of months to get that fixed. And right now, the little brick wall between the "in" and "out" gates at the front of the complex is just a little pile of bricks. I guess somebody ran over it too. We'll see how long it stays that way. In the meantime, it sure is dark up there at night. Oh, and the office staff. I mean, I guess they're pleasant enough, but I wouldn't know because I never interact with them anymore. Why? Because as of December 2017, they will not hold _any_ shipped packages at the office. This started earlier in 2017, when they decided they'd only hold US Post Office packages. FedEx, UPS, and Amazon would have to deliver to the door, which they did, so it was fine. But then literally at the peak of Christmas 2017 shipping, they stopped holding USPS packages too. So you have to go to the post office to get your package. If it is still there, that is. The USPS tries to be helpful and batch up the held packages for delivery by letter carriers who are short on hours that week, but there is no set schedule for this so often times when you get to the post office the clerk tells you "all those went out this morning." Wasted trip, but you get your package, so I guess it evens out? Hardly. USPS-STD-4C regulations section 3.7.2.1 (look it up) states that for every 10 mailboxes there must be at least 1 parcel locker. How many do San Marin have? Zero. You'd think they'd get some installed before deciding to stop receiving packages. Nope. Good thing for them the USPS only really enforces this regulation when apartments add additional units. I mean, I know 10-20 parcel lockers would not be able to keep up with the constant flow of Christmas packages, but for the rest of the year they'd be plenty. At least its quiet, and there have only been a couple of spates of car burglaries since we have lived here. And the residents are nice, and keep to themselves. read more

I enjoy living here so far. The office and maintenance staff have been really helpful and responsive. Jade is great if you get her. Unfortunately there are often raccoons that get into the trash at night but maintenance is out first thing in the morning to pick up anything that it outside the dumpsters so it's not a big deal like it used to be a few months ago. After taking over a week to get the AC fixed (in 90+ degree summer heat no less) at the beginning of this month, repeated tinkering and 'completed' requests, being told the AC unit was replaced (maybe it was) ..... don don don the AC is blowing hot again .... imagine that. While I have lived in this complex for over 12 years due to the happiness it has brought me, so much so that I have referred many an occupant here, THIS experience is certainly something that would make me weary to renew. I just wish this had happened prior to renewing another year AND accepting that my rent has increased no less!!! I'm extremely frustrated with the service and response from the office. The staff which is usually amazing .... seem to just push requests by the wayside and get to it when they get to it. I have gone through the progression of management companies here. And while they've made the complex look really pretty, don't be fooled it's just a cover for sucky service and while I understand that this will probably put me in a swealtering situation with service care making me probably wait longer for complaining....if you're considering San Marin or any Berkshire community for that matter, reconsider!!!!! I lived here for 2 years and thoroughly enjoyed it. I absolutely love my 1 bedroom apartment layout. There is crown molding in the living room and built in bookshelves which make it feel very warm and welcoming. The office staff is always very nice, and maintenance requests are completely very quickly - usually within 24 hours. I've even had "emergency" requests at night and someone was at my place within 20 minutes. I was impressed! I love the woodsy feel and enjoy coffee and reading on my porch watching the woods. Can't recommend this place enough. read more
