Also to add to my prior review... The number you gave me to talk to the community is THE EXACT number I have had in my phone registry for years now as OFFICE.... I've called it numerous times asking for help on a number of issues. Even hitting 5 for "security " who doesn't care!!! Now I have figured out a " New Glitch" in the "Matrix" system that they forced us to put into our apartments... It's THE NEW DOOR LOCKS AND AC SENSORS!!!! Well sometimes your doors WONT LOCK RIGHT OR UNLOCK if it happens to get twisted by itself... SO ALWYS HAVE YOUR KEYS ON YOU.... Now : if your internet goes out ; which it will non stop all week long, especially late nights......... Whatever your thermostat is at it will save that temp " even if it's on a timer" and automatically TURN YOUR FAN ON FOR THE REST OF THE NIGHT!!! Just spinning wheels and talking more money out of your pocket... We have the app and I try to turn it off but the fan just keeps running so I have to get up at all hours of the night to keep turning it off... Then around 6am I'm hot as H@!!... I've tried contacting the office a number of times..... If you guys actually want to talk then reach out to me... not the other way around..... read more

I Moved out of this complex a few weeks ago because of many reasons. They charge you for EVERYTHING and when you ask questions they basically tell you to deal with, the manager is VERY rude and unprofessional (Jesse). Not only have we had problems with her but so have many current and past residents. If you choose to live here good luck, they also steal cars like crazy here and when you talk about it on the app the manager gets upset and makes you delete it. (kinda makes you wonder why). Btw some residents water bills were coming out over $800. Ours was $300. Again good luck if you choose this as your future home. read more

Have absolutely loved living at San Norterra for the past 4 years! I've lived in both a one and two bedroom over the years and I've always had a good experience. The people are nice and pretty quiet. The pool can get a little noisy at times but that's normal everywhere you go. They also have courtesy patrol so you can call them if you need to for noise complaints, I've never had to though. Brandon and Andy in the office were always extremely kind and helped me with whatever I needed! Frank and the maintenance team always took care of our work orders quickly and answered any questions I had. The amenities are great as well. I held my daughters first birthday in the clubhouse and everyone loved it! Overall I've had a great experience and have recommended this property to multiple people already and will continue to do so! read more

Looking for a new place to live, I toured this property recently. Very nice, very much my style, and I want to give a shout out to the leasing agent, Andy, who toured me; he was really great. He was on point with answering my questions, offering additional information, and was friendly, knowledgeable, and attentive. If my decision had been solely based on my tour, I would have rented in a heartbeat! Unfortunately the deal breakers for me were the terrible move-in options of paying the property almost $300 to move in (non-refundable), or a $900 security deposit. There are many communities that ask for a lower deposit with good credit. The other turn-off is the forced, undesirable amenity of trash valet for an additional $35 added to the monthly rent. Most residents would opt out if allowed rather than be forced to pay higher rent for this service. It can't be costing the property more than $10 per apt., but they charge much higher for the added profit. If not for these 2 issues, I'd be reserving an apt. read more

San Norterra apartments are beautiful and location is perfect, right next to the Sonoran Desert Preserve only minutes away from hiking trails! There is a huge heated swimming pool, a beautiful hot tub, spacious lounge areas, and even a well maintained volleyball court! Staff is wonderful, David was so helpful and nice! Location - 5 stars. I chose San Norterra for it's location. I wanted something that was close to my friends and places I regularly visit but also somewhere quiet and peaceful. Ambiance - 3 stars. For the most part this is really a very quiet and peaceful place to live minus the usual noisy neighbors that like to abuse the 24 hour pool by discussing the personal & intimate aspects of their life at 1 in the morning loud enough for all the apartments by the pool to hear (seriously people? I didn't want to hear that about you!). There's also the issue of the auto-closing apartment front doors which probably should have had a mechanism added to the spring so that when the door does close it doesn't slam shut with enough force to rattle the whole side of the building. One would think that people would be courteous to those living around them and not let their door slam every time they open it but hey guess that's just wishful thinking. Amenities - 3 1/2 stars. The 24 hour heated pool/spa is nice and big with 2 gas fire pits, numerous tv's under the patio and a large bar area that includes a sink. I know they label this as an entertaining space so it would've been nice if they had put a grill in the pool area so you could cook for those you are entertaining, but I guess walking down the sidewalk a little ways will have to do. There's a volleyball area as well by the pool, lots of lounge chairs, gazebos and top 40 mix of music that is played. The gym is full of brand new equipment that is hardly ever used and I never see more than 3 people in there at a time. There is a community center with another fire pit and lots of seating as well. There's a small playground in the far East side of the complex too. There should be another playground by the pool but that's just my opinion. I would've given them a higher rating if they had a dog run area and tennis courts. Apartment - 4 stars. I chose the top floor pool view 2 bedroom apartment. The vinyl wood floors are a beautiful dark stain and compliment the cabinets and granite counters nicely. I really like how they put the granite counters in the bathrooms as well instead of that cheap looking marble that you see everywhere else. Carpet is a little nicer but still basic apartment carpet. Kitchen - I want to have a talk with the person who picked the stove. Who's genius idea was it to put a large burner on the back of the cooktop and the smallest burner on the front? Large pots/pans can't even fit correctly on the back burner..grr anyway, I wish they would've done an under-mount sink since they did granite as it would've looked much more luxurious and that the pullout drawers had stronger supports but overall it's a very nice kitchen with lots of storage. There is a laundry room right off the kitchen with a full sized washer and dryer too. Bathrooms - lots of storage again, wish the master would've had a tiny bit bigger shower but it gets the job done. Bedrooms - nicely size (I have a 4 poster canopy king sized bed with a full dresser and a hope chest in the master and my daughter has a full sized bed, dresser and a ton of toys in her room) with decent sized walk-in closets. I'm also renting a storage space ($80) which was surprisingly big and a garage ($140) which has room for a small car and some storage space as well. Management - they're very friendly and quick to resolve any problems/questions that pop up. Yes for the price I'm paying (almost $1400) I could afford a nice sized house in the area but overall I enjoy my maintenance free living with my pool/mountain views as well as some friendly neighbors and recommend this place to a lot of people. read more

San Norterra Apts are great. I got more excited when I entered my new apartment because it was better than I thought. I lived in another apartment complex close by that was getting old and changing a lot. This place is much nicer, cleaner, and quitter. The staff is very friendly and courteous. The pool is very nice, big, open 24hrs with security and the gym and clubhouse is a plus. I highly recommend this place to anyone looking to live in luxury and a quite place. I rent a place here as I have business in Phoenix from time to time. We've got a two bedroom second floor which is nicely and neutrally appointed. There are two and three story buildings, so if you are really irritated with foot stompers, you need a place on the top floor. If I had to do it again, I'd get a 2br in one of the two story buildings, but they are really desirable and hard to come by. Hiking up three flights of stairs with five cases of beer and a Jimmy Johns is simply not my idea of a good time. Other reviewers are correct - the place is loud and even the slightest noise from upstairs is quite apparent. I've never met the upstairs family, but from the weekend hollering, the spouse is named Lisa and the husband is Bill. Their two young kids are "Goddammit" and "YouIdiot". I think that's just what you get when you live in a place like this. We use ear plugs and a white noise generator and try to tiptoe in the morning in favor of letting our downstairs neighbors get some shut-eye. The pool area and gym are great. The amenities in general are first rate and the staff is knowledgeable, accommodating and very helpful in every sense of the word. There is even a sand volleyball court as well as good quality gas BBQ stations throughout. Good grass areas, and the snarling dogs of death love the area cuz there are lots of dogs and a well enforced leash rule. The common area also has room for parties and such and it is loads of fun to watch all the little kid birthday parties. Inside of the apartment, the wood-like floors are a nice touch and the granite counters are sweet. Tons of storage, nice balcony and good size bedrooms make the place first rate. Now for the bad news. The clientele here are very nice but there are a few bad apples who remove a star from the rating. Smokers litter the grounds and the stairwells with cigarette butts. They are mostly inconsiderate cretins. I wish there was a no smoking policy here. It is really gross in some areas. You'd think that a $1400 dollar monthly rent would bring a more socially responsible group of people in here. There is also dog poop everywhere!! Some dog owners didn't get the memo on owner responsibility for their doggies bodily functions. I hope when they get back to their home planet, they get assigned the job of cleaning up Jaba the Hutt's craps. It is so bad that management hires a guy to go around and clean up all the dog poop that is left behind by inconsiderate and socially unaware fifth grade refugees. I mean, come on people, your mom doesn't live here. It is quite loud here at night on the weekends and drunk 30 somethings regularly yuk it up in the hot tub until 2am. Bad way to start a race weekend after 4 hours of sleep. BUT, most folks here are nice and friendly and considerate. It is close to the freeway and safe as it can be. Mall is a stones throw away and good eating places abound. You could pick a way worse place for the same cash for sure. read more

I have been living at this apartment community since April of 2016. I read some of the other reviews before moving here. I spoke with Lisa in the main office about some of the issues. She was very knowledgeable to the concerns people had listed in reviews and was attentive to addressing them. Three things that stood out to me were: Smoke, flooding in the courtyards, and mosquitos. I have not experienced any issues with any of these. Lisa explained the reasons for the flooding and the maintenance staff appears to have gotten things under control. In the past 2 months I have not witnessed any flooding despite several heavy downpours. Mosquitos have not been an issue. From what I understand, they are prevented through monthly sprayings around the community. As far as the smoke, I have had no issue whatsoever. Pros: -The unit that I moved into was identical to the model units; no bait and switch. Everything was ready on move-in day and the unit was clean and truly ready to live in. I think it's strange that I have to mention this, but previous places I have lived, this had not always been the case. -The complex is very quiet in the evenings and people are respectful to one another. Walking my dog in the late evening I hear only crickets and the occasional coyote in the distance. I have seen security guards patrolling the complex in the evenings. -Food trucks come every other Wednesday. Most are pretty good and it's definitely nice to see one after a long day at work and not have to worry about what to make for dinner. -Maintenance seems to be on top of their stuff here. I had one minor maintenance issue and it was resolved promptly and correctly. -There are Amazon lockers outside of the main office which is convenient for picking up packages after office hours. Also Amazon Prime Now (2-hour delivery) is available here. Neutral: Location: This is subjective. For me I enjoy being a bit off the beaten path, but keep in mind this place is impractically far from most of Phoenix. Pool: The pool here is configured in a cloverleaf shape. It is large, but is a bit shallow and doesn't lend itself to fitness swimming as there is no practical way to swim laps. It is well maintained and ideal for families with small children. read more

Pros: the maintenance staff and office staff all seem very nice. Issue get resolved with in our apt fairly quickly. Cons: the grounds aren't always kept nice. Trees fall constantly and dont get replaced, the grass areas are ALWAYS flooded and attract mosquitos. ALOT of dog poop every where!! Be careful the speeding cars are constant through the complex. *UPDATE 12/03/15 There has been no change in the flooding of the grass areas. They water multiple times day & night. Standing water at all times with NO dry time. It sucks!! The dog poop has gotten better do to them hiring a guy to pick it up regularly. Thank you for that. I understand management feels the need to respond but i feel its just to curve the decision making of future renters. Pros: Great for families. Nice pool and playground. Apartment has lots of storage and high quality kitchen. Allows pets. Cons: Smokers everywhere. There are no policies in place to allow residents to smoke in certain areas but to give non smokers protected areas (such as at the playground and pool). We are surrounded by smoke at the pool, at the playground, and even on our balcony because of smokers outside. It's terrible and ruins my enjoyment of living here. I would give higher stars if there were designated outdoor smoking spots at various locations or something so I could avoid being surrounded by second hand smoke all the time. read more

The building amenities are great. nice pool, gym, grass areas, staff, club house. The cons of this complex could be easily fixed depending how upon the involvement of the management - which isn't much. This complex is very new, but its focused on bringing in young people who do not know the difference from a trash can and a floor. people walk around barefoot. the gravel areas are dirty - leaves, wrappers, cigs, bottles. This complex also has sling back doors, which means that if you don't hand close your door - it will slam shut. San NorTerra says its a requirement. If your neighbors are trashy and careless you will be able to feel and hear everything. Do not live in the back of the complex, there are no trash cans, pet stations, or cigarette dispensers. people leave their animals waste behind. the dumpsters are always full and nobody breaks down boxes or large furniture. the insect ratio is alarming. I understand SN is trying to fill in their complex first but it needs to focus on the people living here too. all bulbs are incandescent inside. the fridge, dish washer, stove are not energy star. however everything is electric here. the water temperature is very low. apparently they can't turn it up because of fear of lawsuits. the front gates are useless because they never question who is coming in. you will find cars parked to the side of the gate waiting to get behind you to get in. there is rule that no more than two guest per apartment at the pool - this is frequently broke by all the young crowd that feel they need to bring all their hillbilly family and friends to a pool. SN can leave the luxury off and just focus on the apartment aspect. read more

Heres an update after moving out. Our move out was easy. I cleaned the place top to bottom. We are not the type of people to leave the place a mess. After our lease was up they sent out a email letting us know what we are being charged for. After 2 years of living there with two kids we only had our last water bill and a small carpet cleaning charge. They gave us about 2 months to pay. They give you an option to pay at the complex or online. The easiest move out process i have ever had. Make the move to san norterra where every part is easy and well worth the money. This place is perfectly located next to a blooming community. Cvs is walking distance and soon to be more shops. A mountain to hike in your backyard. Also a school that is amazing and will help your child soar in their education. Plus this apartment complex is designed around your needs and wants. A safe place for kids to play on the playground and to run around in the big grassy area. Dont waste any time make the move! read more

Somewhere between 2 and 3 stars. The PROS: Nice pool, especially in the summer. Nice location: not far from all the Phoenix hubbub, but not too close. Got some good trail heads not far from here if you like hiking. The interior is decent, and the appliances are nice. The gate is a good thing, and I like the double bolts on the doors. The gym facility is also much better than any other complex I have been to, which saves me some $$ on a membership. The CONS: Noise! I sleep with earplugs at night because if you have decent hearing you'll be able to hear a lot of what your neighbors do: doors open and close, drawers slide, etc. The worst is that the front doors slam if you let them, which a lot of people do. This will noticeably shake your apartment from the force. I have sent emails to the management to ask about it, but nothing has changed and their responses are few. The walls seem somewhat thin, so any noise outside from kids, construction (which is currently ongoing), etc. is audible. IF YOU ARE TOURING: Make sure you run the shower or flush the toilet in the MBR. The water heater is RIGHT next to our MBR, and it makes a loud clicking sound when pumping water. If you have a spouse in bed while you take a shower, they'll likely be woken up by the heater. It's a nice place to live, and would be nicer if the neighbors were in any way considerate regarding noise. If you luck out and get good neighbors (and don't mind the high rent), then it'll qualify as a luxury apartment. But if not, be aware of both pros and cons. read more

Beautiful apartments, great location. Reason for the 3 stars is the pool. They have this gorgeous pool that is constantly full of screaming, splashing kids. I mean, they are everywhere. There are 4 sections of the pool and at any given time on the weekend unless it's early morning it is completely overrun by children jumping and shrieking. Most of the time, you can't tell who their parents are or if they're even there. It would be nice if they could add a kids section so others could enjoy the pool without feeling like they are at an elementary school gym class. read more

San Norterra is a community of not so friendly neighbors with a touch of luxury here and there but at the very essence of everything, very basic for the price that you pay to live here. I had a very negative experience living here. Security was rude, the neighbors below me wrote threatening and condescending messages. I felt that I was treated by the office staff as a criminal, and as if my opinion did not matter. They moved me into a unit that was dirty and had a tub that was peeling. I was prompt in letting the office know about these things, and it was like pulling teeth to get them to do anything about it. I had stayed there for a month, and then had some personal issues. The office staff was willing to work with me during that time, but there internal collections department was very unhelpful. I was put on a payment plan, and needed to extend a payment one month. There was no wiggle room and they threatened to immediately report to my credit and accelerate the balance. That was unpleasant, and when you're treated that way while you are making payments and have made payments on time it makes you want to avoid paying altogether. read more

Apartments are standard, nothing special. There's a sliding door in the master bedroom with no other window. The pool is very nice but the grounds are often dirty. You can get a billion more amenities down the street. You would think with the higher rent price the clientele would be better....think again. Management is sub par at best. I have lived here for two years and have not enjoyed my time spent here. I can't open my windows because my apartment is flooded with cigarette smoke all throughout the day. I'm constantly opening and closing my windows which is quite annoying. I've mentioned this to the office a couple times and of course it's the same generic response that there's nothing they can do because there isn't a policy against it. I'm also surrounded by stoners so that smoke floods my apartment as well. All the knobs on my cabinets have fallen off along with the towel racks in the bathrooms. The only thing that I do enjoy is my kitchen and hardwood floors. I can always expect to find dog poop and cigarettes scattered throughout the community. I'm more than excited to move and be done with this place. I would suggest renting a house instead of living here and paying for crap community. read more

I have lived here going on three years.... I rarely leave a review anywhere. I felt the need to for San Norterra. To many of the people that live here, this is home. I brought my first child home here, he is a year and a half old now. He knows this place, he loves it. Life has a way of throwing curve balls at you and tends to get a little stressful. When it came to my home I was a little worried to add that to the list of stressors. I went and visited the leasing staff in the front office, I was greeted by Megan and filled her in. Simply put, she was phenomenal. She worked so caringly with me, reassured me it was going to be ok on the home front. They only continued to get better, I ended up not only working with Megan, but meeting David and he was just as amazing. Both David and Megan helped myself and my son to stay in our home, they truly are a class act. Even working through everything that's happed they never cease to amaze me, Andy has helped me iron out details and make life a little smoother... To all of the staff here, Megan, David, Andy, Randy,and everyone else I have yet to get the pleasure of working with I have to simply say, Thank you. read more

We lived here for a year (would have been longer but life happens) with our two dogs. VERY DOG FRIENDLY! The dog park is massive and wonderful to get all that energy out at. Everyone who lives here is generally friendly. The staff are awesome! Very quick to help you with anything and the maintenance guys were on top of everything. There were plenty of family activities (great for kids!) especially for the holidays. The pool was well maintained and never had any issues there. I have lived in the San Norterra apartment complex for 4 years and suddenly we were told two years ago that Valet Living (trash service) would be included in our lease and that we would have to pay $35 per month for it (that's $840 for the last two years). Prior to that my husband and I walked our trash to the dumpster with no problem. We attempted to use the service, since we are paying for it. The very first time we put our trash out they did not pick it up. I live on the first floor in Phoenix, AZ and the javelinas got into the trash and made a mess all over the porch, which we were responsible for. We have tried several other times to put out our trash, and not once was it picked up. Myself and many other residents have complained to management several times, and all they say is to reach out to Valet Living. Nothing more is done, no monies have been reimbursed, and no option to opt out of the service has been permitted. Nearly every day residents post on our community board complaining about the lack of consistency and quality of the trash service. Management deletes all the postings and refuses to do anything or get involved. Valet Living has a one star customer rating with the BBB, and yet Mark Taylor FORCES us to pay for a service that we can not or do not use. This is fraudulent. Since management doesn't care to do anything, my next step is to contact the Attorney General's office, or my personal attorney. It is unfair to charge tenants for a service that is not being fulfilled. read more

I am a Short term renter while in between homes. I originally signed a lease for Canyon Crossroads and cancelled when I realized i would not fit in a 1 bedroom. I had already been to San Norterra and the dates didnt work. By chance I stopped in and Kiley found me a 2bedroom AND a handicap unit which had wider doors to fit my furniture as I'm using the master for storage. I cant be happier and she just went out of her way to make this work for me. Andy was also a big help after move in with a few issues and the engineering staff is resort quality. Responsive and above my expectations. I agree with the rest of the reviews on here. Great residents, no issues in the first 4 months and I will leave with a few friends. I also have a 7 month old Schnauzer who loved it more than me. The bark park is excellent and the pick up stations are everywhere throughout the property. Pool with many TV's, fireplaces around it and BBQ's that get over 600degrees. If I ever need a temporary place to live in between homes, I'm definitely coming back here...period!!! read more

Best apartments I have ever lived in, I can't believe the difference here compared to other places. Maintenance requests are often resolved same day. The pool is amazing, everything is super clean around the complex all the time. There are no random stray cats, they actually take out the dog waste baskets (unlike my new apartments) and replace them daily with new bags for doggy waste. They have a dog park at the front, there are food trucks out there all the time and they are always there to answer your questions. There are a couple of things that are need to know, although I do not find them to be a big deal. You will probably see a scorpion or two when summer first hits, but they are really good about managing that especially in the area. Thee is a lot less city and pavement over and and we are closer to the mountains so critters are normal. The new place we are in has no control over this and is about 3 miles North from here, roaches, scorpions you name it, we have seen it (not at san norterra, just in other apartments in the area). For the location this company does an amazing job caring for its tenants. Unfortunately I am working on saving money to get rid of some debts and moved into something cheaper. This is the worst place where I lived so far. The office staff is really rude and they will stop to answer your emails when you sign the contract and also when you try to speak directly with them, they are not helpful at all. At least the maintenance staff is nice and they try to solve the issue quickly. I still have an open request never solved since June 15 but it happens right? There is a huge waste of water that makes the yard like a huge puddle so you can't really enjoy it. Moreover this community decided that recyncling was not so important; so if you hate to trash everything in the same place, you have to go to a recycling station. At the end why San Norterra has to care about our environment? the important thing here is only to make money! In the last period there were a lot of thefts and I didn't feel safe in this place. You are paying for a gated community but the gate is open during the day (from 6 am to 7 pm) because otherwise the future residents can't reach the office. About the amenities. They will seem super nice when you visit the place for the first time. But the pool area is too small for all the residents they have, so no way to find a place during the summer's weekends. And it will be full of screaming, splashing kids. It's really nice the fact you can rent the clubhouse, but you as resident pay a lot every month for these amenities and if someone rent them, this means you can't use them. So if you work during the week (the clubhouse close at 6 pm during the week and saturday, 5pm on sunday) and someone rent the clubhouse during the weekend (and it happens often) means you are paying for something you can't use. But the office staff is so nice to remember you all the 1 st of the month that you have to pay the rent! So happy to be in another place in this moment! I lived in this complex for a year and that was long enough. I have lived in a couple different complexes around the country and this is by far the worst I have dealt with. I really wish I did more research and found another complex it would have saved myself a lot of stress and aggravation. When I first moved in there was a lot of crime, TVs and computers being stolen, tires being slashed and broken into. If you are a non smoker like I am, run as far as you can from this complex. All you smell is cigarette smoke even just sitting on the balcony. Let's not even talk about how no one cleans up after their dogs. Disgusting! The price is ridiculous as well and they try to charge you all sorts of extra fees. Clearly they add "luxury" to its name to take advantage of you. Don't bother, I wish I left much sooner and would certainly not recommend this place to anyone. I am much happier in my new place and have not looked back since. read more

This is an update to a previous review. My mom and I had lived in a 2 bedroom apartment and wanted something different. We gave notice and almost moved to another complex. Diane, the manager, almost immediately called and asked why we were giving notice. Honestly, there was nothing wrong with the property, we wanted something different and found a place that was a little cheaper. Diane made us feel valued and the little things we mentioned she was able to fix. After speaking to her, we decided that we wanted to stay and even moved to a 3 bedroom. The office staff in general is great. The Maintenence crew is awesome. The grounds are maintained and the pool is beautiful. Previous reviews mention dog poop. Of course there is some, it would be impossible to ensure everyone is cleaning up after their dogs. It is not an obscene amount and the staff is on top of it. There is not anything more they can do in regards to that. The apartments themselves are very homey and have nice touches like granite countertops and flooring that has the look of wood. All in all, we love it here and we are glad we stayed. read more

The staff at San Norterra have been absolutely wonderful since the complex has been open. As with any large community there are those who are loud and the occasional pet deposit on the grounds, but this place certainly deserves 4 stars! I would renew my lease if I were not moving out of state. read more
