No bueno.... not my idea of 'luxury living'. Posted on yelp, Facebook and Twitter. You need to treat mo.
Kris O.

The apartments are great! They could better monitor the "quiet" hours at the pool. 10:30 pm...one night non stop noise until 4:00 am. Come on. It's a weeknight. They might want to consider on site evening management.

Location - 5 stars. I chose San Norterra for it's location. I wanted something that was close to my friends and places I regularly visit but also somewhere quiet and peaceful. Ambiance - 3 stars. For the most part this is really a very quiet and peaceful place to live minus the usual noisy neighbors that like to abuse the 24 hour pool by discussing the personal & intimate aspects of their life at 1 in the morning loud enough for all the apartments by the pool to hear (seriously people? I didn't want to hear that about you!). There's also the issue of the auto-closing apartment front doors which probably should have had a mechanism added to the spring so that when the door does close it doesn't slam shut with enough force to rattle the whole side of the building. One would think that people would be courteous to those living around them and not let their door slam every time they open it but hey guess that's just wishful thinking. Amenities - 3 1/2 stars. The 24 hour heated pool/spa is nice and big with 2 gas fire pits, numerous tv's under the patio and a large bar area that includes a sink. I know they label this as an entertaining space so it would've been nice if they had put a grill in the pool area so you could cook for those you are entertaining, but I guess walking down the sidewalk a little ways will have to do. There's a volleyball area as well by the pool, lots of lounge chairs, gazebos and top 40 mix of music that is played. The gym is full of brand new equipment that is hardly ever used and I never see more than 3 people in there at a time. There is a community center with another fire pit and lots of seating as well. There's a small playground in the far East side of the complex too. There should be another playground by the pool but that's just my opinion. I would've given them a higher rating if they had a dog run area and tennis courts. Apartment - 4 stars. I chose the top floor pool view 2 bedroom apartment. The vinyl wood floors are a beautiful dark stain and compliment the cabinets and granite counters nicely. I really like how they put the granite counters in the bathrooms as well instead of that cheap looking marble that you see everywhere else. Carpet is a little nicer but still basic apartment carpet. Kitchen - I want to have a talk with the person who picked the stove. Who's genius idea was it to put a large burner on the back of the cooktop and the smallest burner on the front? Large pots/pans can't even fit correctly on the back burner..grr anyway, I wish they would've done an under-mount sink since they did granite as it would've looked much more luxurious and that the pullout drawers had stronger supports but overall it's a very nice kitchen with lots of storage. There is a laundry room right off the kitchen with a full sized washer and dryer too. Bathrooms - lots of storage again, wish the master would've had a tiny bit bigger shower but it gets the job done. Bedrooms - nicely size (I have a 4 poster canopy king sized bed with a full dresser and a hope chest in the master and my daughter has a full sized bed, dresser and a ton of toys in her room) with decent sized walk-in closets. I'm also renting a storage space ($80) which was surprisingly big and a garage ($140) which has room for a small car and some storage space as well. Management - they're very friendly and quick to resolve any problems/questions that pop up. Yes for the price I'm paying (almost $1400) I could afford a nice sized house in the area but overall I enjoy my maintenance free living with my pool/mountain views as well as some friendly neighbors and recommend this place to a lot of people.

Google U.

The building amenities are great. nice pool, gym, grass areas, staff, club house. The cons of this complex could be easily fixed depending how upon the involvement of the management - which isn't much. This complex is very new, but its focused on bringing in young people who do not know the difference from a trash can and a floor. people walk around barefoot. the gravel areas are dirty - leaves, wrappers, cigs, bottles. This complex also has sling back doors, which means that if you don't hand close your door - it will slam shut. San NorTerra says its a requirement. If your neighbors are trashy and careless you will be able to feel and hear everything. Do not live in the back of the complex, there are no trash cans, pet stations, or cigarette dispensers. people leave their animals waste behind. the dumpsters are always full and nobody breaks down boxes or large furniture. the insect ratio is alarming. I understand SN is trying to fill in their complex first but it needs to focus on the people living here too. all bulbs are incandescent inside. the fridge, dish washer, stove are not energy star. however everything is electric here. the water temperature is very low. apparently they can't turn it up because of fear of lawsuits. the front gates are useless because they never question who is coming in. you will find cars parked to the side of the gate waiting to get behind you to get in. there is rule that no more than two guest per apartment at the pool - this is frequently broke by all the young crowd that feel they need to bring all their hillbilly family and friends to a pool. SN can leave the luxury off and just focus on the apartment aspect.

The pool is huge and wonderfully up-kept, and the outdoor grills, seats, and rooftop area are beautiful. The manager Glenn runs the property very well, he hosts events frequently to get the community together with themed events, and everyone is very friendly there. Maintenance was extremely infrequent for me, but when I needed any, I received it same day and sometimes same hour. Maybe the best part of the standard is its location. One block from the start of old town Scottsdale makes it an easy walk to the many shops, art exhibits, and great food options. (aka the clowns) in charge. This place has gone seriously downhill with them and downhill fast!! They focus on the petty things, instead of things that matter to the residents. The apts are nice. But the property isn't well maintained. Dog poop everywhere! Dog pee all over the stairs and landings of stairwells. Newer tenants loud during quiet hours, dogs constantly barking. They'll tell you the train isn't that bad. lol ya ok. ITS A TRAIN!! Not only can you hear it, YOU CAN FEEL IT! Shakes the entire apt. It's bad. Quiet time til 8 am but they have landscapers mowing every Friday at 630am, sometimes earlier sometimes later. If you face the courtyard, every conversation echos, along with kids screaming and dogs barking but it's amplified. Happens at all hours, so you better be a deep sleeper. Parking is an absolute joke. They send Richard the special maint guy to ask for good reviews after he does his job fixing something. That shows you how desperate they are to fix their google rating. Pawning your helper to solicit good reviews? After doing his job, and poorly at that. Pathetic. You will have your package stolen at some point. Probably other tenants. Way overpriced for the crap you have to deal with. It was tolerable before Kyndell, but now it's time to move on. Save yourself the hassle and look elsewhere. I promise you that. We had our apt tested for mold and it came back positive. They send Richard in with a moisture monitor he doesn't know how to use. Guy says he's never seen mold either! What is he don't making these decisions for such a large company. Everything about this place is now a joke.

Since the new management took over, this place has gone downhill fast. They increased amenities and trash fees while amenities were closed and trash pickup was inconsistent. They also misrepresented our lease terms and told us a deposit premium would drop off after we renewed our lease. Later they said we would be paying it indefinitely. On top of that, they started charging me $20 a month for renters insurance even though I already had coverage, with no communication about needing to resend documentation. Utility charges for shared amenities have also somehow doubled since new management took over. Parking is poorly managed, gates constantly malfunction, and residents have even been towed from spots they pay for monthly with no accountability. The maintenance team is great, but the front office staff is disorganized and rarely resolves problems. The most concerning issue happened when my husband broke his foot in March of 2025. The elevator in Building B repeatedly broke, forcing him to use crutches down three flights of stairs to get to doctor appointments. For a luxury apartment charging over $2,000 a month, having a working elevator should not be optional. Management also made excuses for themselves and were told they were only then made aware that elevators need routine maintenance and not just maintenance when it broke. We were also displaced for over a week after an upstairs neighbor flooded their apartment and had to fight management just to be reimbursed for the hotel. When we returned, our unit was dirty and damaged, even though we left it spotless. (pictures included) Between the constant fees, poor communication, cleanliness issues, and declining management, this place is not the luxury community it advertises itself to be. It feels more like a money grab. Don't just take my word for it. Look at the reviews from the last few years and you will see the same pattern. I hope management actually addresses these issues instead of continuing to ignore residents' concerns

I waited for two months to be able to move in here and it was absolutely worth the wait. The lush fruit trees provide shade, the tenants are happy with their affordable rent, and the staff is always on site in case there is an issue with appliances or AC. The complex itself is clean, painted regularly, and the yards out front are immaculate. The inside of the units are a perfect combo of drywall and brick, allowing each resident to have some privacy while keeping the temperature cool in the summer and warm in the winter. My utilities have never been so low in an apartment complex, period. I am a single father, and the neighbors are absolutely wonderful with my daughter. It is important to mention that these units are quaint, are perfect for single working professionals beginning their career, graduate students, single parent of a young child, or dual income/no kids couples. The management does allow pets with a deposit. You will never rent from someone that cares as much as the condition of the place you live as the staff and management of Urban Gardens. They truly go above and beyond to care for the people and your experience. I have lived in complexes near colleges or in arts districts before that cater to a party and BBQ culture, which comes with noise, broken beer bottles, and violence. I can honestly say it was very unexpected to be treated as such a high priority. I'm truly grateful to have such an awesome maintenance team here at UG. I have a pet and this place is the first place where I feel like he (the dog) is really accepted. The staff sees my dog around and treats him like he's a little neighborhood kid. Super pet friendly. The manager lives two units over and is one of the sweetest people I ever met. She's always keeping up with the grounds and does a great job. The owner Robert really makes me feel like being happy in my home is a priority. He has very much helped make this place feel like home. My neighbors are quiet and friendly as well. Everyone is very considerate of one another. (Thanks guys!) The facility is an older place but still keeping up with the times. I waited two months or so to move in as it was being remodeled and it was a great decision. Rent here is affordable, facility is clean and energy efficient. There isn't a lot of turn over so getting in is kinda tough but well worth it if you can make it happen. The location really can't be beat with all the shops/bars/restaurants around. 10/10 would recommend.
