It was rushed because paperwork was still being completed, leaving us to rely almost entirely on management's assurances that the apartment had been professionally cleaned and prepared for occupancy. In hindsight, that trust was misplaced. Many of the problems we later discovered should have been obvious before any tenant was handed keys. The condition of the apartment reflected a level of preparation that was difficult to justify after nearly five additional weeks. The walls had not simply accumulated dirt over time--they had been painted over without first being cleaned, permanently trapping hair, dust, and other debris beneath fresh paint. There were yellow drips surrounding the baseboard heaters, stained walls throughout the apartment, missing trim in some areas, mismatched trim in others, and repairs that appeared designed to be quick rather than durable. The overall impression was not that the apartment had been prepared for a new resident, but that it had merely been made leasable. Several maintenance issues also deserve additional context. The bathtub has remained clogged since the day we moved in. The deteriorating seal where the tub meets the floor was accompanied by visible water damage that appeared to predate our tenancy but was never properly addressed. The torn screen door has continued to worsen over time. The front door sweep is damaged, allowing insects, dust, dirt, and outside air into the apartment daily. Around the rear door are openings large enough for insects and spiders to regularly enter the apartment. The kitchen light fixture remains one of the more revealing examples of how maintenance was handled. During our walkthrough, the fixture did not even contain a light bulb. We were told one would be installed. It never was. After purchasing and installing our own bulb, we discovered the fixture itself constantly flickers because it is defective. It is difficult not to question whether the missing bulb simply concealed a problem that was already known. The landscaping reflected much of the same pattern seen elsewhere on the property. Long periods passed with minimal upkeep, followed by extensive removal of vegetation that ultimately left the grounds looking more barren than maintained. Despite the amount of work performed, the overall appearance declined rather than improved. I also personally witnessed landscaping staff interacting with residents in a manner I considered unnecessarily discourteous and unprofessional. Perhaps the most revealing aspect of our experience was management's allocation of attention. While maintenance requests remained unresolved, there never appeared to be a shortage of time to enforce highly specific lease provisions. Residents were instructed what material outdoor rugs could be made from, prohibited from backing into parking spaces, required to maintain two litter boxes per cat, expected to vacuum every other day, and instructed to obtain management approval before installing an air conditioning unit--even though Oregon law provides tenants with protections regarding cooling units under certain circumstances. The contrast was difficult to ignore. Considerable effort was devoted to enforcing comparatively minor rules while deficiencies affecting the habitability and everyday enjoyment of residents' homes remained unresolved. The property's approach to fire safety raised similar concerns. Fire extinguishers are mounted outside the buildings rather than being provided inside individual apartments. While technically accessible, accessibility is not the same as practicality. If a fire begins inside an apartment, the first moments are often the most critical. Expecting residents to leave their home in search of emergency equipment while smoke and flames continue to spread is difficult to reconcile with even the most basic principles of emergency preparedness. Considering the rent and security deposits residents are expected to pay, providing a fire extinguisher inside each apartment should be viewed as a basic responsibility rather than an optional expense left to tenants. Ultimately, what stayed with us most was not any single repair request but the pattern behind all of them. Individually, many of these issues could be dismissed as isolated oversights. Collectively, they revealed a consistent standard of management that fell well below what we were promised when we signed our lease. That is the reason both this review and my Google review exist.

The backyard could never be used in the winter because the grass was to thin and you would sink an inch in mud from all the rain. It grew green algae as well. The management would not do a walk thru so it was your word against there's if they claim to have found something. The owner also questioned my ESA letter from my doctor. He the owner would come in every 2 months to change the filter and it was always around dinner time. There is a lot of police activity on NW 5th Ave and therefore I did not feel safe. The rent is to high for the neighborhood. They charged me 600.00 for labor to paint a few areas. Totally out of line. It was up for rent within a few days because I left it spotless.

We obviously turned the gas off to it, but then we were in a new area with no idea who we could get to fix it. I'm so glad that I found Sure Flame online because not only were they willing to come out to our rural home, but Elijah also spent over 4 hours troubleshooting, tweaking, and cleaning up the fireplace as he ruled out all of the least expensive repairs. While we did end up having to replace an expensive part, I trusted that it was actually necessary because he really did try everything else first! In addition, It's apparently part of a regular service call for them to clean up the fireplace, wipe down the glass, and even spray the interior with fresh heat-safe paint, so our fireplace even LOOKS almost new again! So excited to have a fireplace we'll get to enjoy as the temperatures drop at our new home and I'll definitely be using Sure Flame for their annual service check-up too!

To tell the whole story, would leave you reading a small novel. I will try to avoid that. Long story short. A contractor we hired to build an ADU on our property for my mother ended up being a scam artist. When we contacted David (Capital Builders), we were very cautious. David stepped and looked at a job that seemed impossible. Everything built by the former contractor had been done to scam money. David was informed of this. David, basically, came to the rescue. There were many factors, and any professional contractor may have looked at the project and ran. Capital Builders did not. This was not only a repair of work poorly done by the former contractor, but also continued work to complete. David did everything. We were on a budget and he took his personal time to help us DYI some things ourselves. David went through the fires of hell on our project. Professional, compassionate to our situation, flexible, quality work and repair of work that was unstable from the former contractor all exceeded what anyone could ask for. We had a complicated situation and David did not give up. All meetings were on time, all costs were explained and easy to understand. It was plain to see that he took personal time, often, to think about how he could improve everything he could for us. He took personal time to help us understand what we could do ourselves as well. We went from hopeless to my mother finally having a home. So, this review, as far as services, quality and professionalism is 5/5 yelp style. This review personally is 50/5. Capital Builders changed our lives for the better, yes, for real. I could not and will not recommend a contractor higher. Also, David is a genuine gentleman that knows his craft. He is the type of contractor that if someone can't do the job, he will get out there and do it himself, even on a day off. I would be surprised if he ever did take a day off. To note, the project was so complicated it took almost two years (that was on our part for causing delays). He was extremely accommodating and always stayed in touch and followed up. If you consider them, please do so because they do good work (solid work, no flimsy fix it cheap quick stuff). Good work comes with a good leader. He will not let you down. Check out Google. I can't express how happy I am with the work Capital Builders that did on our house.  David and his…read morecrew stepped into a nightmare when we discovered dry rot and termite damage to the back of our house of a scope we could not have foreseen.  It was definitely nerve racking to face not only the initial damage we found out about, but how extensive it became. David was sensitive to how he communicated bad news to us as he kept us informed.  Since the scope of the work was unknown, David charged man-hours instead of a flat rate which made sense due to the nature of this job. It was very difficult, though, not knowing until the end of the job what the total cost was, which, while it was higher than expected, was totally fair due to the top notch quality of work and attention to detail.  Since man-hours were charged, updates to follow the costs would have better prepared us to know what to expect for the final invoice. David took pictures to share all the damage with us as he found it since we weren't there during the day, so we could stay informed. David's transparency and honesty was very refreshing. Because of his transparency, we completely trusted David and his crew with all the work that they did.  He patiently explained anything we didn't understand, spelled out where our money was going and gave us choices to keep our costs down. He communicated in a timely manner answering emails when we had questions. We found it worked best to get answers to our questions by keeping emails short and asking a direct question in the email title. There were a few extra things done free of charge for us which we were extremely grateful for.  One project in particular went way above and beyond what either of us expected, but they saw it through to the end without hesitation or taking any compensation. David and his crew take pride in their work and it shows. Miguel's dedication to his work and the quality of his work were admirable. Besides this huge month long job David did for us, we also hired him for two smaller jobs. In the course of one of those jobs, more damage was found on the front of our house, which David shared with us through pictures, that we also had him repair.  This damage would not have been discovered if Miguel had not found it as he was caulking the rest of our house. I know repairing this damage now will save us from extensive damage in the future. At times, we were offered the possibility of Saturday work being done, which we agreed to. He has since re-sided the remainder of our house and it looks great! We had a hiccup with determining window trim that would work aesthetically for us and meet the builder's requirement to prevent future damage, but after much consideration and a lot of thinking outside the box, a solution was found.  David sticks to his principles to ensure he can do the best quality work that will stand the test of time. I highly recommend David and his crew for repairs or any home projects or improvements!

Falling off ladders from roofs and onto the hard and unforgiving ground. I worked at OHSU Neurosurgery for ten years and that indeed is the truth from one who saw these injuries enumerated on the admissions sheets for each service. Falls off roofs (and all the painful and debilitating injuries, and also, unfortunately, death) occur most often in the spring and autumn months. And it just doesn't occur to people of any one age group, even if you are a young and spry whippersnapper. Roofs and ladders can be tricky things. I only climb stepladders and nothing higher myself. My advice? I suggest using A1 Gutter Getters. The owner, Steven Rossman, is a great person to help you out. He is not only very personable, but also very business-like and professional. His crew gets in, gets the job done, and you're left with clean gutters and no head injuries. Steve quotes reasonable prices, and believe me they are indeed reasonable in comparison to a stay in the hospital. I've worked with Steven on a property towered over by huge old fir trees. What a mess to clean up, and if not cleaned up correctly, what a mess to clean up later when the gutters overflow and flood the apartment(s). Like I said, you need not worry because he will do it right. If there is a problem, he will work with you and get it resolved. He works with several of the larger property management companies in town, and he would not be doing so if he gave bad service. Please take good care of yourself because spring is coming sooner than you think (Puxatawney Phil predicted six more weeks of winter), but it will come. We've had a rough winter and it's tempting to try to save money and make your house look great, but please call Steven and have him do it for you. I'll be happy knowing you've contacted a great company and not spending time in the hospital!
