There were some fixes needed during our stay. The management and maintenance team responded to our requests in a very timely manner. For example, There were two ceiling fans that makes weird squeaking noises in the house. After we reported the issue they immediately contacted the property owner and brought two brand new fans for installation. No hassle, no extra charge, no back and forth arguments. We are very glad that we chose this company instead of renting from a private landlord. I think they are very professional and have a high quality of customer service.

The house was advertised to be noise-proof but I can hear the neighbor's conversations. Not to mention the sounds of their dog walking around the house. It's not the neighbor's fault-- they are just living their lives. But wow, I have lived under at least 5 different housing management teams before and it has never been this bad. Maintenance requests do not get done until couple months later, and even if they come over to fix the said problem, I can't tell that it was properly fixed. I honestly can not WAIT until I can move out of this house. EDIT: Bijan (the landlord) and I had a conversation. We came to the consensus that there was quite a bit of miscommunication on both sides of the party. Bijan definitely cares about the tenants' well-being. Once a distinct & straight-forward maintenance system is placed, I have no problems with this management company.

    My partner and I just moved in on September 1st and it's been a terrible experience from the…read morebeginning. Since getting accepted, they changed our apartment number 3 times. Twice to a one bedroom when we applied to a two bedroom. After the second time they assigned us to a one bedroom, we went in to get this corrected as this was second time they made the same mistake. When we went in we were treated terrible about the whole situation and our leasing agent, Alexis, was combative and argued about the unit assigned being a two bedroom. She stated the unit that we toured was a one bedroom (it obviously wasn't as we were in the unit a week prior). Alexis, said she was just in the unit she assigned us and was certain it was a 2 bedroom. To clear things up, we suggested she go with us to look at the units and confirm. She refused and sent the other leasing agent there at the time to confirm (we were correct). As a prospective tenant/customer, I would never expect to be treated so poorly. She was rude, unprofessional and provided really terrible customer service all around. This should have been our sign to take our losses and find somewhere else. However, we were sold on the fact they were brand new, reasonably priced, and so close to our work. So we brushed this under the rug and moved on. While getting everything worked out, we mentioned several times through our communications that the unit we toured and eventually assigned was missing a vent fan cover in the spare bathroom. We were assured this would be handled and taken care of by the time we moved. That in fact never happened and I had to follow up multiple times after moving in to get it fixed. Once we moved in, we quickly discovered that the AC in our BRAND NEW apartment was not working. We put in the maintenance request right away and were contacted immediately stating they would get someone out right away. We made the request around 3:30 and no one showed up until after 9 o'clock. At one point our apartment was 85 degrees and no one seemed to care. Due to the heat, it resulted in us having to leave our doors and windows open, ultimately leading to mosquitoes and flys all over our apartment. When the maintenance man did finally made it, he made it clear he was not going to be able to fix it because he wasn't a HVAC technician and just left us with a portable AC. Before leaving he stated someone would be out the next day to get it fixed. The next day, we heard nothing the whole day and had to reach to out to see when they were coming. We were notified at that time that no one could come out because it was Labor Day. That was understandable and what we assumed. However, that was never communicated to us. We were then told it would Tuesday then. It took them until that Thursday to get it fixed. We were without AC for over four days. A week later after getting it fixed, we are back in the same position. The AC is again not working. We put in the request for the issue right away again. We were contacted and told that it will be Monday until someone would be out. Per the maintenance person, only the company who installed the AC can do the work because it would void the warranty to the whole building. He also stated they were closed the next day (which is a Friday) and it wouldn't be until Monday at the earliest. Frustrated and with the questionable timeline of repairs and explanation, I contacted the office to discuss the matter with our property manager, Sara. I tried to call the office several times and never got an answer. It took my partner calling to the main Ardent number and getting transferred to the leasing office to get someone on the phone. This seems to be the normal for them. We have a left voicemail that did get returned, it takes quite a bit of time for them to return text (often you have to follow up again to get a response). It would appear Sara is never there because every time we had an issue and asked to talk with Sara, it's aways she's out for the rest of the day or she out of the office. We've been into the office like 6 times since July dealing with everything and she has been there once. I have asked for calls back several times and she never returns them. It's definitely felt that they aren't too concerned and there is no sense of urgency. The only time that there's a sense of urgency is when money is due. A little bit of understanding and an adequate apology would go a long way. It has been a part time job dealing with everything. I feel like some kind of compensation should be given due to all the problems. I caution anyone considering this community or any of Ardent's Communities.

They kept stating we didn't…read morepay rent and had to keep producing canceled checks then they would say it was a different month so we would have to produce that they never was organized the lot was always disgusting filthy dog crap everywhere. There was a dead raccoon that laid beside our house until it deteriorated even though I put calls in and also a maintenance request. Bear cans laying everywhere balloons in the yard then when we moved out they charged us $1800 on top of our deposit and there was nothing we could do about it and it was ridiculous we only lived there a year. Don't lease from them.

    Well, they aren' t the worse property management company in the entire world…read more Dislikes: 1) $300 termination fee if you dont want there services any longer 2) If they take 6 months to fill your beautiful house, it doesnt matter, they charge for all those empty months... 3) If they take an inordinate amount of time because a) the contractor takes 3 weeks to schedule a turnover b) They don't return possible renter's phone calls c) They don't list your property for advertising until 1.5 months into the contract, IT COSTS $300 to terminate 4) If you have to CC the office managers in order to get any communication, you can't just leave their company to find someone better, you have to pay $300. 5) The contractor likes to all of a sudden change the work order you approve to cheaper materials, less labor for the same price...yeah...you heard me. When challenged, they back down (I rehab houses so I know the labor involved), but the fact that they do that is amazing low down. Likes 1) When they actually ANSWER the phones, they are helpful 2) When they actually return tenant's phone calls, they do show the property rather well (3 tenants a week...too bad I had to wait 4 months for this level of effort. However, before I had all the issues, I did not google this company. If I had googled them, I would have known that they are so bad they have had a news article written about them. http://www.bizjournals.c... At this moment, the house has been rented, but I am considering of just paying the $300 to get a better company in place...or, I can just keep CCing the office managers on EVERY EMAIL to ensure I get communication. I will say since I have been CCing the managers, the customer service and my house getting rented out has been a smoother process, so you have to do what you have to do, I guess. But, the workers on the ground are not good at all. One girl on the phone didnt even want to give me the contact info for the manager. If not for them, I would have broke the contract and reported them to every entity I could.

They are as bad as the other reviews suggest, particularly in placing tenants (in both timeliness and appropriateness). In working with RPM, I experienced the longest wait in tenant placement (6 months), having the most damaging tenants, and the most costly results, that I have experienced in the 10 years of renting homes. I have switched to Berkshire Hathaway, and the difference is astounding. Tenants were placed within 1 month of vacancy and everything has been working smoothly since that time.
