    upon leaving they will charge you for ridiculous stuff. for example $400 for smoke odor when we do not smoke! this company is terrible

My family leased a townhouse managed by Ardent Property Management for four months in 2025. After move-out, we cleaned the townhouse carefully and expected to receive most of our security deposit back. I was surprised to receive a charge for full carpet replacement due to minor stains on the stairs and in a bedroom. We were billed 20% of the total carpet replacement cost, which I believe was excessive given the circumstances! I recorded a full move-out video showing the overall condition of the carpet as clean and in acceptable condition. The company relied on zoomed-in photos of specific areas and determined that full replacement was required. During the dispute process, I was informed that the charge was "final" and that no further emails would be answered. I was also advised that I could have an attorney contact the company regarding the matter. I chose to continue communicating directly by my emails and documenting my position, and they had to reply my emails. Notably, an invoice for the carpet replacement was not provided until after I notified the company that I had mailed payment under protest, meaning the payment was made solely to avoid potential collection action and without admitting the charge was valid. After that, the company acknowledged that the original charge had been over-calculated and issued a partial refund. This sequence raised concerns for me regarding the accuracy and finality of the original billing. When I asked why deep cleaning was not attempted for the localized stains and requested documentation supporting the carpet's age and the method used to calculate the 20% responsibility, no supporting paperwork was provided. I filed complaints with the Ohio Attorney General's Office and the Better Business Bureau.

There were some fixes needed during our stay. The management and maintenance team responded to our requests in a very timely manner. For example, There were two ceiling fans that makes weird squeaking noises in the house. After we reported the issue they immediately contacted the property owner and brought two brand new fans for installation. No hassle, no extra charge, no back and forth arguments. We are very glad that we chose this company instead of renting from a private landlord. I think they are very professional and have a high quality of customer service.

The house was advertised to be noise-proof but I can hear the neighbor's conversations. Not to mention the sounds of their dog walking around the house. It's not the neighbor's fault-- they are just living their lives. But wow, I have lived under at least 5 different housing management teams before and it has never been this bad. Maintenance requests do not get done until couple months later, and even if they come over to fix the said problem, I can't tell that it was properly fixed. I honestly can not WAIT until I can move out of this house. EDIT: Bijan (the landlord) and I had a conversation. We came to the consensus that there was quite a bit of miscommunication on both sides of the party. Bijan definitely cares about the tenants' well-being. Once a distinct & straight-forward maintenance system is placed, I have no problems with this management company.

    Well, they aren' t the worse property management company in the entire world…read more Dislikes: 1) $300 termination fee if you dont want there services any longer 2) If they take 6 months to fill your beautiful house, it doesnt matter, they charge for all those empty months... 3) If they take an inordinate amount of time because a) the contractor takes 3 weeks to schedule a turnover b) They don't return possible renter's phone calls c) They don't list your property for advertising until 1.5 months into the contract, IT COSTS $300 to terminate 4) If you have to CC the office managers in order to get any communication, you can't just leave their company to find someone better, you have to pay $300. 5) The contractor likes to all of a sudden change the work order you approve to cheaper materials, less labor for the same price...yeah...you heard me. When challenged, they back down (I rehab houses so I know the labor involved), but the fact that they do that is amazing low down. Likes 1) When they actually ANSWER the phones, they are helpful 2) When they actually return tenant's phone calls, they do show the property rather well (3 tenants a week...too bad I had to wait 4 months for this level of effort. However, before I had all the issues, I did not google this company. If I had googled them, I would have known that they are so bad they have had a news article written about them. http://www.bizjournals.c... But, the workers on the ground are not good at all. One girl on the phone didnt even want to give me the contact info for the manager. If not for them, I would have broke the contract and reported them to every entity I could.

They are as bad as the other reviews suggest, particularly in placing tenants (in both timeliness and appropriateness). In working with RPM, I experienced the longest wait in tenant placement (6 months), having the most damaging tenants, and the most costly results, that I have experienced in the 10 years of renting homes. I have switched to Berkshire Hathaway, and the difference is astounding. Tenants were placed within 1 month of vacancy and everything has been working smoothly since that time.

I've been a Champion Properties tenant for over six years -- first at Duncan Park and then The District at Tuttle. I stayed as long as I did mostly for my dogs, who were comfortable and settled. But looking back, I wish I hadn't given this company so many years of loyalty. The maintenance teams at both communities were consistently excellent. Quick, courteous, and thorough -- they're the reason I didn't leave sooner. They deserve five stars without question. But while the apartments themselves are decent and most neighbors respectful, Champion's management practices have been deeply disappointing -- both at the local level and, more troublingly, at the corporate level. I've experienced everything from ignored complaints about disrespectful neighbors to pressure tactics during lease renewal (like suddenly losing gym access when I asked for more time to decide). I've had to endure AC outages in peak summer without any portable unit or interim support, even with pets in the apartment. When I finally asked to break my lease due to a serious personal situation -- after six years of consistent rent payments and no history of lease breaks -- corporate flatly ignored my request. Not a single reply, despite my long-term loyalty. Yet when I discovered a false remark on my rental history via RentGrow, they responded within a few hours, trying to shift blame to "a system error." So, when it's about protecting themselves legally, they act fast. But when it's a tenant asking for a basic human courtesy after years of reliability? Silence. That speaks volumes. The same pattern showed up again when I requested a lease update to reflect my full legal name so I could renew my driver's license. They'd helped with this once before, but now I was told to "just use a power bill" -- not helpful, not cooperative, not professional. Bottom line: Champion invests in attractive properties and hires excellent maintenance crews -- but when it comes to how they treat tenants, especially those who've shown them years of consistency, they fail. If you value fairness, responsiveness, and human decency from management -- I strongly recommend looking elsewhere. Champion Properties: champions in maintenance, but absolute amateurs in tenant care and accountability. Hard not to wonder if a tenant who looked different from me might've been treated with more urgency, empathy, or basic respect. Update - August 14 Moved out August 13. Corporate's reply? The amenities include a beautiful common area , a roof top gathering spot, a pool with grills, a work out room and ample parking. There are lots of events planned thru out the year including monthly food trucks , wine and wrap , Girl Scout cookie day and various contests with great prizes. The complex is very professionally run by Bobby and Chris who are very friendly and happy to help. The maintenance team is outstanding and very timely . The property is very clean and located to parks , restaurants and shopping . Fellow residents are friendly and courteous . I can't imagine living anywhere else.
