Almost 4 years ago I purchased a house in Sonora to be a rental property. Shortly after the purchase of my house, I learned that very important known safety issues were not disclosed by the sellers nor their agent. After unsuccessful litigation, the cost to make the repairs outweighed the potential advantage of completing them. I knew I could not use an agent in the Sonora area after the litigation and looked outside the area. I subsequently signed on with Scott to be my representative in my home sale. Because of the known issues which had to be disclosed unlike the previous owners and agent, Scott walked me through the entire process and advised me of legal and moral obligations in my home sale. The house sale was not easy due to the previous conditions and repairs needed. We had a few offers most of which were not beneficial to me nor was there a good likelihood of closing because of financial issues of the potential buyers. Scott presented the offers to me and advised me of his opinion and thoughts about the offers including both plus and minus points. Scott acted in my best interest and guided me through the offers with knowledge, experience, and the presence to look out for my best interest. After several months, we finally received an offer that Scott felt was strong and had a great likelihood of success. Where do I start? I first met Scott when I purchased a home with him in Modesto in 2003. Right of way I knew he was sharp and on top of things as the purchase of this house went through the process. I had two pieces of income property I needed to sell. My long-time real estate agent was unable to handle the sale, and the agent she referred me to was not doing anything. After waiting for three weeks, with no progress, and no listing, I decided to look for another agent. Based upon Scott's 5 Star stellar Yelp reviews, I decided to give him a call. My first surprise was that he actually answer the call (I was used to my calls going to voicemail with my other agents). Scott took down all my information, and checked for comps in the area and called me back the same day with the analysis and marketing strategy. I told him to proceed with the listing and he IMMEDIATELY sent me a listing agreement and started the process. Within two weeks, he had several open houses and multiple offers on both properties Scott is a very engaged agent. He is always working in the background, setting up open houses, meeting with other agents about your listing, showing the property. He is very responsive to texts, emails, phone calls. On one of my units, it came in with a somewhat ambiguous pest report, that seemed to leave open a potential for excessive expenses to remedy. I was ready to pull the unit off the market, address the issues and relist it later. I told him I would discount the price 15k and if the buyer would take it as-is. Scott handled the negotiation and got the buyer to agree to 10k as-is, with a provision that I would get back any unused funds, if it was less. I found this was typical of Scott, to make the negotiate for a better position on my behalf. His analysis of the market and the recommended list price was spot-on. He was reluctant to accept offers that were below our asking price. On one of the units, I had to override his reluctance to accept an offer that was 3k less than asking. I bring this up to illustrate Scott's dedication to doing what is to his client's benefit. Six weeks from the day I called him, both properties were sold, escrow closed, and the cash was in my bank. I had contacted Scott, January 2019, through here. For some time we have been looking up realtors and just "window shopping" for homes in the market. After looking up realtors and many realtor recommendations from friends and family, I felt confident in contacting Scott after reading reviews about him. It's funny, because when you are a first time home buyer you get a lot of realtor recommendations and advice, but not many can tell you thoroughly why, other then they were a great realtor. I had spoken to a couple realtors through websites I had put my information in and definitely felt the money hungry realtors. However, with Scott it was different which is what intrigued me. When we first spoke with him it was about a 1.5 hour to 2 hour phone conversation of asking us questions to what are we looking for, where, etc. but most importantly more so educating us. As first time homebuyers and no knowledge of the buying process, we had a lot of questions, concerns, and didn't want to feel pressured into buying a home if we didn't feel it was "the home" for us. Scott was very patient, informative, and genuinely seemed to care rather then make a sales quota like most realtors. He was always on time for meeting us at homes late in the evening since our schedule was 9-6 PM hours during the weekdays. Even when I would find a home last minute, late at night, and really wanted to see it the next day feeling this could be the house, he was on top of it! I would either text him a screenshot of the home or email it to him, by the next day we would be viewing it and he would have the history of the home ready to view and read when meeting up with him! He is on it. If the home value of the seller seems higher then the area median, instead of caring more of what is coming to his pocket, he would care for his buyer and suggest a fair offer. Since we didn't know where to start with the home buying process or wanted to mess anything up as we know time is an essence, Scott gave us 3 lender recommendations to reach out to and find the best lender we most clicked with and felt comfortable with. I liked that he didn't just say use this lender, he gave us options. That same evening we had first spoken with Scott, he sent us a follow-up email thanking us for our time and sending us a template of questions we should ask lenders as we shop for one or two of them and had no idea what to even ask or look for. We ended up finding a home to build where they have their own realtor and lenders. When telling Scott our bittersweet news of building a home, he was very professional and went the extra mile to even give us pointers on what to look for with a new development, costs, plan, incentive manipulations, etc. and even offered to go with us to our new home as it's being built and when it's done being built for a walk through to help guide us and have a second set of eyes if we wanted. That truly means a lot to us, as buying a home is already overwhelming, but building one from scratch is also more nerve wrecking and you can have blinders on because it's "new". Scott Cary is communicative, genuinely cares, efficient, informative, and just on it! He not once gave us an excuse as to why he couldn't respond to a text, he is quick to respond back at least with a time frame rather then leaving us hanging. He has set the bar high! In the future, we definitely plan on using Scott and referring him for these reasons. read more

Scott was the first agent/broker we interviewed. He showed us his credentials,marketing strategies and he brought reports of comparable sales (which by the way looked grim for our house.) He walked the house with us and right away he began giving us ideas and suggestions to better market and sell the house. We were thinking of doing minor improvements to help give it more value but he told us it wasn't necessary. (Note: we haven't even suggested that we would go with him.) Our house was a challenge to sell because it's one of the biggest in the area, almost 3800sf, and the price we want, $520k. But Scott saw the value in our home and its unique layout even though it's a track house. We interviewed another top agent in the Valley but decided to go with Scott. We selected him because of his long experience in the business, he knew the area well, he saw value in our home which the current comparable sales reports couldn't show and he seemed to understand the type of home buyers that would appreciate our home. Scott brought in an interior designer right away to suggest staging ideas. We completed 95% of the designer's suggestions. He had a brokers open house to get feedback on how the house looks and on our list price. Scott told us from the get go that it may take some time to find the right buyer and to be patient. We had many showings, three open houses and several offers. About 40 days from the listing date we accepted a contingent offer. It was nail biting the whole time because the buyers had to sell their house first and also we needed to get the appraised value of our house which we know was going to be a challenge. Scott was on top of it all. We ended up dropping our price to the appraisal's report of $514k. Our house closed the same day the buyers closed on the sale of their home. The whole experience was stressful because many different factors had to happen before we can complete our transaction. Scott kept us informed during the whole process. Called Scott who is listing a house on Vermeer in Modesto. Thought it weird that 2 -3 guys were out front washing their trucks after dark. This house has been on the market for almost a year (overpriced). And the work on the house seemed to be done long before the house was even listed so as a neighbor I was suspicious that perhaps strangers were using Seller's utilities etc. Even though we have a nice neighborhood we had squatters at another house - it happens. So I call Scott as a concerned neighbor but his attitude was curt and rather short. Instead of engaging me to see why I was suspicious he seemed a little too impatient (and you are???) and didn't have the courtesy to thank me for reporting what could have been a potential problem. As a neighbor I'm concerned about the neighborhood I live in and he should welcome that concern instead of acting like he was rudely interrupted from finishing his Dominoes pizza. read more
