When I needed to sell my rental house in order to make another real estate transaction out of state, I had to choose a realtor to take a leap of faith with. Ryan was selling a house near my rental so my logic was if he could sell the one a couple blocks away, he could sell mine. The houses were nearly identical. Ryan coached us on how to fix the house before selling and then, I kid you not, literally rolled up his sleeves and put in our walkway stones. The guy just did whatever it was that needed to be done. When you think of a realtor who "does whatever needs to be done to get the job done"--it's Ryan. To give you some idea of the craziness I put Ryan through: 1) I completely obliterated a great plum tree on the backyard that added value to the house (I thought I was trimming it correctly!) 2) We weren't hiring contractors for 90% of the work. My wife, who is handy but not a contractor, was gonna do it all and then Ryan had to sell it. This added significant stress to the sale because as the housing market was about to crash, we kept extending the deadline to list the house for sale. 3) The neighbors across the street were an absolute eyesore. 6 cars, drinking in the front yard, you name it. 4) Our house was still missing some basic things that made it harder to sell. For example, the master bathroom was still mostly original from 1987. 5) We wanted $435K in a market that said we would get $420. In the end, we sold for $440K and gave the buyer $11K back...meaning $429K. That was good considering the market was crashing as offers were coming in. It's also worth noting that at the our second open house, there was a line out the door. This is because we were strategic in pricing. There were about 7 total offers. After selling this house, we then hired Ryan again to sell a condo in Stockton--9 months later. The other condos for sales were not selling at $179 and the recent sales were $170 or less. Again, Ryan literally rolled up his sleeves and helped rip up some carpet. It needed to be done and he did it. I have no doubt if I had surprised Ryan with a baby elephant in the place on open house day, he still would have figured out a way to still sell it. We received 11 offers and sold our place while the other condos still sit for sale. Final sales price was $172,500. If I had to sell real estate again, I'd hire Ryan. read more
