We hired him to sell our rental house in Modesto as part of a 1031 exchange, which made it extremely important that he price the property properly, sell it quickly and be super responsive to us so that we complied with all 1031 requirements. My wife and I had a long-term business relationship with an affiliate of Zagaris Realty to manage our rental property. So when we decided to put that house on the market, Steven Zagaris was an easy choice. Being on the same page with him, however, was another matter : we had honest differences in deciding who our target audience would be. Our desire was to limit expenses in upgrading the property prior to the sale. For that reason, Steven believed that "flippers" would be most interested and the best-case scenario would be a bidding-war between interested parties. We felt that the market was strong for families who wanted to reach the next level - much as we had done as we progressed in our careers. Agreeing on an asking price also proved problematic. The first day on the market, we had seven offers - a bidding war. We benefitted from a strong market and only time will tell whether the buyers fit the profile of "flippers" or "families moving up". There were some conditions on the offer we accepted and we felt fortunate to have the benefit of Steven's expertise in guiding us through that process. Steve had worked with my Mother in 2014 to sell a rental property. My Mother raved about how helpful Steve was to her throughout the process. Because my Mother had dreaded dealing with the sale of this rental property, I was happy to hear how much she enjoyed working with Steve. It impressed me that he personally took the documents to my Mother's home for signing to make the process easier for her. When my Mother and Steve completed the sale of her home, I'd promised my Mother I'd post a review for Steve on Yelp or Zillow. Time marched on and with every intension of posting a review for my Mother there never seemed to be time to get that done. Now I have a bit of time to post a review, not only on behalf of my Mother but also a review representative of my experiences with Steve. After my Mother passed away last year, it was my job to handle the properties in her trust and much of the process would need to be done remotely. Steven's information was in my records and remembering the impression he'd made on my Mother when she had worked with him, I contacted him explaining the situation.
