It is really impressive how it is always kept so clean and the maintenance team is excellent. Having lived in a house most of our lives we didn't know what to expect when moving to a smaller apartment in building with many neighbors. The experience has been very positive so far. From the first day you come and you meet the manager Linda who is very welcoming and helpful to the people in charge of keeping the building in excellent shape like Nabor and Nico who are always very helpful too. The building and the grounds are so beautifully cared for by the Maintenance Team that it feels like a luxury residence. There are many amenities that are usually only offered in the most high end complexes including a gym, a pool, a business center and an art studio. What makes this place even more special is the staff. The front office staff, the Engage Activities Director and the Maintenance Team all work together to make the NOHO Senior Arts Colony a lovely place to live. Fire Alarm During…read moreour one-year lease, there has been about 9 fire alarms. One of those was a "test" that they did not inform residents of until after it started. As far as I know, none were actual fires. The alarm is ear-piercing - I have never experienced anything like it. If you have pets, they will be traumatized. They have sent emails insisting the system is working fine and blaming residents for setting off the alarm by smoking. This seems unlikely, but regardless, it highly unpleasant to have to regularly evacuate your building, including in the middle of the night. Communication For the first part of our lease we had issues with getting in touch with leasing, and the communication overall was not good. It seemed to be a management problem. Things have improved since a new property manager started. Nick has been proactive in reaching out to address our concerns. He was very helpful when we lost our keys, and in helping us navigate the move-out process. Surrounding Area The building is near the metro and a salvation army location. So, there are a lot of transient people in the area. I regularly walk my dog in the area and have not had any safety issues. However, if I was a woman I would not necessarily feel comfortable. In fact, it is rare to see women walking around the area at night alone. There is a reason for that. *Note that this review is for Arrive Seaside II. Arrive Seaside I is in a better location (two blocks north), and I do not know if they have had any fire alarm issues. Also, the main leasing office is in Arrive Seaside I.

I wanted to share my honest feedback in hopes it helps future residents have a better experience. If I could rate each category separately on Yelp, I would. Since that's not possible, here's a breakdown of my experience: Location (5/5): The location is excellent. It's in a beautiful area that's very walkable, with plenty of nearby spots to enjoy the city. Everything you need is within close distance. Building (3.5/5): Overall, the building has many strong features, but there are also some ongoing issues that may become frustrating over time. Pros: Modern and attractive building, great rooftop, spacious floor plans, covered parking, EV charging, nice lobby, and a well-equipped gym. Cons: The dog park is frequently closed, the parking structure tends to stay dusty due to poor flooring material, and the pool is covered, so it doesn't get much sunlight. Neighbors (1/5): This was the most challenging aspect of living here. Many residents are loud and inconsiderate of others. Despite the building being non-smoking (and clearly stated in the lease), smoking is still common. Hallways are often cluttered with personal items or even trash. Unfortunately, even with management's efforts, these issues persist. Management (5/5): The management team has always been responsive and professional. Jennifer, in particular, stands out--she is respectful, helpful, and genuinely tries to resolve issues. She brings a lot of value, especially considering the challenges within the building. Maintenance (5/5): Since Ruben became head of maintenance, the service has been excellent. He is knowledgeable, responsive, and extremely efficient. He clearly takes pride in his work and is a huge asset to the building. Overall: If I were averaging these categories, my rating would be around 3.5 out of 5. Since that's not an option on Google, I'm rounding it up to 4 stars.

A New Maintenance Manager "Ruben" is fantastic to have around. You put in a request at night, and he will show up the next day bright and early. He truly cares about the building and treats it as how he would want to look if he had guests over at his house, which is how I would wish the staff to work around the property where I reside. I recently moved to another unit in the building, and they were very fair while inspecting the unit upon moving out, which I believe is a pretty stressful process for most renters. Throughout the changes over the years, of course, there are ups and downs, highs and lows you will have; however, I have to say Ruben truly stuck by the tenants held the place together and made this place safe and enjoyable. The property is kept clean most of the time (of course, it's not perfect, with close to 75 units with lots of kids and fur babies), safe, and conveniently located. Overall, it is a pleasant place to live, and we are happy to be here!

The most important thing for us was safety and parking as that those two factors are hard to find when renting. Here, they provide two floors of gated parking and a secured parameter around the building. They also have two gyms (first floor is aerobics and second floor is all weights/lifting equipment). Something to note is the building itself is quite open for the number of units, which makes walking around the facility easy if you can't go for a walk outside. They also a pool which we never used, but plenty of space around the back to lounge and have a mini gathering. Management is highly responsive and resolve matters quickly.
