    The question to this review starts... "OH No! What could improve?" Let's start by almost everything... Just LOOK.....o_O.....This was supposed to be my mom's final walk through before signing her lease. Yes, I said "Final". The office manager said the cleaning people had been in there ALL DAY! I feel like this is elder abuse. Taking advantage of someone on SSI. Truly sad and disappointing. They were not expecting someone to come help and support her. That said - Thanks but no thanks. Sending blessings to who ever takes this place.

    This is a horrible place to live at!!, I have been living here for unfortunately 2 years, last year in April of 2024 I found out I had a leak in my bedroom, called the emergency maintenance line, maintenance comes in looks at the leak and says that he can't go up to the roof (I understand that since it was raining pretty hard and I guess dude didn't wanna slip and hurt himself) anyways the issue didn't get fixed at all we kept getting told a vendor would come over and fix the issue and all maintenance did was a half assed caulk job in my bedroom ceiling. it's been a year since this happened and 2 weeks ago this issue happened again, put in a request on the APPWORK APP we were pretty specific with where the leak was... tell me why these guys go in and start messing with the dishwasher ??? How does the dishwasher and the ceiling even correlate ??? Oh!! Also the cooler goes out and the office doesn't notify us :D It is a pain in the ass trying to even get ahold of someone in the office but if you owe money they are very quick to get ahold of you, oh also!! It's a pain trying to get rent paid, they tell you can't bring checks to them but you can pay rent through the app.. half of the time the app doesn't even work so then you get all these late fees for paying rent late because it didn't show up in their end that rent was paid on time They tell you to go to the money gram locations to pay rent (which is what we have been doing) but get this!! They then tell you your account number doesn't exist!! So it's a shitshow trying to get rent paid LOL!! Anyways don't live here!!! Roaches are a pain to get rid off, maintenance sucks, the office doesn't do their job, noisy and nosey neighbors, it's difficult paying rent, the cooler goes out during the summer, and in the inter you go a week without hot water

    This is the absolute worst place to ever live in. For the almost 3 years we lived in these apartments; my husband and I had issues galore: Cockroach infestation that was never taken care of (found out after 3 fumigations within 5 months that the managers were doing the treatments themselves, NOT an actual contractor/pest control agency) Black mold growing everywherr after it took them almost 2 weeks to fix a leak in our AC AC NEVER works when you need it. Spent too many days suffering in summer with triple digits outside and the AC refusing to go lower than 80 No working oven, we had to buy a toaster oven to cook any food No working lights so we lived by lamplight even in the bathroom Our door didn't lock- it was improperly installed so our front door could be opened after it was "locked" by jiggling the doorhandle. Also no lining under it so bugs, creatures and rainwater freely came into our apartment all the time. Management was clueless about tenants; TWO people who rented united below us DIED and the office didn't know. I had to call them about the notes they kept leaving on the deceased's doors about "late rent" because they apparently were unaware they had passed MONTHS ago. Our neighbors, and we had many, were drug dealers and/or animal hoarders with 7 to 10 dogs in a one bedroom apartment (multiple times they would dump their animals outside at night and leave them to fend for themselves) Our balcony was falling apart; the wood was so badly rotted out that the management told us we weren't allowed to put 2 metal folding chairs because "the balcony can't support their weight"; but somehow we were supposed to feel safe walking on it to get in and out of our apartment. Rebecca in the office is HORRID and absolutely racist. Every time my husband, whom is white, went to speak to her about issues she would be sweet and reasonable and try to help him. Whenever I spoke to her however, she would be nasty and rude - she even threatened to call the poloce on me MULTIPLE times for "being aggressive and threatening" when I told her our living conditions were unsafe/unhealthy (3 guesses to what skin color I have vs my husband and Rebecca). We ended up serving them a 5 Day Material Noncompliance letter which they refused to accept when handed to them and refused to sign for when mailed, but thanks to their being informed of the issues AND letter AND the law, we were able to go ahead and leave this shithole when they refused to do anything to make the place livable-- and then they tried to send us a move out fee that was over 3k! This place is a slum run by slumlords. They lie, they steal, they never fix anything, and you will live with roaches and mold your entire stay. AND THE WORST PART-- If you have pets KEEP THEM AWAY FROM THIS PLACE FOR THEIR OWN SAFETY!!!! We lost our 3 year old kitten to the conditions of this place; we come home to find her dead by the door with no explanation, she had been perfectly healthy only 3 hours before when we left home.....she was DEAD when we came home and the best the vet could figure is that she possibly had mold toxicity. We tried to get our unit tested but the management refused and no contractor would come out without their permission; the office even tried to just come in with paint and bleach when we said we suspected there was black mold (which to me is their admitting they knew there was mold in the unit, because why try to cover it up without an inspection first otherwise?) STAY AWAY FROM SEDONA SPRINGS

    I'm going to get straight to the point. Sedona springs is highly infested with roaches. You will never see 2 or 3.. More like 40 - 60 roaches through out your apartment everyday. While being infested, The complex has homeless people wondering around... stilling clothes from the laundry units, knocking at your door all hours of the night asking for food. There's no lining underneath the door so outside pest are free to come in. The Hot water works when we're it wants. Last month, The apartment dumpers were set on fire and apartment windows were vandalized due to the complex not having a security guard like they said.

    Crappy maintenance, poor hot water, poor ac, roachs, used and abused appliances, Unfriendly staff. Good luck living in this place

LOCATION/PARKING This is a prime location, about 10 minutes walk to Fry's/ ~2 minutes drive. I could walk to Banner main campus hospital or the university health science campus in about 20-25 minutes. I could take the number 6 bus to get to the main campus and University avenue easily after a few stops, or get to downtown just as easily with the number 6. Free parking up to 2 spots included with our lease. The parking isn't covered but you can use a window shade or there are a few large trees that can provide shade. NOISE Most of the tenants were also quiet and there were no frat parties within this complex. Or they were good at concealing it and I never knew . If you are looking at other nearby housing/apartments, they seem to attract a much rowdier crowd. THE HOUSE One of the main reasons I chose this location initially was that it was a very reasonable price, in a good location, and it was two bedrooms, two bathrooms. It is nice to not have your own bathroom, and if one breaks, you have the other to use until it gets fixed. One bathroom is attached to the master bedroom. The kitchen itself is cozy, perhaps a bit less than I personally would want, but if you don't excessively buy kitchen appliances you'll probably be fine. We fit a large microwave, small rice cooker, Keurig, dish rack, 6 qt instant pot, and magic bullet easily. Electric burners. Easily accessible breaker box in the kitchen area if you kind of know what you're doing (or can YouTube for help) if you need to reset a circuit. Extra perks: We had a nice little front patio area which I wish we took more advantage of, but we were always a bit too busy, and I am unfortunately a delicious tasting morsel magnet to mosquitoes. There is an additional storage on the back side of each housing unit, which can store a decent amount of stuff. I personally only kept a half-broken bike there, but it probably gets decently hot as it faces the setting sun. MANAGEMENT Bill, the landlord, was definitely a landlord who cares about the upkeep of the property rather than just trying to patch fix an issue after it crops up. He did regular check-ins every few months to check and change the air filter, and run a cleaning cycle through the washer and dishwasher. He was also easily accessible, and if something went catastrophically wrong, he addressed it in a very timely manner with whichever maintenance crew was needed to fix it. It was easy to pay rent via Zelle, and even when my bank did something stupid and sent a rent payment after I moved out despite me finishing my repeating payment sequence appropriately, Bill was very prompt to my text and sent the money back to me. Chase said as Zelle is a third party platform there's nothing they could do from their end (which makes me never want to use Zelle for anything but a one-time payment with trusted individuals). Additionally, he did not spring the all too common unchangeable and frankly BS "fees" that many landlords charge everyone when moving out. He outlined usual problem areas that can deduct from the security deposit prior to moving out, and was very fair with the final deposit. Bill is easy to contact, reliable, and an actually good person, which is hard to find with a lot of scummy landlords that are unfortunately all too common near a college campus. THE BOTTOM LINE I didn't even know this property had a Yelp page, but there's a reason it's rated so highly. If you're looking for a good property to rent with a good landlord and no drama, this is a perfect place.

He heard me say that I was frustrated with the lack of communication, and has been excellent about providing updates and making immediate changes. Just being kept aware of what was going on was such a huge relief on its own, and he was good to his word about when things could get done. Within a day, I had new blinds (correctly installed!); within two, I had a new fridge that hopefully won't have any of the problems of the last one. Not a knock against the leasing office staff, because Taylor, Emily, and Lisa are equally friendly and professional! However, I know they may not be able to direct or get updates from the maintenance team in the same way as the property director, and so I appreciate that Chris did step in to resolve things quickly. ORIGINAL 11/19: Beautiful property...and zero accountability or follow-through. If there's a chip in my brand-new tub the day I move in, I don't want to be told, "We can't do anything about that." When my blinds are hanging out of alignment, don't fix them by re-installing the rail so that it's really obviously crooked instead and then tell me you can't do anything about *that*, either. When my fridge is broken and making enough noise that I can hear it through a closed door on the other side of the unit, send someone to fix it instead of telling me I should try to turn the cooling down (guess what? I already tried that!) And the leasing office KNOWS that the maintenance staff isn't following through. They KNOW the electronic maintenance request system is glitchy and marks requests as completed before they've actually been worked on, because they've said these things to me in person! So the fact that these are still issues is kind of appalling, no matter how polite and friendly the leasing staff are. I was so excited about this place before I moved in, and the last two months are seriously making me consider breaking the lease and finding somewhere else that doesn't make me pay a grand a month for the privilege of being stressed out and constantly frustrated.

I was encouraged to rent in Oct even though I wouldn't be in the state until thanksgiving. There was a special so I wouldn't be paying .. my lease started in Oct. when I got here and found they'd rented me a wheelchair modified apartment I insisted on being moved to a normal apartment, which they did and now I pay around 2000 a month including fees which is a lot more than I expected. My lease started in Oct it should end in Oct . i looked at my information today and saw they change my end date to December. So I didn't get a discount and I pay more and I have a longer lease than I expected. Did they tell me this. No. They just said I had to sign papers changing apartments.

In my opinion, One North Fifth is really the foundation of the recent downtown evolution. Since then, the 4th Ave tunnel was rebuilt (and it's gorgeous), new shops, restaurants and yoga studios are appearing downtown, a trolley system was put into place, and now a 3-Level underground parking lot is almost done being built, which really comes in handy for the residents downtown. But I digress.... They only offer studios & 1 bedrooms, so if you're a family looking to live that downtown dream, you might want to consider another city (at least for now). The best part is, the deposit is only $300. Try finding a place that can beat that deal. Oh, and all utilities are included (including wireless internet). There's a tiny gym on site and there's a laundry room on each floor. The downstairs lobby area is modern and clean and the staff (Vanessa) is extremely kind, helpful and accommodating. The nice part is you can walk or bike virtually anywhere you want. Be careful though. If you live here, the likeliness that you'll become an alcoholic is high, seeing as you're only a few steps away from Club Congress. It's all too convenient to be able to stumble from the bar and be home in 1 minute.

My father would say, "it's like putting lipstick on a pig." Don't let the charm of the building fool you--stay away. Yes, the Academy Lofts is a beautiful old stone building in a historic neighborhood (that has now been taken over by homeless). I was drawn in by the high ceilings and tall windows. It looked great at first. But once you move in, the problems start. Plumbing is a mess. My dishwasher broke almost immediately and stayed broken even after being replaced. A year later, they finally discovered the real issue was the plumbing. The garbage disposal never worked, and the sink broke twice--I waited weeks for maintenance both times, with no way to wash dishes. Maintenance is elusive. Requests go unanswered for days or weeks, and problems linger far too long. Management is unprofessional and hostile. They rarely respond, and when they do, they're combative and insulting. I've been parking my new car on the street for five months because I lost my gate clicker--and they refuse to replace it. Safety concerns ignored. A hornet nest above my door grew to the size of a dessert plate. I was stung twice before they finally removed it--a month later, after multiple emails and calls. It's back now. I notified them over a week ago. No response. Bottom line: This place is mismanaged, neglected, and not worth the headache. I strongly recommend avoiding anything listed by Fenton Investments!
