I've bn here, 3 yrs. I just signed another lease. I've read many of the reviews, from, one yr ago, and beyond. I agree with, 99% of every complaint. The, 1% is regarding the, "chiller" air that is used here. I can honestly say, I've not once have had an issue with my apt. being without cool air. The chiller does work and feels like an air conditioner. Until now. We're, again under different management,as well as, different maintenance, which, actually,d there reason I can't to write a review, which is something I've never felt the need to do, anywhere. Then I read the reviews and needed to share things I've, with help from a friend, that, basically, removed done of the problems we all r and have experienced. I will say, I've seen, at least, 4 management changes in the 3 yrs I've here. ALL were the rudest, unprofessional ppl I've ever seen. I'm 66 and I've seen many. The ones that r here now, I will name a couple, Blanca, at the office, and Angel, Maintenance Manager. These 2, along with them other lady in office, have went beyond, wat any other person had done. While I've lived here. Blanca has helped me do things that I've asked many times, other office worked, for 3 yrs, wudnt even try helping. Not one time had she asked me to come back, if I cud wait, she had bn ready. I see that she's like this with all others. This is way u call a, caring, professional manager, that is needed, badly here. I say this bcz, I have no knowledge regarding any type of technology, computer, ect... I'm a stubborn one and funny wat to learn. Blanca,wen I mentioned this, it didn't matter. She showed me how she where she wat I need to do, in a way where I, actually, was interested to know. Wat used to take me a week or more, takes me a minute now. Angel, he does have a lot on his plate, but he will get things done, in the west it shud be done. He, also guess beyond his maintenance job. He'll help and do things making sure we're all safe, secure, and living comfortable. These 2 deserve to be recognized. Now, add for air, hot water, I can't add to that. Code Enforcement will always respond and come and make sure things r corrected, in a timely matter. The roaches, I was very infested for a long while. A friend came and helped me out, if I see, 2-3 a day now or none I know we've done the job. So it takes is a deep deep cleaning. Everything out of the cabinetd, one cabinet at a time. Raid Max, Raid Defend and a gel from Combat she get in places that everywhere. BUT, the best and it will complete the job is, Stem. This may be a little expensive at the beginning and it's a lot of work, but it works. I keep a can or bottle of both Stem And the 2; different raids in each room. If I happen to see a roach, it's dead. U need to keep it up or, as we know, they'll be back. It's bn a couple weeks now, and I rarely see one roach. Good luck read more

I lived at Sedona Springs for several years, and unfortunately my experience declined significantly over time. I do not enjoy leaving negative reviews, but I believe future residents deserve an honest and detailed account of my experience. To sum things up with a little humor: "Roaches and Rats and Lizards... oh my." Unfortunately, that statement is not much of an exaggeration. Over the years, I dealt with recurring pest problems including roaches, rats, and even lizards entering the apartment. While pest control services were occasionally provided, the issues never seemed fully resolved long term. The maintenance experience was one of the biggest frustrations during my time here. At one point, my kitchen sink remained clogged for nearly six months despite multiple maintenance requests. After waiting repeatedly for the issue to be addressed, I eventually purchased Liquid Plumber and unclogged the sink myself. There were also ongoing plumbing and moisture problems in the bathroom, including leaks and what appeared to be black mold developing around affected areas. These issues were concerning from both a cleanliness and health perspective. The heating and air conditioning systems were another constant issue. There were repeated AC outages and cooling problems, especially during hotter months. Repairs often felt temporary rather than permanent, and problems would frequently return. I also became disappointed with the quality and completion of maintenance work in general. In my personal experience, many work orders were either only partially completed or not truly resolved beyond temporary fixes. Outside of simple tasks such as changing a light bulb, more serious issues often lingered for extended periods of time. I would also encourage residents to secure valuables before maintenance visits. I have had maintenance to steal from me. This is not an exaggeration because I was able to track said property to a sister property on 22nd street. During one visit, a carbon monoxide detector that had been removed due to malfunction was never returned to my unit. I ultimately had to purchase a replacement myself. While I cannot speak for every employee, situations like this unfortunately damaged my trust. Noise was another ongoing concern. There were frequent disturbances involving neighbors yelling, arguing, and fighting late at night. Smoke and odors from neighboring units regularly traveled through the vents as well. You could practically tell when it was April 20th around midnight because the smell would drift directly through the ventilation system. To be fair, there were periods earlier in my tenancy when the property was quieter and more manageable. However, over time, the overall condition of the complex and responsiveness to tenant concerns noticeably deteriorated. I am not writing this review out of anger or spite. Moving is stressful, and I understand apartment living is never perfect. However, after several years here, I feel prospective tenants deserve a realistic understanding of the conditions and maintenance concerns I experienced while living at Sedona Springs. read more

WARNING: For anyone considering renting at Sedona Springs Apartments--please read before making a decision. I have lived here for over 7 years, and in my experience, nothing about these apartments feels truly luxurious. Pros: All utilities are included except cable and internet, which is convenient. The location is excellent--close to Park Place Mall, Walmart, restaurants, LA Fitness, and on a bus route serving the University of Arizona and Pima Community College West Campus. Cons: I am still being charged for cable and internet even though I opted out in September 2025 when residents were given that option. I do not receive these services, but the charges continue to appear on my account. My lease was originally signed on August 8 before these changes, when cable and internet were included. There are also ongoing issues with cockroaches in some units, requiring repeated pest control treatments. Maintenance and management can be inconsistent, often requiring multiple work orders before issues are addressed. Building systems can be unreliable at times, including hot water outages and centrally controlled heating and air conditioning that may leave units too hot or too cold for days. Office staff and management also change frequently, which can affect consistency in service and communication. Pet policy enforcement also appears inconsistent. Potential renters should also be aware that Sedona Springs is affiliated with the sister properties Summit Ridge Apartments and Sienna Ridge Apartments. Based on resident experiences, many of the same concerns and management-related issues reported at Sedona Springs have also been mentioned at these sister communities. Overall: After more than seven years living here, I would not recommend Sedona Springs. This is a horrible place to live at!!, I have been living here for unfortunately 2 years, last year in April of 2024 I found out I had a leak in my bedroom, called the emergency maintenance line, maintenance comes in looks at the leak and says that he can't go up to the roof (I understand that since it was raining pretty hard and I guess dude didn't wanna slip and hurt himself) anyways the issue didn't get fixed at all we kept getting told a vendor would come over and fix the issue and all maintenance did was a half assed caulk job in my bedroom ceiling. it's been a year since this happened and 2 weeks ago this issue happened again, put in a request on the APPWORK APP we were pretty specific with where the leak was... tell me why these guys go in and start messing with the dishwasher ??? How does the dishwasher and the ceiling even correlate ??? Oh!! Also the cooler goes out and the office doesn't notify us :D It is a pain in the ass trying to even get ahold of someone in the office but if you owe money they are very quick to get ahold of you, oh also!! It's a pain trying to get rent paid, they tell you can't bring checks to them but you can pay rent through the app.. half of the time the app doesn't even work so then you get all these late fees for paying rent late because it didn't show up in their end that rent was paid on time They tell you to go to the money gram locations to pay rent (which is what we have been doing) but get this!! They then tell you your account number doesn't exist!! So it's a shitshow trying to get rent paid LOL!! Anyways don't live here!!! This property was beyond disgusting. The staff completely lied to me about moving in. They stated my application was approved, but did not send me the documentation to start moving. Lied about sending emails and calls only to email saying the unit was rented and I need to give them $100 to hold a unit that wad rented already. That makes no sense I came from out of state a single mother attempting to start over and this was how I was treated. They kept stating the unit needed paint for 2 weeks. I viewed a unit that had dead roaches, peeled paint, smoke alarm fell off the wall. I asked a staff member about the property, he stated the buildings were infested with roaches and recommended not to move. The entire place reeked of dog and cat urine. Do not move here. Worst landlord ever. No maintenance. Constant turnover in the front office. One of the concrete steps that lead to my apartment broke in half as I was walking up it. This left a massive, dangerous gap. After 3 weeks they still hadn't fixed it. Office blamed me for not following up on the request. Then they claimed I never made it but they had my photos that I had submitted. They claimed they were waiting on a "supplier" to get a new step. I told them my buddy who is a firefighter and a fire code inspector was coming over the next day to drop off a couch. They replaced the step with an hour. This is the absolute worst place to ever live in. For the almost 3 years we lived in these apartments; my husband and I had issues galore: Cockroach infestation that was never taken care of (found out after 3 fumigations within 5 months that the managers were doing the treatments themselves, NOT an actual contractor/pest control agency) Black mold growing everywherr after it took them almost 2 weeks to fix a leak in our AC AC NEVER works when you need it. Spent too many days suffering in summer with triple digits outside and the AC refusing to go lower than 80 No working oven, we had to buy a toaster oven to cook any food No working lights so we lived by lamplight even in the bathroom Our door didn't lock- it was improperly installed so our front door could be opened after it was "locked" by jiggling the doorhandle. Also no lining under it so bugs, creatures and rainwater freely came into our apartment all the time. Management was clueless about tenants; TWO people who rented united below us DIED and the office didn't know. I had to call them about the notes they kept leaving on the deceased's doors about "late rent" because they apparently were unaware they had passed MONTHS ago. Our neighbors, and we had many, were drug dealers and/or animal hoarders with 7 to 10 dogs in a one bedroom apartment (multiple times they would dump their animals outside at night and leave them to fend for themselves) Our balcony was falling apart; the wood was so badly rotted out that the management told us we weren't allowed to put 2 metal folding chairs because "the balcony can't support their weight"; but somehow we were supposed to feel safe walking on it to get in and out of our apartment. Rebecca in the office is HORRID and absolutely racist. Every time my husband, whom is white, went to speak to her about issues she would be sweet and reasonable and try to help him. Whenever I spoke to her however, she would be nasty and rude - she even threatened to call the poloce on me MULTIPLE times for "being aggressive and threatening" when I told her our living conditions were unsafe/unhealthy (3 guesses to what skin color I have vs my husband and Rebecca). We ended up serving them a 5 Day Material Noncompliance letter which they refused to accept when handed to them and refused to sign for when mailed, but thanks to their being informed of the issues AND letter AND the law, we were able to go ahead and leave this shithole when they refused to do anything to make the place livable-- and then they tried to send us a move out fee that was over 3k! This place is a slum run by slumlords. They lie, they steal, they never fix anything, and you will live with roaches and mold your entire stay. AND THE WORST PART-- If you have pets KEEP THEM AWAY FROM THIS PLACE FOR THEIR OWN SAFETY!!!! We lost our 3 year old kitten to the conditions of this place; we come home to find her dead by the door with no explanation, she had been perfectly healthy only 3 hours before when we left home.....she was DEAD when we came home and the best the vet could figure is that she possibly had mold toxicity. We tried to get our unit tested but the management refused and no contractor would come out without their permission; the office even tried to just come in with paint and bleach when we said we suspected there was black mold (which to me is their admitting they knew there was mold in the unit, because why try to cover it up without an inspection first otherwise?) I'm going to get straight to the point. Sedona springs is highly infested with roaches. You will never see 2 or 3.. More like 40 - 60 roaches through out your apartment everyday. While being infested, The complex has homeless people wondering around... stilling clothes from the laundry units, knocking at your door all hours of the night asking for food. There's no lining underneath the door so outside pest are free to come in. The Hot water works when we're it wants. After living here 2 months we have repeatedly asked them to fix issues: Paint was wet upon moving in, and a towel rack unpeeled completely from the wall so there's now a gaping hole. Really love living here! This apartment complex is one of the best in Tucson, AZ Sedona has an amazing office staff. Everything is super close! The Mall, Movie Theater, Bus Route to U of A , Shopping centers, LA fitness and a bunch of places to go eat at near by in walking distance. This complex deserves a 10 star! Management is terrible. They took 2 months to get an actual professional to look at my apartment after the power would short out 5x a day for no reason and maintenance gave me a bunch of excuses and didn't try to fix anything until I threatened to sue them for uninhabitable conditions. Neighbors are constantly playing loud music all day and night and management refuses to do anything about it. Someone is constantly smoking hard drugs with their windows open and the smell seeps into my apartment with door and windows shut. Management told me there is nothing they can do and I should call the police, but police informed me that they don't have resources to help and it is the apartments responsibility to take care of this. They don't care about their residents saftey or comfort. Roaches are everywhere. Last month my rent was charged 4 times and overdrafted my bank account by over $2000 and they were slow to fix the problem and acted as if it wasn't a big deal that I couldn't get gas or groceries because they messed up. This place seemed nice when I first moved in but now I'm just desperate for the day I can leave and go ANYWHERE else. I strongly advise against moving here. Maintenance orders take forever to process, wont offer you to look at the apartment before hand so when u sign the papers, you may get a nasty broken apartment. I moved in back in june, its now october and my issues upon signing still havent been fixed. Cockroaches are an issue, lightening hits an apartment and 2 months later they still haven't fixed it. When people were told they couldnt live in the apartment because of an inspector said so they still charge rent. The automatic payments are a joke and you get a text asking you to pay. If you pay that month, but the 2nd payment still tries to go through they charge u more fees. This place isnt worth renting from. Even if the electric, heat, and cox is included. This place flat out sucks. Oh and dont try talking to the office theyll just tell you what you wanna hear but wont do anything. read more

I have lived here for 8 months now. I have not noticed much of what other folks are saying. The staff is friendly, the other tenants generally helpful and friendly, nor have i noticed an issue with crime. I tend to be a night person, so i like to think i would have noticed. My apartment is more or less as the picture showed. I think the picture i saw was of one of the refurbished apartments? Mine is not. But i knew that going in. Sure, my oven is older than dirt, but hey, it works. I do have a few complaints. In my 43 years of life, i have never had a roach. From the first day i moved in, there have been insect problems galore. I have used bait traps to keep it under control, but they need to do a better job of extermination. Also, for one of my initial maintenance requests, they came, but didn't have the part they needed. I was told it was going to be ordered. Months later, even after checking again with the maintenance staff, it has not arrived. I am forced to conclude it was never ordered. In fairness, when i moved in i told them there was a crack (like a bird hit it) in the window, and they had it replaced within 2 days. So some good, some not. All in all, i like where i live, especially for the price. Is it perfect? No. But what is? As long as i feel safe, the people are friendly, and the property is clean, i am likely to stay. read more

I live in unit #616 at the Sedona Springs Apartments in Tucson, AZ. My official Move in date was 10/22/21, just over 2 months ago. In the time that I lived here I have had my kitchen light fixed 5 separate times, My heat has never worked, The hot water has gone out like 5-10 times, and continues to go out weekly. I'M FREEZING MY ASS OFF in a place that is supposed to be my "home", i have to wear multiple layers in my apartment just to be warm. My stove top can BARELY bring water to a boil, the water pressure is absolutely horrendous! Oh and that little reward system you guys have is a joke! I ordered my new shower head a month ago at least, and upon asking when i will get the shower head...i am told i have to wait for more tenants to order it so they can made a "bulk order" So I have been sleeping/living in the freezing cold, not able to take a hot shower. and so much more I have to deal with at this horrible place to live. When I first moved here the "RentAPP" thing would not process work orders due to the APP not working properly and showing an error code that they later fixed. My Work orders would take over 48 hours every single time except for 2 of the many orders I have made in the little time I have lived here. On the might of 12/20/21 my window broke accidently, accidents happen, so the next morning I called the office and let them know and asked if I should take care of it myself or what. Eric told me he has the cheapest vendor in town and he would handle it. So a day or 2 goes by so i go to the office and ask him for an update on 12/23/21, He looked me in the eye and said someone will be fixing it later today 100% and it will cost $115 to fix, which i was happy about. so i left that day to go drive back to san diego to see family for the holiday.. come back and the window is still not fixed, and did not get fixed till 12/27/21. And on top off that the hot water was out AGAIN. And when they fixed the broken window they assembled it incorrectly and the middle part of the window that you press down on to unlock the sliding window and slide it from side to side was installed incorrectly. so the sliding window does not move at all, It looks like they just wedged it in between the windows all ass backwards. I have called and left Christina the regional manager numerous messages for weeks now, with not a single call or email! I am now considering legal advice and taking legal action. I pay $1032/MO for a LIVABLE AND WORKING APARTMENT, not this 3rd world country bull shit you guys are providing. THE ONLY WAY I WOULD EVER LEAVE YOU A REVIEW IS IF I COULD LEAVE NEGATIVE STARS, I WOULD NEVER RECOMMEND ANYONE TO LIVE IN THIS PLACE. You guys are promising people things and not providing what was promised in advertisements I am tired of being extremely cold and forced to live in conditions that nobody should be forced to deal with. I have never had roaches until I moved here (and I've lived in East Los Angeles) I have no AC, my tires were stolen from my car, the laundry room is always dirty, the apartments don't look like the photos uploaded, I have a portable unit that provides AC to everyone else except myself outside of my door that's loud and I haven't had a good night's sleep since they put it outside in June (it's oct and they didn't bother to notify me either) my electric bill is $125 a month. Update: it has been 7months since I've been residing here. Couple of flaws that I have noticed... my refrigerator makes a loud squeaking noise from time to time. The issue has been mentioned to management twice and the problem has not been solved. Also, my neighbor(either next to me or behind me) play loud obnoxious music mostly during the evening. Washing room is always filthy, so I prefer to do my laundry some place else. Plus note: maintenance is always prompt and courteous. For the price and location, this isn't such a bad place to live. I honestly believe every place has its own problem. Mine isn't so bad. Update: I finally moved out of Sedona Springs 10/1/17. Would I ever recommend a friend to move in? Not a good apartment. It's cheap! Yes, it is! but you gonna end up paying more for a studio type apartment plus all the hidden charges they have. Electricity bill is super expensive. When we took the tour, our guide Andi assured us when we asked that utilities were included with rent . By that, what the they actually mean it's included on the same sheet of paper and it will actually be another $200. Then when we went into the office they told us not to worry, we only pay for what we use. Then after a month of being extremely frugal only to find the new bill did not reflect that, the story changed again and we were told our apartments were not individually metered after all! So basically you have no way of knowing whether your bill is arbitrary, but the price of electric in the winter was like for a house in the summer! Their book keeping is all over the place and I've wasted a lot of time in their office while they've calculated several drastically different quotes, so it really doesn't inspire confidence. We were impressed by the grounds and the show unit, but the apartment you actually get does not resemble what they present at all. After we applied and signed a lease, they showed us the units we could choose from. The very first one had a gas leak and the ceiling around the air vent was sagging and moldy. We started to get nervous, but we were committed at this point, so what could we do? We selected one of their "newly renovated" units in the back, and after we moved in and did our walkthrough we noticed lots of problems. See those nice cabinets in the pictures? Well, ours were crooked, no handles, drawer faces falling off, and covered with so many layers of paint they were all puffy and spongy. THEY HAD LITERALLY PAINTED OVER THE DEAD COCKROACHES. That's right, they were part of the permanent decor now! Soon after, we started getting chewed up by something, and found bed bugs. They told us they have pest control visit every week and that it is very easy to arrange for them to visit your unit. Well, it's not. We had already logged several complaints about the roaches, so after we confronted them only to have it insinuated that we were dirty, I called the city health department and had an inspector present them with an official notice, so they finally got pest control to visit. In such a hurry in fact, that I came home to find the pest control guy inside my place WITHOUT NOTICE OF ENTRY, already spraying when I was not prepared. He told me I needed to stay out for at least 24 hours, and I had no arrangements and had to run in through the pesticide fog to grab some clothes and stay at a friend's place. The stovetop itself started cracking and burning around each burner that was used, and the maintenance guy who came around admitted that it had been PAINTED OVER WHITE with an improper substance not rated for exposure to flame. Probably just plain old paint! Even though we officially documented and logged that among all the other issues and had a long standing work order, that didn't stop them from trying to charge us hundreds of dollars for all these things after we moved out. I wonder if they also charged the last tenant for these "repairs". Also, the complex is not quiet or safe. The cops are there almost every other day, there are holes cut in the fence that are never repaired where weirdos come and go all the time. If you drive around the perimeter you can see them yourself. I heard all sorts of other horror stories from other tenants I spoke to at the laundromat of scabies, black widow nests, mold, ignored repairs and tweakers hanging around. That place is a class action lawsuit waiting to happen. The only nice thing to say about this place is that they clearly put some work into the pool area. I will give them that. read more

To start off, I lived in these apartments a lot longer than I would like to admit, only due to the convenient of the location. The only reason they even get one star is because the wifi is included. Besides that this is the nastiest apartment complex ever, it really is a get what you pay for. Cockroach infested, half of the time you have no hot water or water at all. Crackhead neighbors that bang on the walls at 4 am and that leave you notes on your door. The office tries to be your friend but as soon as you ask when problems are going to going fixed they get nasty with you. Not to mention they constantly lie about the "fire marshal" coming and doing property checks (I have family that works for the state that can look this up) and when they are going to turn the chillers on (they are only on from march - november) and most of the time leaking. Overall save your money and go else where!! read more

I have never rented from a worse place than this. I wouldn't live here again even if it was free! People go through your trash, squatters hiding all around, needles found lying in the grass, vicious dogs allowed to stay, maintenance workers (some, not all) would try to flirt to the point it was uncomfortable, and they allowed sketchy people to rent knowing they were bad news. And the office staff!!! Omg-the worst! The office manager was unprofessional, dishonest, unorganized and flat out rude. The apartments DO NOT look like the pictures!!! If something needs fixed, good luck! I had a missing door to my closet when I moved in and after asking repeatedly it never was fixed. I've debated on writing this review for a long time but I needed to. If this helps just one "good" person from falling victim to this hell hole then it's worth it. Please if you have kids don't move in here, please if you are a decent person who wants to keep nice things, don't move in here!! It's scary! I wouldn't walk my dogs after dark around the complex, I wouldn't let my adult daughter walk to and from her car without supervision and we carried mace with us at all times. I even had to buy extra safety measures to keep my windows and doors secured from break ins. And them controlling when you used the AC/Heat was torture! It could be so hot, but when you have a group of neighbors who smoke (more than just cigarettes) outside your window you couldn't leave it open, so your apartment would become unbearable because it wasn't "time" for the AC! It was just all around a bad situation and a horrible place to live. I literally have nothing good to say about this place. read more

Donna the leasing manager made it so easy to make this move a easy and seem less one Coming out of state we were worried about not seeing the place in person before signing the lease. But the place has definitely surpassed our expectations. Management is very responsive and the matinee crew are quite quick to address problems. The parking is plentiful.
