I ordered my THP plan last year. I didn't read the reviews here. I have an issue with my pool pump now. I was getting, or felt I was, the run around so I checked Yelp. Scared me. But here's what happened and why I am giving 4 stars. They sent out a tech very quickly however the tech didn't do his job correctly and that's why I was getting the run around. Once I recontacted THP they sent out another tech, I was not charged for the second tech showup fee. Tomorrow my pool pump will be replaced, and below my cap dollars for the work. Instead, I felt like they looked for wording and technicalities to avoid honoring the claim. The explanation I received focused on alleged rust/corrosion, which the technician disagreed with because the HVAC coils are aluminum and do not rust. DO NOT PURCHASE A HOME WARRANTY FROM THIS COMPANY! My water heater began leaking in May 2026, so I promptly filed a service request. It took three days for a technician to come out, only to confirm that the water heater needed to be replaced. A claim was submitted for the replacement, but shortly afterward, ServicePlus sent me an email denying the claim with little to no explanation and no assistance regarding next steps. The customer service experience was extremely disappointing. Rather than helping resolve the issue, I was left on my own to figure out how to proceed with a major home repair. This was my first year purchasing a home warranty plan with ServicePlus, and unfortunately, I made the mistake of not researching customer reviews beforehand. Based on my experience, I would not recommend this company to anyone looking for reliable home warranty coverage. The purpose of having a warranty is peace of mind when unexpected repairs occur, but that was not my experience at all. This is a waste of money. Service Plus Home Warranty charges me monthly and when I need to use them they do not want to cover anything when the contract clearly says its covered. This is the second time my refrigerator went out. The first time I had to find my own repair company since they couldn't find one. They gave me problems about getting it fixed. The second time they charged me $125 for a virtual appointment with a 3rd party contracting company. Then they tell me its my condenser and its covered by the manufacturer. I called the manufacturer and they indicated that the manufacturer warranty went out in 2025. We are in 2026. This is a complete rip off. I would recommend putting the money to the side every month and when something goes wrong you are prepared. I will also be calling BBB to request to be released out my contract. I had a policy with ServicePlus for over a year and unfortunately my experience when I actually needed to use it was extremely disappointing. When my Bosch dryer failed, I filed a claim and paid out of pocket for a local appliance company to diagnose the issue. The technician confirmed the dryer needed a specific part that was available through the manufacturer and could be obtained by the appliance repair company. However, ServicePlus denied the repair because they claimed the part was not available through their vendors. They also told me they did not have a service company that could repair a Bosch dryer in my area. The claim was eventually approved for a **cash-in-lieu payment** so I could purchase a replacement appliance. I was told in **August 2025** that a check would be issued. After months of repeated phone calls and follow-ups, I received an email on **February 11, 2026** stating the check had finally been sent and should arrive within **7-10 days**. Now, **a full month later**, the check still has not arrived. When I contacted them again, I was told my options were: * Pay **$35 to cancel the missing check and have another issued**, or * Wait **another 60 days** for the original check to automatically void before they would issue a replacement. At this point it is approaching **a year since the payment was originally promised**. It is incredibly frustrating to pay for a warranty policy, follow their process, and still end up covering the diagnosis yourself while waiting months for reimbursement that never arrives. I cannot understand how a company expects customers to accept this level of service. I will never use Service Plus Home Warranty again. They denied a viable claim even after speaking with the technician who told them their reason for denial was incorrect. I had a $6500 claim for a breaker box replacement, but Service Plus Howe warranty refused to replace it saying my issue was due to rust, even though the electrician spoke with them directly while I was on a 3-way call with them and told them my issues were not rust related. Service Plus still refused to pay the claim and only promised to pay $200 toward it. This company advertises that it will issue a check for a claim within 6-8 weeks. My claim has been closed now for ten weeks and no check has arrived. I have called the company at least once a week for the past month. I have left multiple emails for Shannon Glazner, the Client Retention Specialist, at sglazner@serviceplus.com and called her direct line- 367-203-4114. She has replied to me once. I did, however, receive two calls from gentlemen asking me if I wanted to renew my policy! I said HELL NO!!! I initially put in two claims, a year earlier, one for my ice maker and one for my microwave, but Service Plus never responded to my claim and closed the cases. Whenever I called the company, I was on hold for forever and was transferred around. Only to end up with them paying one of my five claims for the minimum amount of $200 and finally sending a technician out for my second claim almost an entire year later after I had to reopen the case. They approve bids...and then when I go to invoice for the work, they say there was a misunderstanding and actually they need to pay me about half of that. This has happened 4 times, and I wont be doing any more work for them. If I could give zero starts that would be the appropriate rating. My mother submitted a claim for a backed up kitchen sink 20 days ago. A technician finally came out yesterday to assess the issue; turns out there is 100 ft of snaking needed. The technician did not have the equipment to handle. The company is unable to tell us when another technician will be out and the blockage has now caused water leaking in the laundry room. This is unacceptable! Not worthy of a single star. Purchased a house that came with 18 months of coverage remaining. Six months in, had an issue with the dishwasher. $45 service call fee. Technician attempted several repairs, but no fix. Since it had been 90 days since the initial call, we had to pay another $45 service fee, this time for a virtual technician, who was able to rapidly identify an issue with drain connections and circuit board. Cost to repair exceeded value of the dishwasher, so ServicePlus authorized a depreciated $200 payment for the dishwasher. It took 12 weeks and seven phone calls hounding them to mail the check - with a different excuse every time. A month before policy expiration, they asked is we wanted to renew. We declined. Two months later we received a renewal notification, they charged the orginal homeowners credit card under my wife's name. Not a reputable company, avoid at all costs. read more

I called them during the winter when our furnace was not working. They told me they would e-mail me a contractors name in 24-48 hrs. After 48 hrs I called them, they informed me I would have to find a contractor, pay them myself, and wait for them to reimburse me. When we signed up for the warranty we were told they would send out a contractor and we would only have to pay a $75 deductible. After that mess they had the nerve to take money out of my account to automatic renew when I told them I would never trust them. read more

Twenty-four hours later--nothing. It was 118° in Phoenix, and I have a handicapped child in the home. I called my own A/C company, with ServicePlus's approval, as long as they called before doing any work. My tech found the unit had a locked rotor compressor and needed replacement. When he told ServicePlus, their rep sounded incoherent and then closed my claim without telling me. They reopened it but never sent anyone. After two more days of waiting, I replaced the unit myself -- $10,220 out of pocket. ServicePlus said they would send me $200 and said they don't cover the rest. They will go to ridiculous ends to NOT pay for things that are CLEARLY spelled out as COVERED under their own policy. Getting reimbursed takes up to a year or more, they don't send contractors, you'll have to find your own, and most contractors don't want to deal with them because they are looking for any reason to NOT cover the claim even when it's spelled out in black and white that it should be covered. Do not purchase a home warranty from this company. They do not value their customers at all. It takes weeks, if not months to get your issues resolved or get any kind of compensation. They do not have an ample amount of contractors to work on any claims. Ninety five percent of my claims I have had to have my own contractor. They give you a minimal of 200 to 250 for upfront, reimbursement, if it's going to cost more than that, the contractor has to contact them while on job to get that approved, and it takes hours for the contractor to be able to do that. If you're willing to pay the contractor up front and they haven't approved it, it's a battle to get the funds reimbursed. On one of my claims, it took me six months to get my money back. read more

ServicePlus Home Warranty Formerly Total Home Protection, ServicePlus Home Warranty has been in business since 2016. It rebranded in 2021 when Total Home Protection settled a lawsuit with the Office of the Attorney General for deceptive marketing practices. As part of the settlement, the business agreed to revise its business practices. Unfortunately, their "deceptive business practices" still in place. This company really took me for a ride. I called to get info about their service and spoke to the customer service rep Tom Harkin, very pleasant guy and started to ask questions to get me discounts. Started to thank me for being a Military Retiree and offered a six-year plan at $350.00 a year. The catch was to have to pay up front $2,250 dollars. I figured it was a good deal $350.00 compared to other companies contracts from $800-$1,000 a year. Great mistake! I thought the contract was like any other warranty companies I had in the past. I was wrong; I found out the hard way. The customer rep never said anything about the cancellation clause until 3 months later when I placed the "first repair claim." He did say that I have to way a 30-day period to place the first claim order, but didn't say anything about the 30-day cancellation policy from the final date payment received. I discovered that the claims department even though they claim to have a staff available, never answered the phone or were available the entire weekend. I had to wait until Monday. The company they referred me to, Palm Bay Air & Heating in Palm Bay, FL was also a nightmare to deal with. I was very upset on how ServicePlus handled everything and the unprofessional way they spoke to me. I told him that I wanted to cancel my policy, and the customer rep, very sarcastically, said that "I should have read the fine print. I only had 30 days to cancel, otherwise I have lost my money or to continue to deal with them." At that point I said, "So, you give only 30 days to cancel and at the same time you have to wait 30 days to place your first claim. How convenient, nice dirty trick. I would NOT recommend this company, they CANNOT honor their contracts. They are a genuine scam. I had my central AC maintained in July. I was told that the blower belt needs to be replaced. I called service plus on Aug 1 to file a claim and requested a technician assisgned. I called on Aug 2, and was told it would be 48 business hours to have a technician assigned. A "Rebecca" from service plus said I could hire my own technician. I explained that I tried that prior to calling them on Aug 1, but my technician wants nothing to do with this company. I called again on Aug 5, after the 48 business hours. And, they didn't have a technician. I have been told by everyone at service plus that they do NOT have a technician to assign me. This company is violating contract law in that they cannot honor their contract. Why would I pay for a warranty if I had the $ to have the work done without the headache? I'm contacting the FTC, the BBB, the "Patch," and looking to start a clas action lawsuit against this company. As I sit typing this review, service plus offers a rewards program. For what, they do not have a technician to assign??? It's been raining in my state for a week, and service plus cannot locate a technician to replace a blower belt, really? Or, is it that service plus doesn't want to hire a technician? I just got off the phone with stanely, he doesn't even have a service plus policy from his company for his own home, why not? What does stanley know that he's not telling the consumer? Service plus wants me to hire my own technician. If the repair is over $200, the technician has to call service plus to give a diagnosis.
