Service Plus Home Warranty is a scam. DO NOT PURCHASE A POLICY WITH THIS COMPANY. They will try everything to keep your money without giving customer service. I have filed a complaint with the Attorney General. This is the reply I received from them when I wanted to cancel my policy because they wanted to give me $200 in lieu of fixing my $1350 dollar stove/double oven. The consumer purchased a 3 year + 6 free months policy on 7/20/2022 for the promotional rate of $1,080.00. With 7 months of service at the standard contract rate of $66.58 a month, $145.00 costs incurred and $150.00 administrative fees, which totals $761.06 for a total refund of $318.94 as per the Terms & Conditions of the consumers' policy. At no time did the sales rep inform me that there was a $150 administrative fee. How can I incur $145 costs when absolutely no work was performed, and the first service call was free? In an effort to resolve this complaint we only would charge the consumer one term administrative fee and waive the other two for a total refund of $418.94. RUN............DO NOT buy this home warranty program. They play so many games. 1, they will not replace your appliance that fails, they will offer you a fraction of what is worth to replace. Example, my $800 washer failed, and they offered me $200 to get a new one. NO REPLACEMENT. 2. When I contacted them about an item that needs service, they say that they can't find a service person and offer me $200 max to have a service person come fix it. If it is more than $200, the service person has to call them to get approval. I had an electrician come, it really cost me $250, but he wrote me a bill for $200 so I could submit it but paid him the full $250. He was not about to call the company and wait on hold while they decided if they could cover the extra $50. I submitted that bill back mid Jan 2025. I just got reimbursed by this company in June 2025. 6 months to get a reimbursement bill from them. 3. The next time I called them about an item to be repaired, again they tried to tell me that they could find a service person. I told them to try harder to find a person because I was still waiting for them to pay back from a previous service call. They finally found someone. They lied to the service person. He traveled over an hour to get to me. He was suppose to get mileage, which they later told him he would not get. Worse, he spent over 45 minutes on the phone with him to find out that they would not replace one of the circuit breakers that went on my electrical......I can't even remember what lame excuse they came up with. I ended up paying for that out of pocket! I know that this service contract is cheaper than other contracts ...........but there is a big reason for that! You get what you pay for. The 'contractors' they source to tend to be of the 'shade-tree' variety, unlicensed, and lacking tools, experience or credentials. I had one of their tech's no show, and he claimed that Service Plus 'cancelled him' and Service Plus denied that. They said I could hire my own technician, and they would reimburse me. He mis-wired it and it destroyed the HVAC system and blew out my breaker box, melting two of the circuit breakers, and it required a complete replacement. I purchased the warranty in July 2023 and made monthly payments to them. When I needed service on the ice maker inside my refrigerator, they told me that was not covered! What? I have coverage on my fridge, but the ice maker INSIDE the fridge is NOT COVERED?! This makes no sense at all. Finally, they agreed to add coverage for the ice maker, but still would not fix it since now they know about it, so it is a "pre-existing" condition. The manager of the resolution department told me he would give me $100 to "help" with my repair (and I would still have to pay the $75 service fee). Big help. I still cannot believe that my home warranty on my refrigerator doesn't cover the ice maker inside the fridge. How ridiculous! I thought "No problem, I'll just cancel the warranty". I was a customer for almost two years with coverage for two properties. My 2nd property was a recent edition. I tried to make my first claim in last month on the recent property. The claim was denied due to the issue being pre-existing. (I totally understand the policy) My issue is the the principal. I received poor customer service once I got on the phone with a human. This was my first time calling to file a claim and I was met with attitude. (This is my experience on the same day) I was on hold for over 20 minutes on one line. I called from another phone and was on hold for over 20 minutes on that line. I then selected the option to receive a call back. I received a call back. The representative was very short with me and told me someone would get back to me in 48 - 72 hours. I called back to ask a few more questions and entered into the 'on hold' sunken place again. I selected the callback option. I got a callback and was placed on hold before I could ask my questions. The queue counted down from 4th in queue to 3, 2 and #1 in queue. I was #1 in queue on hold for over 44 minutes. So while on hold, I filled out the online form as though I was a new customer and I received a call immediately after I clicked the button. The rep said he noticed I was a current customer and was wondering why I reached out in that manner. I said because I'd been on hold for almost an hour with no help. He said that he was the supervisor and he would help me and asked if he could just put me on hold for a moment and he put me back into the 'on hold' sunken place. I hung up very angry. The next day or so, I received a call from an account rep wanting to offer a resolution to my denied claim and that was for me to pay for the repair and submit the invoice for a refund. I declined. After some thought, I submitted an email yesterday asking to cancel both accounts and for a full refund for all monies paid ($877) since becoming a customer and I received a call this morning from a rep asking about the invoice submission for a refund. Informed him of my dissatisfaction with the entire process of trying to file a claim and the abrasive customer service. On top of that, to add insult to injury, they dined my claim. We had a ServicePlus Home warranty for the last 2 years. I paid upfront for the 3 years for a discounted rate. It is the WORST company I have ever used for anything. First claim was about 18 months after we started with them. We had the element burn out on our gas/electric stove after the repair person came out and quoted us $375 to repair it was a ($4000 unit new). ServicePlus declared they would not repair it being a 10 year old stove they said the only thing they could do was pay us $300 to replace it, a new replacement would cost us $5000 now (as it is a different size from the regular stoves). Second claim was our A\C went out in 100 degree temps. Filed a claim on Thursday afternoon they told us they had 24-48 hours to have a company call us back and schedule service. We gave them until Monday afternoon and contacted them again. They assigned us to Keepe another service company (not an actual company just a contracting company who subs it out). Called Keepe and they said that they have 24-48 hours to assign a A\C contractor. After waiting 48 hrs and calling again found out they have no Company's available in our area (we are in Boise Idaho not the most remote area). Contacted ServicePlus again and was told "sorry not their fault they tried to find someone but couldn't" and their service department would expedite our issue and we would hear back in 24 hrs. No call in 24 hours and I called again and was told that I was going to have it expedited AGAIN and would hear back in 24 hours. This is now Thursday afternoon over a week after we filed the claim. That afternoon we received a call from a local A/C company he came out the following morning and he only started with ServicePlus a couple of days ago. He checked out our system and said our Compressor seized and needed replacement. He called it into ServicePlus and they would contact us later that day. ServicePlus called and said they would not cover ANYTHING claiming it was the windings and that was on their excluded list. I dug deep and looked at the coverage and it says it covers A/C units. EXCEPT pretty much everything is listed motors, leaks, leak detection, fittings, valves, refrigerant, compressors, condensers, any electrical issues. When talking to an outside company for an estimate the tech said he could not think of a problem that wouldn't be in the excluded list. So my out of pocket was $4700 and ServicePlus not a penny was covered. This company was originally called Total Home Protection and changed their name after a 400k fine from the Attorney General for misleading business practices. It seems like it is in their DNA to lie and mislead customers. I went on the Better Business Bureau for them in Edison NJ and they have a 1.13 out of 5 railing and 1600+ 1 star complaints. read more

I engaged with Choice Home Warranty four months ago, I submitted my first claim for my garage door opener on the 14th of August 2024. I initially submitted the claim through customer service and was informed that they would locate a technician for the job. Shortly thereafter they informed me I could use my own vendor and get a reimbursement, but the vendor would have to submit a diagnosis of the problem and a quote for work before they could approve the project. My vendor never contacted CHW with the required info so I located another vendor and had them do the work. When I tried to submit the receipt for the project to CHW they assigned a "Case Manager" to me whose sole purpose was to inform me that they denied my claim because I used a company that was not approved by CHW. It's obvious to me that their business model is to maximize the number of customers with inflated or fake reviews and the use of sales people to contact potential customers and convince them to use the service. The "Case Manager" was even able to cancel my policy and when I reengaged with her to appeal her decision she informed me that I was no longer a customer and could not appeal. I do NOT recommend this business. I was told by a sell agent that I can cancel the policy anytime. I was also told by a couple of representatives that if I am not satisfied with the service of the 1st claim I can get full refund. I did the 1st claim. The company needs at least 48 hours to get a local technician and I had to contact the person to schedule. A couple of local technicians didn't show up without any Commnication. ServicePlus didn't have effective way to solve this problem. The worst thing was the company removed the statement in the policy that I could get full refund premium once hearing I was probably going to stop the policy. They promise to repair or replace home systems but look for ways to avoid covering the repairs. Don't trust them to do anything for you. The sales representatives tell you anything they want just to make a sale. Once you do and you file a claim, they say they don't have to cover it because it's been modified. I have an AC system that used the old R22 refrigerant. Two years I had my system serviced and they Tech that came then told me that the R22 was no longer used or available. They made the necessary changes to my AC unit to convert it to use 427A refrigerant. Now because of that change, Service Plus refuses to cover my repairs. Word of advice, unless you have a brand-new home and all new appliances and new AC system, do not sign a contract with Service Plus. They will not cover anything and look for ways to not pay. Service Plus Home Warranty Claim On 12/26/22 I woke up to water in my home I called Service Plus Home Warranty 4x's to notify them but no one answered. I went on the site entered a claim that same day right after I called. I was concerned and didn't want further damage or more pipes busting. I am disabled my husband 67 yrs old. We waited but no one called, texted or emailed us. We had no choice but to call emergency for plumbers hours later finally got emergency help. Plumber had to bust open the wall to find where the water was coming from. 2 pipes busted. He stated that if we don't take care of this lots more damage can occur and pipes needed to be repaired. So we had no other choice but to get it done. Charged close to $900. This does not include the wall and damages from things that were on the floor, in the closet, etc , We waited for Service plus 24 hrs later because we still hadn't heard from them. Then we received a call after I called about a technician coming over to access the issue and fix it. I had spoken with Service plus submitted receipts and pictures after they told us to fill out a reimbursement form. I noticed that when I went in the site to send receipts that it stated claim closed. what? I was in distress to see that they closed the claim what is going on? So I called and they told me to still submit it . Ok so I did then I received an email stating that I was supposed contact them first and because I didn't that I am wasn't going to get reimbursed. Why did they tell me to fill it out, send receipts and I even sent mine pictures. They were putting on a show they kept saying I didn't contact first but I did. Awful! Our heating system stopped working. Filed a service request and the send a technician. The technician diagnosed a failed pump and called to let them know. He told them it was normal wear. They replaced they replaced the pump, but I then received a notice the claim was denied. When I asked why - they told me the technician told them it was due to mineral buildup in the water which is "not covered". I was standing with the technician who originally called them and he DID NOT say that. I also had the technician speak the Regional Manager and told him he never said mineral buildup and offered to send him a picture of the pump to prove that. First claim they sent out a service man to check out my refrigerator which will no longer cool. It is a 6 year old Samsung that I can't replace for less that $2,000. They can't fix it and are sending me $500. Not only will they not fix it, the $500 will take 6 to 8 weeks to arrive. What am I supposed to do for 2 months? I'm not sure where they find them, but they definitely dig to the bottom of the barrel and scrape the corners for the worst ones. They usually don't know what they are doing and just show up to collect the $45 fee and then they try to leave as soon as possible with a litany of excuses on why you should just leave the problem as is. You also have to basically stalk the company to get you in touch with a contractor and then stalk the contractor to get them out to your home. Once the contractor leaves, Total Home Protection will find any excuse to decline your claim. To dispute the claim, you have to send in an email and then they have 20 days to respond. Better hope you don't live in TX with a broken AC in the summer! Oh, and when they finally respond, you also better hope you answer every call that shows up as 'unavailable' because they will leave a message for you to call back. Every time you call back, you get their voicemail box telling you to leave a message and that they'll respond to in 48 hours. Then, even if you call their main number to get a real person, that real person tells you it's the supervisory department that handles these issues. And guess what, you get transferred to another voicemail box. Whatever you do, run!!!! I paid them $1000 and when I need repair they refused to repair and said will send me $250 to buy new washer but it almost a year now they never send me that $250 yet and I been calling them thousands of time but they keep saying I will get my $250 check in the next 1-3 weeks but it will be 1 year in February they never send that check to me. CAUTION!!! DO NOT USE THIS COMPANY! DO NOT USE THIS COMPANY! This was my email to John who had the same experience with Service Plus. Hi John service plus did the same thing to me. I reported them to BBB and that's the only reason they sent my money when the sooner then later. I refuse to fix or replace my stove because they said it cos to much to repair. They also lied about the repair company having the parts to fix it. The company emailed me the invoice for parts and labor and SP wasn't aware they did so when I emailed and attached a copy the couldn't deny it. Terrible Company!!!
