She failed to send our renewal notice on time, and I had to remind her. Even then, she waited until only 20 days before our lease expired to provide three poor comparables that were clearly not similar to our home. I ended up doing all the market research myself. When I considered ending our agreement, she threatened me with a full year's management fee instead of addressing the issues. We have worked with MR on three properties and even bought one through them, but because of Michelle's lack of effort and unprofessional handling of our account, we will not be using MR again. She argues constantly, never admits she's wrong, and could put in more effort.

Prior to signing, we were explicitly told the unit would be professionally cleaned and move-in ready. When we received the keys, that was not the case. The apartment required extensive cleaning, and we ultimately had to hire professional cleaners ourselves after receiving little meaningful remediation despite repeated communication. Since move-in, we have dealt with a long list of unresolved maintenance issues, many of which were documented immediately upon occupancy, including: - a nonfunctional washing machine with standing water and visible mold - a nonfunctional microwave - exterior openings allowing animal activity in the walls/ceiling - a broken mailbox lock (mailbox doesn't close at all) - missing window screens - multiple additional maintenance and safety concerns We are now nearly a month into the lease and all of these items still remain unresolved. To be fair, Michelle eventually stepped in, acknowledged that our move-in experience fell short, and approved a partial rent credit toward the cleaning expense, which we appreciated. However, the overall experience has still felt highly reactive rather than proactive, with much of the burden of coordination falling on us as tenants. The most frustrating part has honestly been the lack of preparedness and follow-through. We understand that maintenance issues can happen, but a unit should not be turned over in this condition after repeated assurances that it was move-in ready. We are hopeful the remaining issues will ultimately be resolved, but wanted to share our experience candidly for anyone considering renting through this management company.

As a property owner/manager myself in Illinois I am completely disappointed in their practices. Upon my daughter fulfilling her lease we had her apartment professionally cleaned and everything was in perfect order upon our departure. She was charged a 5.5 hr cleaning fee, charged for all service calls that were made during her tenancy, furnace filters, light bulbs, and a dumping fee when nothing was left behind were also charged. This company is taking full advantage of our students. One of the joys of renting is not having to be charged for a service call if items that were provided become inoperable.

They just…read morewent up on rent 100 a month "do to utitlity increase" i called all utility providers for my Apt (opportunity drive & Vintage hills area) and asked how much utilities went up in the past year. All of them said none except for tv and it was $5/month. So $60 a year increase overall but they're collecting an extra $1200 a month off just me. There's over 100 units but we will use 100 for easy math. That's $120,000 a year extra that they're pocketing because of "utilities" I called them out on it but they said I was lying and that wasn't true and wouldn't really speak anymore about it while I had them on the phone. The side of my building had moldy green algae for over 2 years. My floor has glue coming through the cracks, it collects dirt hair trash etc. socks stick to it when you walk across. I called and told them I was done cleaning the clue (which had to be done every two weeks) and they told me that the glue issue was the builder's responsibility. I haven't had grass in my yard since I've moved in which is a nightmare in the winter time especially having a dog. Oh and anyone that can be forgetful about paying something on a particular day beware when they say rent is due the first there is no grace period on that. If it's not paid on the first come the second day of the month they're charging late fees. if you rent from them I recommend auto pay

We…read morewanted to rent at first as it is unknown with his line of work how long we will be in any area. I started calling around and called Judy Gilkey. I am happy I found her. Judy is a very genuine person and both my boyfriend and I felt that she went above and beyond to ensure that our house hunting would not be a waste of our time or hers. What I mean by that is she took the time to listen to us and only suggested places that would suit what we were looking for- keeping in mind that we may not be here for long. Judy advised that the rental property as far as ppl wanting to rent as opposed to sell their homes is non existent which we found through our own research to be true. We found a beautiful home in a desirable area as far as schools, safety of neighborhood, walking potential for me and our little Walter, and proximity to grocery shopping, dining, and expressways. Even though we bought and some say don't buy unless you'll be in the area for 5 yrs or more, we feel that the resale will hopefully not hurt too much if we are on the move in less than that time. We are pleased, thus far, with our decision. Judy was always available to answer our questions via text, phone call, or email. She and her husband came to our house after we had moved in to plow our driveway as Hopkinsville got hit w/ a record snow fall. I recommend Judy Gilkey as she is a one of a kind sweetheart and professional who knows the community of Hopkinsville and will take the time to listen to what you are looking for and send you in the right direction w/o making you feel even the slightest bit of pressure. This type of person is ideal to work with in the oftentimes stressful time of buying a house.
