Shanti Minkstein represented me as a buyer's agent over the last 12 months, as I was searching for a house in Half Moon Bay. I knew the area well, having lived in HMB for eighties and nineties, and I was looking to come back.
I had a set of specific requirements and was willing to exercise "strategic patience" i.e. to wait until the "right" house came along. The whole package had to be right. For my agent, too, it meant having to be committed to be there for me as a partner in a joint undertaking for as long as it would take. And Shanti was.
While working with me as a partner on this project, Shanti demonstrated the following valuable assets, not in any particular order:
* Focus on a buyer's NEEDS (non-negotiables, highest priority) vs WANTS (desires, lower priority). In any business, this could be called the first rule of business, and it is something that I practiced religiously in my own professional career, so I notice when others do it.
* Can-do optimistic attitude and confidence, based on long experience, in what works and what does not; not letting temporary setbacks derail her (e.g. when an offer is rejected). Always knowing that any setback is just an opening for other opportunities.
* Knowledge and experience in all phases of a transaction, no matter how unique, as both a buyer's AND a seller's agent. This is very important, because as a buyer's agent, she knows how sellers and their agents think, and vice versa. This is crucial.
* Being a member of a team, who all work together and support each other when needed. This is important when one member needs to attend to urgent personal matters, or when one needs advice from a more experienced member.
* Knowing, and having personal and/or business relationships with, other real estate agents in her geographic coverage area.
* Ability to conduct competitive analysis and come up with appropriate terms and conditions, including price range - but not only.
* Strong negotiating skills.
* Ability to present to clients occasional "private" listings, i.e. those that are not available to the general public via MLS or such sites as Zillow, Redfin, etc.
* Communications skills, such as the ability to listen and hear, to write and to otherwise get a point across.
* Ability to tell me straight, without sugar-coating, what she believe to be true; many people are too timid to do this.
* Willingness to expend as much time and effort as it takes to get the job done, even for a finicky client like me. As mentioned, this project took a long time, and to accomplish this goal Shanti invested a great deal of her effort, care and time showing me many houses and helping me make offers on several.
* Responsiveness in all interactions with very quick turnaround, during all kinds of hours, including during vacations, and certainly at high cost to her family time.
