I needed the documents for our association, Declaration, Bylaw and projected budget. I was only referred to a website: Condocerts.com. There, after being forced to create yet another account, they wanted either $335, $420 or $460 depending on how many days I wanted to wait to get the report. We should not have to pay for our own documents that belong to our association. read more

This Review is really on Aaron Johnson and not 100% toward Sharper Management, though they did hire him. We have a very young man who is our new community manager Aaron Johnson. I tried to have a conversation with Aaron about my home concerns. He laughed and had other people in the back ground also laughing during our talk. I felt very disrespected. He is very hard to understand because his speech was garbled or inarticulate, which may had been intentional but not sure he is that smart. I am not sure if he thinks my home and concerns is a game. When I asked for him to call me when he got a response, he said I will and hung up. I had to call back because he does not have my phone number. He hung up on me again before I could give him my phone number but stated I will contact you. I called back one more time and he said he only does e-mail. He will not call me. I am not a big computer user and do not do email. My family encouraged me to share this story on a review - I hope this gentleman moves into a different direction when it comes to his career choices. Working with people and their homes is not a good fit for him. I am sadden that this is the person who represents my neighborhood. If other neighborhoods have this young man assigned to them - please be aware you will get attitude from him by asking what I thought was a simple question. I must of interrupted something fun going on at the time of my phone call. I just seen this and thought I would also share : Sharper Management is not accredited with BBB due to failing basic ADA laws and also under investigation by Dept of Commerce MN and the MN DEPT of human rights. I have put in several work requests and they have not replied to any of them. The landscape they hired does a very poor job

There is no way to respond or ask questions about information the property manager sends out. The company is trying to cover less and less of what is their responsibility and forcing property owners to pay large deductibles for items that are under the HOA master policy. The only way to reach anyone is to call the Canadian call center and request a call back from the property manager that should come within "48 business hours" (which is over a week calendar days). Steven had been our property manager when he was with a previous company that we had used. Our experience with him was so positive that teaming with Steven again at Sharper was icing on the cake. We know what that property management can be a difficult and sometimes thankless job, but Steven is easily accessible, responsive, knowledgeable, and professional. We rely on him for advice and guidance to help us manage our Association, develop realistic budgets and reserves, and communicate with owners as needed. I've been in residential real estate for almost 20 years. I have managed rental properties personally fir a good part of that time. I also frequently work with association management companies in buying and selling existing homes. From my experience Sharper is by far the best to work with. Their staff is timely and they care about their customers. I highly recommend them to any clients/residents looking at adding or changing association management companies. read more

I write the below review not because im upset but because I am genuinely concerned that Sharper Management need not be in the business of managing properties. As a member of the board for HOA I had the extreme displeasure of dealing with this company. If you value your peace of mind then do not employ their business. Let me iterate some of the issues I faced in the past 2 years. 1: Lack of inspection for the boiler. Putting the lives of the residents at risk. 2:lack of fire inspections and we only found out when the inspection company contacted us that no one in Sharper was getting in touch with them. 3: lack of acquiring contracts for snow removal on time. the residents had to shovel snow one year and the next year we got the contract. They did how ever charge us for providing this service. 4: Not turning up the heat on time and the residents had to contact the boiler company directly. 5: not responding to emails or taking phone calls. 6: not paying contractors money on time and by that i mean for months they didnt pay them. 7: not recording meeting minutes 8: not replacing washing machine for 5 months and the residents had to work on that to get that replaced. 9: A property manager was verbally abusive towards a resident.though he was fired later on after we filed a complaint. But it truly speaks of the low standards they have set for themselves. 10: Our revised yearly budget was never submitted to us for year 2019. They had only sent us a budget that had just random numbers in it. The previous property manager asked for a random raise in HOA dues. We have successfully moved on to a different property management company. and if there was a star less than one i would have given them. We will also be looking to filing a complaint against Sharper Management with proper authorities. They have no business endangering peoples lives and should not be in the business of managing properties. read more

I have never had any satisfactour service from this management company. The condo building I live in has them for management purposes and we pay a fair amount and get no servic. I have emailed and called every day for the last 7 days regarding a serious issue and.......crickets! As a townhouse owner being forced by my HOA to work with Ashley Goedert of Sharper Management was...not only extremely costly...it was one of the most infuriating, frustrating, exasperating experiences of my life! I contacted Sharper Management with a simple water leak in my ceiling. Almost eleven months later, they have ran up over $22,000 in repair (billed to me), tore down (without my consent) and rebuilt my deck (which turned out to have nothing to do with the leak) and badly misdiagnosed the problem a second time. Almost a year later we still don't know if the leak has been fixed (and won't until the heavy Spring rains come). Yet they demanded payment of 90% of the $20,000+ repair bill they ran up (even in the middle of the Covid-19 crisis). They are extremely adversarial in their tone. The very first invoice they sent me referenced threats of penalties and bill collectors. And as things progressed, it seemed like they were anxious to engage in litigation. (I'm guessing because the HOA by-laws were so one-sided in the HOA's favor that they knew that initiating legal action would likely be cost prohibitive with little chance of the plaintiff coming out ahead). They made absolutely no effort to be responsive to my concerns or engage in any constructive discussion of relevant issues. They refused to even acknowledge...much less discuss...the vast majority of the valid issues that I raised, refused to acknowledge...much less accept any accountability for...their endless parade of mistakes, and rejected without explanation every suggestion I made to try to reach a reasonable fair and equitable resolution. The HOA bylaws and the repair process they required (which lacked any reasonable controls or checks and balances, built in huge conflicts of interest and is ripe for abuse and fraud) essentially stripped the homeowners of their rights and provided no viable economic or legal recourse. The combination of arrogance and incompetence in which they conducted themselves was absolutely mind boggling. I cannot possibly over state the disdain with which I hold them in! I will never consider buying another property that they manage and would strongly discourage you from as well. read more

I love my neighbors and my condo. I just wish that I was allowed to open my windows. I can't handle 85+plus degrees in my bedroom with the heat set at the lowest setting. I am too afraid to call and have them look at it because they threaten to charge you if they can't find anything wrong. They also take pictures of my windows with the curtains open. That is creepy. I am just trying to air out the apartment while cleaning. When I send requests to have it looked at (even with pictures with the temp date and time stamped, I get no response. I feel like I am being ignored. Who can help me with this? read more

STAY AWAY FROM SHARPER. They charge high HOA dues and do nothing for their clients. Sam is not well versed in the governing documents or the law for the property he manages. He doesn't get multiple bids to find the best deal he relies on some unknown "industry standards" and makes a decision without consulting homeowners. Example: he claimed it would cost up to $90,000 to add heat coils to a small section of a driveway. This is laughable. He must be bad at measuring and adding numbers. Sam Nichols does not address issues, if you're lucky enough to have him return your calls. He tells you to take care of it yourself. They also pick and chose who they enforce the association rules with. We have had neighbors who have had their trash cans out on the street for 2+ weeks & this is ok, yet we get a notice that we will be fined if we don't remove our garbage cans from under the stairs. Other neighbors can store their garbage cans under their stairs, but I am not allowed to. ‍ Also, it's ok for your neighbor to start and rev his motorcycle engine for 10+ min starting at 5:50am and his truck with an EXTRA loud exhaust every day from 6-6:07am. His boss Josh also does NOT return phone calls either. FYI... the city noise ordinance states that quiet time is 10pm-7am. I would have given them NO stars but you have to give them at least 1 to leave a review. read more

They don't respond to calls or emails, but reply within minutes about their unprecedented/unfounded and ludicrous additional fees. They push for construction that is unneeded and both projects have lasted 3+ times longer than they presented and had the senior community around me plan for. read more

I am a tenant renting a property managed by Sharper. I have to say that I am amazed (and find it a little suspicious, just like the reviewer K.J.) that all of the negative reviews for Sharper Management are not listed on the main company page because Yelp has labeled them "not recommended." (I also checked and this company is not BBB certified.) My experience is completely in line with the negative reviews. When we signed our lease, the owner was using a different management company, but switched to Sharper because they didn't like the other one (I don't know the name). When the owner switched, I was given the name and number of Joel Starks, a co-owner of Sharper. There was little to no communication when the switch was made--in fact, WE had to contact our condo owner and Joel MANY times over the course of several weeks in order to get them to take out our first month's rent. There was no "welcome" to the company, and no one ever came out to inspect the place. I would think that, even though they acquired us mid-lease, SOMEONE from Sharper would want to come look at the property they're supposed to be managing and ask us if we've had any issues. I contacted the condo owner recently to complain about the poor communication and he must have forwarded my e-mail to Joel, because Joel called me 30 minutes later. The first thing he said on the phone was something like, "So you think we haven't communicated with you?" VERY combative and argumentative. There is not a customer service focus at this company. We had a few maintenance issues these last few months and a guy named Ravi came out to fix these. He was incredibly rude and told me how one problem was something we should be doing ourselves and how Sharper was doing me a favor by fixing it. I also had a kitchen drawer that kept falling into the cupboard and Ravi opened and closed it 10 times in front of me and said, "Looks fine to me." I told him I LIVE here and it keeps breaking, and he said something like, "Well, it's not doing it now." We also have had no lock on our patio door since we moved in. This has been an outstanding issue for almost a year and it still hasn't been resolved. Sharper Management will probably see all these reviews and say that the people who write them are inflaming the stories and are exaggerating, but the bottom line is, people don't make these things up. This many CONSISTENT bad reviews mean something is up and this company has problems that need to be addressed. As a renter whose landlord switched management companies mid-lease, I obviously didn't have a choice in this situation, but I would encourage renters to ask what property management company the owner uses before signing a lease. The consumers using Yelp deserve to have ALL the information--good and bad. read more

I have never had an HOA before coming to Mitchell Village West in Eden Prairie so this is my first foray into having an HOA. I have to say that it has been pretty decent. We've been here 8 years and Initially it was very good, then the existing HOA manager started to have personal issues I think, something was wrong during years 6.5-7, but stuff still got done, it just was taking me a while to get it set up. It did however get done. Then they replaced that person with a new gal and once again they are really on track. I'd say over all they are good, and there has never been any assessments or legal issues I'm aware of. They are good. (And I'm picky). read more

The first year was managed well, but the last year has been awful. No response to BOD or condo owners and thousands of dollars ($6k to be exact) in accounting errors. I also, tried to contact the owner, Dan, and he failed to respond on the issues- great customer service. Probably not the best option for management. read more

Management is terrible, blocked from talking to the association because you want proof what you're doing is against regulations. Was miss charged about my cats and now I get a letter every now and then that they'll charged me again if I don't change my patio area. Mark Johnson literally said "I will block your number". Sharper Management took over Wexford Square HOA summer of 2018 and since then, they have mismanaged my HOA dues account, claiming I had past dues from a previous management firm, never processed my monthly dues that were sent on time for July/August 2019 (yes, I have proof of WF bank payments sent), and now recently imposed additional penalties/fees unjustifiably and without notice, written nor verbal. My account was closed unnecessarily (no notification of such either), and they directed me to a 3rd party (which caused me to incur additional fees) yet I was not guilty of any outstanding payments or debts. I've made timely/complete payments for 16 years to this HOA and my credit rating is 849. The fact they closed my account, didn't process my checks, and had no supporting proof I had any outstanding debts, is proof they caused this problem, not me yet they still penalized me financially. I would expect my account be credited accordingly as I have done nothing wrong, past or present and I challenge them to prove that and they can't. This all could have been avoided with proper practices, notification, and communication from Sharper Management but they failed to do so in a big way! read more

For each of the properties there was immediate interest when the listing went live. The tenants have been happy with Sharper's communication with them throughout the process. Constantly bending the truth about association rules and bylaws, neighbors and their activities, and even repairs. Don't give proper notice for maintenance. Employees are uninterested in serving/helping people who live in the homeowner associations they are meant to serve. I received a letter indicating i was being billed for work i did not authorize almost 4 months after it was completed. The same letter was also authorizing work to be done months after they already approved it and it was completed! Very disorganized company. Called the owner to resolve. Unfortunately, I have to deal with this company because the owner of the condo above my unit utilizes this company as his property management company. A couple of weeks ago there was an issue with the pipe in that unit and now my ceiling needs to be replaced due to sagging and black mold. My HOA contacted Sharper Management the day this happened and provided them all the information needed. I've contacted the property manager multiple times, always being told he's waiting on someone at my HOA, despite the fact that my HOA provided him the information needed. He only responds to me after I contact the Head of Operations. I thought I'd get some sort of resolution by dealing with someone higher up in the company, but I got a very short, lackadaisical e-mail which may as well have said, "I don't care about your problem. Wait a week until my employee gets back so he can deal with it." I was told I'd get a response after the bad pipe was replaced, but per the property manager, this was done nearly a week ago. This company is horrible. I've worked for a property management company and we were expected to return phone calls and e-mails within 24 hours. That's been the basic standard at every job I've held. I implore you to use a different company if you actually care about your property and tenants. By next week, I will be going on three weeks of waiting for them to actually get a contractor scheduled, and it could be a couple more weeks before one can do the work. Meanwhile, I get to breathe in black mold because of their poor property management. Go with Gittleman Management / First Service. They actually care about the properties they manage. read more
