I was really in a time crunch and Sherlock Home Inspections accommodated my schedule and was able to make an appointment to come do an inspection right away. They were there for about 4-4.5 hours and looked over EVERYTHING. I was so impressed with the details on the report. I also was there for it and could see them opening and closing each door, whatever you can think of, they checked. Even after being there that long, they still stuck around to answer any questions I had. They were very very nice and friendly. I've never had a team work, so hard and work so well teaching me how to use my irrigation. Also very informative. I was so happy that they send out the teacher. His name is Michael. I suggest that everybody uses this guy even though the company is good but if you want to stay informed And know what's going on with your irrigation that's the man now he came in he saw what was wrong he came and conquered. He took care of my irrigation. I am so proud to meet him for the first time I will recommend this man forever. I just used Sherlock to inspect my new house and would never refer there services. Mike Depold was my inspector. He never gave me his business card or contact info on the day of inspection. The pictures he took were awful. The pictures of the breaker panel were so bad I couldn't read the description next to each breaker. The pictures he took of the attic was from his ladder and worthless. Any time I spoke with him, he was short with me. He finished in less than one hour for a 1,000 square foot 1968 home. When he was done he had the seller of the home walk outside to grab me to sign my receipt and said you just need to sign here. I had to fill out a form and then sign it. Before singing I asked is everything good. He said yes and I will send you the inspection tonight. My credit card was charged that day and I didn't receive the inspection until the next day when I called the company for it. I couldn't call Mike because he never gave me his contact info. When I called the company the owner text me back and ask if he could help me through texting. He emailed my inspection to me and the electrical part did not pass. I finally got him on the phone to figure out what didn't pass. There was no smoke detectors. The seller had three of them and just needed to reinstall them in the ceilings. Mike did not say anything to me about this issue when the seller, my realtor and I were all in the house during the inspection. There were brackets for the smoke detectors were they were located. Simple communication would have taken care of this at the inspection. I got the seller to reinstall the smoke detectors, take pictures and send them to me. Then I emailed the pictures to the owner and got the passed inspection. After moving in (September 1st) I found three bad plug outlets, broken faceplates, a toilet that you have to hold down to flush, a plug outlet sticking out of the breaker panel not to code. read more

Would not recommend Sherlock home inspections. Their logo is a magnifying glass but they should change it to a telescope, cause they inspect from afar (they actually used a binocular!). They came unprepared to inspect a tall roof and wrote up an ambiguous inspection report that led to a long, messy, time consuming dispute on roof repair costs. If the inspector had come prepared, the dispute wouldn't have existed, and one would not have to separately hire a roofing company to do the job that the inspector could have done. Their sales pitch says - we "go above and beyond", a claim based not on results but apparently on some bureaucratic standards - the minimum required ladder size was 20 ft, and that they used 22 ft. After the inspection, when the inadequacies in the report were pointed out, their reply simply amounted to "no we are not required to do that". Not my idea of "above and beyond". The sales pitch says - "we move obstructions". In reality their report says - "unable to inspect properly due to obstructions". They missed some big plumbing issues like a water hammer. Other inspectors said they would charge for 4-5 hours to inspect a house of that size. Sherlock inspector was more expensive and yet wrapped up in just 3 hours. In hindsight, I should have gone with other inspection companies that charge $50 more but include a wind mitigation report AND use drones to check the roofs of tall houses. read more

They explained my options thoroughly and appeared honest in helping me decide what services would adequately address my needs. They were highly responsive to my questions. Inspector, Mike DePold arrived on time , introduced himself and immediately began his inspection. It was obvious that he was a highly trained professional. Mike was very thorough in his inspection and did not allow himself to be distracted by seller or buyer questions until his work was completed. When finished he gave a very clear verbal summary of the strengths and weaknesses of the property. As promised his written review was completed within 24 hours and provided even greater detail useful in the real estate decision process. After speaking with Todd the owner, of Sherlock Homes Inspectors of Cape Coral FL, he convinced me that he was better than most others I was contemplating using. I decided to go forward with them. The person who came was not Todd. He was not friendly at all through the inspection. Just seemed to have a attitude when questioned about things he was to check. Todd said they do a good inspection of the roof area. The inspector told me he was over 300lbs and would not go up on the roof as he was afraid of cracking the cement tile roof. He just looked from the ladder in various areas around the house. When I asked him what he would do to inspect the AC units (2) he said he would NOT open the inspection panels on either the condenser or the A-Coil unit. He would just check the temperature in and out of the unit. Fortunately I hired a AC company a day later to do a full inspection and he told us the two units were junk. He showed us many photos of the rusted out units. Both needed immediate replacement to the tune of $10,500. He also would not run the dishwasher, washing machine or dryer. Did he also check the large pool heater....NO! As far as inspecting the attic properly, he stood on the ladder, took some photos and that was it. He said he was too large to go up there. Do I know if the vent fans were properly vented to the outdoors..NO I don't. Since the irrigation timer was not on, he didn't know how to get it to come on so no inspection of that either. The home has a Jacuzzi bathtub. He should have filled the tub, turned on the jets, and saw that all was OK. Did that happen...NO. He just ran the water to be sure the tub drained. Under the kitchen sink were a few brass shut off valves which were loaded with green build up and probably would not turn if you tried them. There were no photos or mention of this issue. Overall I was completely unhappy having spent $400.00 for this poor inspection. In closing, I would not recommend this company. read more

Superb service and communication. The inspection was thorough including looking for tell tell signs of Chinese drywall. As an out of state purchaser I appreciated their use of technology to make the scheduling, follow up, verification of inspections (WDO pest control, sea wall, dock, irrigation system, etc), and delivery of the report seamless. Their pricing is reasonable and lower than many competitors for the comprehensive detail covered in the report accompanied with a lot of supporting photos. I would recommend this company to ANYONE! Our inspection was performed May 30, 2013 and aided us in negotiating some credits/remedies for repairs/updates to us from the seller. read more

Sherlock Homes Inspections did a mold test for my condo, but could NOT provide a protocol. WIthout a written protocol I was unable to hire a mold remediator. They all required a protocol. Lab indicated mold but Sherlock Homes could not provide protocol to indicate location of mold. There were NO photos. They tested the air under the hallway air return, and were finished in 15 minutes. read more

What ever you do... DO NOT have Sherlock Homes Inspections do your Well Water Test for VA - FHA loans.... They cost us hundreds of dollars and their test DO NOT meet the requirements for VA or FHA.... It cost us money, time, and the delays in closing almost lost us our dream home. They may be OK with everything else.... but I sure would not recommend them to anyone due to the problems they caused us. read more

He inspected the house I purchased. 5 months later I had a buyer but was told by the realtor that the electrical panel was defective and a fire hazard and had to be replaced. I asked this inspector why he didn't tell me so that I could have the original seller pay for it. His defense was that he didn't know about it. I have since learned these Sylvania panels have been problems for 20 years & all the electricians have been replacing them every time they run into one. The panel cost $1000 and this guy refused to accept any responsibility. Get a reputable inspector because this one thinks he is invulnerable to incompetence. read more

Don't be fooled by your first phone call to this company. They are good at selling themselves but fall short on customer service. Inspected our home end of May . One month later we were Having renovations done and found roof leak that had been there a long time. Rotting wood, shingles collapsing from wood rot. Inspector would have seen this if they even bothered to look in closet attic access which was only 7 feet from damaged wood. Phone calls, emails, text messages sent requesting their findings in writing as to their reinspection . He won't put it in writing, only wanted to talk over phone. Tried to call him and he did not answer. He sent email asking us to call again. Once again, he would not put his findings in writing. The worst customer service I have ever had. This lack of service and lies by the owner of this company has cost us a couple of thousand dollars. If the inspection was done correctly, this could have been addressed prior to closing. Owner believes leak happened after inspection. Professional roofers strongly disagree. The wood could not have rotted that fast. Pictures and affidavits tell the story. Again- customers beware. Customer satisfaction is NOT what this company is about. read more
