A Handy Home Inspector verbally communicated to the buyers of my home that there was mold. The buyers go very nervous about the situation and demanded the drywall in 3 rooms be removed and checked for mold. There was no mold in the walls. I have pictures of inside of all 3 walls. I called Ryan Wambolt on Aug 29, 2024 to let him know about the situation. Ryan told me to call back, which I did today, Sep 19, 2024, to discuss mitigation for his Inspector Jakob Graddy telling the buyers there was mold in the walls. I was then informed there was no mitigation and ended the call. 1. How does the moisture meter determine mold? 2. There is no evidence of mold in the inspection report. I had to pay over $1300 to mitigate a NO MOLD contingency. While at my house Jakob Graddy broke the flashing on the window in the guest room and broke the clips securing the same window when forcing it open. Jakob also left mulch and other debris in my home and went through my closets, leaving them a mess. Be careful scammers! They broke my AC during inspection. Apparently they didn't know it would make sense to first turn an air handler off the right way before switching the main breaker forth and back until the breaker / transformer is friend. They send pictures of my ceiling speakers and talk about the smoke detectors. The completely report is a joke and somehow everything the buyers mentioned they want to replace when negotiating the sales price is now in the report as well. This company are scammers. A Buyer for our home hired them after there realtor referred. I watch as they did their "inspection" and listened while they charged the buyer extra costs for services they had not preformed or Knowledge. After they left I went into the attic to see what could take 45 min to see all the AC duct work crushed and insulation torn up everywhere. I inspected further and found my Ceiling drywall pushed down from these inadequate crooks. The owner hid from coming in and did nothing to resolve the damages they caused. Realtors who use them are uneducated and looking for something in return. Do not Leave these people In your home alone. This seems to be a way for realtors to help buyers get tue sales price lower unethically and unprofessionally. I've found several reviews they've been caught before. read more

We used this company to perform a home inspection of a property, the inspection was done in April, we took possession in late June. They offer a "90 day guarantee", but guess what, the guarantee is from when the inspection is performed, not from when you take possession. So by the time we moved in, in order to discover the damage they missed, we really only had 30 days. We discovered extensive mold damage after 9 days of moving in. Tick tock, tick tock. We immediately called Handy Home and informed them of our discovery. They told us to collect all the invoices of all the repairs and submit them. Well, we did exactly that, but four rooms being completely gutted and put back together, from dry wall to carpet to wood floors to tubs and tile, simply does not happen in 3 weeks. So by the time all the repairs were finished, and we received our last invoice, we submitted the claim the very next day! So even though we reported to Handy the damage they missed within the 90 day window, the repairs were simply not completed by the repairmen in time. In retrospect looking at the Zillow listing, water damage was clearly visible in the baseboards before the inspection. I am an inexperienced buyer, but that's why you hire and inspector, someone who is supposed to know what to look for. Either do your job well or take responsibility for a job poorly done. Among the professionals in the business of Plumbing, Electrical , Carpentry. etc there's the old saying that goes "if you cant do the work critique those who can" this company is a prime example. The Inspector (term used loosely) broke three GFI receptacles cause he was to lazy to pry off child proof caps . He also left pots and pans lying on the counter tops instead of returning them to the spotlessly clean oven. In the yard ho unspooled and threw garden hoses in the yard instead of returning them the way he had found them. Various blinds throughout the house were left crooked and half open, the whole inspection sight was just not left as neat as when he arrived to do the work. and if you factor in the labor and expense of those GFI's I was left with a bad taste in my mouth on a beautiful house I bought in spite of this hack inspectors subpar job of inspecting and reporting problems, in a nice home. Save your money anyone with the ability to read and a library card can perform an inspection on their own and pocket the difference. Save your money! read more
