Where do I even begin... Me and my boyfriend moved in right before the pandemic shut everything down. My boyfriend lost his job so we were struggling to pay for rent, but the people here don't care. They refused to give us a break on the rent even after they sent an email to everyone saying that they would help. You can tell Morgan Properties in general is extremely money hungry. They charge for every little thing. Don't even get me started on the "maintenance team". They're not even a team. Nobody in maintenance or even in the leasing office has any form of communication and it's like pulling teeth to try to get a straight answer from anyone. About 2 months ago we woke up at 6am and our carpet was completely flooded because of a neighbors toilet. Went to the leasing office when they're supposed to be open at 9am and no one was there until 10. My boyfriend went inside to tell them what was going on and they told him to just buy a fan and that will take care of it. I had to call three times to finally talk to someone for emergency maintenance, but they couldn't handle the job so they had to call a company that didn't show up until 6 hours later. We work from home so we didn't have any other option but to walk on a water logged carpet all day that was filled with who knows what since it came from a toilet. The company left us with two fans and a humidifier. They said they would be back the next day to check on everything but they never did and maintenance said they would be checking up on us but they never did either. If you're on the bottom floor, you will hear EVERYTHING from the people above you.. from every conversation they have to even hearing them have sex. Last thing.. my boyfriends car was STOLEN a few weeks ago right off the parking lot. There aren't any cameras or anything outside so there was nothing we could do but call the cops and file a report. A few days ago our neighbor informed us that her car was broken into. Needless to say, we are moving out in a couple weeks and I couldn't be happier to get the hell out of here. read more

This place is HORRIBLE! The new management is terrible, unreliable, unresponsive and ignorant! Caren is one of the worst in the front office. She never has an answer and she repeats information that is known. All of these apartment have MOLD coming out of the vest which they act like they are cleaning but it's not the right way to handle mold. They never fix anything nor answer the request to. This place is a SCAM! Not worth the price and they have hidden charges. Sherry Lake Apartments deserves 0 stars!!!! Please don't rent here. So many residents are leaving and I can't wait to be next later this month. P.S. Been living here for about two years and we are leaving once our lease is up THANK GOD. Been in our new unit for about five months and there is always a maintenance issue. Our doors broke, HEAT broke in the middle of winter, dishwasher was replaced AND the toilet. Also, they had to drill into our buildings water pipe for FOUR HOURS ON TWO WORK DAYS. They also do not plow the parking lot well, they end up piling all of the snow right behind your car so you have to dig yourself out. They are overpriced, have way too many extra fees they do not tell you about beforehand, and they don't care about all the issues going on. The only good thing is the area and the one maintenance guy who is always coming for our emergencies. This place is somewhat decent but at least for us, if you go to Kingston building on the property, stay away. Overall just not a good move for a long term living situation. read more

Do not move here. While the ladies in the office are personally nice, the way in which they are forced to operate is unbelievably horrific over and again. This is a rude, corrupt horrible management company and if you want details from the day I moved in until after I moved out, there are lists. Contact me - it's worth it before you sign into a situation you are likely to regret. Expect horrible service, being charged for things you should not be, not being released from a lease if you get work hours away I another state, and automatically sending any money THEY SAY you owe instantly to collections at the same time they notify you you owe money, and locking your account so you can't even pay online. Worst place to live. They drag their feet with everything. Our washer was broken for 4+ weeks. Our door lock is broken which is considered an "emergency repair" and it's taken them 4 days to come out and look at it. You'll never get a straight answer because there's no communication between management or maintenance. They never replaced the carpets in the apartment when we moved in like they said they would. The place is falling apartment, they did lazy work with repairing nail hole, painting, cleaning. I've rented from other complexes before and Ive never been more disappointed. Spend the extra money and rent from a nicer more decent place. read more

I moved here to be close to my grandson and because the complex had a gym. Almost every time I go to walk on a treadmill there is a woman running classes in the gym with music blasting. I asked her to please turn it down and she did a tiny tiny bit...but with an attitude. I complained to management but heard nothing in response. I can hardly walk out the door without stepping on someone and fear I may fall. This is so unfortunate. Why are they running this business in a hotel sized gym? SHERRY LAKE HAS BED BUGS!!!!! Okay, so here's the scoop on Sherry Lake Apartments in Conshohocken and on the even larger scale, Home Properties. They care more about their reputation and saving money than protecting the health and safety of their residents. Back in January, my roommate and I began noticing little tick-like bugs on the wall. We had just come out of a streak of warm weather and assumed that they were ticks and they were coming inside to escape the impending cold. A couple of months later, I began getting bug bites in my sleep. After two weeks of getting eaten alive in my own bed, I contacted the leasing office. They sent out an exterminator who barely inspected before telling us that we don't have bed bugs because he didn't see any. We had not mentioned bed bugs to the leasing office or the exterminator. The maintenance man that accompanied the exterminator sent him away and then accidentally let it slip that the woman below us had bed bugs. This man was terrified that he had made the mistake of sharing this information with him and begged us to keep the information to ourselves for fear that he may lose his job. Sherry Lake agreed to treat our apartment one time as a "precautionary measure" although they took the position that we didn't actually have bed bugs. After the treatment, I continued to wake up with bites and Sherry Lake/Home Properties send the exterminator to check again. He saw no visual signs again. I went to the doctor who was able to tell my definitively that my bites were coming from bed bugs. We hired bed bug sniffing dogs to come in who's accuracy rating is 97.5 percent! Both dogs they brought in alerted which indicated the presence of bed bugs. Sherry Lake still would not recognize that we had bed bugs. It was not until we found two live bugs, put them in zip lock bags, and sent pictures to Home Properties that they were willing to acknowledge the problem. Not only did Sherry Lake/Home Properties refuse to acknowledge a problem for nearly a month. They constantly told us lies in order to keep us and our neighbors in the dark about the whole issue. Lie #1: We were told that the woman below us had a "minor incident" in which the exterminator "only found one or two bugs." Through talking to my downstairs neighbor, we were able to find that she had, what the exterminator called, an "infestation." Minimizing a problem of this nature that is directly below our home was extremely insulting and concerning. Lie #2: We were told that Sherry Lake had never dealt with a bed bugs issue before. Since this statement, we have found out about at least two other incidents that have happened at this property in the past few years. Lie #3: We were told that we were not allowed to talk to the extermination company due to the exterminator's policies. We were able to find the company's contact information and spoke to a representative who was happy to speak with us and give us every piece of information that we needed. This has been an absolute nightmare for me and my roommate who abruptly had to move out of our apartment without having another living situation lined up. We are so fortunate to have the resources to fight the complex and get out of our lease. There are so many people living there still who are not equipped to fight this evil company. If you know anyone who lives there or is thinking about moving in there, please pass this message on to them. read more

I have lived here for 8 years and for almost TWO WEEKS my air conditioning was broken (our choices were 58 degrees or 90 degrees), we had to put in many noted to the office that it was broken but they never sent anyone to fix it! The workers are nice but the management system it HORRIBLE!!! It was fine when I first moved in but now that I have been here for so long this place is getting bad! I am old enough to know how rent and money works and my mom shows me the bill as little learning lessons and when I see the prices for a two bedroom apartment with one bathroom it is the same price as getting an apartment in Brooklyn NY!!! That is absolutely insane!!!! A place in a suburb should NOT be the same price as the same exact thing in a major city!! I personally have no problem with the people in the office but I do have one request for the pool, GET A HEATER!!! Nobody wants to swim in ice water!!! I'm sure that if it gets any colder it will actually freeze!! I don't want to sound too harsh but there are definitely things to work on. My mom and I had to bang on the wall a few years ago because our neighbors would be constantly fighting and I was sick one night and I was in my moms bed and I hear cursing and yelling and I was SEVEN I should not have been allowed to hear what I heard that night I could hear them even when they went into the living room or something. This place is the most overpriced apartment I ever been in. But even worse, don't try to break a lease during a pandemic the office will use every legal loophole and all crannies in the business to make you pay more then you can imagine for a run down, bug infested, shack, on the edge of a mosquito run lake -outside the fun part of Conshohocken. The office staff has zero empathy or ability to make a discretionary judgement to help any human being in a crisis. They flat out do not care. They also do not care that Governor Wolf and the attorney general have taken our livelihoods from us by closing businesses and the office staff does not care the effect their late fees and lease breaking fees have on every day out of work Americans. Don't rent here ever, but if there is another pandemic and you are renting here, be prepared to use a lot of Vaseline to get the feeling out of you know where when you finally pay the last check to this crooked establishment. SHORT STORY - DO NOT MOVE HERE. READ FURTHER IF YOU WANT THE DETAILS.... So I lived here for 5 years. The first 2.5 years were great. The maintenance team was great and timely, the management team was friendly and the grounds were clean. About 2.5 years ago almost the entire maintenance and management team left. Now, the grounds are dirty, the gym isn't maintained, I have to fight with the maintenance team to get a parking space close to my apartment. My opinion is that paying residence should get that option. During the ONE snow storm we had, it took the maintenance team 1 week to snow blow the walk way to the gym and outside my door. Not to mention they called me once and told me they misplaced my apartment key and if I could bring my key in so they could copy it. I asked for a change of locks and they told me "not to worry about it". The management team is HORRIBLE, I nicely brought these issues up to them and they did nothing. I am supposed to resign my lease in a week or turn in my two month notice to move out. I have yet to receive my leasing options and I called the office and they said they "Oh well, we will send it to you when its ready". Needless to say, I found a new apartment. read more

Ever since they were bought out they've gone incredibly down hill. If you have an issue that isn't an emergency (leak, fire, etc.) don't expect maintenance to come out for at least 2-3 weeks to fix it. My dryer broke and it took them two weeks to come out to look at it, they realized they didn't have the part they needed to fix it so they ordered it. They ordered the wrong part so it took nearly 5 weeks in total for this issue to be resolved. I paid extra to have a dryer in my apartment and when asking for them to credit that amount to my rent for a month since I was out of my dryer for a month they refused. There are also mold and vermin issues all around the complex. You can find many other places in the surrounding area where you can get a very similar rent for a substantially nicer apartment that includes many more amenities. If I could rate this complex as 0 stars I would. I would advise anyone considering moving here to really consider moving somewhere else. read more

I agree with Livewire! I am going on my 3rd lease here. My 1st renewal was a reasonable increase under $30 monthly with Home Properties, this time with Morgan Properties it went up way more. It was suggested to me by an employee to see if I could negotiate the rent increase and they wouldn't budge $1. The demeanor of the staff has went downhill drastically as well as the service. I put in a maintenance request that I didn't have water pressure. Several days went by and I had to call in and check on it. It was missed, I was told. I also called as I heard running water in the walls of my apartment. They came out to check and dismissed it as a someone flushed the toilet. No this went on for hours and then days...I call again in the middle of the night as there is now water dripping out of the ceiling in the hallway. The neighbor below me moved out and a pipe had burst, leaving the apartment below me flooded. Maybe if someone listened the 1st time you would have had less damage. My floors now have soft spots all over the place where they likely never remediated the water issue properly in the ceiling. My drains are always clogged. The walls are beyond paper thin! I can hear the most minimal conversations from below me over the TV. The pool has the roughest surface on the bottom that you wind up with raw feet if you don't wear water shoes in the pool. The life guards they hire sit on their phones the several times we were there. There was an incident of a boy not being able to catch himself and kept going under, the lifeguard jumped in after other adults were already there, fully clothed and was having a hard time even holding herself above the water. Yes, they added a putting green which I have yet to see anyone on. They also added outdoor workout equipment, that is a safety concern as there sharp parts all over it. The playground was a great addition. They really need to focus on the mosquito issue. You cannot be outside more then 5 minutes to enjoy the outdoor items they have added. They have cleaned out around the lake and the overgrown areas throughout the complex. Overall the pricing was reasonable, however I see they are asking way too much for what its worth now. Focus on updating the apartments and then worry about the amenities. read more

Do not move in this place! Yes, it has a great location, but that's about it. Rent was overpriced. Walls are SUPER thin. I had the pleasure of listening to my upstairs neighbors relieving themselves every morning, conversations, footsteps as if the ceiling was about to cave in, the fine aroma of cooking dinners throughout the vents, etc. It's equivalent to living with strangers, but more awkward. Apartment upgrades were promised to me when first moved in but kitchen still had old appliances and disgusting laminate counters. Did I mention the awful customer service and the lack of knowledge by a few unnamed employees in the leasing office? It's like pulling teeth. Maintenance was above average at times. read more

SHERRY LAKE HAS BED BUGS...Anyone who lives here currently or is considering renting here should be aware that the property has a serious bed bug problem that is not being handled properly by the management company. Our experience is this...Both my daughter and her room mate were being bitten. The property tried to cover up the fact that the unit below had an infestation. Despite the well know fact that when one unit in an apartment complex is exterminated the bugs will travel to neighboring units, the property would not treat my daughters apartment (despite pictures of bites on both girls, doctors notes confirming that the bites were in fact from bed bugs and confirmation of the presence of bed bugs in the apt. by 2 bed bug sniffing dogs). Management continued to maintain that the unit did not have bed bugs because they could not see visual signs during the 5-10 minute inspections that were performed. These bugs are nocturnal and until there is a full on infestation you might not be able to see them during the day. They also put down "monitoring systems" which were plain old insect glue pads. Anyone with knowledge of bed bugs knows that they are drawn to human blood and it is unlikely to actually find one in a glue pad. Also, based on this the property denied that we had bugs in our unit. The management is more concerned with covering up the problem and saving money on exterminating all connected units when an infestation occurs that the result is they do not protect their residents. Do not rent here. If you are a resident be aware that management will do everything and anything to keep this information from you and will not take proactive steps to protect you in the event that one of your neighbors has an infestation. read more
