I just moved into Birchwood Estates on Friday February 27, 2026. I live in a one bedroom, downstairs unit. I'm using these photos of proof that this is what I was given upon move in. This apartment is extremely dirty, has several significant damages that need to be repaired and I just moved into it. I was told I would be getting an upstairs unit with new appliances and renovations. That is clearly not what I received. The employees of SVN that I've worked with also do not handle things in ways they should. I was first in contact with a Lindsey, but then she went on maternity leave. And she didn't disseminate information at all to the woman that would be taking her place. Jessica is the woman that took over for her and I had to resend my application after it was already completed and turned in because THEY lost it. I also had to submit all of my documentation again, because Jessica had no access to Lindsey's information or files. I had to also deal with a woman named Julie who works with SVN in their corporate office. The woman acts like she knows so much because she "worked for the public housing authority" as she loves to throw in peoples faces. But the apartment couldn't even pass an inspection on the first try. If she knew so much why are these apartments so FILTHY and in such despair? While I do believe in giving people grace, this is extremely unacceptable and should have been taken care of prior to my arrival. The apartment door wasn't even locked when I went to move-in. The bathroom door was not attached to the wall and black mold growing on the tub with everything being significantly FILTHY! Once again, I believe in grace and I can understand just about anything but this is preposterous. How can you even get excited to move in, when this is what you moved into. This has been so disheartening and disappointing. (This is also just MY EXPERIENCE, everyone may not get this experience or treatment. But, this is how MY situation was handled.) UPDATE: As of Thursday March 5, 2026 The apartment isn't even livable at this point. There is water coming up through the flooring. I found out I won't be able to shower because the tub has holes in it and that's partially why the flooring has water underneath it. The landlord Jessica came to do a walk through of the apartment. While I can appreciate her taking my concerns, this apartment should not look like this! This apartment shouldn't be in this much disarray. I'm not looking or asking for perfect. But this isn't even livable. And these people get assistance from the government to house me because I am a VETERAN!!!!!The apartment had to pass an inspection and it failed the first time. They sighted only smoke detectors had issues but clearly there are other things that need to be handled. The people that own this complex are a bunch of slumlords taking advantage of people in vulnerable situations and giving them crumbs and telling them to be satisfied. They haven't come to fix ANYTHING, and they need to get approval from the dirt bags that own the complex in order to even do renovations when they should have already BEEN done PRIOR to my arrival and move-in. LLC, in Hattiesburg, Ms. I do not suggest anyone renting from this management company. They refuse to do repairs by either completely ignoring them or giving you the run around. I have a balcony and stairs that are unsafe for my child, they have completely disregarded this complaint that was made the first of November. The balcony appears to be coming off of the building, the posts on it are so far apart that my son can walk through them. Their resolution was to put lattice on the inside for my son to climb over. This has not helped, the railing is still extremely poor on the balcony and the stair posts are still super far away and coming undone from the stairs. In addition, I have a leaking bathroom ceiling that pours when it rains, potentially causing a fire with all of the electrical wiring. I complained about this a month ago and I am still forced to live in this fire trap, they have made no effort to fix this. I have black spots coming through the paint on my bathroom ceiling, I can only assume this is mold and/or mildew. They told me I was free to go without my deposit if I felt it was unsafe. I just moved in in November so I do not have another security deposit to put down on another place. This management agency refuses to do anything. I have already given them 2 written notices for repairs, which they refused to sign stating they are not liable but they will let the right person know. The first notice was less than a week after moving in and the second written notice was 12/3/2014. In addition, I also text twice on 12/27/2014 as well as 1/15/2015. I have also been refused contact information for the repair man or the property owner.

Despite being a half mile from campus, I haven't had any problems with loud student neighbors. Everything is kept up, the pool is nice, and the location is very good (1/2 mile from USM, 1/2 to a grocery store, gym is under 5 minute drive away, etc.). My only complaint is that the intersection of 38th & Montague is dangerous: no sidewalks and I've seen/heard more than a few accidents nearby. Despite the proximity to campus, I'd recommend driving. 38th needs traffic lights or stop signs. But beyond that, the apartments themselves are good.

She gave me an email address that I could request a reduction of the overcharge. I wrote a letter and explained why I didn't owe, what I was being billed. You may have a great experience but I felt that it was my duty to alert potential renters so that they could be prepared for some of these issues.

We could not get the piss smell out of the closet. they came to clean the carpet 4 days later but the piss smell remained. Obviously everybody knows you can't get cat piss out of a carpet. So exactly 8 days no I'm sorry 9 days after My daughter moved in and could not move all her shit in her room and could not hang her clothes in her closet, They decided to replace the carpet. I had to be there because we were responsible for getting the furniture back her bedroom and she had class. So it was left myself to move the furniture out of the room.I asked the carpet guy if he was changing the padding under the carpet, he said no I was only informed to change the carpet. I'm like well The cat pisses on the padding too. Everybody knows that it soaks from the carpet to the padding.in his words to me they only do what they need to do so they don't have to pay. He then told me don't be surprised if you get charged for this. They typically charge the kids for everything. My response was oh hell no they won't. Thankfully, I was there and he cut out a piece of foam padding to change out in the closet that's where the smell was coming from. Yet they have nerve to charge me $50 carpet cleaning fee on my other daughter's apartment because she moved out. Beware management is a smart ass. I asked to speak to the property manager. I was given his name James and I was told he would not return my calls. Then I submitted my renters insurance, but yet was being charged for it. So beware monitor your monthly rent charges. The people at the front desk are like little Parrots . They tell the leasing manager the issue and she tells them what to say. You can hear her in the background. It's only at last resort will you speak to her. Yes the property is close to school. It is a community of college kids. You don't have to worry about any complaints and pool is only college kids. You can get cheaper apartments but I did not want to risk her moving into an apartment with one lease and somebody dropping out of school. This was a little bit more secure for me financially. But I come to find that their answers of "we cannot do anything for you " and they're not going to work with you is key to them. The maintenance guy is very nice. So my second daughter moved into the her apartment with piss smelling carpet the stairwell and landing to the upstairs rooms is dirty and disgusting. I vacuumed it and what we got out of that carpet was horrendous. I actually sent a picture to them. Maintenance tells me they can't clean any thing other than the bedrooms if the complex is occupied which there were two roommates already in it. So they can't clean the carpet between renters. Disgusting. But we know for a fact, her room wasn't even cleaned, but I'm sure when we move out they wanna hit us with a cleaning fee
