I just moved into Birchwood Estates on Friday February 27, 2026. I live in a one bedroom, downstairs unit. I'm using these photos of proof that this is what I was given upon move in. This apartment is extremely dirty, has several significant damages that need to be repaired and I just moved into it. I was told I would be getting an upstairs unit with new appliances and renovations. That is clearly not what I received. The employees of SVN that I've worked with also do not handle things in ways they should. I was first in contact with a Lindsey, but then she went on maternity leave. And she didn't disseminate information at all to the woman that would be taking her place. Jessica is the woman that took over for her and I had to resend my application after it was already completed and turned in because THEY lost it. I also had to submit all of my documentation again, because Jessica had no access to Lindsey's information or files. I had to also deal with a woman named Julie who works with SVN in their corporate office. The woman acts like she knows so much because she "worked for the public housing authority" as she loves to throw in peoples faces. But the apartment couldn't even pass an inspection on the first try. If she knew so much why are these apartments so FILTHY and in such despair? While I do believe in giving people grace, this is extremely unacceptable and should have been taken care of prior to my arrival. The apartment door wasn't even locked when I went to move-in. The bathroom door was not attached to the wall and black mold growing on the tub with everything being significantly FILTHY! Once again, I believe in grace and I can understand just about anything but this is preposterous. How can you even get excited to move in, when this is what you moved into. This has been so disheartening and disappointing. (This is also just MY EXPERIENCE, everyone may not get this experience or treatment. But, this is how MY situation was handled.) UPDATE: As of Thursday March 5, 2026 The apartment isn't even livable at this point. There is water coming up through the flooring. I found out I won't be able to shower because the tub has holes in it and that's partially why the flooring has water underneath it. The landlord Jessica came to do a walk through of the apartment. While I can appreciate her taking my concerns, this apartment should not look like this! This apartment shouldn't be in this much disarray. I'm not looking or asking for perfect. But this isn't even livable. And these people get assistance from the government to house me because I am a VETERAN!!!!!The apartment had to pass an inspection and it failed the first time. They sighted only smoke detectors had issues but clearly there are other things that need to be handled. The people that own this complex are a bunch of slumlords taking advantage of people in vulnerable situations and giving them crumbs and telling them to be satisfied. They haven't come to fix ANYTHING, and they need to get approval from the dirt bags that own the complex in order to even do renovations when they should have already BEEN done PRIOR to my arrival and move-in. This was handled so piss poor. People looking to move into these apartments, do yourself a favor and DO NOT!!!!!!!!! I repeat DO NOT MOVE HERE, YOU WILL BE DISAPPOINTED!!!!!!!!!!!!! After taking several months to think about this and getting no results, I have decided to speak out…read moreagainst my apartment management agency, Best Realty Management Co. LLC, in Hattiesburg, Ms. I do not suggest anyone renting from this management company. They refuse to do repairs by either completely ignoring them or giving you the run around. I have a balcony and stairs that are unsafe for my child, they have completely disregarded this complaint that was made the first of November. The balcony appears to be coming off of the building, the posts on it are so far apart that my son can walk through them. Their resolution was to put lattice on the inside for my son to climb over. This has not helped, the railing is still extremely poor on the balcony and the stair posts are still super far away and coming undone from the stairs. In addition, I have a leaking bathroom ceiling that pours when it rains, potentially causing a fire with all of the electrical wiring. I complained about this a month ago and I am still forced to live in this fire trap, they have made no effort to fix this. I have black spots coming through the paint on my bathroom ceiling, I can only assume this is mold and/or mildew. They told me I was free to go without my deposit if I felt it was unsafe. I just moved in in November so I do not have another security deposit to put down on another place. This management agency refuses to do anything. I have already given them 2 written notices for repairs, which they refused to sign stating they are not liable but they will let the right person know. The first notice was less than a week after moving in and the second written notice was 12/3/2014. In addition, I also text twice on 12/27/2014 as well as 1/15/2015. I have also been refused contact information for the repair man or the property owner.

As a relatively new tenant at The Cottages, I feel compelled to share my experience. My biggest…read moreissue: the place is infested with roaches and other bugs. But let's start from the beginning. Management allowed me to move into a filthy and broken living space without a second thought, yet they were quick to take my security deposit, which was the equivalent of the first month's rent (plus additional rent). On my first day, none of the lights on the first floor worked, and the floors were in such bad shape that I preferred to keep my shoes on indoors. Some sockets didn't even have light bulbs. I was scheduled to move in at sundown, so we had almost no light to see. There is a large piece of wood shrapnel protruding from the staircase guardrail, which could easily stab or cut someone. This hazard was noted during the move-in inspection, but it remains unfixed. When we brought up these concerns, management argued that they were only responsible for our designated rooms. However, my room had black mold in the vent right over my bed, the carpet was so dirty that my socks turned black from walking on it, and there is paint bubbling on my walls. Every wall on the first floor is dirty, and there are still holes from where the previous tenants mounted a TV. But all of that pales in comparison to the ongoing pest problem. Since day one, I've encountered roaches and other pests throughout the apartment, especially in the kitchen. Management has shown little interest in resolving the issue. They called pest control once that I'm aware of, and the technician was here for all of six minutes. It took me four calls over the past month to get them to even acknowledge that it is still an ongoing problem. As of today, September 3rd, 2024, I still find roaches and bugs in the kitchen, and they're even getting melted in the dishwasher. Management seems to treat every concern as if it's at their discretion to address. For example, when I reported an extremely rusty and dirty bathroom vent, they told me they don't handle rusty appliances. Unbelievable. I've documented the roach incidents in videos: the first was on August 15th, the second on August 19th, the third on August 23rd, and the most recent on September 3rd, 2024.

Recently, I was told I'd have to move out of my…read moreapartment for two weeks due to "cleaning," even though I have class and need to stay in Hattiesburg during that time. I'm still being charged full rent, even though I'll only be able to live there for one week. On top of that, I'm now forced to spend over $1,000 on a hotel or Airbnb just to stay near school. That's a huge burden, especially for a college student. My family chose The Cottages over cheaper options because of the safety and great location. We were okay with rent going up $100 this year just for peace of mind. But this situation feels like we're being taken advantage of. I've reached out to management asking for a fair solution--prorated rent, early move-in, or help covering housing costs--but nothing has been offered. We've recommended The Cottages to so many other students in the past. Sadly, this experience has completely changed how I view this complex.
