Demo- if you are removing old counters & backsplash, be prepared for some slight repairs & touch-ups on cabinets and / or trim. Also, they do not remove your existing faucet, garbage disposal, oven vent etc. Nothing plumbing or electrical. If you add tile on a wall where there previously was none, expect to need longer machine screws to put the outlets back. If they don't notch out the tile for the plate covers they will not be as flush. We found both of these things out the next day while trying to put the outlets back in & covers on. If using your existing sink, the sink clips may not fit with new counter. We had to remove sink & caulk under. I hope this gives some insight for others as we had no clue of the process going in.

I walked into the office looking for Margaret who had helped me with market analysis previously. After finding out that she had moved to Texas, I was introduced to Linda. Linda told me that the house would not have a problem selling that professional photography would be done, including aerial photos of the area to show proximity to the beach. She told me the house would be cleaned and that it didn't need to be staged. She really sold me on all the extras she would do and everything would be taken care of. Because I live 2 1/2 hours away, she assured me that she would take care of everything. I asked her for updates once a week which at first she provided. Then they became less frequent with excuses about why the house wasn't selling and that the market wasn't great, etc. etc. instead of offering advice on what to do get the house to sell. Initially, the house was way overpriced and by the time Linda realized what was happening with the market it was necessary to lower the price significantly in order to get the house to a competitive price. I did not want to appear desperate to sell. So we lowered it incrementally, twice. Linda had scheduled an open house for July 13 and the listing expired July 10. She was so out of touch the listing expired without her realizing it. That was the last straw. I fired her and hired a new real estate agent. As of first time seller, it was a hard lesson learned on my part to interview agents before going forward. What upset me the most, and the primary reason that I feel compelled to leave this review is she was dishonest. After firing Linda I went to the house to check on things and to interview new agents. I was shocked to find nothing had been cleaned, there was a lot of dirt left from the previous tenant. I had left cleaning supplies and a vacuum so that she could hire professional cleaners. It was filthy. So I spent five hours cleaning the house myself. She lied to me and told me that the dishwasher had been repaired. It was still broken. I honestly feel like Linda was trying to make the absolute most money and doing the very least she had to do to get the house sold. To me that shows lack of integrity work ethic, and her lack of honesty means I will never recommend Windermere Ocean Shores as long as she is there.
