    I had a very disappointing experience living at this condo community. The neighbors were generally…read morenice, but management was extremely difficult to deal with. Communication was poor, emails and messages often went unanswered, and simple issues took far longer than they should have to resolve. Move-out and deposit handling was especially frustrating, with long delays, lack of updates, and constant follow-up required just to get basic answers. It felt like residents were expected to strictly follow rules while similar issues from others were overlooked. Overall, the lack of professionalism and responsiveness made what should have been a straightforward experience unnecessarily stressful. I would strongly recommend future renters ask detailed questions about management responsiveness and policies before signing. I moved since February and Still don't received my Security deposit back! With no updates and No answers yet.... Very disappointed with this poor management!!!!!!! I called today I get a very rude response from Erica! Basically acting like the money is coming from his pocket. I wish I have the property owners number or Email to contact them, to show the evidence of how I get treated during this past 2 months! Only thing we were asking is our security deposit back Simple !!!!!

I would suggest this place to anybody. Anytime I had a problem it would be fixed within 1 to 2 days. I have nothing bad to say about this place. When I did move out I got my complete deposit back and was very happy.

In 2020, I became seriously ill with COVID for three months, lost my job, and was waiting on Florida unemployment that took nine months to arrive. During this time, I worked directly with management (Elaine) and secured COVID rent relief through Lee County while coordinating an approved move-out due to a family emergency in South Carolina. I provided proper notice, documentation, and authorization so the property could continue receiving rental assistance after my departure. Despite this, the assistant manager, Jennifer--apparently unaware of the existing arrangement--failed to forward any correspondence to my new address / notably an FCRA violation , and instead posted a balance notice on my door after shew knew I had already vacated. In addition, this occurred while I was protected under the CDC eviction moratorium. Years later, this mishandled situation surfaced on my credit report and was referred to IQ Data International, who have refused to properly investigate, negotiate, or remove the account despite multiple disputes. Although it has been removed by other bureaus, it still remains with Experian. This entire issue stems from the apartment complex's failure to follow through on an active COVID Rent Relief arrangement and properly manage tenant communication during a federally protected period. The consequences have been severe and long-lasting. Proceed with caution.

    This place will nickel and dime you. When I first moved in, my apartment smelled of cigarette…read moresmoke. When I told the person at the leasing office, they insisted they did the walk through themself and asked me to show them. Which I did...and I was given a ventilator and had to wait a few days for my things to able to be moved in. I had to re-clean the apartment from their supposed walkthrough: grime and grease all leftover in the fridge, rusted disposal, stains on the carpet from bleach, and pubic hair in the bathroom sink are all apparently okay things to leave in the apartment for a new tenant. However, I cleaned what I could, and after a few days the ventilator had cleaned out the smoke smell. It did not end there. Maintenance is worthless. When I told them that my dishwasher was installed incorrectly so that it leaks, they said I was right, but that they don't have time to fix it, so just put a towel down instead. They refused to replace the aforementioned rusted disposal, and said that cleaning it regularly was all I could do. I pay for a gated community, but for months, the gate was wide open. They even started to experience car break-ins at this time. They changed the locks to smart locks, that was then an additional fee onto my rent. I could not opt out of the trash service, despite living right next to the compactor, so that was an additional fee on my rent. They tell you it's a special deal to upgrade apartments, but they only revoke the application fee. There is a monthly pet fee on top of the additional pet deposit, which all of these are an additional $25 onto your rent. If they are trying to get me to move out to renovate the old apartment, they're doing quite a good job. I am finally moving out (after they tried to tack on a late notice for my move out date of $1,660). Now, I have been charged a late fee for my rent, even though I have automatic payments installed. I disputed, as the payments are done through the portal, and it looks like a glitch occurred, removing my automatic payments. After explaining this, and using this process for the whole three years that I've rented here, they insist that I am still to pay this $125 late fee that is not my fault. For some positives, the neighbors are splendid, and the views are nice. It is in a very convenient location to Belltower shops, grocery stores, gas stations, and is still out of the way of general traffic. All in all, do some extra research before settling here. Rent alone is exorbitantly high, but you can add on even more with just general fees.

But let me start from the beginning, my wife, Susan Frank & I were looking for our forever home for the last 3 years, we finally gave up until our nephew showed us Sposen Homes website. Got right on a plane, walked into the office and then our dreams came true. We knew it was destiny when we met Matthew Sposato. Matt is knowledgeable, caring, patient, my wife is happy and we got a new family member. Our house was built 2021 with no problems I would recommend Sposen Homes to any one But my wife already does that. Im a lucky guy, happy wife, AND a great friend & nephew any questions or problems(which is none) about the house she calls Matt who set her straight (one less headache for me!) They helped themselves to an Alleged COMMISSION of upwards of $22,000…read morethat was NOT listed in the Closing Statement, the bank had no knowledge of it and we were NOT presented with ANY HOME COMMISSION rates, agents etc. He was fired before they even cleared the lot and refusing to return that STOLEN money. I have proof! Stay away from Sposen and all of the affiliated businesses. DO not believe the words they say, Example, them saying that using the title company or pool affiliated with them or business partnership they have could save money by saving time since they work so closely with each other. Or they offer money off to use them. It ends up a "credit" that they charged back to me. Also, the Fact of the matter is that it is OWNED by the same person and therefore they can actually conveniently delay certain parts to allow for alleged increases in another. VERIFY everything. If you are told an increase was because of "Delay in Permit Approval" check the public records and see if the delay was actually with the city or county (they will say Site Specific) OR if it was Sposen themselves who did NOT file for the permits until MONTHS later. As if that were not bad enough, IF you have a rate increase and they allege the use or price of dirt or Pool... check and see who owns that as well. Ask for proof of expenses and it will be refused. DO NOT wait until it is time to obtain the CO. Also if you do end up making it through and its time to move in make sure that ALL repairs or imperfections are repaired or resolved before you sign the final documents. READ everything carefully as it may say that once you sign and move in they are NOT liable for it or it becomes a warrantee issue. It is hopefully only a matter of time before he is officially stopped but until then ... WORD OF MOUTH AND TRUE EXPERIENCES .. WARN OTHERS BEFORE IT IS TOO LATE.
