No it's not but it is what every other "luxury" building promotes some amenities like a gym that will get the job done and a lounge area for guests with a pool table and few broken sticks that need to be replaced. Yes the walls are incredibly thin, you could hear someone sneeze in the bathroom, yes the appliances are cheap, just like every other rental in the state 9 times out of 10. BUTTT the apartment itself is very nice and roomy for 2400ish of course this may vary but as of 2025-26 a 1 bed room 820 sqft is a pretty solid deal here, i went to Sofi down the street there apartment was smaller, dirtier and cost more. I like the tallish ceilings about 9ft, the side I stayed on I got lucky I had pretty nice neighbors, but the side where the gym is and main entrance does smell like marijuana all the time. Everytime i walk by it was super loud always random apartments playing music and because of the thin walls I can see how that is an issue to many people. You do live by the swamp if you decide to move here so the smell is pretty awful during the summer but doesn't seep into the apartment at least I have not had that issue. Maintenance is ok, they are pretty lazy but as expected they try to push the work as much as possible. The garbage room used to be disgusting over the weekends but I will say it has gotten much better. The front is great however, Maya is super nice and responsive at least to me she has been. If you need to be in north jersey looking for something that relatively big with "modern" cheap luxury this place is not bad at all. I've toured the corner apts with the view of the city is very nice a bit more pricey but still cheaper than a lot of surrounding spots. Honestly 3.5/5 is as honest of a review you'll get. If you're not a POS person you'll get a long great with management and you won't really have many issues than any common apartment issues Reading the other reviews about people being evicted for no reason is highly unlikely and seems like they were more of the issue rather than the place itself. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

It's not rodent infested no bugs the gym has been upgraded yes there are some minor things that go on, but that would go on in any dwelling. You're never gonna make everybody happy no matter how hard you try. I'm not saying that there shouldn't be some improvements in the building, but it's nothing detrimental. You have common sense, thinking people that have open door policies. It's a nice place to live. I just think if the tenants would all have a meeting and we as tenants only discussed this amongst ourselves we the residents could make it better on our own. We could easily police the building ourselves and do our part to make it a better place to live as well ,It's a building that you can commute to New York City very easily. It's a quiet area to live. Cars were flooded in the past and were destroyed - as such, tenants moved out. If you have an issue with a noisy, harassing neighbor, you need to take them to the Nutley Court yourself as management will NOT intervene and abide by the Lease you sign. They also play funny with $ they owe you when you vacate. Steer clear and look elsewhere! I hope this doesn't get taken down as they pay companies to remove bad reviews.

First, be careful if you still live there, as they stole $565 from our security deposit. Management sent an email stating that they would charge a cleaning fee, but then ultimately they used a portion of our security deposit to replace the washing machine?!! Which we left in a good condition!! We will be contacting a lawyer regarding that. If you are thinking about renting there, let me tell you about the issues we faced there in the last 2 years. Our packages were getting stolen, and the management did not do much until, we, "the residents", started reporting the incidents to the police, and the person who was stealing the packages still lives in the building until this moment! More than once , there was an unleashed pitbull running around the cars and in the kids area! Of course, I called the management and they did nothing as usual. Also, they charged us an entire month of rent for an empty apartment despite that we lived there for 6 years, and we never were late a day to pay our rent on time, even during COVID. A 45 days notice was not enough for them I guess! During our last year there, I didn't feel safe, and it was not worth the $2500 we were paying. We are glad to be out of this complex, and I will never recommend it to anyone.
