This one star reflects my experience with Silverwood properties and Ken Shapiro. If I could give worse than one star I would have!! He knowingly sold a property and advertised as a residential that was not residential. He knew we were looking for house for our son to live in. This house is licensed as Office only and Not for living. Almost two years later & thousands of $$$ we are still trying to get our permit so we can remodel the unlivable house to change it from commercial/office to residential. Costing thousands of dollars more for this difficult conversion. Not to mention recommending an unlicensed builder who works for him and stole over $40,000 from us and ran away. It is worth mentioning this realtor encouraged us to pay more than $50,000 of asking price to get this house because he said he has other offers. He also refuses any calls from us. I do not recommend this realtor to any one! The worst! A nightmare! Wish We Never Met Him! read more

This rating reflects my experience with John Mitri. If i could give 0 stars, i would in a heart beat. Worst experience in my life and i hope no one has to deal with his discriminatory attitude and unprofessional mannerisms. Having him represent your company is really unsettling and I am truly embarrassed for your company. It was flabbergasting watching how John Mitri handled the showing in Lincoln Heights on griffin Firstly, in regards to the showing, he was extremely shady and misled not only us but the rest of the people who wanted to view the house privately. We set an appointment to see the house as a private showing and it was a full blown open house with a line of people. Not only that, he was just sitting there on the porch slumped over just saying, "next, next..". Completely unprofessional. Secondly, for being a man of color, specifically a Latino in a predominately Latino neighborhood, the way he spoke to his people vs white folk was incredibly disheartening and unsettling. I wanted to puke at the sight. Mind you, i'm a very light skinned Mexican and my boyfriend is an obvious white guy. To continue on the awful experiences witnessed today: There was asian man on a bike, who was simply just observing what was going on, since a bunch of Caucasian people were in line and its obscure in that neighborhood. John Mitri kept rudely and condescendingly asking if he was going to come in or not, multiple times. Not sure who John Mitri thinks he is, but John, check yourself and your background before you come into a neighborhood and start disrespecting the community with your little scrunchy pants and bad attitude. Thirdly, John Mitri was definitely being discriminatory. According to the ethnicity and the assessment he held in his mind of who made the most money, is how he went about engaging in conversation or not. To all the white young hipsters, he made sure to kiss their ass and make sure they had his number, and really take time to speak to them. To whomever he decided didnt make the cut, he didnt give time of day to. We kept trying to ask him questions and he'd reply real douche-bag like with "idk google it" "im not going to tell you what you cant do and can do" super rudely. Also, as we were asking questions, he'd cut us off as if our questions werent important to him so he could talk to other people walking by. Might I add, the home didn't resemble what was in the photos either. read more

As an investor, I've used Ken for two real estate purchases and he is my go-to guy for Northeast L.A. and the surrounding area. He is a very hard worker who will bring you lots and lots of options very quickly, has a lot of pocket listings, listens and will do everything in his power to make you happy and get your repeat business. His office is also very helpful in smoothing out the escrow period and continues to help after close. Ken is also (somewhat aggressively) a great salesman. He is not the kind of agent that simply agrees with everything you say, least of all any reservations that you have. He will make a very convincing case for most listings. He is eternally an optimist, and often a very convincing one at that. However one upside of this means he has a lot of good ideas for how to make properties work, and it's true you can't fault him for having a good stock. I met Ken about 15 years ago when I had purchased my first two rental properties (both in Echo Park). I believe Ken was just starting out as an agent (at least in that area). I kept in touch with Ken's activity via his newsletters, and I always liked perusing his new listings and learning about the market from his notes to his readers. Recently I contacted Ken to help me sell my duplex in Echo Park as I know he is THE expert in this area. It's only the second time I have sold property, and I was shocked at how seamless and easy going Ken made the transaction. (I don't recall my first sale being this easy.) His advice on the ideal listing price (lower range is best in this market, to encourage more buyers/a bidding war) and prediction on the time to escrow was spot on. He knows the area and the market well. He quickly established rapport with the buyer's agent (and really, all the agents who represented offers), and when it came down to the dreaded request for repairs or credits, Ken made a great recommendation - an easy concession that appeased the buyer. When an issue concerning a misunderstanding came up, Ken owned up to it and did the right thing. His word is solid, which is something you (sadly) cannot say of all real estate agents (and those who buy and sell frequently in LA will know what I mean by this!) I was happy with the price (a decent amount over asking), and we were able to close our 30 day escrow early by almost a week (it would have been even sooner if the buyer didn't have to wait for her funds to get transferred out of her brokerage account). I found Silverwood Properties on Yelp and wish I had chosen someone else. My husband and I were shopping for our first home and were in the lower end of the price spectrum-- which I'm sure is why we are dissatisfied with the service we received. We did all of the searching ourselves on MLS, Zillow and Redfin and asked Kate to set up viewing appointments. Ken sent us one listing-- that was completely outside of the neighborhood where we were looking. Once we got into escrow, Ken never clearly explained the process. We were pretty confused the whole way through. Also the office was disorganized, and tasks were handed off to various assistants without any real continuity. I was being asked to sign off on documents that I had never received, and did half of the following up with the title and escrow companies myself. While we did end up with the house we wanted, we did most of the heavy lifting. So if you've got a challenging budget, don't want to waste valuable time waiting for Ken to send you listings, and don't want to project manage your own closing, I would suggest looking elsewhere for a broker. I will say that the two bright spots were Ken's recommended lender, Dave Kutner, The Friendly Lender, who is extremely helpful.
