Some of the vendors they hired drank while working leaving their empty bottles in my trash can which is unprofessional and rude. I would not rent a unit from GPM in the future and most of these reviews (if you actually read them) are fake.

They never visit the property to inspect its…read morecondition and too often, notices for the tenants are sent to the wrong tenant or contain inaccurate information. Recently the city inspected the units determining amongst items requiring repairs is the tenant parking lot which has extensive repairs due to damage caused by tree roots. We received a notice from GPM referencing the dates when work will be performed. The notice stated work will begin on 2/24/2026 and afterwards take 6 days to dry before we could park on the property again. On 2/24/2026, we received texts from Seda, a representative at GPM, advising us that work was being postponed for a few days due to recent rains. Under county law, GPM is required to issue an updated notice, not a text. About 30 minutes later, at about 8 pm, I went outside and saw two men standing at the driveway entrance and one was holding a flashlight. I walked over to where they stood and asked if I could help them. One said they were going to inspect the property where work was to be performed. He added the work would be started ths following day. I advised him that I had just read a text stating the work was being postponed for a few days. I asked if GPM had been contacted. He said he did not know because he was speaking to the owner on his cell phone at that moment. I then heard the owner who did not realize she was in loudspeaker, tell him that she wanted the work to begin the following day, I told the owner I could hear her and suggested she advise GPM so they can advise the other tenants. The owner stated the work would be completed in a day and take 6 days for the cement to dry. The following day another tenant advised me she was in communication with Seda at GPM because the workers had opened the driveway and left chunks of cement scattered on the grpund which posed a hazard for her 86 year old mother. Seda had replied with an email stating that the company contracted by the owner are not contracted by GPM. In the past, Seda has said that the owner doesn't like spending money and contracts her own, less expensive vendors. Irrelevant of who contracts the work, GPM is required by law to issue notices referencing accurate information to all tenants. I composed a letter and emailed it to GPM asking for an updated notice with correct information. I also spoke to a worker who said the work requires days to complete and afterwards, 4 not 6 days to dry. Today I received the reply from Edwin Savadian which I posted below. The disparity in communication between GPM and the owner doesn't absolve GPM from its responsibilities stipulated under both local city and state laws. It's also interesting that at the end of the reviews on this page is a statement by Yelp that states there are an additional 35 reviews that though still appearing, were removed for violation of Yelp policy. If you read those reviews, almost all praise GPM and one praises Edwin Savadian. The reason these were removed is likely, because Yelp confirmed they were posted from the same IP address. Poor optics for any legitimate business.

The apartment building is old, however, David N. Shultz continues to improve the building. They recently painted the entire outside of the building, and it looks great! My only complaint is that they have not updated the inside of the building. The lobby and elevator and hallways look very outdated, very old paint, and quite embarrassing when people come to visit me. I hope they will make the appropriate upgrades and improvements needed soon. On that note however, I would like to share that when David N. Shultz painted the building, my rent was not increased. I give 5 stars for that too! Other places dock you when they upgrade their building. The main reason for my five star review and rating today is due to David N. Schwartz judgement in obtaining professional and outstanding managers to manage my apartment building, Paulina and Jibarie have been great! They are professional, very nice, respectful, and very accommodating. They are always on top of things. Whenever I request maintenance in my unit, I always receive an immediate response back, and a call is made within that same day to resolved any issue in a timely manner. That is very important to me. I have locked myself out of my unit a few times in the past, which was quite embarrassing, and they were always at my rescue, no complaints (I have copies of my keys now, so that I don't have to bother them with that anymore, lol) Paulina and Jibarie get the job done. I truly appreciate having such great manager's to maintain the building. Thank you for your service and for keeping the tenants happy, safe and comfortable!

It is discovered in goodness, humility, service, and character". William Arthur Ward I'm 72 years old and have had over 9 real estate agents. I love this agent. Where to start? I was talking to him on the phone trying to find out the cost of a condo for sale in my building. We had a delightful discussion, and somehow I felt he would be better for me than the agent I had over 10 years ago when I first moved here from Canada. He ascertained my needs, I started sending him multiple places. Then he said don't worry I'll get all the places lined up, set aside two days. So my daughters and I piled into his car as saw 10 places in two days. It was instantaneous after that, we found my absolute dream place. He facilitated the buy with ease and now I'm sitting in my new place writing down my gratitude. Moving day he arrived with flowers, balloons and is going to get me a barbecue! Who does this? Michael does. Did I mention he is charming, authentic, honest and very talented. He also sold my own place and got a great deal for me, his best. If you want to sell your place and have a wonderful experience use this man. He's worth it.

"If you are unhappy with the level of cleaning, you can move To another apartment, I will allow you to break the lease. In preparation for renting the house out Raz assisted me with renovating the home by putting new flooring throughout, bathroom upgrades as well as updating the kitchen. Everything came out looking fantastic and those are the pictures linked here. Raz then found and vetted the most amazing tenants which stayed in my property for four years and were so respectful and left the place immaculate. Once the tenancy was done, Raz help me with the sale of the property he listed and showed the home and eventually sold it for our asking price. Raz was phenomenally supportive, knowledgeable, and friendly throughout the process. When my decision to sell was wavering, he talked me through it with relevant strengths and weaknesses. He knew the market in the area so well following his advice and guidance was a great decision for me and resulted in the sale of my property at the price I was hoping for, I would highly recommend for any property management or house sale needs you have in the Los Angeles area, I honestly can't say good things about him and his company!

We had been struggling with the fines from the city and was stressed from them before the closing date of our house sell (FYI if you don't resolve the city fines and issues, you can continuously get fined from the city of Glendale). Raz followed through and was good on his word so our impossible front yard case from the city was closed with major help from Raz. He is also easily assessable by phone or text-he is really really good at responding back. How did we stumble upon the best realtor in Glendale??Called down the list of realtors on yelp and Raz picked up the phone fast and was able to come by the next day to provide us estimates. We had other agents provide us estimates on the house but Raz had a significantly higher estimated price. He gave us different scenarios on how we could price and sell the home. We also liked his transparency. He also had some experience in construction so he knows what could be possible in remodeling a home. When you talk to him,especially as a new homebuyers or seller, he knows how to work it in your favor. Go with Raz and you'll have no regrets. Hands down the best realtor you'll find. By the way... the one star review must be another jealous realtor because that does not reflect my first conversation with him. He is professional, tries to understand the situation and then lets you know when he can provide estimates.
