This review is for the apartments in Alhambra. I have been here for a couple of years now, my unit was remodeled before I moved in. My unit is beautiful! The apartment building is old, however, David N. Shultz continues to improve the building. They recently painted the entire outside of the building, and it looks great! My only complaint is that they have not updated the inside of the building. The lobby and elevator and hallways look very outdated, very old paint, and quite embarrassing when people come to visit me. I hope they will make the appropriate upgrades and improvements needed soon. On that note however, I would like to share that when David N. Shultz painted the building, my rent was not increased. I give 5 stars for that too! Other places dock you when they upgrade their building. The main reason for my five star review and rating today is due to David N. Schwartz judgement in obtaining professional and outstanding managers to manage my apartment building, Paulina and Jibarie have been great! They are professional, very nice, respectful, and very accommodating. They are always on top of things. Whenever I request maintenance in my unit, I always receive an immediate response back, and a call is made within that same day to resolved any issue in a timely manner. That is very important to me. I have locked myself out of my unit a few times in the past, which was quite embarrassing, and they were always at my rescue, no complaints (I have copies of my keys now, so that I don't have to bother them with that anymore, lol) Paulina and Jibarie get the job done. Things only got worse with DNS after writing my initial review. I was approached by my apartment manager saying that my review was affecting her, which I took to mean that DNS corporate gave her shit for it, instead of reflecting upon their own diseased company culture. She then told me that her supervisor offered me a refund of my pet deposit if I would remove the review; they blatantly attempted to bribe me, and with my own money nonetheless. Truly pathetic. Then her supervisor Matthew Lichtenauer and I exchanged emails and I explained that instead of bribing me, maybe they could actually address the issues (see attached screenshots). I wrote a detailed explanation complaining about the accounting calculations of the rent proration and requested an explanation. He scheduled a call with me and then never called me or followed up. I lived in one of the Alhambra buildings and had a great experience. The building manager, Tony, was always responsive and on top of it for any maintenance issues or notices of anything going on in the building. Plus he was always super nice and friendly from the start! It was a little delayed, but I received my entire security deposit back. The resident portal was super convenient and I was able to easily pay my rent. I would definitely rent from them again. read more

I'd sue if I I wasn't afraid of being blacklisted in California. The discrimination was blatant. The unit at 240 S Third was advertised and offered at a Covid discount. I gave them everything they asked for for the application - clean background check no evictions no bankruptcies. I have a good credit score. I gave them my social security, a US passport, my manager called. I gave them 3 paystubs and still they needed more every time. Until finally I call, I swear the "Karen" woman on the other end of the phone heard my ethnic voice and was startled direct quote: "Who told you to call"? When we got off the phone 20 minutes later the manager texts me to inform me that a decision was made, there will be no discount if I still want this place and I must double the security deposit. The discrimination was blatant and gross. Shame on the organization. Black tax is really annoying. read more

I had the opportunity of renting a unit managed by David N. Schultz Inc. for about 3 years. Over the course of this term the rent was increased twice totaling an additional $170 per month. Nonetheless, the grounds and building were always well maintained and the manager Brenda Goula was always professional and responsive. Had a pre-move out inspection of the unit and all that was requested was cleaning of the unit and balcony. Seeing as I've just paid to have it professionally cleaned I don't anticipate having any deposit issues like some of the others who have posted here. I would recommend David N. Schultz to my clients looking for management and any tenants looking to rent. read more

This review is for the Versailles Park Apartments in Pasadena. We've been here now for 2.5 years. The building is a bit older but overall has been kept up very well. It would be nice to have better windows, fixtures, etc., but I understand that it's difficult to update things like that. Hands down the best part of this place is our building manager Mauro Gonzalez. He is always friendly, incredibly responsive, and really works hard to keep everything running smoothly. We've had a handful of maintenance issues lately (as one would expect with an older place) but he's always on top of it and has been great at scheduling vendors and taking care of things. My husband and I have lived at one of the David N Schultz Inc apartment building in Burbank for almost 4 years now and have loved our experience! Here are some of the many reasons we love living there: 1) Our apartment managers, Jane and Gabriel Montoya, are extremely kind, relaxed, and RESPONSIVE. We have had very few maintenance issues over the past 4 years here, but when we have they have always taken care of it as soon as they could and communicated effectively every step of the way. 2) The apartments are AFFORDABLE. Living in Burbank is a monetary challenge for most, but luckily we were able to swoop up our amazing apartment for a great monthly price and the rent increases each year have been extremely reasonable. I have heard some horror stories of other apartments (like the Avalon complexes) that hike rent by $200-300 each year - you will not find that at the David N Schultz properties. 3) My apartment truly feels like a home. Most of the residents in my building have lived here longer than I have and you can feel it when you walk into the building - this sense of calm and inviting. My apartment is very spacious for a 1-bedroom in Burbank, the room is a great size, and ESPECIALLY the closet has an amazing amount of space. Overall, I would definitely recommend living in these apartments if you are looking in the Burbank/Glendale area. You are not going to find a more fair price or a better place to call your home. read more

I have to say that she has been nothing but helpful and understanding to our needs. We've had a few issues back to back and she has been there every step of the way. This company is an absolute dumpster fire. Having been treated poorly, called names, AND cheated, there is just nothing good to say about this company. They lost multiple checks, including my security deposit. My deposit was returned far after the legal 20 days. I will be reporting them to the BBB. With the exception of Michael (whom I worked with towards the end of my time) AND Jose and Yasmin (the managers of the property I lived in) everyone I dealt with at this company belittled me, treated me as if I was annoyance, or cheated me. I cannot believe this company even exists with the way my case was handled. Missing checks, no call backs, being told I was "lazy" on the phone. I would NOT recommend this company to anyone. They are disorganized and rude. Also, their main office has a massive collection of bald eagles and a questionable moccasins in big cases. Have they heard of appropriation?? I use to live in one of their properties in South Pasadena. I can tell you that the resident manager makes the place very livable. The apartment building I lived in is very old and always seemed to have something that needed to get fixed or replaced. Our resident manager, Mimi Phan, was very quick and friendly when it came to the issues with our apartment. She also would put in packages in our apartment when we weren't home! I don't know any resident manager that does that! So if you ever rent from David N. Schultz, just know that you will most likely end up with a super awesome resident manager to make your life a little easier while living there! read more

Horrible, unprofessional management company that takes your money and is biased. The managers are biased and discriminatory. Stay away from any properties that they manage. Their properties are broken down and old, not enough a/c units in buildings, the mangers lie, including corporate staff, they don't return calls, and if you call, all you get is voicemail, no accountability. They also inflate their repair charges as reported by their own maintenance worker. I've lived all over the country due to work and school, and I've dealt with many management companies while renting apartments/homes and by far this company is the only one that I feel Is unethical and extremely discriminatory. I found my apartment through David N Schultz because whenever I saw their sign outside of a property, it looked very well maintained. I was happy to see that they update their units with modern flooring and interior paint colors other than just white. Roy, the manager for the David N Schultz building I live in, is very friendly and attentive and always gets back to me when I contact him. He went out of his way when I was moving in to make sure everything was up to date and In working order and continues to follow up on things when I need any repairs or maintenance done Although the rent has gone up every year, it is still reasonable for the neighborhood. Hopefully it will remain that way. I would definitely go through them again in the future. I do feel that they care about their tennants and want them to be happy. read more

I had a very good experience renting with David. N. Schultz in South Pasadena for 4 years. I think the reviews must be specific to certain locations because each individual building has a manager on site. The managers I worked with (3 in total) were all reasonable people. This is the only company in the area that will let you rent month-to-month with no extra cost after the first year. This type of old school lease is AMAZING because it gives you flexibility with your life. They actually do update each apartment between tenants. I actually recommended this place to family because I had a good experience. They returned my entire security deposit promptly. read more

Our neighbors during our stay were all pleasant and we were very well taken care of by the property managers, Gabe & Jane. My experience with this company has been abysmal. My fiance and I rented an apartment managed by this company at 431 Myrtle St in Glendale. They were doing a rent special with the first month rent free. We were originally supposed to start the lease on October 1st, with our free month beginning on that day. We then decided we wanted to bump it up a few days and the manager, Terry, told us that we had to pay for the additional 6 days in September first and that our free month would begin on October 1st. This was not a problem. We signed the lease a week prior to our move in date of September 25th and asked him to call us and let us know the amount. He also told us that the new stove would be hooked up to the gas by the time we moved in and that the missing/burnt out light bulbs in the apartment would all be replaced. We never received a call. We moved in on Saturday, September 25th to find that the stove was still not hooked up, the fixtures were missing bulbs, the bathroom window was cracked, and there were ROACHES. We called repeatedly, and went up to his apartment, to ask when everything was going to be done. We were told Monday and his wife said that they would get pest control to come in and spray. Since I was staying there, we had to buy our own roach traps to start controlling the problem. On Monday, I received a call from Terry saying that pest control was there. He asked if they could enter our apartment for that and also to get the stove hooked up that day. I said yes. I then asked him about the bulbs and he said they would be replaced that day as well. I got home that night, still no bulbs. I had to clean out the dead cockroaches out of our cupboards as well as all their droppings. My fiance went to go ask about the bulbs and Terry told him that he had to call and get someone to INSTALL them. Seriously, who calls to get light bulbs installed? Finally, on Wednesday I called the management company directly about all these issues. An hour later, Terry shows up at our apartment to screw in the bulbs himself. He told my fiance he still had to order the bulbs for the bathroom fixture. He was annoyed that we had called the company but said he would get a work order in for the bathroom window and the fixture that had fallen off the ceiling while we weren't even at home. One week later, none of those things have been addressed. We still don't have all our fixtures working. Our garbage disposal doesn't work. The manager keeps telling us someone is coming to fix it, but no one ever comes. Our wedding is THIS weekend. We have lived in the apartment for almost two weeks and it still isn't in the condition promised to us. Additionally, our manager came by yesterday to tell us that our lease is incorrect and we need to resign it. The new one has our free month beginning on September 25th and the lease ending on September 24th of next year. They delivered this along with the receipt for the 6 prorated days we ALREADY paid. My fiance explained AGAIN why the manager HIMSELF had drawn up the lease that way and refused to sign it because we agreed to one year plus six additional days in the beginning. We had to call the management company which still doesn't seem to get their OWN lease that they wrote. This has been so frustrating. Not a single apology from the management company about the fact that our apartment was infested with roaches. No offer to get it cleaned after they were killed. Things STILL don't work. This company is constantly running move-in specials for their various apartment complexes. Now you know why. It's NOT worth the frustration. Stay away. read more

Absolutely appalled at the service we received from this company. We were interested in renting a condo in Brea and were asked for everything short of a blood sample and our first born to prove that we were qualified renters. After receiving receipts showing that everything was turned in and being told that we were first in line, we patiently awaited news that we got the condo. The next day we received a phone call saying that yet another form of proof was needed before they could run the credit check; we asked what document we could provide and were told that they would call us back and let us know. Two days later we got a call saying that the place was rented to someone else. When I called to inquire about what happened I was told that there was a family emergency and our account just sort of fell through the cracks, and our packets were still sitting there waiting to be run. They went ahead and just ran the second people in line and offered them the condo, while we were still waiting to see what we could possibly be missing from our 40 page packets that we turned in. After not receiving anything back three weeks later I called to get our money and personal information back, and was told the packets had been shredded. A phone call to ask before shredding my documents would have been much appreciated, as we ended up needing documents out of those packets since we had to apply for another condo, including the social security receipt that we spent 2 hours in line waiting for . Honestly, I am thankful that we didn't get this place because I can only imagine what hell it would've been like to rent from this company. Renters beware. read more

After living at my apartment for more than 1 and a half year, I will be leaving in the next month or so. It really saddens me because I really love my apartment. I currently reside at the Van Nuys location, on Saticoy. First, I want to say that the 2 managers, Nathan and Sandy, are nice and do their best. The management office however is horrible. They do not care about their tenants, who they view as just a number and a check. They do not work with you at all, and are very corporate. They are unwilling to be understanding of circumstances. The only advice I would give them is if you decide to work in a field that requires customer service, you should learn some human skills!!! read more

Their property manager at the Alhambra Rd complex told me there were heaters built into the wall. Guess what happened when I turned the thermostat on during winter- NOTHING! When I told them I wanted to move out, they took my end of lease notice and put up a for rent sign, but then told me that they needed a written notice two weeks before my move out date. They charged me two additional week's rent. I recommend that you do not rent from these people. If they message you on Yelp, don't answer. They sound like they want to help you, but will give you the company line after pulling your records. read more

This is a four star review only because it takes a while to get repairs done. Don't get me wrong, any major repairs that need to be done are taken care of quickly, like when our tub was backing up, a guy came out at 9 o'clock that night and fixed it. However, we requested a new window and it took months to get it replaced. We couldn't even open it, which is a problem on hot summer days. Other than that, we've lived in our Glendale apartment after moving from Chicago almost 4 years ago. We have the nicest building managers, a husband and wife. Our neighbors don't always say hi, but I go out of my way to say good morning to them, but I guess there could be a language barrier. The only other problem I've ever had was a person from the main office, a woman, happened to be in the downstairs apartment while I was playing with my kids in my apartment and then came upstairs and berated me about the noise. The kids then felt bad because they felt it was their fault. That really pissed me off at the time, but that was over a year ago now so it was one isolated incident. This Review is for the San Dimas Villa and it's managers Dennis & Luz. We have been living in the property for over 6 months now. Dennis, the manager, is very helpful and prompt in respond to our inquiries and repairs. He is always courteous and accommodating to our requests. I really appreciate that tenants are provided with his cell number so we can text about any issue and he is very prompt to respond. The property grounds is well kept and repairs are taken care in a proper fashion once requests are made. I have to give them an okay because they are responsive to anything that needs to be fixed. Our building manager was outstanding. They will handle building problems in a timely fashion. Where I have a problem is that ultimately in a hot renting market David Schultz puts no value on relationships, rather their entire focus is maximizing revenues and tenants are as interchangeable as light bulbs. I understand this in a way, I am sure the company is obligated to maximize profits. If I owned a building and contracted a property manager I would expect the same. But they neglect the value of long-term stability, good payers and low maintenance tenants. Market forces overwhelm human factors. My assessment is based on the dramatic, non-stop rent increases. As the market heated up, there was no consideration for loyalty. When we requested making an alternative arrangement regarding a rent increase that was beyond our comfort and potentially beyond our means, well after 60 months of paying David Schultz $75,000 in rent, our letter did not even draw a response. This was not the first time. Our past letters had not been responded to either. It was as though our very request was so contemptible as to not even merit a response. After all, I am sure the thinking went, if they move out we will simply rent it for even more so who cares. So no response needed. Not even the consideration of a decline of our request. Crickets. So, David Schultz is dependable and professional but at the end of the day all you will ever be to them is an interchangeable revenue source. read more

I am so tired of their audits and check ups. It has already 10 months that I have been living in their house and they have audited and visited my house more than 6-7 times. In Contract it was mentioned only annual checkup and visits only in an emergency case, but they always make up something to come to "check" your house. Last visit by them ended up with opening my shelves and closet to check what I have there. So, I called to company's Supervisor to complain, but she ignored me, even didn't call me back to explain the situation. Please do not rent house from them. Even though they have Managers in the buildings, but mostly everything remains in "airs". How many time I have asked for my broken window, they gave me the apartment with broken window. Edited. I received my deposit in full and corrected amount for what I was owed. It took a while but finally the company amended the situation. Oh boy, do I have a story for you! My wife and i rented an apartment unit from David N Schultz managed properties. Our initial interactions with the building managers were pleasant and nice. Rene is one of the better managers there. So here is where the story gets interesting. We put in our notice to leave and was told we need 30 days. So we paid in full for the month, (Our biggest mistake ever) and requested an immediate refund. We were told, we would get the refund and security deposit together at a later date. Legally, they have 20 days to return our security deposit and on the 20th day, still nothing. The address that they were suppose to forward was incorrect, not sure how that happened after i wrote it on the final inspection sheet myself. On the 20th day, I went to pick up the check at their office on Central St and the check was completely off! My refund request was short about $180 and guess what they are holding from my security deposit; Apartment Cleaning Fee, and Carpet Cleaning Fee $250.00. This really boils my blood to really comprehend how they came up with this crap. Cleaning fee should not be separated into two sections for an apartment less then 1000 Square feet. Secondly, Carpet cleaning fee?? When we rented the apartment in 2014 it was old moldy carpet. Three years later we are leaving the carpet without tears, damages just dirt which is normal. Cleaning fee for something old and moldy is not my responsibility. Lastly, the apartment was cleaned in full. Floors mopped, and everything removed. I even did a walk through final inspection with Rene and was told i was okay. Carpets are old and should not be counted against me. As for cleaning the apartment, cockroaches were found all over the upper cabinets that we never used. When we rented the unit we requested the unit be fumigated multiple times as the previous tenants who were evicted left the apartment in unlivable conditions. These were left uncleaned so David N Schultz can inspect it and properly fumigate it for the next tenants. There were roaches dead in the closets left uncleaned for them to see. I will not stand by while your organization takes advantage of me and my hard earned money. I want a full refund immediately, before i bring this and everything else to attention of Attorney Generals XAVIER BECERRA regarding this matter! read more

I'm a current tenant renting a one-bedroom apartment in Glendale, a few blocks away from the Glendale Galleria and nearby Americana mall. I've been living in this building for the past 3 years and am very comfortable here. My neighbors are friendly. Roy, the manager for our David N Schultz building, is very attentive and goes out of his way to respond quickly about any minor repairs. There's a swimming pool at the back, which is nice during the summer. Though the rent increases every year or so, the property is well maintained. In fact, the landscaping was recently replanted with drought-friendly plants/flowers/trees and looks great! I'm a happy tenant :) read more
