No building is perfect, things do come up, but knowing that management actually cares makes those moments a lot easier to deal with. Yesim is also great -- always kind, helpful, & just genuinely good at what she does. The concierge team is consistently friendly && welcoming, which sounds small but really does make a difference when you're coming & going every day. Maintenance has been solid too -- I've never had a request sit for long & they're always professional & quick about any requests. Some things have just been out of any property manager's hands & that's true anywhere. What stands out here is that the effort is real & the communication is there. Location, price, aesthetics, lifestyle -- I still think this is one of the better options in the neighborhood. The new coworking space has been a nice addition, & Peche Mignon, the new cafe downstairs has quickly become a spot a lot of us actually use & love. Honestly, my favorite part might be the little Paraiso community right outside. Walking downstairs, grabbing a matcha -- it makes the neighborhood feel like a real neighborhood. I'm in a much better place here than I was in year one. I genuinely enjoy living here & don't see that changing anytime soon. xx

Unsafe Conditions Ignored for Months -- A Cautionary Tale for Future Tenants…read more We moved into Metro Edgewater in July 2024, drawn in by the views, amenities, and especially the large, open-air balcony -- a major factor in choosing our unit. At the time, the building wasn't fully occupied, and several upper-floor units above us were still vacant. We also took our time furnishing the space, and by early 2025, we were finally ready to enjoy the outdoor area we had waited so long to use. More upper units had become occupied at this point -- and that's when the problems began. In February 2025, we started noticing disturbing debris falling onto our balcony -- lit cigarette butts, weed joints, and trash from above. What seemed like an isolated nuisance quickly became a pattern. We formally notified management in early March, requesting immediate action, including notices to residents and a physical covering to protect our space. In April, the situation escalated. We discovered burn marks on our brand-new patio furniture, likely from a lit cigarette. We raised the alarm again, citing not just inconvenience but increasing property damage and fire risk. Management responded on April 23rd, stating a resident had been identified and issued a legal notice. But the behavior continued -- and worsened. Our balcony -- and those of our neighbors, who share the building's largest and most exposed outdoor spaces -- became the target of everything from dirty bleach water and chicken bones to a ziplock bag containing white powder, and most disturbingly, defecated feces thrown directly onto our outdoor daybed. We have children who visit and play on the balcony, so this is not only a matter of adult discomfort -- it is a serious safety concern, especially for children exposed to such hazardous and unsanitary conditions. In response, we began co-signing emails with our neighbors, urging management to install a canopy or some form of protective shield. In early May, we were told a canopy solution was being explored. But by May 28, management informed us via email that "installation is not feasible at this time, as it would require extensive modifications to the building and surrounding area." No alternatives were proposed. No protective measures were installed. And this isn't just affecting people -- it's harming pets too. Our next-door neighbor shared that their cat became seriously ill after ingesting a cigarette butt that had landed on their balcony. When they raised the issue in person with management, they were told to "claim it with their insurance." No follow-up. No solution. Just indifference. That neighbor no longer feels safe letting their pet outdoors at all. We've continued to follow up with management -- including sending detailed photo evidence -- but as of June 1st, 2025, our emails have been completely ignored. Due to the ongoing inaction and lack of response, we were left with no choice but to contact the police and file an official report, documenting the hazardous conditions and the building's failure to act. It should never have come to this. This is not a minor inconvenience. This is a matter of health, fire safety, and basic tenant rights. We've had bleach water splash onto our food, lit cigarettes damage our furniture, and hazardous debris fall dangerously close to young children -- all while being told to simply "report future incidents." Management has chosen to "monitor and investigate" rather than take meaningful, preventive action. Meanwhile, the problem persists -- and residents, both human and animal, remain exposed. Today June 14th, 2025, yet another dangerous incident occurred. Someone from one of the upper floors -- likely around the 20th or 21st floor -- threw a chunk of ice down, which landed violently on our daybed with a loud, startling crash that we heard from the living room. Had I, my wife, or a young child been lying on that daybed at the time, the impact from that height could have caused serious injury. We called the police again, and were issued a second official incident report. If you're considering moving here -- especially to a unit with outdoor space -- please take this review seriously. The views may be beautiful, but no view is worth compromising your safety, your health, or your peace of mind. Photos attached for reference. DU

Frustrating Elevator Issues at Gran Paraiso, Edgewater…read more Hey fellow Miami folks! Just wanted to share a bit about my experience living at Gran Paraiso in Edgewater since February 2024. There's a big problem with the elevator!!! It seems like 2 out of 3 are ALWAYS out of order, and they've been down for weeks at a time because of maintenance issues. So 50 floor building's residents is packed going up and down in just one working elevator, CONSTANTLY!!! At first, I thought I was just unlucky, but after chatting with some neighbors who've been here for a few years, it turns out this is pretty normal for the building. It's a real bummer because I love my apartment, but the elevator situation is a headache. AND THE MANAGEMENT SEEMS FAILED TO RESOLVE IT FOR YEARS!!! I have been chasing around the management for MONTHS to get this rectified but no one is responsive they all just say "oh that's this dept we can't help you" they should be ashamed for taking a once prestigious building in edgewater and running it into the ground. Watch out if you are a single woman using the service elevator which you have to use if you don't want to carry your animal. I have been non stop harassed by the delivery men on that elevator and no one does anything as they don't have a live feed of the elevator.

Deisy was right on the ball! In two seconds, there was someone knocking on the door to help me out. Deisy even returned my call to make sure everything was back up and running. Once I told her I was house-sitting, she offered me a tour of the building and honestly really made me feel welcome. She is perfect for the job. Her attention to detail was flawlessly executed. Now I know why my girl has renewed her lease here twice. The entire outdoor layout exudes a tranquil and relaxing vibe but is ample enough for groups to gather by the pool without being in the way of other residents. Walking down to the edge and overlooking the bay is truly breathtaking. The units are equipped with shiny new appliances and furnishings making it the top residential leasing high rises in the area.The location is perfect since it's situated between Wynwood and the Design District. I fell in love with the apartment, amenities, and service provided to the residents. I was kind of bummed out when my friend came back from vacation but still fortunate I can come visit whenever. FORMA put all it's money and effort into an slick leasing presentation only to overpromise /…read moreunderdeliver on the actual units, and is far from the luxury community it claims to be. I moved in on January 6, 2025 and very quickly moved out by February 25th 2025 into a superior neighboring property with 1.5X more space for the same price, a true luxury unit with finishes to match, an extra bedroom plus superior amenities and technology. Here is short list of all the issues that made me move out: UNIT SIZE - The units at Forma are tiny and overpriced. When the building was first leasing during construction they used floor plans with deceptively small furniture, no room dimensions and exaggerated square footage. After seeing the units, I was shocked at how small they were. The living rooms are less than 11 feet wide which makes it impossible to set up furniture and the bedrooms are less than 9.5 feet making it impossible to fit anything but a bed. SUBSTANDARD CLOSETS - The building cheaped out on closets and expects you to build out your own using Elfa from the Container Store. Expect to spend another $800 per closet just to make it usable. LOW END FINISHES - The vinyl flooring, the plastic backsplash they claimed was marble, the low end no name appliances that break repeatedly, the hollow core doors are just a sample of the low end finishes they claim to be luxury. NO COMMON AREA CLEANING - The common areas are dirty and are not cleaned regularly. I stared at the same piece of trash in the hallway for 2 weeks before I picked it up myself. DRAIN FLY, SILVERFISH AND MOUSE INFESTATION - Moths come out of the drains continuously, I was worries they would start eating my clothes so I moved out ASAP. There are mouse traps in the halls and you can see dead mice in the garage that were run over. Silverfish also started making an appearance. SEWER SMELLS - I don't know what's going on but some floors in the building smell like raw sewage. Instead of acknowledging the issue, management gaslights residents saying that there is no issue. LACK OF SECURITY - There was a fatal stabbing in front of the building and management didn't even send out an email to acknowledge the issue or say what they were doing to keep residents safe. Even now anybody can enter the building through the garage as there is no gate or security present. ANYONE CAN ENTER YOUR UNIT - The building uses a key card system like a hotel so any of the staff can enter your unit at any time. I had 2 such instances where a strange person used their key card to enter my unit without permission or a work order and they ran away as soon as they realized I was home. When I wrote to management, they per usual didn't respond. POOL DOESN'T GET SUN - This is quite possibly the most absurd thing but since the pool is in the north and the building in the south, it blocks the sun all day so all you get is early morning sun and it's over by 11:30am and you have shade for the rest of the day. Hopefully this gets better in the summer. AMENITIES ARE NOT THE BEST IN MIAMI AS THEY CLAIM - The amenities use nice finishes but most of them just resemble one large airport lounge so not really the most functional. Think about if hanging out in an airport lounge all day because you hate your cramped apartment is the lifestyle you want to pay top dollar for. Overall Forma is a poorly managed mid grade property with micro units that are renting at a 30-40% premium to that of full sized units. The property is filled with disappointed residents who were bait and switched and want to leave but either don't have the funds or mental energy to deal with another move. There are obviously better deals elsewhere in Midtown, Wynwood or Edgewater so skip this property. And on a final note, any positive reviews that you see on here or on Google are either from the staff who posted before the building was even built or for some random maintenance guy that mounted a TV. It's very telling of the character / credibility of management to resort to creating fake reviews. They even offered to waive any penalties for breaking my lease if I would take down my negative Google review and I said no thanks and decided to post this one.

The 46th floor pool deck is a true sight to see and the people who run it are just as amazing. It really starts with their General Manager, Andres Garcia, always great to see him. The office is always so welcoming to help with any questions I may have. In only a short time I found out everyone's names all around the building who help make this place feel like a home with a resort like ability to please residents. In the office is Andres, Rupert and Michael who are always on top of things. Head of housekeeping, Mable, is amazing and so lovely. The package receivables guys: Eric and Pablo are simply the BEST! They go the extra mile to make sure your deliveries get to you with a problem at all! The technology in the building is top noch, keeping everyone organized and safe. Safety is a big thing for us and fronts doors stay close unless you have a key fob or get buzzed in by the staff. Security (like Glenn) around the building, always patrolling but isn't in your way. EVERYONE loves to say hi to my children and I when walking in the halls. Love the fact that we have another pool on the 5th floor and I LOVE OUR GYM. As a Miami Native, the building will speak to you with its bright colors and inside the units is beautifully designed, pure elegance. We love it here. As a person who did live in a boutique condo building I love our building's driveway because now we could get deliveries without having to worry about couriers asking us how to park, they stay on the ramp and drop off our food/items with the front desk. We love the rooftop pool and having the additional option to go down to the 5th floor pool to lay, swim, or even play tennis.
