This is easily one of the most beautiful hotels I've ever stayed at. Environment - 10/10 - The moment you walk into the lobby, you're greeted by a stunning open-air sanctuary that instantly feels peaceful and relaxing. One of the first things you'll notice is the incredible living plant wall--it adds such a unique and beautiful touch to the space. The seating areas are equally impressive, with plush couches that feel like a blend between a luxury resort lounge and an upscale nightclub. The atmosphere throughout the property is warm, inviting, and serene. There was also a refreshing fruit-infused water station available, which was a nice touch after arriving in the Miami heat. Check-In - 10/10 - The check-in experience was seamless. The staff was welcoming, professional, and thorough. Before we even headed to our room, they asked if there was anything we needed. We requested extra towels, and less than 10 minutes after arriving in our room, they were already at our door delivering them. That's the kind of service that immediately makes a great first impression. Amenities - 10/10 - The property features two pools: an adults-only pool and a family-friendly pool. There is also a private beach with attentive service and beautiful views. For families, there are childcare options available, making it easy for parents to enjoy some downtime. The fitness center deserves its own mention--it is easily one of the best hotel gyms I've ever seen. It was spacious, modern, and equipped with just about everything you could need for a great workout. Room - 10/10 - It was spacious, well-designed, and had a comfortable seating area. The lighting throughout the room was excellent, all of the outlets worked perfectly, and there was plenty of storage space. The bed was one of the most comfortable hotel beds I've ever slept in. One of my favorite features was the in-room water filtration station. Having access to filtered water without leaving the room was incredibly convenient and something I wish more hotels offered. The bathroom was equally impressive. It featured beautiful marble finishes, a massive soaking tub, a spacious shower, and large vanity areas. Everything felt luxurious and well-maintained. The closet space was generous, and the room included robes, slippers, and even a yoga mat for guests who wanted to participate in the hotel's wellness activities. Food - 5/10 The only part of our stay that didn't quite meet expectations was the room service we ordered one evening from the bar. I had the lobster roll and my husband ordered sliders. While everything arrived promptly and was presented nicely, the portions were surprisingly small for the price, and the flavors didn't quite live up to what we were expecting. For around $75, we were hoping for a more satisfying and elevated dining experience, especially considering how exceptional everything else at the hotel was. It wasn't bad by any means, but it didn't match the level of quality and attention to detail we experienced in every other aspect of our stay. Honeymoon Surprise My husband and I were celebrating our honeymoon, and the hotel made the experience even more special. They provided us with a disposable camera to capture memories during our stay. When you check out, you simply return the camera, and they develop the photos and send them to you at no additional cost Service - 10/10 - The staff was responsive, attentive, and genuinely helpful. Housekeeping visited twice daily to refresh the room and ensure we had everything we needed. I also appreciated that each room has a doorbell, so housekeeping could notify guests before entering. There was even a button outside the room to indicate whether or not you wanted service, which was both convenient and respectful of guest privacy. Cost - This property is definitely on the pricier side, but in my opinion, it was worth it. We've stayed at more expensive hotels that offered significantly less. It's important to remember that this is South Beach, where premium pricing is expected. If possible, I would recommend looking for promotions or special offers to make the stay even sweeter. Final Thoughts We honestly didn't get to experience everything this hotel has to offer because we spent so much time exploring Miami. Even so, we were blown away by our experience. Between the restaurants, bars, spa, wellness activities, pools, beach access, and exceptional service, there is truly something for everyone. Every detail felt intentional and thoughtfully designed. If you're considering staying here, I highly recommend it. You won't be disappointed. We also learned that they have locations in New York, Hawaii, Japan, and several other destinations. After such an incredible stay, we're already looking forward to experiencing more of their properties in the future. read more

We attended a wedding here this evening, so this review is of their catering and event services staff. On entering the hotel, we were greeted by staff and directed to the area where we needed to wait before the wedding took place. We were all then escorted by staff up to the second floor outside deck. The view was spectacular. They had chairs set up and a gorgeous canopy with a raised stage in the. center for the ceremony. Staff were all around the area all the time to assist. After the ceremony, we were taken to an area for cocktails and appetizers. The food was arranged in stations around the outer edge. There were two huge room each with its own bar and two separate food tables. Each food item was marked with signage. They had more than sufficient tableware and even chopsticks. Even though there were over 200 people in attendance, the wait for a drink was never very long. Meanwhile staff rotated constantly to clear used plates and glasses. After the cocktail hour, was the main dinner. Again, staff helped everyone find their proper table. A menu was placed at each setting. The dinner was served smoothly. Again, more than enough staff made it appear easy. The food was excellent. We particularly enjoyed the salmon and the very tender short rib. Again, dishes and wine glasses were constantly replenished or removed as necessary. As this is an upscale property, I'm sure hosting an event here is not inexpensive; However, if the experience we encountered this evening is an indication of the level of staff professionalism and kitchen creativity, you could not go wrong in choosing this venue for your celebration. read more

The pools were overcrowded, and the promised gym, a major selling point was a third part that required you to show an id and sign a waiver, who has an ID with them while using a hotel gym? It's a pain in the neck for a poorly maintained gym at that, it was poorly climate controlled and in worse condition. The food was ok, but way overpriced for the small portions and long wait times. I have to say I really liked the hotel. Good vibe and love the decor and the room furnishings like the couch/bed etc. It's also a fairly large resort which I didn't realize - pool is nice and of course the beach is. I thought service was absolutely fantastic and love how they can provide you with a room to shower and change in on the day you check out so you can truly enjoy the resort for the full day. Also the house car is a nice touch and it was usually available. My room was huge which was nice, but it also felt a little weird like it was just a big rectangle with a TV thrown up against the wall in a random spot. That would probably be my complaint. I also thought the elevators were small and crowded, and I found residents that were on the elevators were always loud and obnoxious on the elevators as to highlight their better than you because they get to live there and we are merely tourists. I think the hotel is way too expensive and I understand it's south beach and such, but it's really hard to look at the room I had and say it's worth 1200-1800/night (when i checked random dates that is what it was). The food at the restaurants or the front cafe was obnoxiously expensive (and they auto grat almost everything which is annoying). Overall I would love to stay there again but I would need Host Hotels to send me a stack of coupons. I am a huge Edition fan and probably would want to stay there. All else equal, I would pick 1 Hotel over Lowes. read more

I stayed here twice for work in December for Art Basil. The penthouses were absolutely gorgeous. This was THE PRIME location. View was incredible, food was incredible. They have a beautiful gym. I have always wanted to stay at this iconic property and recently was able to, staying in one of the Penthouses for a friends bachelorette. The resident lobby is a nice touch, away from the always packed main lobby of the hotel. The main lobby is always chaotic but has a bar, a breakfast/coffee spot, and tons of area to sit. Rooms themselves: yes we were in a penthouse so the views alone were spectacular. Beds were comfy but wish they had more "high tech" things like buttons for the curtains, little more high tech bathroom (more light options), and updated TVs. You don't go on vacation to watch TV but the ones in the living room were old school, did not really work, and we could not connect to HDMI. You would also think that perhaps a sound system we could easily connect to would be awesome. The kitchen had two coffee machines, including a fancy capuccino machine that had vague instructions. The decor was a bit tired but couches were comfy and the whole place was very vibey. Bathrooms: high tech and decent products. Towels were cozy and so were the robes. Would love slippers. Onsite amenities: fantastic- the gym was the biggest gym in a hotel I've ever seen. 3 pools, multiple restaurants and bars. Staff was all really awesome (shout out to Carlos and Jesus). Spa onsite but we didn't use it. Only bad- place could be a bit updated in terms of rooms (and for the price, the rooms in Carillion are very similar and often cheaper). We lost water for 2 hours one day and there was no urgency about this - for the hefty price we paid, you'd think we would have water. Also, elevators take absolutely forever. read more

I was in Florida for Union conference and decided to stay there the last few days of my trip after the conference was over and I am so glad that we did you walk in your greeted by everyone that she walked past. it smells amazing. It looks amazing. It looks clean yet earthy and vibrant. The upstairs pool was adult only and that was great. Everything I ate from the upstairs. Pool was so delicious. I think it was called WATR. The first day I was there at the pool I went upstairs and had a sushi roll 1010 would recommend. I also had a watermelon drink didn't really care for that. It was a strong enough for me, but then I usually drink shots lol!! the role that I had the first day was so good that my mom and I ended up going back upstairs and ordering more food this time. We also ordered the roasted Shishido peppers and the grilled octopus both very delicious very good when you're upstairs, you don't have to pay for your seating unless you get a cabana and they have plenty of really good seating options aside from that. Everyone was really nice really helpful really friendly table on the expensive side as far as hotels go but I think it's worth every red penny. Great time. Great experience would go again 10 out of 10 shout out to my waiter that was at the bar upstairs his name was Reid. He was from my hometown Indiana amazing guy super cool had really great food selection ideas and was very attentive even has suggestions for bars to go to later on that night. Mixed feelings about this hotel--the property is beautiful, clean and well maintained, our room was huge and beautiful, great pool and amazing food at the breakfast. Love the location, easy to get on the beachside path and walk a few miles or walk to restaurants, beaches, etc. If you like to get a workout in on vacation, the gym is HUGE for a hotel gym. On the down side, huge patio but not really enjoyable looking out over Collins Avenue. The prices at the hotel are insulting---just because I can afford to pay $400-600/night per room doesn't mean I am dumb enough to pay $10 for a granola bar at the coffee shop. Marking up the food/drink prices insanely high on the property is a total turn off to me. We ate breakfast there every morning because it was included in our room package but otherwise would have walked somewhere breakfast. read more

I stayed at 1 Hotel South Beach on April 4-5 to celebrate my birthday with my husband and young son. We chose this hotel specifically for its reputation, especially since I am currently pregnant and wanted to feel confident in the quality and safety of the experience. During our stay, we ate exclusively on property throughout the day (pool, beach, and Watr restaurant). Later that evening, I became severely ill with what appeared to be food poisoning, which continued into the following day and significantly disrupted our stay. Being pregnant made this especially concerning from a health perspective. We reported this at checkout and I made multiple attempts to resolve the situation directly with the hotel afterward, including follow-up emails. Despite this, I did not receive a response to my request to have the food and beverage charges from that day addressed. While the hotel indicated they opened an internal review and directed the matter to their insurance provider, this does not address the guest experience aspect of what occurred. At a hotel of this level, I would have expected a more proactive and thoughtful response. I was not asking for anything unreasonable, just that the food and beverage charges from that day be addressed given the impact on my stay. Overall, both the experience itself and the lack of follow-up have been very disappointing. read more

Hotel 1 is like living in your most beautiful boho fantasy. It is a stunning hotel from the lobby, to the restaurants, to the pools and rooms. All the items are so carefully curated with love plants, reclaimed wood, and not to mention the water refill spouts in every room. The food at every single restaurant is impeccable and extremely fresh and flavorful. We visited for my mom's birthday and boy did they make us feel special - birthday drinks and dessert at the bar and sent to the room. Manager was condescending and totally unapologetic. just set a terrible tone for the rest of our stay as we found service to be horrible. They act like they are doing you a favor allowing them to stay at their hotel. Although hotel was nice, we feel we spent a bunch of money to be treated badly. Will never go back. My first hotel in Miami was at South Beach at the 1 Hotel. This is a pretty unique hotel that was updated and they do have other locations in other states as well. But this was my first time staying at any 1 Hotel location. The check-in was fast and super nice. The lady that had helped us was named Abra and she was the best. The process of checking in was simple and she was super helpful. This place is literally like walking into a relaxation retreat which is what we needed on this girl's trip adventure. There is plenty of areas to enjoy yourself in and even the lobby is very inviting. Don't forget to check out the beach and bring your sunscreen. The waves are just nice to hear and they have plenty of layout chairs and umbrellas. Also, some people come around to take your food or drink order. So you don't need to do much work here. Our hotel room was also really nice and comfy. The air conditioner was also nice and cold. It was a wonderful time and hands down the best for a chill Miami trip. Remarkably slick update of an old 1970s hotel. 1 Hotels focuses on "eco friendly" furnishings and practices, like reclaimed wood for decor / furniture and environmentally sound cleaning etc 4 star ambience: The lobby is an amazing reno of a fairly standard 1970s layout (2 story lobby with tall square columns). I vaguely remember 2 incarnations ago of this hotel (Perry Hotel I think) and it looked like a large Holiday Inn...this looks like a perfume commercial with all white and light wood tones, plus fluttering curtains. 4 star service: It's a huge place, from the giant lobby to 4 pools onsite. It can take a few minutes to get someone's attention to get a drink or ask a question. Aside from the large hotel, slightly impersonal feel, it all seems to work reasonably well. 4 star price / value: It's overpriced for what it is...At this price point, everything should work like an expensive Swiss watch, not just look like a Swiss spa, but with a Timex watch's soul. The bed and platform situation in my room a total nightmare. Imagine this you enter the room and the bed is on a platform which at night your every move will trigger the lights on the side of it making you get up to kick the button on the side and try to go back to bed and the bed feels like and ironing board/beyond uncomfortable so if you toss and turn beware those lights may come on whenever you move too much and will remain on until you get up to turn them off. The platform creeks and whoever came up with that idea SMH not good. I know you are trying to be different and you are but not in a good way. Just a complete disaster this was end of June last year 2025 for 6 nights. Horrendous would be an understatement. My suggestion take the beds off the platforms and every bed should have a medium mattress topper included on it. read more

The second you walk in you're hit with the signature 1 hotel scent. Whatever they're selling I'm buying! Luckily you can at the gift shop! We grabbed a cocktail at the lobby bar and relaxed on one of the cloud couches. Love me a good coffee table book! The rooftop was UNREAL. Stunning property. Everything is well done here, from the interior design, the rooms, and service. Truly a 5 star experience. Entrance to the hotel from the road can only be accessed going north on Collins, so beware if driving south to the hotel you'll have to take a detour to get going north. The studio suite during the stay was well laid out, clean, and well maintained. Amenities include a deep stainless steel sink, dishwasher, full size fridge and freezer, nespresso, washer/dryer, balcony with lounger, safe, nice size slider closet, robes, ironing set, and more! Gym is very adequate for a hotel gym. You'll find it near the spa. You can get enough of a pump in even if you might not hit your max weight it gets the job done. The equipment is in great shape. I've been to some 5 star hotels where the equipment is literally rusting. Pool side and beach side service is very accommodating. Tip them well--especially the beach service! It is nice to be able to walk out of the resort and go right across the walking path onto the resort beach. I would come back to south beach just to stay at this resort the entire time. read more

I've returned to this hotel many times because it's special: exquisitely appointed, comfortable, and serene. The rooftop pool is a gorgeous setting with expansive ocean views, but there are 2 other pools that have stunning views of the ocean too. The signature 1Hotel scent is a must have souvenir so be sure to snag a candle (or ten) in the lobby boutique. **pro tip: be sure to ask about scheduled construction before you book. This visit, we are leaving the hotel early because of construction disturbances happening 9a-5p. Any guest would've appreciated a heads up on this at the time of booking, not upon arrival. I wish this misstep would've been avoided by better management and communication to the guests. I would've chosen a different hotel this time around from the start rather than wasting time on my friend's birthday trip trying to outrun construction noise and looking for a new hotel for remainder of the trip. read more

Stay away from this hotel. 5 star with negative 5 star service. My flight was delayed by 6 hours and since my partner did not have my physical credit card they would not let him check into the room. The reservation was for nearly $12,000 and pre paid for the 5 night stay. On the phone I offered my credit card number but they needed the physical card. I convinced them to run my partner's card but since they ran it 3 times in a minute, before I could confirm it wasn't fraud, the card was shut down. I told them to run it once so I could text back to Chase that it wasn't fraud. The front desk manager Hannah said "he and the dog can stay in the lobby until you arrive in the morning". Stay away unless you want to be treated like it's an honor to stay at this hotel. Arrogant, rude, and unwelcoming is what I can call the staff at this hotel.
