I can't say enough about VI and how great they are! We own…read morea couple timeshares and VI by far out classes, the others. We've been to more locations than we can count. Our favorite resort is Torres Mazatlan all the rooms are great, but if you get a chance to do the penthouse, holy moly, it's stunning. Every single room in the whole place faces the ocean, so there's not a bad view anywhere you go. I would absolutely recommend VI to anybody looking to travel.

Anyways... upon arriving the room is very welcoming with vacation decorations and photos. It was very nice and exciting. I was being assisted by a very nice lady. She basically did interview asking personal questions which took about 20 ish minutes. Then a man did the presentation. He talked to fast and gave out so much information at once, my brain was exhausted trying to keep up. They try and sell you the "once in a lifetime" kind of deal that you can only purchase that day. And they will not give you any options. They refuse any answers you give and give you extreme high pressure to purchase their deal. To me, I'm not at an age where I want to invest in thousands of dollars for travel and vacation. I have other priorities and I told them that. I even said down the road I would most likely consider this offer. They disregarded me and pressured me STILL but with even more aggravation. Any answer was not a good answer. We were held there for a few hours. It was not a pleasant experience, I would avoid this place and I would not come back due to the experience I received that day. There was no customer support or empathy. Also this triggered my anxiety and I felt like there was no way out but to literally say we can't afford it.

Our condos have used Morris Management for the past 10 years and I've been very pleased with the…read moreservice we receive. The contract price is much lower than other places I've lived. Our HOA dues are around half the average for a community our size. Our property manager is personal and always follows through if there are any issues. She attends all the board meetings and helps facilitate the normal maintenance and repair work for our community. She always shows up prepared with bids and helps board members understand everything. Morris also acts as a liaison between the board and the homeowners and takes much of the burden from the volunteer board members. They handle sending violation letters and speak with the homeowners when necessary. They've always acted fair and work with homeowners to resolve problems. Anytime we've had an emergency maintenance issue, it's resolved quickly and to our satisfaction. We recently had a carport collapse due to the 2018 winter storm and the parts were long since discontinued. Our property manager, Luiza, was able to find contractors who could custom make the parts so the new carport would look exactly like the current ones. Morris handled everything, so the board didn't have to sweat such a major repair. This included handling the insurance claim, too. I would recommend Morris Management to anyone needing a competent property management company. I would also add that after reading some of the reviews, some of the issues people are complaining about are actually with board policies/HOA and not Morris Management. The board makes the policies and enforces them. Morris just acts as a liaison and does not have the authority to make decisions on behalf of the board. That's also a testament to how seamlessly Morris works with the HOA boards and how much they handle. Though I recommend anyone having issues with violations or needing something repaired speak directly with the HOA since ultimately they are the people making the decisions.

II. Negligent Construction and Safety Hazards (Early 2025 - Present)…read more* August 2025: Charter Construction began repairs on my unit. Throughout the process, the site was not maintained. Sharp debris (nails, screws, staples) was consistently left in common areas. * Insufficient Remediation: Despite multiple requests to clean the site, contractors used high-powered leaf blowers, which turned sharp debris into dangerous projectiles rather than removing them. * Injury to Pet: On January 22, 2026, my dog, Kaos, stepped on a large scaffolding screw left in the dirt by Charter Construction. This resulted in a broken nail and exposure of the "quick," causing significant pain and necessitating veterinary concern costing me close to $600 for an emergency visit. * Failure to Act: As of January 29, 2026, despite notifying Morris management, no cleanup of the common areas has occurred. I continue to find sharp debris daily. III. Construction Defects and Resulting Property Damage * Roofing Failure: Following the special assessment work, the roofing company performed a substandard installation. * Water Intrusion: The roof currently leaks into the master bedroom and bathroom. * Mold/Bacteria Growth: Failure to properly dry the attic prior to sealing the roof has resulted in severe mold and mildew proliferation. This has spread to personal property, including a $4,000 sofa, sentimental military uniforms, clothes and other items. * Damages: A general contractor has estimated the cost of remediation and repair at $100,000+. IV. Personal Injury and Health Impact * Medical History: I have a history of severe asthma, previously requiring hospitalization and mechanical ventilation. * Exacerbation: After 21 years of being symptom-free, the mold and bacteria resulting from the negligent construction have caused a recurrence of severe wheezing and respiratory distress. My home is currently a documented health hazard.

She unfailingly followed up and kept track of every detail and project, coordinating across multiple contractors and the wrap-up and move out we were doing. Her communicativeness and responsiveness has been enormously helpful, including when it came time for leasing and move-in. Katie kept everything on track, and went above and beyond with a day packed with tours. Maple Leaf and Katie's professionalism and care really shine through - would recommend working with them!

She took over our property at a time when we were dealing with a downed tree after windstorms, and truly changed our lives for the better. She helped us to get the tree delt with, and another dangerous tree taken down so we wouldn't have this problem again. Our prior manager had been complacent, slow, and unhelpful. Katie is the exact opposite. She is prompt to respond, follows up on issues until they are resolved, and has a genuine care for the lives of her renters. She is always warm, friendly, and gets the job done! Maintaining our gutters and landscaping, ensuring seamless lease renewal, and replacing our fridge the same week that it broke are just a few examples of ways she has helped take care of us. She is absolutely an asset to the Maple Leaf Management team, and we feel so lucky to have her.

We calculated how much money we were getting after their fees and all the repairs they had done (for our 1990 house that was in great shape) and it turned out to be 65% of the rent. If you need anything be prepared to interact with their robust team of offshore folks in the Philippines. We are still unclear why we needed our septic pumped 2x within 2 years and were quoted $3-4k each time as they did not send us the detailed breakdown of the requested work. We had a suspicion that the folks they use for maintenance and for other repairs were financially incentivized or tied to the company as we did not receive multiple bids and it looked like SJA had ties to the company doing the work. Shout out to Kayla Schwartz who never answered any of my emails until I cc'd Claudette Scott. They did not seem to fully do walk throughs and left our property and wood floors covered in dog pee pads during the walk through. We requested that they not allow tenants to use our fireplace and found they had left that in the listing so we were legally obligated to allow it. Neat. If you want to lose significant amounts of value and gain 0 value except for a huge headache, SJA is the property management firm for you!

Overall, helped improve our impression of IH. Teresa was also helpful, friendly, knowledgable during the application process. IH itself has room for improvement. Weird rules were not made clear until after we applied, upon which we were informed that lease date had to be 5 days from home ready date, which was subject to variability contrary to what was listed on leasing apps (Ie. Zillow). We communicated our desire to start on a specific date in application, but this was not able to be accommodated even thought there was only one day difference. Communication could be improved regarding this, as well as other information. We received automated messages such as requests for the security deposit prior to signing the lease. Also we were not informed of the pre-move orientation until after the application that required us to be in town prior to moving in with only one weeks notice, which was a significant inconvenience. I'd recommend that IH consider changing this policy since not everyone is moving within the town to another home, but may be living out of state or several miles away with work obligations.

Hi Crystal, I've been informed that you may have some additional concerns about follow ups. We do not have a service scheduled to that home due to scheduling difficulties and lack of hazard, since you had taken care of the hazardous broken portion of tree. As always, you have my email. If there are additional concerns presenting an immediate hazard, please send me photos and we'll get someone out to address the tress. After the initial purchase of our house 8 years ago, there was no question as to who we would turn to to manage the sale of the property. Eight years ago, the market was CRAZY with houses lasting only hours and going for outrageous amounts over asking. My husband and I came from So California (thus understanding the market) with the goal of finding a house that weekend. We actually DID find a house that checked all of the boxes. I said- Trish, make this happen. With a carefully crafted offer (not outrageous over asking) she landed the deal. Trish remained in contact over the 8 years with referrals for painters, flooring, and contractors. Now selling in a flat market, again, Trish to the rescue with strategies that landed us EIGHT offers within the first few days. She prepared spreadsheets and walked us through everything. I will not only miss Trish as an agent but feel I moved out of state from a friend. She is attentive, responsive and most importantly very transparent with all aspects of the options with the purchasing as well as sale of a property. We felt supported at all times. I cannot recommend Trish and her dedicated team enough.
